Liberty on the Park — Rental Market Data
Building Summary & Rental Market Overview
Rental market analytics and building profile as of August 31, 2026.
Liberty on the Park at 69 Lynn Williams Street in Liberty Village is a 201-suite residential tower developed by CanAlfa Group and completed in 2013. As of August 31, 2026, the building carries a single active listing, representing a 0.5 percent availability rate across its full inventory. Leasing velocity has been moderate recently, with three closed leases in the trailing 30 days at an average 18 days on market and seven closed leases over the past 90 days averaging 22 days on market.
The lone active unit is asking $2,350 per month for 400 square feet, which works out to $5.88 per square foot. That rate per square foot sits meaningfully above the building's realized 90-day lease average of $4.46 per square foot, even though the nominal monthly rent is slightly lower than the 90-day realized average of $2,414. The gap is driven entirely by footprint: the current listing at 400 square feet is considerably more compact than the 565-square-foot average across all tracked historical leases. Against the broader Liberty Village submarket asking benchmark of $4.45 per square foot, this unit's $5.88 per square foot rate runs 32.1 percent higher.
Marketing friction is a concern here. The active listing has sat on market for 47 days, roughly double the submarket average of 23 days, and while the building shows zero delisted or expired units, that clean record does not offset the clear leasing deceleration visible in the elevated active DOM. Inventory depth is effectively nonexistent for renters seeking choice: the single available unit is a one-bedroom, leaving no two-bedroom or multi-bedroom options on the market. Across all tracked closed transactions, tenants negotiated an average concession of $5 per month, or 0.2 percent below asking, with 30 percent of leases closing under the initial ask—a modest but consistent tenant-favorable pattern.

Active Market Insights & Questions
How has rental availability changed at Liberty on the Park recently?
Liberty on the Park has one active listing as of August 31, 2026, asking $2,350 per month with both the average and median rent at $2,350. The unit spans 400 square feet at an asking rate of $5.88 per square foot. This single listing is a one-bedroom, meaning 100 percent of current active inventory is entry-level, with no multi-bedroom or executive layouts available to prospective renters.
What floor plans and unit layouts are currently available at Liberty on the Park?
The sole active layout at Liberty on the Park is a one-bedroom, representing 100 percent of the building's current available inventory. That single unit asks $2,350 per month for 400 square feet, yielding a rate of $5.88 per square foot. No two-bedroom, three-bedroom, or den configurations are currently listed, so renters seeking larger footprints must look to other Liberty Village buildings.
What is the average asking rent and $/SF by suite size at Liberty on the Park?
With only one active listing at Liberty on the Park, the minimum and maximum asking rents are identical at $2,350 per month, producing a dollar spread of zero and a percentage spread of zero. The entry-level and peak suite are the same unit: a one-bedroom of 400 square feet priced at $5.88 per square foot. Because there is no second listing to contrast, the pricing spread is effectively uncalculable in any meaningful range sense.
How much extra do parking spaces and dens cost at Liberty on the Park?
Active den premiums at Liberty on the Park cannot be quantified, as no den-equipped unit is currently listed and the square-footage delta between den and non-den configurations remains unrecorded. Parking stall costs also cannot be reliably isolated from the active data; the sample is too thin or contains anomalous outliers to produce a defensible monthly figure. Historical lease data does confirm a verified parking premium of $147 per month, but that figure reflects closed transactions rather than current asking conditions.
How do asking rents at Liberty on the Park compare to local and municipal benchmarks?
Liberty on the Park's active asking rent of $2,350 per month sits below the Liberty Village submarket average asking rent of $2,900, yet the building's $5.88 per square foot rate exceeds the submarket asking benchmark of $4.45 per square foot by 32.1 percent. The lower nominal rent is an artifact of the compact 400-square-foot footprint rather than a pricing advantage; on a per-square-foot basis, this unit commands a premium over the broader market. The building currently holds one out of 70 available listings in the Liberty Village submarket, representing roughly 1.4 percent of total active inventory.

Leased Transaction Insights & Questions
How many suites were leased at Liberty on the Park last month, and how fast did they rent?
Liberty on the Park closed 3 leases in the trailing 30 days at an average 18 days on market, compared to 7 closings over 90 days at 22 DOM and a submarket benchmark of 23 DOM. The building logged 10 total leases over the trailing year, meaning the most recent 30-day window represents 30% of annual volume. Leasing cadence accelerated into summer, with July and August each recording 3 closings after a quiet May–June stretch of one deal per month.
What is the negotiation spread between asking rents and closed lease prices at Liberty on the Park?
Liberty on the Park tenants negotiated an average discount of $5 per month (0.2% below asking), translating to $60 in annual savings per lease across tracked transactions. Exactly 30% of closed leases settled under the listed asking price, confirming modest but real tenant leverage in this submarket. The remaining 70% of deals closed at or very near asking, indicating landlords held firm on pricing for most units while conceding small adjustments where tenants pushed back.
What are typical executed lease prices across different layouts at Liberty on the Park?
The 1-Bedroom layout dominates Liberty on the Park with 8 of 10 tracked leases (80% share), averaging $2,375 per month at 23 days on market. The 1-Bedroom tier spans a P25–P75 rent range of $2,300 to $2,500, with a median of $2,350, an average suite size of 531 square feet, and a realized rate of $4.59 per square foot. This is a statistically robust benchmark based on 8 closed leases. The 1-Bedroom + Den layout accounts for the remaining 2 leases (20% share) at an average of $2,600 per month and 12 DOM. That tier averages 700 square feet at $3.73 per square foot, with both deals closing at exactly $2,600. This is a limited sample size of 2 transactions and serves as a directional indicator only.
What measurable rent premium did suites with parking achieve in closed leases at Liberty on the Park?
Liberty on the Park carries a verified leased parking premium of $147 per month above the base suite rent. This figure is confirmed through paired lease records where parking was explicitly bundled into the asking price. Active listing data does not provide a reliable parking premium due to insufficient paired samples, so the $147 verified lease-based figure remains the operative benchmark for tenants budgeting parking costs.
How does the lease-to-listing ratio at Liberty on the Park reflect current tenant demand?
Liberty on the Park shows a flat-to-slightly-declining rent trajectory across the April-to-August 2026 timeline, with average rents oscillating between $2,300 and $2,500 per month. April closed 2 deals at $2,500 average and $4.42 per square foot over 22 DOM. May recorded 1 deal at $2,300 and $4.18 per square foot in just 5 DOM. June also closed 1 deal at $2,300 but at a higher $5.75 per square foot over 19 DOM; the nominal rent drop from April reflects a compact suite footprint rather than property devaluation. July brought 3 closings at $2,500 average and $4.31 per square foot over 27 DOM. August closed 3 deals at $2,367 average and $4.17 per square foot over 18 DOM, marking the fastest absorption of the summer period.

12-Month Market Dynamics & Trend Trajectory
Liberty on the Park realizes an average rent of $2,420 per month and $4.42 per square foot across 10 tracked leases, positioning the building 9% below the Liberty Village submarket average lease rent of $2,667 while running 3% above the submarket rate of $4.29 per square foot. The building's 565-square-foot average suite size explains the modest per-square-foot premium: tenants pay slightly more per unit of space than the submarket norm but benefit from a lower total monthly outlay, making the property a value-oriented option within Liberty Village's competitive rental pool. Pricing discipline at Liberty on the Park skews tenant-favorable, with 30% of leases closing below asking and an average concession of $5 per month (0.2%) across all tracked transactions. The net negotiation spread of -$5 per month and $60 in annualized tenant savings confirm that landlords absorbed small price adjustments rather than holding rigidly at listed rates. This pattern reflects a balanced market where neither side holds dominant leverage, but tenants retain enough negotiating room to extract modest concessions on roughly one in three deals.

Nearby Building Rental Comparables & Price Spreads
Direct rental rate comparisons against residential properties in the immediate vicinity.
Liberty on the Park at 69 Lynn Williams St sits in a dense cluster of four active competitors within 80 metres, all of which recorded closed lease transactions over the trailing 180 days. Liberty Place (150 East Liberty St, 0.05 km, completed 2014) logged 22 closed leases; Battery Park I (50 Lynn Williams St, 0.06 km, completed 2007) recorded 10; King West Condominiums – I (85 East Liberty St, 0.08 km, completed 2013) closed 17; and Vibe at Liberty Village (100 Western Battery Rd, 0.08 km, completed 2010) transacted 13. The peer set spans a seven-year completion window from 2007 to 2014, placing the subject's 2013 build squarely in the middle generation alongside King West and one year behind Liberty Place, while Battery Park I represents the oldest asset in the pocket. Against the four-comp benchmark of an average realized rent of $2,651 per month, $4.26 per square foot, and 644 average square feet, Liberty on the Park's all-time leased profile of $2,420 per month at $4.42 per square foot across 565 square feet positions the building as a compact-footprint, rate-premium product. The subject trades above every single competitor on a per-square-foot basis while delivering fewer interior square feet than three of the four peers, meaning the lower nominal rent relative to the comp average is a function of suite size rather than a discount in asset valuation. At 201 suites and a 2013 completion, the building occupies a mid-scale, mid-age slot in Liberty Village's rental hierarchy, competing on urban convenience and a leaner amenity stack rather than luxury wellness infrastructure.
Comparable Analysis & Questions
How do rental rates at Liberty on the Park compare to neighbouring buildings within Liberty Village?
Liberty on the Park's all-time average realized lease rent of $2,420 per month sits $231 below the four-comp benchmark of $2,651, driven primarily by the building's smaller average suite footprint rather than a weaker rate per square foot. Liberty Place at 150 East Liberty St (0.05 km, 22 closed leases) averaged $2,540 per month at $4.33 per square foot across 600 square feet, placing the subject $120 lower in nominal rent. Battery Park I at 50 Lynn Williams St (0.06 km, 10 closed leases) averaged $2,315 per month at $4.29 per square foot across 546 square feet, making the subject the only comp where realized rent runs $105 higher. King West Condominiums – I at 85 East Liberty St (0.08 km, 17 closed leases) averaged $3,082 per month at $4.17 per square foot across 759 square feet, a $662 gap that reflects the subject's significantly smaller suite. Vibe at Liberty Village at 100 Western Battery Rd (0.08 km, 13 closed leases) averaged $2,665 per month at $4.24 per square foot across 672 square feet, leaving the subject $245 lower in total monthly cost.
Does Liberty on the Park offer a competitive price-per-square-foot ($/SF) against local comparables?
Liberty on the Park commands a per-square-foot premium over all four nearby competitors while providing fewer interior square feet than three of them, meaning renters pay a higher rate for a more compact unit in exchange for a lower total monthly outlay. Against Liberty Place, the subject trades at a $0.09 per square foot (2.1%) premium while providing 35 fewer interior square feet, so the $120 lower nominal rent is a footprint effect, not a valuation discount. Versus Battery Park I, the subject commands a $0.13 per square foot (3.0%) premium and provides 19 more interior square feet, resulting in a $105 higher monthly rent that reflects both a larger suite and a stronger per-foot rate. King West Condominiums – I presents the sharpest contrast: the subject trades at a $0.25 per square foot (6.0%) premium yet provides 194 fewer interior square feet, so the $662 lower rent is entirely a space trade-off rather than a cheaper asset. Vibe at Liberty Village shows the same pattern at a $0.18 per square foot (4.2%) premium with 107 fewer square feet, producing the $245 rent gap. In every case the subject's higher per-foot rate signals that the building's value is anchored in its 2013 construction quality and central Lynn Williams Street address, not in a discounted lease rate.
How do building age, amenities, and developer reputation impact rent spreads?
Liberty on the Park offers an eight-feature lifestyle package—concierge and security, gym and fitness centre, games and billiards room, media and theatre room, party and lounge room, meeting room, BBQ area, and rooftop terrace—that is leaner than every one of its four nearby competitors but still covers core social and wellness needs. The building lacks the aquatic and spa infrastructure (indoor pool, hot tub and jacuzzi, sauna and steam room) present at Battery Park I, King West Condominiums – I, and Vibe at Liberty Village, and it does not include the yoga studio, business centre, or garden and courtyard found at Liberty Place, Vibe, and Battery Park I. What the subject does provide that Liberty Place omits is a dedicated meeting room and rooftop terrace, giving tenants a remote-work and outdoor-social option that its closest peer cannot match. The absence of a car wash bay, golf simulator, bowling alley, dining room, or hair salon and spa further distinguishes the building from the amenity-heavy King West and Vibe packages. This profile best serves cost-conscious young professionals and small households who want a well-maintained gym, a rooftop for summer gatherings, and a meeting space for freelance work without paying the rent premium attached to full-service wellness and entertainment suites.

Data Methodology & Analytical Standards
How FastScreen aggregates public listing records, tracks active inventory, and calculates rental market metrics for Liberty on the Park.
Snapshot Dates & Benchmark Cadence
- Standardized Snapshot: Market metrics reflect a standardized monthly snapshot locked as of August 31, 2026.
- Benchmark Comparison Cadence: Month-over-month comparisons evaluate changes across standardized month-end reporting windows (August 2026 vs July 2026), ensuring consistent baseline periods and eliminating intra-month reporting volatility.
- Point-in-Time Daily History: Daily charts capture point-in-time active listings available on any given calendar day.
Public Data Aggregation & Thresholds
- Public Data Aggregation: FastScreen aggregates residential rental listing and completed lease transaction records from publicly available sources.
- Threshold Filtering: All listings are subject to a minimum monthly rental threshold of $1,000 to filter out standalone storage lockers, private parking spaces, and misclassified commercial entries from condominium statistics.
Calculation Formulations
- Average Asking Rent: Weighted average of active asking prices across available suites in the reporting period.
- Price Per Square Foot ($/SF): Calculated by dividing rent by square footage only for listings that provide unit dimensions (suites without stated square footage are excluded from $/SF calculations).
- Days on Market (DOM): Measures elapsed calendar days between the date a suite is first listed and either the benchmark snapshot date (for active listings) or the finalized date leased.
- Parking & Den Differentials: Average asking rent differences between suites with vs. without parking, and suites with vs. without a den.
Data Limitations & Scope
- Exclusively Public Records: Statistics are derived exclusively from publicly available rental listings and completed lease records. Private direct-to-landlord arrangements, unadvertised tenant renewals, and off-market rental agreements are not captured.
- Agreed Contract Amounts: Reported lease amounts reflect agreed contract rents and do not account for private move-in allowances or individual unit renovations that may influence pricing spreads.
