Nexus North — Rental Market Data
Building Summary & Rental Market Overview
Rental market analytics and building profile as of August 31, 2026.
Nexus North at 8130 Birchmount Rd in Markham City Centre is a 152-suite residential building completed in 2014 by Remington Group, currently showing two active listings for a 1.3 percent availability rate. The building recorded one closed lease in the trailing 30 days with an average six-day time to lease, and six additional leases over the past 90 days averaging 30 days on market. With zero delisted or expired units in the tracking window, the leasing pipeline remains tight and orderly.
Active asking rents at Nexus North average $2,340 per month at $3.47 per square foot across a 675-square-foot average footprint, compared to 90-day realized leases of $2,332 per month at $3.46 per square foot. The active asking rate per square foot sits marginally above the realized rate, while the nominal monthly rent is nearly identical because current listings carry a more compact suite size than the 823-square-foot average seen in historical closed leases. Against the Markham City Centre submarket asking benchmark of $3.58 per square foot, Nexus North trades at a 3.1 percent discount on a rate-per-foot basis.
Marketing friction at Nexus North is modest: active listings have averaged 17 days on market versus the submarket benchmark of 27 days, and the most recent 30-day cohort closed in just six days. Across all tracked closed transactions, tenants secured an average concession of $63 per month, or 2.63 percent below asking, with 75 percent of leases settling under the initial list price for an annualized savings of $756. Active inventory is limited to two one-bedroom-plus-den units, representing a small selection rather than broad layout diversity, so renters should act promptly on available options.

Active Market Insights & Questions
How has rental availability changed at Nexus North recently?
Nexus North has two active listings as of August 31, 2026, with asking rents ranging from $2,280 to $2,400 per month and an average and median rent of $2,340 per month. Both available suites average 675 square feet at an asking rate of $3.47 per square foot, and the entire active inventory consists of one-bedroom-plus-den layouts at 100 percent share. The current offering leans toward compact entry-level-plus-den configurations rather than multi-bedroom executive layouts, reflecting a small selection of mid-sized one-bedroom units.
What floor plans and unit layouts are currently available at Nexus North?
The sole active layout at Nexus North is the one-bedroom-plus-den, with two units representing 100 percent of available inventory. Both listings average $2,340 per month across 675 square feet at $3.47 per square foot, placing them in a narrow pricing band between $2,280 and $2,400. No other bedroom tiers are currently listed, making this a single-layout offering with limited selection depth.
What is the average asking rent and $/SF by suite size at Nexus North?
Nexus North's active asking rents span from a minimum of $2,280 per month to a peak of $2,400 per month, a dollar spread of $120 or 5.3 percent. The median asking rent sits at $2,340 per month, and the entry-level suite is a 650-square-foot one-bedroom-plus-den listed at $3.51 per square foot. The peak suite is a 700-square-foot one-bedroom-plus-den at $3.43 per square foot, meaning the larger unit commands a higher total rent despite a slightly lower rate per square foot.
How much extra do parking spaces and dens cost at Nexus North?
Nexus North's active den premium and associated square-footage delta are unquantified due to insufficient paired data across the two available listings. The marginal cost per square foot for additional den space cannot be reliably calculated from the current sample. Parking stall premiums are likewise inconclusive; the available data contains anomalous outliers or an insufficient paired sample, so no verified monthly parking add-on can be quoted for active listings.
How do asking rents at Nexus North compare to local and municipal benchmarks?
Nexus North's average asking rent of $2,340 per month at $3.47 per square foot undercuts the Markham City Centre submarket asking benchmark of $2,711 per month at $3.58 per square foot. The 3.1 percent discount on a rate-per-square-foot basis reflects the building's more compact 675-square-foot average suite size relative to the broader submarket mix, rather than a pricing misalignment. Nexus North accounts for two out of 96 active listings in the Markham City Centre submarket, representing a 2.1 percent share of total available inventory.

Leased Transaction Insights & Questions
How many suites were leased at Nexus North last month, and how fast did they rent?
Nexus North closed 1 lease in the past 30 days with a 6-day DOM, versus 6 leases over the trailing 90 days at a 30-day average DOM, against a Markham City Centre submarket benchmark of 27 days. The 1-year and lifetime volumes both total 8 closed leases, confirming a low-turnover cadence rather than accelerating absorption. The 30-day DOM of 6 days sits well below the submarket's 27-day average, indicating the single recent lease cleared quickly, while the 90-day average of 30 days runs slightly above the submarket benchmark.
What is the negotiation spread between asking rents and closed lease prices at Nexus North?
Nexus North tenants negotiated an average discount of $63 per month (2.63% below asking), translating to $756 in annual savings per unit. 75% of tracked leases closed under the landlord's asking price, confirming tenant-favorable pricing leverage across the building. This concession pattern reflects landlord willingness to move on price rather than carry vacancy in a submarket where 96 active listings compete for the same tenant pool.
What are typical executed lease prices across different layouts at Nexus North?
The two highest-volume anchor layouts at Nexus North are the 1-Bedroom (3 leases, average $2,167 per month, 19-day DOM) and the 1-Bedroom + Den (2 leases, average $2,250 per month, 45-day DOM). The 2-Bedroom + Den tier recorded 2 leases at an average of $3,145 per month, median $3,145, P25-P75 range of $3,068 to $3,222, averaging 1,217 square feet at $2.59 per square foot with a 39-day DOM. This is a limited sample size and serves as a directional indicator only. The 2-Bedroom tier represents an individual single transaction: 1 lease at $3,100 per month, 1,100 square feet at $2.82 per square foot, cleared in 8 days. This is not a broad statistical benchmark.
What measurable rent premium did suites with parking achieve in closed leases at Nexus North?
Nexus North does not have a reliably isolable leased parking premium due to insufficient paired data between suites with and without parking assignments. Active listings also show unreliable parking pricing, flagged as an anomalous outlier or insufficient sample. Tenants should verify parking terms and any associated fees directly with the leasing office rather than relying on a stated premium figure from market data.
How does the lease-to-listing ratio at Nexus North reflect current tenant demand?
Nexus North shows a clear downward nominal rent trajectory from spring through late summer 2026, with average realized rents declining from $3,300 in April to $2,250 in August. April closed 1 deal at $3,300 per month ($2.54 per square foot, 41-day DOM). May closed 1 deal at $3,100 per month ($2.82 per square foot, 8-day DOM). June saw the highest volume with 3 deals averaging $2,397 per month ($3.43 per square foot, 26-day DOM). July recorded 2 deals at $2,275 per month ($3.50 per square foot, 49-day DOM). August closed 1 deal at $2,250 per month ($3.46 per square foot, 6-day DOM). The nominal rent decline from April to August reflects a shift from larger 2-bedroom suites to compact 1-bedroom footprints rather than property devaluation, as the rate per square foot actually increased from $2.54 to $3.46 over the period.

12-Month Market Dynamics & Trend Trajectory
Nexus North realized an average rent of $2,549 per month at $3.26 per square foot across 8 lifetime leases, positioning the building 3.1% below the Markham City Centre submarket average of $3.57 per square foot and $49 per month below the submarket's $2,500 average lease rent. The building's 823-square-foot average suite size sits in the mid-range for the submarket, and the 1.3% availability rate indicates tight occupancy with minimal unrented inventory. Pricing discipline at Nexus North skews tenant-favorable, with 75% of tracked leases closing below asking price. The net negotiation spread averages $63 per month (2.63%) in tenant savings, representing a $756 annual concession per unit. This pattern indicates landlords are conceding on price to close deals rather than holding firm at list, a strategy consistent with the building's need to maintain occupancy in a submarket where 96 active listings compete for the same tenant pool.

Nearby Building Rental Comparables & Price Spreads
Direct rental rate comparisons against residential properties in the immediate vicinity.
Nexus North at 8130 Birchmount Rd sits in a dense cluster of four nearby competitors within 120 metres, all of which recorded active lease volume over the trailing 180 days. The two closest peers are Gallery Square – Tower A at 8119 Birchmount Rd (0.05 km, completed 2024, 30 closed leases) and Gallery Square – Tower B at 292 Verdale Crossing (0.09 km, completed 2024, 19 closed leases), representing the newest construction in the pocket. The Verdale I at 111 Upper Duke Cres (0.09 km, completed 2011, 8 closed leases) and Nexus South at 8110 Birchmount Rd (0.12 km, completed 2014, 9 closed leases) round out the set, with Nexus South being the subject's sister building from the same Remington Group delivery. All four competitors posted positive transaction counts, so each serves as a live pricing benchmark rather than a static architectural reference. The four-comparable benchmark averages $2,377 per month in realized rent, $3.60 per square foot, and 674 square feet of interior space. Nexus North's one-year realized average of $2,549 per month places it roughly $172 above that comp midpoint, yet its $3.26 per square foot rate sits a full $0.34 below the comp average. The driver is footprint: the subject's 823-square-foot average suite is 149 square feet larger than the 674-square-foot comp mean, meaning the higher nominal rent reflects a bigger interior rather than a per-area premium. Built in 2014, the building occupies a mid-generation slot—older than the 2024 Gallery towers but contemporaneous with Nexus South and a decade ahead of The Verdale I—positioning it as a value play on space and wellness amenities against the newest stock.
Comparable Analysis & Questions
How do rental rates at Nexus North compare to neighbouring buildings within Markham City Centre?
Nexus North's one-year average realized rent of $2,549 per month runs $172 above the four-comparable benchmark of $2,377, with every individual competitor pricing below the subject. Gallery Square – Tower A at 8119 Birchmount Rd (0.05 km, 30 closed leases) averaged $2,455 per month at $3.81 per square foot across 663 square feet; Gallery Square – Tower B at 292 Verdale Crossing (0.09 km, 19 closed leases) averaged $2,471 per month at $3.56 per square foot across 702 square feet; The Verdale I at 111 Upper Duke Cres (0.09 km, 8 closed leases) averaged $2,348 per month at $3.46 per square foot across 688 square feet; and Nexus South at 8110 Birchmount Rd (0.12 km, 9 closed leases) averaged $2,233 per month at $3.55 per square foot across 641 square feet. All four competitors recorded closed lease transactions in the trailing 180-day window, so each figure represents a realized market price rather than an asking placeholder.
Does Nexus North offer a competitive price-per-square-foot ($/SF) against local comparables?
Nexus North leases at $3.26 per square foot across an average 823-square-foot suite, trading at a per-area discount against every active nearby competitor while delivering the largest interior footprint in the pocket. Against Gallery Square – Tower A, the subject offers a $0.55 per square foot (14.4%) discount and 160 more interior square feet, yet commands $94 more per month in nominal rent—a spread fully explained by the larger floor plate rather than a rate premium. Gallery Square – Tower B shows the same pattern: the subject trades at a $0.30 per square foot (8.4%) discount with 121 additional square feet, while still realizing $78 more per month. The Verdale I presents the tightest per-area gap at a $0.20 per square foot (5.8%) discount and 135 extra square feet, with the subject's nominal rent $201 higher. Nexus South, the closest architectural match from the same 2014 delivery, shows a $0.29 per square foot (8.2%) discount and 182 more square feet, yet the subject still realizes $316 more per month. In every pairing, the higher headline rent is a function of the subject's larger suite size, not a stronger per-unit-area valuation; a renter choosing Nexus North over any of these four peers is paying for additional living space at a comparatively lower rate per square foot.
How do building age, amenities, and developer reputation impact rent spreads?
Nexus North fields a ten-item wellness and aquatic package—Indoor Pool, Hot Tub & Jacuzzi, Sauna & Steam Room, and Cold Plunge Pool alongside a Gym & Fitness Centre, Rooftop Terrace, and social rooms—that differentiates it from the 2024 Gallery towers on recovery and aquatic therapy while ceding ground on pet, dining, and remote-work facilities. Gallery Square – Tower A and Tower B each offer a Yoga Studio, Basketball Court, Meeting Room, Library & Reading Room, Dining Room & Kitchen, BBQ Area, Dog Run, and Pet Wash Station; none of those features appear in the subject's roster. The Verdale I shares the Indoor Pool and Hot Tub but adds a Meeting Room, BBQ Area, and Dining Room & Kitchen absent from Nexus North. Nexus South, the sister building, matches the subject on the full aquatic cluster (Indoor Pool, Hot Tub, Sauna, Cold Plunge) but extends further with a Yoga Studio, Therapy Room, Rain Shower, Garden & Courtyard, and Pet Wash Station. The subject's signature differentiator is the Cold Plunge Pool paired with the Hot Tub and Sauna as a dedicated cold-heat recovery circuit—a combination only Nexus South replicates in this immediate set. This lifestyle package best serves wellness-oriented professionals and fitness-focused renters who prioritize aquatic recovery and sauna therapy over pet amenities, communal dining, or co-working spaces, and who prefer a 2014-era building with a larger suite footprint at a lower per-square-foot rate than the adjacent 2024 Gallery towers.

Data Methodology & Analytical Standards
How FastScreen aggregates public listing records, tracks active inventory, and calculates rental market metrics for Nexus North.
Snapshot Dates & Benchmark Cadence
- Standardized Snapshot: Market metrics reflect a standardized monthly snapshot locked as of August 31, 2026.
- Benchmark Comparison Cadence: Month-over-month comparisons evaluate changes across standardized month-end reporting windows (August 2026 vs July 2026), ensuring consistent baseline periods and eliminating intra-month reporting volatility.
- Point-in-Time Daily History: Daily charts capture point-in-time active listings available on any given calendar day.
Public Data Aggregation & Thresholds
- Public Data Aggregation: FastScreen aggregates residential rental listing and completed lease transaction records from publicly available sources.
- Threshold Filtering: All listings are subject to a minimum monthly rental threshold of $1,000 to filter out standalone storage lockers, private parking spaces, and misclassified commercial entries from condominium statistics.
Calculation Formulations
- Average Asking Rent: Weighted average of active asking prices across available suites in the reporting period.
- Price Per Square Foot ($/SF): Calculated by dividing rent by square footage only for listings that provide unit dimensions (suites without stated square footage are excluded from $/SF calculations).
- Days on Market (DOM): Measures elapsed calendar days between the date a suite is first listed and either the benchmark snapshot date (for active listings) or the finalized date leased.
- Parking & Den Differentials: Average asking rent differences between suites with vs. without parking, and suites with vs. without a den.
Data Limitations & Scope
- Exclusively Public Records: Statistics are derived exclusively from publicly available rental listings and completed lease records. Private direct-to-landlord arrangements, unadvertised tenant renewals, and off-market rental agreements are not captured.
- Agreed Contract Amounts: Reported lease amounts reflect agreed contract rents and do not account for private move-in allowances or individual unit renovations that may influence pricing spreads.
