1-BedroomBuilding Summary & Rental Market Overview
Rental market analytics and building profile as of August 31, 2026.
The Wilmot at 1005 Dundas Street E in Oakville North is a 380-suite residential tower developed by WP Development with an estimated completion year of 2026. As of August 31, 2026, the building is fully occupied with zero units currently listed for rent, placing its availability rate at 0 percent. Leasing velocity remains brisk for a tower in initial occupancy: 13 leases closed in the trailing 30 days at an average of $2,369 per month with a 28-day average time on market, while the broader 90-day cohort recorded 25 closed leases averaging $2,307 per month and a 24-day average DOM.
With no active listings to benchmark, pricing intelligence draws on realized lease data. The 90-day average asking rate of $3.43 per square foot sits 1.4 percent below the Oakville North submarket lease benchmark of $3.48 per square foot, and well under the submarket asking rate of $3.62 per square foot. The trailing-year average suite size across 30 tracked leases is 665 square feet, anchored by a dominant 1-Bedroom + Den configuration representing 80 percent of closed transactions. Active asking rent, asking rate per square foot, and active footprint comparisons cannot be calculated due to zero available units; renters should reference these historical lease benchmarks and the 81 active listings across the broader Oakville North submarket.
Marketing friction is effectively absent: zero units were delisted, expired, or terminated during the tracking window, and the 30-day closed-lease DOM of 28 days runs only four days above the submarket average of 24 days. Across all tracked historical leases, tenants negotiated an average discount of $32 per month, or 1.39 percent below asking, with 36.7 percent of deals closing under the initial ask—a tenant-favorable concession pattern worth approximately $384 in annual savings. Inventory depth is currently zero across every bedroom tier; prospective renters must monitor the building for future availability or pivot to the 81 active listings in the surrounding submarket.

Leased Transaction Insights & Questions
How many suites were leased at The Wilmot last month, and how fast did they rent?
The Wilmot at 1005 Dundas Street E closed 13 leases in the trailing 30 days at a 28-day average DOM, compared to a 24-day DOM across the full 90-day window and a submarket benchmark of 24 days. The building logged 25 closings over 90 days and 30 lifetime leases, with the 30-day pace representing 43% of total volume—a clear acceleration as initial occupancy ramps. Leasing turnover is not pausing; it is compounding month over month, moving from 1 deal in March to 13 in August.
What is the negotiation spread between asking rents and closed lease prices at The Wilmot?
The Wilmot's tenants negotiated an average discount of $32 per month (1.39% below asking), translating to $384 in annual savings per unit across tracked leases. 36.7% of all 30 closed leases settled under the listed asking price, confirming measurable tenant leverage in this early-occupancy window. Landlords at The Wilmot are conceding on price rather than holding firm, a pattern consistent with a building still filling its first wave of suites.
What are typical executed lease prices across different layouts at The Wilmot?
The 1-Bedroom + Den layout dominates The Wilmot's lease book at 80% of volume (24 closings), averaging $2,197 per month at 638 square feet and a 23-day DOM—a statistically robust benchmark. The 1-Bedroom tier (2 leases, small sample) averaged $2,025 per month at 546 square feet ($3.71 per square foot) with a 29-day DOM; treat this as a directional reference only. The 3-Bedroom+ tier (2 leases, small sample) averaged $3,225 per month at 1,003 square feet ($3.21 per square foot) with an 18-day DOM, also a limited directional indicator. The 2-Bedroom tier represents an individual single transaction at $2,550 per month (683 sq ft, $3.73 per square foot, 33-day DOM) and is not a broad statistical benchmark. The 2-Bedroom + Den tier is likewise a single deal at $2,750 per month (850 sq ft, $3.24 per square foot, 21-day DOM).
What measurable rent premium did suites with parking achieve in closed leases at The Wilmot?
The Wilmot's leased parking premium is inconclusive due to insufficient paired data linking specific suites to assigned parking bays. No verified parking surcharge can be isolated from the 30 tracked leases, and active asking parking rates are similarly unreliable given outlier or sample-size issues. Tenants should confirm parking allocation and any associated monthly fee directly with the leasing office before signing.
How does the lease-to-listing ratio at The Wilmot reflect current tenant demand?
The Wilmot's realized rents climbed from $2,400 in March to $2,369 in August across a five-month tracked window, with volume surging from 1 to 13 closings. March (1 deal) averaged $2,400 at $3.73 per square foot with a 13-day DOM. May (4 deals) dipped to $2,113 at $3.52 per square foot over 24 days. June (4 deals) recovered to $2,238 at $3.40 per square foot in 14 days—the nominal rent increase over May reflects a shift toward larger suite footprints rather than a per-square-foot rate hike. July (8 deals) held at $2,241 per square foot at $3.47 over 21 days. August (13 deals) reached $2,369 at $3.42 per square foot with a 28-day DOM; the higher nominal rent versus July again signals a mix shift toward larger units, not a devaluation of the per-square-foot rate.

12-Month Market Dynamics & Trend Trajectory
The Wilmot's lifetime average realized rent of $2,284 per month sits $142 below the Oakville North submarket average of $2,426, and its $3.45 per square foot rate runs 1.4% under the submarket's $3.48 per square foot benchmark. At an average suite size of 665 square feet, the building is pricing competitively within its municipal context, offering a modest discount to nearby inventory while maintaining a 23-day DOM that matches the submarket's 24-day norm. The Post on Dundas at 412 Silver Maple Rd (0.42 km, 11 closed leases) averaged $2,330 per month at $3.67 per square foot over 651 square feet, placing the subject $46 lower per month. North Oak – Tower 4A at 3079 Trafalgar Rd (0.82 km, 7 closed leases) averaged $2,436 per month at $3.57 per square foot over 689 square feet, a $152 gap in the comp's favour. Emporium II – North Tower at 2480 Prince Michael Dr (0.54 km, 4 closed leases) averaged $2,750 per month at $2.86 per square foot over 975 square feet, and Emporium at Joshua Creek – South Tower at 2470 Prince Michael Dr (0.57 km, 4 closed leases) averaged $3,013 per month at $3.14 per square foot over 966 square feet, representing the widest spreads at $466 and $729 below those competitors respectively.
Does The Wilmot offer a competitive price-per-square-foot ($/SF) against local comparables?
The Wilmot's leased rate of $3.45 per square foot over an average 665-square-foot suite places it above the four-comp average of $3.31 per square foot but below the submarket benchmark of $3.48 per square foot, while its interior footprint trails the comp average of 820 square feet. Against The Post on Dundas, the subject trades at a $0.22 per square foot (6.0%) discount and provides 14 more interior square feet, delivering both a lower rate and a slightly larger unit for $46 less per month. Against North Oak – Tower 4A, the subject offers a $0.12 per square foot (3.4%) discount but 24 fewer square feet, a modest trade-off that still nets the renter $152 per month in savings. The Emporium towers present the inverse dynamic: the subject commands a $0.59 per square foot (20.6%) premium over Emporium II – North Tower and a $0.31 per square foot (9.9%) premium over Emporium at Joshua Creek – South Tower, yet the nominal rent is $466 and $729 lower respectively because the subject provides 310 and 301 fewer interior square feet—the rent gap is a footprint effect, not a valuation discount.
How do building age, amenities, and developer reputation impact rent spreads?
The Wilmot's 12-amenity package, anchored by a Garden & Courtyard, Smart Parcel Lockers, Dining Room & Kitchen, and a Yoga Studio, differentiates it from the resort-style aquatic offerings of the Emporium towers while matching the productivity-focused profile of The Post on Dundas and North Oak. The subject lacks the Indoor Pool, Outdoor Pool, Hot Tub & Jacuzzi, Sauna & Steam Room, Media & Theatre Room, and Games & Billiards Room found across the Emporium II – North Tower, Emporium at Joshua Creek – South Tower, and North Oak – Tower 4A amenity lists. In return, the Garden & Courtyard and Smart Parcel Lockers are unique to The Wilmot among this peer set, and the Dining Room & Kitchen is shared only with The Post on Dundas. This lifestyle package—emphasizing outdoor green space, remote-work infrastructure through a Business Centre and Meeting Room, and wellness via a dedicated Yoga Studio—targets young professionals and remote workers in the Oakville North corridor who prioritize productivity amenities and low-maintenance convenience over resort-style aquatic recreation.

Snapshot Dates & Benchmark Cadence
- Standardized Snapshot: Market metrics reflect a standardized monthly snapshot locked as of August 31, 2026.
- Benchmark Comparison Cadence: Month-over-month comparisons evaluate changes across standardized month-end reporting windows (August 2026 vs July 2026), ensuring consistent baseline periods and eliminating intra-month reporting volatility.

Calculation Formulations
- Average Asking Rent: Weighted average of active asking prices across available suites in the reporting period.
- Price Per Square Foot ($/SF): Calculated by dividing rent by square footage only for listings that provide unit dimensions (suites without stated square footage are excluded from $/SF calculations).
- Days on Market (DOM): Measures elapsed calendar days between the date a suite is first listed and either the benchmark snapshot date (for active listings) or the finalized date leased.
- Parking & Den Differentials: Average asking rent differences between suites with vs. without parking, and suites with vs. without a den.
Data Limitations & Scope
- Exclusively Public Records: Statistics are derived exclusively from publicly available rental listings and completed lease records. Private direct-to-landlord arrangements, unadvertised tenant renewals, and off-market rental agreements are not captured.
- Agreed Contract Amounts: Reported lease amounts reflect agreed contract rents and do not account for private move-in allowances or individual unit renovations that may influence pricing spreads.
