Park II — Rental Market Data
Building Summary & Rental Market Overview
Rental market analytics and building profile as of August 31, 2026.
Park II at 7 Concorde Place in North York's Don Mills submarket is a 439-suite residential tower completed in 1992 by Bimcor & Concorde Square. The building currently holds two active listings, representing a 0.5 percent availability rate. Leasing activity over the past 30 days produced one closed lease at an average of $2,100 per month with 57 days on market, while the 90-day window recorded eight leases averaging $2,325 per month and 30 days on market.
Active asking rents at Park II average $2,575 per month across 875 square feet of space, translating to $3.02 per square foot. Realized 90-day leases came in at $2,325 per month and $3.11 per square foot across an average suite of 832 square feet, meaning current listings skew toward larger footprints compared to what recently leased. Against the Don Mills submarket asking benchmark of $4.03 per square foot, Park II's active inventory prices 25.1 percent below the broader market on a per-square-foot basis.
Marketing friction at Park II is minimal: the single 30-day lease closed in 57 days, and zero units were delisted without a tenant. Tenants negotiated an average discount of $51 per month, or 1.95 percent below asking, with 42.9 percent of recent leases closing under the original list price. Active inventory is split evenly between one one-bedroom suite and one two-bedroom-plus-den unit, so renters face single-unit scarcity in both layout tiers with no multiple options to compare.

Active Market Insights & Questions
How has rental availability changed at Park II recently?
Park II at 7 Concorde Place holds two active listings as of August 31, 2026, with asking rents ranging from $2,150 to $3,000 per month, an average of $2,575, and a median of $2,575. The two suites average 875 square feet at an asking rate of $3.02 per square foot. Inventory is split evenly between a one-bedroom and a two-bedroom-plus-den layout, so the current mix spans compact entry-level space to a larger executive footprint rather than concentrating in a single tier.
What floor plans and unit layouts are currently available at Park II?
The dominant active layout at Park II is the one-bedroom, holding one of two listings for a 50 percent inventory share. The one-bedroom averages 650 square feet at $2,150 per month and $3.31 per square foot, while the two-bedroom-plus-den offers 1,100 square feet at $3,000 per month and $2.73 per square foot. Both tiers carry a single listing each, so renters have no alternative units within the same bedroom category to compare.
What is the average asking rent and $/SF by suite size at Park II?
Park II's two active listings span a dollar spread of $850, from a minimum entry rent of $2,150 per month to a peak asking rent of $3,000 per month, a 39.5 percent spread. The median asking rent sits at $2,575 per month. The entry-level one-bedroom offers 650 square feet at $3.31 per square foot, while the peak two-bedroom-plus-den provides 1,100 square feet at $2.73 per square foot, meaning the larger suite delivers more space at a lower per-square-foot rate.
How much extra do parking spaces and dens cost at Park II?
Park II's active den premium cannot be quantified from current listings, as the den square-footage delta and marginal cost per square foot are unrecorded in the available data. Parking stall premiums also cannot be reliably isolated from the two active listings, and no verified historical parking benchmark exists in the lease records. Renters should request individual parking quotes directly from the leasing office.
How do asking rents at Park II compare to local and municipal benchmarks?
Park II's active asking rent of $2,575 per month and $3.02 per square foot compare to the Don Mills submarket asking benchmark of $3,242 per month and $4.03 per square foot, placing the building 25.1 percent below the submarket on a per-square-foot basis. The lower nominal monthly outlay at Park II is partly driven by the 875-square-foot average suite size versus the broader submarket's larger average footprint, but the per-square-foot discount confirms genuinely more competitive unit pricing. Park II's two active listings represent 4.5 percent of the 44 total active listings across the Don Mills submarket.

Leased Transaction Insights & Questions
How many suites were leased at Park II last month, and how fast did they rent?
Park II at 7 Concorde Pl in North York closed one lease in the trailing 30 days with a 57-day DOM, eight leases over 90 days at a 30-day DOM, and fourteen lifetime leases averaging 33 days on market, compared to the Don Mills submarket benchmark of 27 days. The 30-day window shows a single transaction, so velocity is thin right now. The 90-day window picked up eight closings with DOM compressing to 30 days, suggesting mid-summer demand tightened. Lifetime volume of fourteen deals across a 439-suite building points to a low-turnover, long-tenure profile rather than a high-churn rental product.
What is the negotiation spread between asking rents and closed lease prices at Park II?
Park II tenants negotiated an average discount of $51 per month (1.95% below asking), saving roughly $612 per year in annualized concessions. Forty-two point nine percent of closed leases settled under the listed asking price, confirming measurable tenant leverage in this submarket. Landlords at Park II are conceding on price rather than holding firm, which signals that asking rents at the top of the range are not clearing without pushback.
What are typical executed lease prices across different layouts at Park II?
The two highest-volume anchor layouts at Park II are the 2-Bedroom + Den (seven leases, $2,864 average, 37-day DOM) and the 1-Bedroom (five leases, $2,130 average, 23-day DOM). The 2-Bedroom + Den tier is a statistically robust benchmark: median rent $2,900, P25–P75 range $2,725 to $2,975, average size 1,014 sq ft at $3.07 per square foot. The 1-Bedroom tier is also a moderate sample: median $2,100, P25–P75 range $2,100 to $2,200, average size 650 sq ft at $3.28 per square foot. The 1-Bedroom + Den tier carries only two closed leases, making it a limited directional reference rather than a reliable benchmark. That small sample shows an average rent of $2,100, 650 sq ft average size, $3.23 per square foot, and a 45-day DOM.
What measurable rent premium did suites with parking achieve in closed leases at Park II?
Park II does not have a reliably isolable parking premium; paired lease data is insufficient to calculate a clean monthly parking value. Active listings also show unreliable or outlier parking figures, so no defensible parking surcharge can be quoted. Tenants should treat parking as a bundled or case-by-case negotiation item rather than a transparent add-on line item.
How does the lease-to-listing ratio at Park II reflect current tenant demand?
Park II rents trended downward from May through August 2026, falling from $2,717 to $2,100 over the four-month window. May closed six deals at $2,717 average, $3.25 per square foot, and 37-day DOM. June saw two closings at $2,575 average, $3.00 per square foot, and a sharp 13-day DOM. July brought five deals at $2,270 average, $3.13 per square foot, and 32-day DOM. August closed a single lease at $2,100, $3.23 per square foot, with DOM stretching to 57 days.

12-Month Market Dynamics & Trend Trajectory
Park II has closed fourteen lifetime leases at an average rent of $2,493 per month and $3.17 per square foot across an average suite size of 832 sq ft, with a lifetime DOM of 33 days. The building sits in the Don Mills submarket where the average lease rent is $2,610 and the average rate per square foot is $3.76, placing Park II roughly 17% below the submarket on a per-square-foot basis. Tenant turnover is low relative to the 439-suite total, consistent with a long-tenure, family-oriented product rather than a transient rental play. On pricing discipline, 42.9% of Park II leases closed below the listed asking price, and the net negotiation spread landed at a $51-per-month tenant discount (1.95% under ask). This is a tenant-favorable outcome: landlords are conceding roughly $612 per year in annualized savings to close deals. The pattern suggests that asking rents at the upper end of Park II's range are not clearing without negotiation, and prospective tenants are successfully pushing back on price rather than accepting list values at face value.

Direct rental rate comparisons against residential properties in the immediate vicinity.
Park II at 7 Concorde Pl sits in a tight competitive cluster along Concorde Place in North York's Don Mills submarket, where four nearby buildings completed between 1984 and 1996 form the direct comparable set. Concorde Park I (5 Concorde Pl, built 1989) is just 0.05 km away and recorded 11 closed leases over the trailing 180 days; Courtyards of Concorde I & II (18 Concorde Pl, built 1996) at 0.1 km logged a single closed lease in the same window; Highgate Residence II (3 Concorde Pl, built 1984) at 0.15 km and Highgate Residence I (1 Concorde Pl, built 1984) at 0.2 km each closed four leases. The group spans three distinct construction eras—mid-1980s, late 1980s, and mid-1990s—giving Park II, completed in 1992, a middle-ground structural profile relative to its neighbours. Against the four-building benchmark, the overall comp average rent lands at $3,719 per month with an average rate of $4.66 per square foot across 816 square feet of suite space. Park II's realized lease average of $2,493 per month at $3.17 per square foot over 832 square feet positions the building well below the comp mean on both absolute rent and per-square-foot pricing, while offering a slightly larger average footprint than the submarket norm. The building's 1992 completion places it between the older Highgate pair and the newer Courtyards development, delivering a value proposition anchored in competitive per-square-foot rates and a full resort-style amenity suite that rivals or exceeds every nearby competitor.
Comparable Analysis & Questions

Concorde Park I at 5 Concorde Pl (0.05 km) closed leases averaging $2,443 per month at $3.03 per square foot across 832 square feet, making it the closest rent benchmark to Park II. Does Park II offer a competitive price-per-square-foot ($/SF) against local comparables?
Park II leases at $3.17 per square foot across an average 832-square-foot suite, a rate that undercuts the comp average of $4.66 per square foot and the Don Mills submarket lease benchmark of $3.76 per square foot by roughly 17 percent. Against Concorde Park I, Park II trades at a $0.14 per square foot premium (4.6% higher) while offering identical average square footage, meaning tenants pay slightly more per foot for the same space. Compared with Courtyards of Concorde I & II, Park II delivers 32 additional square feet at a $0.02 per square foot discount, and versus Highgate Residence II it provides 139 more square feet at a $4.23 per square foot discount—substantial space and rate advantages. The one exception is Highgate Residence I, where Park II's suites average 106 fewer square feet yet still carry a $1.85 per square foot discount, so tenants gain on rate even while accepting a smaller footprint. Overall, Park II's value equation favours renters who prioritize per-square-foot affordability and a broad amenity package over the ultra-premium pricing seen at the Highgate pair.
How do building age, amenities, and developer reputation impact rent spreads?
Park II's 15-amenity lifestyle package matches or exceeds every nearby competitor on key resort-style features while adding several signature offerings absent from the surrounding cluster. The building's dedicated Media & Theatre Room has no equivalent at Concorde Park I, Courtyards of Concorde I & II, Highgate Residence I, or Highgate Residence II. Its Car Wash Bay is missing from Concorde Park I and both Highgate buildings, and its outdoor BBQ Area is not found at Concorde Park I or Courtyards of Concorde I & II. The Garden & Courtyard space at Park II is also absent from Concorde Park I's amenity list. Courtyards of Concorde I & II does offer a Dog Run, Yoga Studio, and Rooftop Terrace that Park II does not, but Park II counters with its Media & Theatre Room, Car Wash Bay, and BBQ Area to deliver a comparable breadth of lifestyle programming. This amenity mix best serves value-conscious professionals and young families in the Don Mills area who want full resort-style recreation—pool, spa, courts, fitness, social spaces, and convenience services—without paying the premium rates commanded by the Highgate pair or sacrificing space for a smaller, higher-priced suite.
