The Verdale on the Valley — Rental Market Data
Building Summary & Rental Market Overview
Rental market analytics and building profile as of August 31, 2026.
The Verdale on the Valley at 151 Upper Duke Cres in Markham City Centre, developed by Remington Group and completed in 2011, comprises 161 suites with a single unit listed for rent as of August 31, 2026, yielding a 0.6 percent availability rate. Leasing momentum remains steady: two closed leases in the trailing 30 days averaged $2,163 per month with a 34-day time on market, while six closed leases over the past 90 days averaged $2,309 per month at a 29-day DOM.
The one active listing asks $3,150 per month for a 980-square-foot two-bedroom plus den, equating to $3.21 per square foot. That rate per square foot sits below the building's all-time realized lease average of $3.44 per square foot and the 90-day realized average of $3.39 per square foot, even though the nominal monthly rent exceeds the all-time lease average of $2,272 per month. The gap is a pure function of footprint: the current listing provides 980 square feet compared to the 691-square-foot average across historical leases, making it substantially more spacious. Measured against the Markham City Centre submarket asking benchmark of $3.58 per square foot, The Verdale on the Valley trades 10.3 percent below the neighbourhood rate.
Marketing friction at this address is low. The active listing has been on market for 10 days against a submarket average of 27 days, and zero delisted, terminated, or expired listings are recorded in the tracking period. Across all seven tracked closed leases, tenants secured an average concession of $14 per month, or 0.96 percent below asking, with 57.1 percent of deals closing under the initial list price and saving renters roughly $168 per year. Inventory depth is extremely thin: the sole available unit is a two-bedroom plus den, leaving no one-bedroom or studio options currently on the market for prospective tenants at this building.

Active Market Insights & Questions
How has rental availability changed at The Verdale on the Valley recently?
The Verdale on the Valley carries one active listing as of August 31, 2026, asking $3,150 per month with both the average and median rent at $3,150. The available suite spans 980 square feet at an asking rate of $3.21 per square foot, and the 100 percent layout share is a two-bedroom plus den. This single listing leans toward a larger executive footprint rather than compact entry-level inventory, offering 223 more square feet than the submarket implied average of 757 square feet.
What floor plans and unit layouts are currently available at The Verdale on the Valley?
The sole active layout at The Verdale on the Valley is a two-bedroom plus den, representing 100 percent of available inventory with one listing. That unit asks $3,150 per month across 980 square feet at $3.21 per square foot, and no one-bedroom, studio, or other bedroom tiers are currently listed. Prospective renters seeking smaller layouts at this address must look to the broader Markham City Centre submarket, which holds 95 additional active listings.
What is the average asking rent and $/SF by suite size at The Verdale on the Valley?
The Verdale on the Valley shows a minimum and maximum asking rent of $3,150 per month, producing a dollar spread of zero and a percentage spread of zero percent due to the single active listing. The entry-level and peak suite are the same unit: a two-bedroom plus den at 980 square feet and $3.21 per square foot. With only one unit on the market, no internal price gradient exists to compare against, and renters should benchmark this asking rent against the submarket average of $2,711 per month for context.
How much extra do parking spaces and dens cost at The Verdale on the Valley?
The Verdale on the Valley does not have a quantified active den premium or square footage delta, as the single available listing already includes a den within its 980-square-foot footprint and no paired comparison unit exists to isolate marginal cost per additional square foot. Parking stall premiums also cannot be reliably isolated from the current data, as the paired sample is insufficient to produce a dependable figure. Renters should confirm parking and den-specific pricing directly with the leasing office before signing a lease.
How do asking rents at The Verdale on the Valley compare to local and municipal benchmarks?
The Verdale on the Valley asks $3,150 per month at $3.21 per square foot, compared to the Markham City Centre submarket average asking rent of $2,711 per month and $3.58 per square foot. The building trades 10.3 percent below the submarket asking rate per square foot, and the higher nominal monthly rent is entirely explained by the active suite's 980-square-foot footprint versus the submarket implied average of 757 square feet. The Verdale on the Valley accounts for one out of 96 total active listings in the Markham City Centre submarket.

Leased Transaction Insights & Questions
How many suites were leased at The Verdale on the Valley last month, and how fast did they rent?
The Verdale on the Valley closed 2 leases in the trailing 30 days at an average 34 days on market, compared to a 90-day average of 29 DOM and a submarket benchmark of 27 DOM. Over the full trailing year, the building recorded 7 closed leases, with 6 of those landing in the 90-day window, indicating leasing cadence accelerated sharply into mid-2026 before moderating slightly in August. The 30-day DOM of 34 days sits 7 days above the submarket average, suggesting a modest lengthening in time-to-lease relative to the broader Markham City Centre pool of 96 active listings.
What is the negotiation spread between asking rents and closed lease prices at The Verdale on the Valley?
The Verdale on the Valley closed leases at an average tenant discount of $14 per month (0.96% below asking), translating to $168 in annual savings per unit for tenants. Across the 7 tracked leases, 57.1% settled below the listed asking price, confirming measurable tenant leverage in negotiations at this building. The remaining leases closed at or near asking, but the net direction is unambiguously tenant-favorable, with landlords conceding on price rather than holding firm.
What are typical executed lease prices across different layouts at The Verdale on the Valley?
The 1-Bedroom layout dominates The Verdale on the Valley's lease book with 5 of 7 closings (71.4%), averaging $2,101 per month at 38 days on market. The 1-Bedroom tier shows a median of $2,100, a P25–P75 range of $2,050 to $2,125, an average suite size of 578 square feet, and a realized rate of $3.64 per square foot. The 1-Bedroom + Den recorded a single transaction at $2,200 per month for 650 square feet ($3.38 per square foot) with 46 DOM; this is an individual single deal, not a broad statistical benchmark. The 2-Bedroom + Den also closed one lease at $3,200 per month for 1,300 square feet ($2.46 per square foot) in just 7 days on market; likewise, this represents an individual single transaction rather than a reliable rate signal.
What measurable rent premium did suites with parking achieve in closed leases at The Verdale on the Valley?
The Verdale on the Valley does not have a reliably isolated parking premium, as paired lease data is insufficient to separate parking costs from base rent. Active listings at the building also show unreliable parking pricing due to anomalous outliers or an inadequate sample. Tenants should treat any quoted parking figure at this address as unverified until a confirmed bundled or standalone rate is documented in a closed transaction.
How does the lease-to-listing ratio at The Verdale on the Valley reflect current tenant demand?
The Verdale on the Valley shows a volatile rent trajectory across the April-to-August 2026 window, with averages swinging between $2,050 and $2,477 per month. April saw one lease close at $2,050 ($3.73 per square foot) after 69 days on market. June brought the highest volume with three closings averaging $2,477 ($3.18 per square foot) in just 19 DOM; the lower per-square-foot rate here reflects larger suite footprints rather than a pricing concession. July recorded one lease at $2,100 ($3.82 per square foot) after 53 DOM, where the higher rate per square foot signals a compact suite rather than a rent premium. August closed two leases at $2,163 ($3.49 per square foot) with 34 DOM, settling back toward the building's all-time average.

12-Month Market Dynamics & Trend Trajectory
The Verdale on the Valley realizes an average lease rate of $2,272 per month at $3.44 per square foot, placing it $228 (9.1%) below the Markham City Centre submarket average of $2,500 and 5% below the submarket's $3.57 per-square-foot benchmark. The building's 691-square-foot average suite size sits in line with the submarket implied average of 757 square feet, meaning the rent discount is not driven by a size premium but reflects a genuine pricing gap relative to neighbouring inventory. On pricing discipline, 57.1% of the 7 tracked leases closed below asking, with tenants capturing an average $14-per-month concession (0.96% discount) worth $168 in annual savings. The net negotiation spread of -$14 per month confirms tenant-favorable leverage at The Verdale on the Valley, where landlords are conceding on price rather than holding at or above the listed rate. This pattern is consistent across the moderate 5-lease 1-Bedroom sample and the two single-transaction larger suites, pointing to a building-level willingness to close rather than carry vacancy.

Nexus North at 8130 Birchmount Rd (0.21 km, 9 closed leases) posted the highest average at $2,532 per month, $3.28 per square foot, and 809 square feet—$260 more than the subject's realized rent. Gallery Square – Tower A at 8119 Birchmount Rd (0.25 km, 30 closed leases) averaged $2,455 per month at $3.81 per square foot across 663 square feet, leaving the subject $183 below that mark. All four competitors recorded active lease transactions, so each figure represents a realized market price rather than an asking-rate reference.
Does The Verdale on the Valley offer a competitive price-per-square-foot ($/SF) against local comparables?
The Verdale on the Valley leases at $3.44 per square foot across an average 691 square feet, trading at a modest discount below the comp average of $3.58 per square foot and 708 square feet while offering more interior space than three of its four nearby rivals. Against The Verdale II, the subject trades at a $0.33-per-square-foot (8.8%) discount while providing 21 more interior square feet, a combination that delivers greater usable space at a lower rate. The Verdale I presents a near-identical spatial profile—the subject offers 3 more square feet at just a $0.02-per-square-foot (0.6%) discount—making the two effectively interchangeable on a per-foot basis. Nexus North inverts the equation: the subject commands a $0.16-per-square-foot (4.9%) premium over that 2014 building, yet its average suite is 118 square feet smaller, so the $260 lower nominal rent is driven entirely by the reduced interior footprint rather than a weaker asset valuation. Gallery Square – Tower A, the newest and most transacted comp, carries a $3.81-per-square-foot rate that is $0.37 (9.7%) above the subject, while its 663-square-foot average is 28 square feet smaller than the subject's, reinforcing the subject's position as a space-efficient alternative in this submarket.
How do building age, amenities, and developer reputation impact rent spreads?
The Verdale on the Valley offers an 11-item lifestyle package anchored by a full aquatic and wellness suite—Indoor Pool, Hot Tub & Jacuzzi, and Sauna & Steam Room—alongside a Gym & Fitness Centre, Concierge & Security, Party & Lounge Room, Media & Theatre Room, Meeting Room, Games & Billiards Room, BBQ Area, and Garden & Courtyard. The signature differentiator against Gallery Square – Tower A is the subject's complete aquatic and thermal-wellness trio, which that 2024 building omits entirely in favour of a Yoga Studio, Basketball Court, Library & Reading Room, Dog Run, and Pet Wash Station. Against Nexus North, the subject adds a dedicated Meeting Room, BBQ Area, and Garden & Courtyard that the 2014 building does not provide, though Nexus North counters with a Rooftop Terrace and Cold Plunge Pool absent from the subject. The two Verdale siblings share nearly identical amenity rosters, with the subject distinguishing itself by including a Garden & Courtyard that neither The Verdale I nor The Verdale II lists. This aquatic-wellness-plus-courtyard package targets professionals and small households in Markham City Centre who prioritize in-building leisure and social space over the fitness-and-pet-centric amenities favoured by the newer Gallery Square cohort.

- Average Asking Rent: Weighted average of active asking prices across available suites in the reporting period.
- Price Per Square Foot ($/SF): Calculated by dividing rent by square footage only for listings that provide unit dimensions (suites without stated square footage are excluded from $/SF calculations).
- Days on Market (DOM): Measures elapsed calendar days between the date a suite is first listed and either the benchmark snapshot date (for active listings) or the finalized date leased.

Data Limitations & Scope
- Exclusively Public Records: Statistics are derived exclusively from publicly available rental listings and completed lease records. Private direct-to-landlord arrangements, unadvertised tenant renewals, and off-market rental agreements are not captured.
- Agreed Contract Amounts: Reported lease amounts reflect agreed contract rents and do not account for private move-in allowances or individual unit renovations that may influence pricing spreads.
