Nord West at Expo 4, a 396-suite residential tower at 2916 Highway 7 in Vaughan's Metropolitan Centre submarket, was completed in 2020 by Cortel Group & YYZed. As of August 31, 2026, five units are actively listed, representing a 1.3 percent availability rate. The building closed five leases in the trailing 30 days at an average 26 days on market and twenty leases over the past 90 days averaging 25 days, indicating a steady leasing cadence consistent with the submarket's 26-day benchmark.

Active asking rents average $2,300 per month at $3.04 per square foot across a 770-square-foot average footprint, compared to realized 90-day lease averages of $2,545 per month at $3.45 per square foot. The current listing cohort is slightly more spacious than the historical lease average of 733 square feet, which explains part of the nominal rent gap while the per-square-foot rate remains meaningfully lower. Against the Vaughan Metropolitan Centre asking benchmark of $3.73 per square foot, Nord West at Expo 4 trades at an 18.5 percent discount, positioning it as a value-oriented option within the submarket.

Marketing friction is modest: active listings average 22 days on market, four days faster than the submarket's 26-day norm, and the single delisted unit sat for 48 days at an asking price of $3,000 per month—$420 above realized lease averages—suggesting that overpriced units face extended vacancy. Across tracked closed transactions, tenants negotiated an average concession of $27 per month, or 1.11 percent below asking, with 46.2 percent of leases closing under the initial list price. Inventory depth is thin: the two-bedroom tier offers two active units, while one-bedroom, one-bedroom-plus-den, and two-bedroom-plus-den each carry a single listing, leaving renters with limited choice at every layout level.

Active Market Insights & Questions

How has rental availability changed at Nord West at Expo 4 recently?

Nord West at Expo 4 has five active listings as of August 31, 2026, spanning $1,250 to $2,900 per month with an average asking rent of $2,300 and a median of $2,400. The average suite measures 770 square feet at an asking rate of $3.04 per square foot. The two-bedroom layout commands 40 percent of active inventory, while the remaining 60 percent splits evenly across one-bedroom, one-bedroom-plus-den, and two-bedroom-plus-den tiers, indicating a balanced but shallow mix that leans slightly toward mid-size family layouts rather than compact entry-level or large executive suites.

What floor plans and unit layouts are currently available at Nord West at Expo 4?

The two-bedroom layout is the dominant active tier at Nord West at Expo 4, with two listings representing 40 percent of available inventory at an average asking rent of $2,075 per month across 850 square feet and a rate of $2.44 per square foot. The one-bedroom tier carries a single listing at $2,250 per month for 650 square feet at $3.46 per square foot, while the one-bedroom-plus-den and two-bedroom-plus-den tiers each hold one unit priced at $2,400 and $2,700 per month respectively, both at 650 and 850 square feet with rates of $3.69 and $3.18 per square foot. Every tier beyond the two-bedroom category is a single-listing situation, so renters should act quickly if a specific layout matches their needs.

What is the average asking rent and $/SF by suite size at Nord West at Expo 4?

Nord West at Expo 4's active asking rents range from $1,250 to $2,900 per month, a dollar spread of $1,650 and a percentage spread of 132 percent. The median asking rent sits at $2,400 per month. The entry-level listing is a two-bedroom unit of 850 square feet priced at $1.47 per square foot, while the peak asking unit is also a two-bedroom of 850 square feet but listed at $3.41 per square foot, reflecting a wide internal price dispersion likely driven by unit condition, floor, or view differentiation rather than size variation.

How much extra do parking spaces and dens cost at Nord West at Expo 4?

At Nord West at Expo 4, the active den premium is quantified at $150 per month, though the associated square-footage delta is recorded as zero and the marginal cost per square foot for extra den space cannot be reliably calculated from the current sample. Parking stall premiums cannot be reliably isolated from the available data due to anomalous outliers or an insufficient paired sample, so renters should request individual parking quotes directly from the leasing office rather than relying on a standardized add-on figure.

How do asking rents at Nord West at Expo 4 compare to local and municipal benchmarks?

Nord West at Expo 4's active asking rent of $2,300 per month and $3.04 per square foot both trail the Vaughan Metropolitan Centre benchmarks of $2,315 per month and $3.73 per square foot, placing the building 18.5 percent below the submarket asking rate on a per-square-foot basis. The nominal rent gap of just $15 per month is easily explained by the building's 770-square-foot average suite size versus the submarket's broader mix, and the lower per-square-foot rate confirms that Nord West at Expo 4 offers a more competitive pricing position. The building accounts for five out of 115 active listings in the submarket, representing roughly 4.3 percent of total available inventory.

Leased Transaction Insights & Questions

How many suites were leased at Nord West at Expo 4 last month, and how fast did they rent?

Nord West at Expo 4 closed leases in 26 days on average over the trailing 30 days, matching the Vaughan Metropolitan Centre submarket benchmark of 26 days, while the 90-day average DOM sits at 25 days. The building recorded 5 closings in the last 30 days, 20 in the last 90 days, and 26 lifetime leases, indicating steady leasing cadence with a slight acceleration into summer. Turnover has not paused; the 90-day volume represents roughly 77% of all tracked leases, confirming consistent tenant demand through the spring-to-summer window.

What is the negotiation spread between asking rents and closed lease prices at Nord West at Expo 4?

Nord West at Expo 4 tenants negotiated an average discount of $27 per month (1.11% below asking), translating to $324 in annual savings per lease. Across all 26 tracked leases, 46.2% closed under the listed asking price, confirming measurable tenant leverage and landlord concession in this submarket. This is a tenant-favorable outcome: units settled below sticker, not above it, and landlords absorbed the gap rather than holding firm at asking.

What are typical executed lease prices across different layouts at Nord West at Expo 4?

The two highest-volume anchor layouts at Nord West at Expo 4 are the 1-Bedroom (7 leases, $2,207 average, 23-day DOM) and the 2-Bedroom + Den (7 leases, $2,793 average, 21-day DOM), both representing statistically robust benchmarks. The 1-Bedroom + Den tier closed 6 leases at $2,358 average (median $2,400, P25–P75 range $2,362–$2,400), averaging 633 square feet at $3.73 per square foot with a 22-day DOM. The 2-Bedroom tier closed 6 leases at $2,683 average (median $2,700, P25–P75 range $2,662–$2,700), averaging 844 square feet at $3.18 per square foot with a 35-day DOM. All four tiers qualify as moderate samples of 6 to 7 closed leases, providing reliable directional benchmarks rather than single-transaction outliers.

What measurable rent premium did suites with parking achieve in closed leases at Nord West at Expo 4?

Nord West at Expo 4 does not have a reliably isolated leased parking premium because paired lease-and-parking data is insufficient to calculate a verified monthly figure. Active listings also show an unreliable or outlier-driven parking spread, so no defensible parking dollar value can be quoted for either leased or asking inventory. Tenants should treat any advertised parking add-on at this building as a negotiation variable rather than a fixed market rate, and verify the exact fee directly with the leasing office before signing.

How does the lease-to-listing ratio at Nord West at Expo 4 reflect current tenant demand?

Nord West at Expo 4 shows a clear upward rent trajectory from April through August 2026, climbing from $2,400 to $2,580 average monthly rent across five tracked months. April saw 1 closing at $2,400 and $3.69 per square foot with a 13-day DOM. May brought 5 closings at $2,390 and $3.50 per square foot over 27 days. June recorded 6 closings at $2,450 and $3.47 per square foot with a 19-day DOM. July peaked at 9 closings, $2,589 average rent, and $3.40 per square foot over 28 days. August closed 5 leases at $2,580 and $3.52 per square foot with a 26-day DOM. Note that July's lower nominal rate per square foot despite higher rent reflects larger suite footprints in that month's mix, not a devaluation of the property.

De-Listed Market Analysis & Questions

How many listings de-listed at Nord West at Expo 4, and what was their re-listing price compared to previous asking?

Nord West at Expo 4 logged 1 delisted unit in the tracked period, representing a 20% delisted-to-30-day-leased ratio and a 3.8% ratio against lifetime lease volume. The single delisting was a terminated listing; no expired or suspended listings appeared in the dataset. With only one delisted unit against 5 active and 26 lifetime leases, this is a minimal friction signal rather than a systemic overpricing pattern.

How do asking prices on de-listed suites compare to executed leases and active listings at Nord West at Expo 4?

The single delisted unit at Nord West at Expo 4 asked $3,000 per month, which is $420 per month (16.3%) above the $2,580 realized lease average, indicating direct overpricing relative to market-clearing levels. The delisted listing also carried a rate of $3.53 per square foot versus the $3.47 per square foot realized average, a modest $0.06 per square foot gap that compounds the nominal overage. This unit sat on the market for 48 days before being pulled, confirming that the asking price exceeded what tenants in this submarket were willing to pay at that time.

What market friction causes rental listings to stall or de-list at Nord West at Expo 4?

Nord West at Expo 4's delisted unit averaged 48 days on market compared to the 25-day realized lease DOM, creating a 23-day excess marketing period. Those 23 days represent roughly $2,300 in lost rent at the $3,000 asking rate, plus ongoing condo maintenance fees and carrying costs during the unrented window. The excess DOM underscores that pricing above the submarket-clearing level directly extends vacancy carry and erodes net operating income for the owner.

12-Month Market Dynamics & Trend Trajectory

Nord West at Expo 4 realizes an average rent of $2,510 per month, a premium of approximately 11% over the Vaughan Metropolitan Centre submarket average of $2,267, while its rate of $3.47 per square foot sits about 7% below the submarket average of $3.71 per square foot. This combination signals that the building commands a rent premium through suite mix and amenities but offers a more competitive rate per square foot than surrounding inventory, making it attractive to tenants prioritizing space value over headline rent. Pricing discipline at Nord West at Expo 4 skews tenant-favorable: 46.2% of the 26 tracked leases closed below asking, with an average concession of $27 per month (1.11%) and $324 in annualized tenant savings. Landlords in this building are conceding modestly to close deals rather than holding at sticker, a pattern consistent with a submarket where 115 active listings create competitive pressure and tenants can shop alternatives within the Vaughan Metropolitan Centre.

Against the four-comp benchmark of $2,562 average rent, $3.31 per square foot, and 791 average square feet, Nord West at Expo 4's realized lease profile of $2,510 per month at $3.47 per square foot across 733 square feet positions the building as a compact-footprint, rate-premium product. The subject trades at a premium per square foot over every active competitor while delivering fewer interior square feet than the two 2016–2017 towers, meaning the nominal rent gap versus Expo and Expo 2 is driven by suite size rather than asset valuation. At 396 suites, the building occupies a mid-scale footprint in this pocket, and its 2020 completion gives it a five-to-nine-year age advantage over the older pair while remaining contemporaneous with Nord East.

Does Nord West at Expo 4 offer a competitive price-per-square-foot ($/SF) against local comparables?

Nord West at Expo 4 leases at $3.47 per square foot across 733 average square feet, a rate that sits above the four-comp benchmark of $3.31 per square foot and 791 average square feet, positioning the subject as a premium-per-foot, compact-suite product in this pocket. Against Nord East - Expo 3, the subject trades at a $0.02 per square foot (0.6%) premium while providing 4 more interior square feet, a near-identical footprint with a marginal rate edge. Versus Expo 2, the subject commands a $0.33 per square foot (10.5%) premium but provides 136 fewer interior square feet; the lower nominal rent of $2,510 versus $2,720 is therefore a function of the smaller suite footprint, not a discount in asset valuation. The same trade-off holds against Expo, where the subject carries a $0.31 per square foot (9.8%) premium over 150 fewer square feet, again explaining the $237 lower monthly rent through reduced interior area rather than weaker pricing power. Against CG Tower, the subject trades at identical $3.47 per square foot parity while providing 51 more interior square feet, yielding a $197 higher monthly rent that reflects the additional space rather than a rate premium.

How do building age, amenities, and developer reputation impact rent spreads?

Nord West at Expo 4 offers a 17-item lifestyle package that includes a Library & Reading Room—a feature absent from all four nearby competitors—alongside an Indoor Pool, Outdoor Pool, Sauna & Steam Room, Yoga Studio, Business Centre, and Kids' Play Room. Nord East - Expo 3 mirrors most of the subject's aquatic and wellness suite but lacks both the Library & Reading Room and the Kids' Play Room. Expo 2 and Expo each omit the Outdoor Pool and the Library & Reading Room, while Expo also lacks a Business Centre, Pet Wash Station, and Garden & Courtyard. CG Tower differentiates with a Hot Tub & Jacuzzi and Spa not found at the subject, but it omits the Sauna & Steam Room, Games & Billiards Room, Garden & Courtyard, and the Library & Reading Room. The subject's combination of dual pools, dedicated reading space, business centre, and indoor children's play area targets young professional families and remote-work-oriented tenants who want a full-service residential experience without the spa-centric positioning of CG Tower or the older, amenity-lighter profiles of Expo and Expo 2.
