Building Summary & Rental Market Overview
Rental market analytics and building profile as of August 31, 2026.
Adagio at 771 Yonge Street in Toronto's Bloor-Yorkville submarket is a 202-suite residential tower developed by Menkes Developments and completed in 2025. As of August 31, 2026, two units are actively listed for rent, representing a 1 percent availability rate. The building has closed five leases in the past 30 days at an average of $3,040 per month with a 13-day average time on market, and eighteen leases over the trailing 90 days averaging $2,829 per month with a 29-day average DOM.
Current active asking rents average $4,300 per month at $4.76 per square foot across an average suite size of 900 square feet, compared to realized 90-day lease rents of $2,829 per month at $4.87 per square foot. The higher asking rent on active listings is driven by substantially larger suite footprints, as historical leases averaged 565 square feet versus the 900 square feet currently on the market. Against the Bloor-Yorkville submarket asking benchmark of $5.83 per square foot, Adagio's active inventory prices 18.4 percent below the submarket rate per square foot.
Marketing friction is minimal: zero units have been delisted, and the five 30-day leases closed with an average tenant discount of $36 per month, or 1.26 percent below asking, with 26.1 percent of those leases settling under the listed price. Active inventory is split evenly between a single 2-Bedroom + Den unit at 850 square feet and a single 3-Bedroom+ unit at 950 square feet, meaning renters face single-unit scarcity in both layout tiers with no multi-option depth in any bedroom category.

Active Market Insights & Questions
How has rental availability changed at Adagio recently?
Adagio at 771 Yonge Street holds two active listings as of August 31, 2026, with asking rents ranging from $3,800 to $4,800 per month, an average of $4,300 per month, and a median of $4,300 per month. The average suite size across active inventory is 900 square feet at an asking rate of $4.76 per square foot. Both available units are multi-bedroom executive layouts, with the 2-Bedroom + Den and 3-Bedroom+ tiers each accounting for 50 percent of active inventory, indicating the current availability skews toward larger, higher-priced suites rather than compact entry-level configurations.
What floor plans and unit layouts are currently available at Adagio?
The dominant active layout at Adagio is the 2-Bedroom + Den, with one unit representing 50 percent of current inventory at an average asking rent of $3,800 per month, 850 square feet, and $4.47 per square foot. The 3-Bedroom+ tier also holds one unit at 50 percent share, asking $4,800 per month across 950 square feet at $5.05 per square foot. Both tiers consist of single listings, so renters in either bedroom category face a one-unit-only choice with no comparable alternatives within the building.
What is the average asking rent and $/SF by suite size at Adagio?
Adagio's two active listings span a $1,000 spread, or 26.3 percent, from a minimum entry rent of $3,800 per month to a peak asking rent of $4,800 per month. The median asking rent sits at $4,300 per month. The entry-level suite is a 2-Bedroom + Den at 850 square feet priced at $4.47 per square foot, while the peak offering is a 3-Bedroom+ layout at 950 square feet asking $5.05 per square foot.
How much extra do parking spaces and dens cost at Adagio?
Adagio's active den premium cannot be reliably quantified from current listings, as the available sample does not provide a paired comparison between den and non-den suites at matching bedroom counts. Parking stall costs likewise cannot be isolated from the two active listings due to insufficient paired data, and no verified parking premium is available from historical lease records either. Renters should request individual parking quotes directly from the leasing office for either unit.
How do asking rents at Adagio compare to local and municipal benchmarks?
Adagio's active asking rent of $4,300 per month at $4.76 per square foot sits below the Bloor-Yorkville submarket asking benchmark of $4,743 per month and $5.83 per square foot, representing an 18.4 percent discount on a per-square-foot basis. The building's lower nominal rent compared to the submarket average is reinforced by its more competitive per-square-foot pricing rather than being offset by suite size differences. Adagio's two active listings constitute 2 percent of the submarket's 100 total active listings, placing the building at a small but visible share of Bloor-Yorkville availability.

Leased Transaction Insights & Questions
How many suites were leased at Adagio last month, and how fast did they rent?
Adagio at 771 Yonge Street closed leases in 13 days on average over the trailing 30 days, compared to 29 days over 90 days and a lifetime average of 28 days, all against a Bloor-Yorkville submarket benchmark of 24 days. The building logged 5 closed leases in the last 30 days, 18 in the last 90 days, and 23 over its full tracked history, indicating that leasing turnover accelerated sharply into late summer after a slower spring start. The 30-day DOM of 13 days sits well below both the 90-day and lifetime averages, suggesting the remaining inventory is moving faster as the building approaches full occupancy.
What is the negotiation spread between asking rents and closed lease prices at Adagio?
Adagio at 771 Yonge Street closed leases at an average discount of $36 per month (1.26% below asking), translating to $432 in annual tenant savings per unit. This is a clear case of tenant leverage and landlord concession, not a pricing premium. 26.1% of all closed leases settled under the listed asking price, meaning roughly one in four tenants negotiated a lower rate before signing. The remaining leases closed at or near asking, so the overall net spread stays modest at $36 per month in the tenant's favour.
What are typical executed lease prices across different layouts at Adagio?
The two highest-volume anchor layouts at Adagio are the 2-Bedroom (10 leases, averaging $3,245 per month with a 37-day DOM) and the Studio (7 leases, averaging $1,969 per month with a 20-day DOM). The 1-Bedroom tier closed 4 leases at an average of $2,400 per month (median $2,350, P25–P75 range $2,300–$2,450), averaging 417 square feet at $5.78 per square foot with a 20-day DOM; this is a limited sample size and serves as a directional indicator only. The 1-Bedroom + Den represents an individual single transaction at $2,800 per month for 650 square feet ($4.31 per square foot) with a 7-day DOM, and is not a broad statistical benchmark. The 2-Bedroom + Den is likewise an individual single deal at $3,700 per month for 823 square feet ($4.50 per square foot) with a 32-day DOM, and should be read as one transaction rather than a market rate.
What measurable rent premium did suites with parking achieve in closed leases at Adagio?
Adagio at 771 Yonge Street does not have a reliably measurable leased parking premium because paired data is insufficient to isolate parking value from suite rent. Active listings at the building also show an unreliable or outlier-driven parking figure, so no defensible parking premium can be quoted. Tenants and landlords at this property appear to be bundling parking into the suite rate rather than pricing it as a standalone line item, which is common in Menkes Developments buildings of this size.
How does the lease-to-listing ratio at Adagio reflect current tenant demand?
Adagio at 771 Yonge Street shows a clear upward rent trajectory across the tracked April-to-August timeline, climbing from $2,300 in April to $3,040 in August. In April, one lease closed at an average of $2,300 per month ($5.75 per square foot) with a 43-day DOM. In May, three leases closed at $1,900 per month ($4.87 per square foot) with a 17-day DOM. In June, five leases closed at $2,806 per month ($4.92 per square foot) with a 33-day DOM. In July, nine leases closed at $2,789 per month ($4.80 per square foot) with a 34-day DOM. In August, five leases closed at $3,040 per month ($4.89 per square foot) with a 13-day DOM, the fastest absorption of the season.

Eight Cumberland at 8 Cumberland Street (completed 2024, 0.07 km away) recorded 33 closed leases over the trailing 180 days, while No. 1 Yorkville at 1 Yorkville Avenue (completed 2021, 0.09 km) logged 75 closed leases in the same window. The newest peer, 11 YV at 11 Yorkville Avenue (completed 2025, 0.11 km), closed 101 leases, and the oldest competitor, 18 Yorkville at 18 Yorkville Avenue (built in 2006, 0.13 km), saw just 7 closed leases. Adagio itself, also a 2025 completion by Menkes Developments with 202 suites, enters a micro-market where the three most recent buildings have collectively absorbed over 200 lease transactions in six months, signalling strong tenant demand for newer stock. Across the four comparables, the average closed-lease rent is $3,312 per month at an average rate of $5.06 per square foot and an average suite size of 659 square feet. Adagio's realized lease data shows an average rent of $2,710 per month at $4.90 per square foot across 565-square-foot suites, placing the building roughly 18% below the comp average on rent and modestly below the submarket leased benchmark of $4.92 per square foot. The subject's smaller footprint relative to every competitor means tenants trade interior space for a lower absolute monthly cost, while the building's 2025 completion keeps it competitive on finishes and systems against the 2021-to-2025 cohort and well ahead of the 2006-era 18 Yorkville.
Comparable Analysis & Questions
How do rental rates at Adagio compare to neighbouring buildings within Bloor-Yorkville?
Adagio's average closed-lease rent of $2,710 per month sits $602 below the four-comp average of $3,312, positioning it as the most affordable option in this immediate cluster. Eight Cumberland at 8 Cumberland Street (0.07 km) leases at $2,940 per month or $4.76 per square foot across 625 square feet; No. 1 Yorkville at 1 Yorkville Avenue (0.09 km) averages $3,109 per month at $5.15 per square foot over 613 square feet; 11 YV at 11 Yorkville Avenue (0.11 km) commands $3,409 per month at $5.37 per square foot across 638 square feet; and 18 Yorkville at 18 Yorkville Avenue (0.13 km) leases at $3,789 per month or $4.97 per square foot in 758-square-foot suites. Adagio's $2,710 average is therefore $230 to $1,079 below each individual competitor, with the widest gap against the 2006-built 18 Yorkville.
Does Adagio offer a competitive price-per-square-foot ($/SF) against local comparables?
Adagio leases at $4.90 per square foot across an average 565-square-foot suite, offering a lower rate per square foot than No. 1 Yorkville ($5.15/SF), 11 YV ($5.37/SF), and 18 Yorkville ($4.97/SF) while trading at a slight $0.14-per-square-foot premium over Eight Cumberland ($4.76/SF). Because the subject's suites are smaller than every competitor—60 square feet less than Eight Cumberland, 48 less than No. 1 Yorkville, 73 less than 11 YV, and 193 less than 18 Yorkville—tenants gain a lower absolute monthly rent without paying a per-square-foot premium in three of the four comparisons. The practical trade-off is clear: a renter choosing Adagio over 11 YV, for example, saves roughly $699 per month and $0.47 per square foot but accepts 73 fewer interior square feet, making the building best suited to tenants who prioritise cash-flow savings and a modern 2025 build over maximum floor area.
How do building age, amenities, and developer reputation impact rent spreads?
Adagio's amenity package leans toward social outdoor living and practical daily services rather than the resort-style wellness suites found at several nearby competitors. The building's rooftop firepit is unique in this cluster—none of the four comparables offer a dedicated fire feature, giving Adagio residents an informal gathering space that Eight Cumberland, No. 1 Yorkville, 11 YV, and 18 Yorkville all lack. The in-building Dining Room & Kitchen is absent at both Eight Cumberland and No. 1 Yorkville, while the Pet Wash Station is missing from No. 1 Yorkville and 18 Yorkville. In exchange, Adagio does not include the indoor or outdoor pools, sauna and steam rooms, or dedicated yoga and spin studios that anchor the wellness offerings at No. 1 Yorkville, 11 YV, Eight Cumberland, and 18 Yorkville. This lifestyle profile best serves young professionals and pet-owning couples who value a social rooftop scene, convenient in-building dining, and hands-on pet care over a full spa-and-pool amenity stack.

Calculation Formulations
- Average Asking Rent: Weighted average of active asking prices across available suites in the reporting period.
- Price Per Square Foot ($/SF): Calculated by dividing rent by square footage only for listings that provide unit dimensions (suites without stated square footage are excluded from $/SF calculations).
- Days on Market (DOM): Measures elapsed calendar days between the date a suite is first listed and either the benchmark snapshot date (for active listings) or the finalized date leased.
- Parking & Den Differentials: Average asking rent differences between suites with vs. without parking, and suites with vs. without a den.
Data Limitations & Scope
- Exclusively Public Records: Statistics are derived exclusively from publicly available rental listings and completed lease records. Private direct-to-landlord arrangements, unadvertised tenant renewals, and off-market rental agreements are not captured.
- Agreed Contract Amounts: Reported lease amounts reflect agreed contract rents and do not account for private move-in allowances or individual unit renovations that may influence pricing spreads.
