Welcome to FastScreen ("FastScreen," "the Platform," "we," "us," or "our"). By accessing our website (fastscreen.ca), exploring our rental market directories, using our automated rent estimator, or uploading documents for verification, you agree to be bound by these Terms of Service ("Terms").
If you do not agree to these Terms, you may not access or use the Platform.
1. Nature of the Services & Disclaimers
1.1 Rental Market Data & Analytics Directory
FastScreen publishes rental market statistics, building comp directories, asking price summaries, and automated rent estimates across Greater Toronto Area residential properties. These analytics are aggregated from public real estate listings and MLS records for general research, benchmarking, and informational purposes only. FastScreen is not a licensed real estate brokerage, appraisal firm, or property management agency. Automated rent valuations and building analytics do not constitute formal appraisals, financial advice, or real estate agency representation.
1.2 Document Analysis Tool Only
FastScreen provides an automated software tool that uses Optical Character Recognition (OCR) and Artificial Intelligence (AI) to extract data, verify mathematical totals, and flag potential anomalies in documents uploaded by registered users.
1.3 Not a Consumer Reporting Agency
You acknowledge and agree that FastScreen is NOT a "Consumer Reporting Agency" as defined by the Ontario Consumer Reporting Act, the U.S. Fair Credit Reporting Act (FCRA), or similar legislation. FastScreen does not maintain a central repository of tenant payment histories, does not issue proprietary credit scores, and does not provide recommendations to "Approve" or "Deny" any applicant.
1.4 User Responsibility
All decisions regarding tenancy selection, lease agreements, or property investments are the sole responsibility of the user. Users must independently verify original documentation and confirm market information before entering into binding agreements.
2. User Obligations & Warranties
2.1 Consent to Collect Data
By uploading any documents containing personal information belonging to a third party (e.g., a prospective tenant or co-signer), you warrant and represent that you have obtained explicit, written consent from that individual to collect and share their documents with a third-party service provider (FastScreen) for analysis and verification. You agree to indemnify and hold FastScreen harmless against any claims or penalties arising from failure to obtain valid consent under PIPEDA or applicable provincial privacy laws.
2.2 Compliance with Housing Laws
You agree to use information obtained through FastScreen in strict compliance with all applicable legislation, including the Ontario Human Rights Code, the Residential Tenancies Act, and relevant fair housing standards. You agree NOT to use our platform or analytics to discriminate against individuals on the basis of race, ancestry, citizenship, creed, sex, sexual orientation, gender identity, age, marital status, family status, disability, or receipt of public assistance.
3. Accounts, Subscriptions & Payments
Certain features of our verification services require account registration. You are responsible for safeguarding your login credentials.
Billing & Digital Delivery: Paid services are billed according to published rates at the time of purchase. Payments are processed securely via Stripe. Because document analysis and digital reporting occur immediately upon upload, sales for completed analysis reports are final.
4. Artificial Intelligence & Technical Disclaimers
Our automated document verification uses machine learning models and OCR text extraction. While engineered for precision, AI models may encounter limitations when processing poor-quality scans, handwriting, or unconventional formatting. Users must always cross-reference automated summaries against original documentation.
5. Intellectual Property
The FastScreen platform, including proprietary algorithms, user interface designs, compilations of building comp analytics, trademarks, and code, is the exclusive property of FastScreen Canada. Users retain ownership of documents they upload and grant FastScreen a limited license solely to process and analyze those files to fulfill the requested service.
6. Limitation of Liability
To the maximum extent permitted by applicable law, FastScreen and its directors, employees, and suppliers shall not be liable for any indirect, incidental, punitive, or consequential damages (including lost profits, lost rental income, or leasing disputes) arising from your use of the platform or reliance on published market figures. Our total liability for any claim shall not exceed the amount paid by you to FastScreen during the twelve (12) months preceding the claim.
7. Governing Law & Jurisdiction
These Terms shall be governed by and interpreted in accordance with the laws of the Province of Ontario and the federal laws of Canada applicable therein, without regard to conflict of law principles. Any dispute arising from these Terms shall be resolved exclusively in the courts located in Toronto, Ontario.
