Neon — Rental Market Data
Building Summary & Rental Market Overview
Rental market analytics and building profile as of August 31, 2026.
Neon at 58 Orchard View Blvd in Toronto's North Midtown submarket is a 209-suite residential tower completed in 2016 by Pemberton Group and Felcorp. As of August 31, 2026, two units are actively listed for rent, representing a 1 percent availability rate across the building. Leasing velocity remains steady: four leases closed in the trailing 30 days at an average 24 days on market, and thirteen leases closed over the past 90 days averaging 23 days.
Active asking rents average $2,000 per month on 400-square-foot suites, translating to $5.00 per square foot. Realized 90-day leases averaged $2,681 per month on 649-square-foot units at $4.15 per square foot, meaning the current active inventory commands a higher rate per square foot despite a lower nominal monthly rent driven by the more compact suite footprint. Against the North Midtown submarket asking benchmark of $4.27 per square foot, Neon's active listings price 17.1 percent above the broader market rate.
Active listings have been on market for an average of 8 days, well under the 24-day submarket benchmark, indicating no meaningful marketing friction alongside a zero-delisting record. Across all 14 tracked closed leases, tenants negotiated an average discount of $32 per month (1.06 percent below asking), with 35.7 percent of transactions closing under the initial ask and saving renters approximately $384 per year. Inventory depth is extremely thin: one studio and one one-bedroom unit are available, each representing a single listing with no tier offering multiple options.

Active Market Insights & Questions
How has rental availability changed at Neon recently?
Neon at 58 Orchard View Blvd has two active listings as of August 31, 2026, with asking rents ranging from $1,850 to $2,150 per month, an average of $2,000, and a median of $2,000. Both available suites measure 400 square feet, producing an average asking rate of $5.00 per square foot. The inventory splits evenly between one studio and one one-bedroom unit, leaning squarely toward compact entry-level layouts rather than multi-bedroom executive configurations.
What floor plans and unit layouts are currently available at Neon?
The dominant active layout at Neon is the one-bedroom, with one unit representing 50 percent of available inventory. The studio tier also holds one listing at 50 percent share, asking $1,850 per month on 400 square feet at $4.63 per square foot, while the one-bedroom asks $2,150 per month on the same 400-square-foot footprint at $5.38 per square foot. Both tiers are single-listing samples, so no tier offers renters a choice between multiple units.
What is the average asking rent and $/SF by suite size at Neon?
Neon's active asking rents span from a minimum of $1,850 to a peak of $2,150 per month, a dollar spread of $300 or 16.2 percent. The median asking rent sits at $2,000 per month. The entry-level suite is a 400-square-foot studio priced at $4.63 per square foot, while the peak listing is a 400-square-foot one-bedroom at $5.38 per square foot.
How much extra do parking spaces and dens cost at Neon?
Active den premiums at Neon cannot be quantified, as no paired den versus non-den listings exist in the current inventory to isolate a marginal cost per square foot for additional den space. Parking stall costs also cannot be reliably isolated from the active sample due to insufficient paired data or anomalous outliers, so no verified monthly parking figure can be quoted for current listings.
How do asking rents at Neon compare to local and municipal benchmarks?
Neon's average asking rent of $2,000 per month sits below the North Midtown submarket asking benchmark of $2,803, yet the building's $5.00 per square foot rate runs 17.1 percent above the submarket asking rate of $4.27 per square foot. The lower nominal rent reflects the 400-square-foot compact suite sizing rather than a pricing advantage, as the per-square-foot cost is meaningfully higher than the broader market. Neon's two active listings account for 2 out of 232 available listings in North Midtown.

Leased Transaction Insights & Questions
How many suites were leased at Neon last month, and how fast did they rent?
Neon at 58 Orchard View Blvd closed 4 leases in the trailing 30 days at an average 24 days on market, matching the North Midtown submarket benchmark of 24 DOM. Over 90 days, the building recorded 13 closings at 23 DOM, and the full-year and lifetime totals both sit at 14 leases with a 22-day average DOM. Leasing cadence accelerated sharply in June (6 deals) before moderating in July (3 deals) and re-stabilizing in August (4 deals), indicating a healthy but not surging absorption pace for a 209-suite property.
What is the negotiation spread between asking rents and closed lease prices at Neon?
Neon tenants negotiated an average discount of $32 per month (1.06% below asking), translating to $384 in annual savings per lease. Across the 14 tracked transactions, 35.7% of leases closed under the listed asking price, confirming measurable tenant leverage in this North Midtown micro-market. The remaining leases settled at or near asking, meaning landlords absorbed modest concessions rather than holding rigid pricing.
What are typical executed lease prices across different layouts at Neon?
The 1-Bedroom + Den layout dominates Neon's lease volume with 7 closings at an average $2,740 per month and 16 DOM, a statistically robust benchmark. The 1-Bedroom tier recorded 3 leases averaging $2,108 per month (median $2,050, P25–P75 range $2,025–$2,162) across 493 square feet at $4.35 per square foot and 17 DOM; this is a limited sample and serves as a directional indicator only. The 2-Bedroom tier closed 2 leases at an average $3,150 per month (median $3,150, P25–P75 range $3,100–$3,200) across 800 square feet at $3.95 per square foot and 33 DOM; this is also a small sample and directional reference only. The 3-Bedroom+ tier reflects an individual single transaction at $3,700 per month across 950 square feet at $3.89 per square foot and 26 DOM, not a broad statistical benchmark. The Studio tier likewise represents an individual single deal at $1,850 per month across 400 square feet at $4.63 per square foot and 50 DOM, and should not be read as a market-wide rate.
What measurable rent premium did suites with parking achieve in closed leases at Neon?
Neon's verified leased parking premium is $303 per month, confirmed across paired lease records. Active asking listings do not provide a reliable parking premium due to insufficient paired samples, so the $303 realized figure stands as the only validated reference point. Tenants should treat the $303/month add-on as the going rate for a parking spot at this building rather than relying on active-listing spreads, which are too thin to isolate a clean premium.
How does the lease-to-listing ratio at Neon reflect current tenant demand?
Neon's monthly lease trajectory from May through August 2026 shows a volatile but ultimately stable rent band between $1,967 and $2,988 per month. May opened with 1 deal at $2,500 per month ($4.55 per square foot, 5 DOM). June surged to 6 deals averaging $2,988 per month at $3.90 per square foot and 23 DOM. July dropped to 3 deals at $1,967 per month but rose to $4.61 per square foot at 23 DOM; the nominal rent decline reflects compact suite footprints in that cohort rather than property devaluation. August closed 4 deals at $2,756 per month ($4.18 per square foot, 24 DOM), re-centering the building's realized rate.

12-Month Market Dynamics & Trend Trajectory
Neon's lifetime average realized rent of $2,668 per month sits $56 above the North Midtown submarket average of $2,612, while its $4.18 per square foot rate is essentially at parity with the submarket's $4.19 per square foot benchmark (a 1% discount). Against the municipal backdrop, the building trades at a modest premium on nominal rent but offers a competitive per-square-foot value, particularly in the 1-Bedroom + Den and 2-Bedroom tiers where rates fall below $4.00 per square foot. Pricing discipline at Neon skews tenant-favorable: 35.7% of the 14 tracked leases closed below asking, with an average concession of $32 per month (1.06%). The net negotiation spread of -$32 per month and $384 in annualized tenant savings confirm that landlords at this property are willing to move on price rather than hold units vacant. No leases closed at a premium above asking, reinforcing that the submarket's 232 active listings keep landlord pricing leverage in check.

Nearby Building Rental Comparables & Price Spreads
Direct rental rate comparisons against residential properties in the immediate vicinity.
Neon at 58 Orchard View Blvd sits in a tightly clustered North Midtown pocket where four nearby buildings anchor the competitive set, all within 270 metres. The two highest-volume peers are E Condos – South Tower at 8 Eglinton Ave E (0.25 km, completed 2019, 65 closed leases over the trailing 180 days) and Whitehaus at 33 Helendale Ave (0.13 km, completed 2021, 43 closed leases). 30 Roe on Roehampton Ave (0.27 km, completed 2016) recorded 23 closed leases in the same window, while Broadway Plaza at 7 Broadway Ave (0.27 km, completed 1991) logged just two lease transactions, making it a thin-volume reference point rather than a robust pricing benchmark. The cohort spans three distinct construction eras—Broadway Plaza's 1991 build, the 2016–2019 cluster (Neon, 30 Roe, E Condos), and Whitehaus's 2021 delivery—giving renters a clear generational spread in unit layouts, building systems, and amenity depth. Against the four-comp average of $2,454 per month, $4.18 per square foot, and 604 square feet of interior space, Neon's realized lease profile of $2,668 per month at $4.18 per square foot across 649 square feet positions the building as a larger-footprint, slightly higher-rent alternative in this immediate submarket. The subject's per-square-foot rate matches the comp average almost exactly, meaning the rent premium over the group is driven entirely by its 45-square-foot advantage in average suite size rather than a rate markup. At $4.18 per square foot, Neon also aligns with the North Midtown submarket leased benchmark of $4.19 per square foot, confirming that its pricing tracks the broader area rather than diverging on either side.
Comparable Analysis & Questions
How do rental rates at Neon compare to neighbouring buildings within North Midtown?
Neon's average realized lease rent of $2,668 per month runs $214 above the four-comp average of $2,454, with the gap concentrated against the two highest-volume peers. E Condos – South Tower at 8 Eglinton Ave E (0.25 km, 65 closed leases) averaged $2,430 per month at $4.17 per square foot across 588 square feet, placing Neon $238 higher in nominal rent. Whitehaus at 33 Helendale Ave (0.13 km, 43 closed leases) averaged $2,477 per month at $4.57 per square foot over 559 square feet, putting Neon $191 above that figure. 30 Roe on Roehampton Ave (0.27 km, 23 closed leases) posted the highest comp rent at $2,709 per month, $41 more than Neon, while Broadway Plaza at 7 Broadway Ave (0.27 km, 2 closed leases) recorded $2,199 per month—though with only two transactions in 180 days, that figure serves as a directional reference rather than a reliable pricing benchmark.
Does Neon offer a competitive price-per-square-foot ($/SF) against local comparables?
Neon leases at $4.18 per square foot across an average 649 square feet, a rate that matches the submarket benchmark of $4.19 per square foot and splits the field against its nearest active competitors. Against Whitehaus, the subject trades at a $0.39-per-square-foot (8.5%) discount while delivering 90 more interior square feet, so the higher nominal rent is a function of the larger footprint rather than a per-unit premium. Versus E Condos – South Tower, Neon commands a marginal $0.01-per-square-foot (0.2%) premium and provides 61 additional square feet, making the $238 rent gap almost entirely a size differential. The sharpest trade-off appears with 30 Roe: Neon's rent is $41 lower in absolute terms, yet the subject commands a $0.24-per-square-foot (6.1%) premium over that comp while offering 44 fewer square feet—meaning the lower headline rent reflects a smaller interior footprint, not a weaker per-unit valuation. Broadway Plaza, with only two closed leases, shows a $0.14-per-square-foot (3.5%) premium for Neon alongside 74 more square feet, but the thin transaction count limits its use as a pricing anchor.
How do building age, amenities, and developer reputation impact rent spreads?
Neon's nine-amenity package—spanning concierge security, gym, yoga studio, party lounge, meeting room, media theatre, rooftop terrace, BBQ area, and games/billiards room—sits in the mid-tier of this immediate peer set, offering a well-rounded social and wellness mix without the aquatic or spa facilities that several competitors layer in. Whitehaus adds a pet wash station, hobby room, and dining kitchen that Neon lacks, while E Condos – South Tower differentiates with an indoor pool, sauna and steam room, hot tub, boxing studio, and technology lounges. 30 Roe extends further into wellness and remote-work territory with a spin studio, sauna, business centre, library, EV charging, and a garden courtyard. Broadway Plaza, the 1991 build, carries an indoor pool and hot tub but omits the yoga studio and media theatre room that Neon provides. For a renter prioritizing a dedicated yoga space, a games room, and a rooftop BBQ without paying for pool or spa infrastructure, Neon's package targets cost-conscious professionals and young households who value active social programming over aquatic luxury.
