The Majestic I — Rental Market Data
Building Summary & Rental Market Overview
Rental market analytics and building profile as of August 31, 2026.
The Majestic I at 28 Empress Ave in North York City Centre is a 269-suite residential building completed in 2000 by Conservatory Group, currently showing three active listings for an availability rate of 1.1 percent. Leasing activity over the trailing 30 days produced one closed lease at an average of $2,950 per month with a 41-day time on market, while the broader 90-day window captured four closed leases averaging $2,788 per month and a 29-day average DOM.
Active asking rents at The Majestic I average $3,230 per month at $3.76 per square foot across an 870-square-foot mean footprint, which is both a higher rate per square foot and a larger suite size than the 90-day realized benchmark of $3.49 per square foot on 800 square feet. Against the North York City Centre submarket asking benchmark of $3.84 per square foot, the building's current listings price 2.1 percent below the broader market rate, though the nominal monthly rent sits well above the submarket average asking rent of $2,753 because of the expanded suite footprints on offer.
The three active listings carry an average of just 8 days on market, well under the submarket benchmark of 25 days, yet the most recent closed lease required 41 days to convert, signaling a modest deceleration in the leasing pipeline. Across all six tracked historical leases, tenants secured an average concession of $42 per month, or 1.42 percent below asking, with half of closed deals landing under the initial list price. Every layout tier currently available—1-Bedroom + Den, 2-Bedroom, and 2-Bedroom + Den—represents a single listing, so renters face zero redundancy in any bedroom category and must act on individual unit availability rather than choosing among multiple options.

Active Market Insights & Questions
How has rental availability changed at The Majestic I recently?
The Majestic I lists three active units as of August 31, 2026, with asking rents spanning $2,690 to $3,700 per month, an average of $3,230, and a median of $3,300. The average active suite measures 870 square feet at an asking rate of $3.76 per square foot, and the inventory splits evenly across three distinct layout tiers—1-Bedroom + Den, 2-Bedroom, and 2-Bedroom + Den—each accounting for 33.3 percent of available stock. Because every tier holds exactly one listing, the current inventory is a thin, single-unit spread rather than a deep pool, and the mix skews toward mid-to-upper-range two-bedroom configurations rather than compact entry-level one-bedrooms.
What floor plans and unit layouts are currently available at The Majestic I?
The Majestic I's active inventory is evenly divided, with the 1-Bedroom + Den tier holding one listing at 33.3 percent share, alongside one 2-Bedroom unit (33.3 percent) and one 2-Bedroom + Den unit (33.3 percent). The 1-Bedroom + Den asks $2,690 per month on 650 square feet at $4.14 per square foot, the 2-Bedroom lists at $3,300 on 950 square feet at $3.47 per square foot, and the 2-Bedroom + Den commands $3,700 on 1,010 square feet at $3.66 per square foot. Each tier is a single listing, so no bedroom category offers a second option for comparison or negotiation leverage within the building.
What is the average asking rent and $/SF by suite size at The Majestic I?
The Majestic I's three active listings span a $1,010 spread from a $2,690 entry point to a $3,700 peak, representing a 37.5 percent range, with the median asking rent at $3,300 per month. The entry-level suite is a 1-Bedroom + Den measuring 650 square feet at $4.14 per square foot, while the top-of-line 2-Bedroom + Den offers 1,010 square feet at $3.66 per square foot for $3,700 per month. The middle 2-Bedroom unit at 950 square feet and $3.47 per square foot bridges the gap, giving renters a clear step-up in both space and price across the three available configurations.
How much extra do parking spaces and dens cost at The Majestic I?
The Majestic I's active den premium and the marginal cost per additional square foot of den space cannot be reliably quantified from the current single-listing sample, as no paired den-versus-no-den comparison exists within the three available units. Parking stall premiums likewise cannot be isolated from the available data, with the sample flagged as unreliable due to insufficient paired observations, so renters should request a direct parking quote from the leasing office rather than rely on a published figure.
How do asking rents at The Majestic I compare to local and municipal benchmarks?
The Majestic I's active asking rate of $3.76 per square foot sits 2.1 percent below the North York City Centre submarket asking benchmark of $3.84 per square foot, even though the building's average monthly rent of $3,230 exceeds the submarket average asking rent of $2,753. That nominal rent gap resolves through suite size: the building's 870-square-foot average footprint is materially larger than the submarket norm, so renters pay more in absolute dollars but less per unit of space. The building currently represents 3 out of 216 active listings in the North York City Centre submarket, a 1.4 percent share of total available inventory.

Leased Transaction Insights & Questions
How many suites were leased at The Majestic I last month, and how fast did they rent?
The Majestic I at 28 Empress Ave recorded a 30-day average DOM of 41 days against a submarket benchmark of 25 days, while its 90-day average DOM came in at 29 days. Over the trailing 30 days, one lease closed; the 90-day window captured four closings; and the full one-year and lifetime records each total six leases. Leasing cadence accelerated sharply in June (three closings) before pausing in July and resuming with a single August deal, indicating a burst-then-stall pattern rather than steady monthly absorption.
What is the negotiation spread between asking rents and closed lease prices at The Majestic I?
The Majestic I tenants negotiated an average discount of $42 per month (1.42% below asking), translating to $504 in annual savings per unit across tracked leases. Exactly 50.0% of the six lifetime leases closed under the listed asking price, confirming measurable tenant leverage in this North York City Centre submarket. Landlords at The Majestic I are conceding on price rather than holding firm, a pattern consistent with the building's 1.1% availability rate keeping pressure on landlords to close deals quickly.
What are typical executed lease prices across different layouts at The Majestic I?
The 2-Bedroom layout dominates The Majestic I's lease book at 83.3% of volume (five closings), averaging $2,810 per month with a 25-day DOM. The 1-Bedroom + Den tier recorded a single closing at $2,450 per month with a 2-day DOM; this is an individual single transaction and does not represent a broad statistical benchmark. For the 2-Bedroom tier specifically, the median rent is $2,900, the P25–P75 range spans $2,650 to $2,950, average suite size is 830 square feet, the realized rate is $3.40 per square foot, and this five-lease sample qualifies as a moderate statistical benchmark.
What measurable rent premium did suites with parking achieve in closed leases at The Majestic I?
The Majestic I does not have sufficient paired lease data to isolate a reliable parking premium, and the active listing sample shows an unreliable outlier that cannot be quoted as a verified rate. Parking at this building is effectively unbundled from the available transactional record. Tenants should treat any parking figure in active listings as unverified until a confirmed lease pairing is published.
How does the lease-to-listing ratio at The Majestic I reflect current tenant demand?
The Majestic I's tracked monthly timeline from April through August 2026 shows a volatile rent path with no single directional trend, ranging from $2,450 to $2,950 per month. April closed one deal at $2,900 ($3.05 per square foot, 8-day DOM). May closed one deal at $2,450 ($3.77 per square foot, 2-day DOM); the lower nominal rent here reflects a compact 650-square-foot 1-Bedroom + Den suite rather than any property devaluation. June saw three closings averaging $2,733 ($3.49 per square foot, 25-day DOM). August closed one deal at $2,950 ($3.47 per square foot, 41-day DOM), the longest marketing period in the tracked window.

12-Month Market Dynamics & Trend Trajectory
The Majestic I's lifetime average realized rent of $2,750 per month sits $110 above the North York City Centre submarket average of $2,640, a modest 4.2% premium. On a rate-per-square-foot basis, the building's $3.46 per square foot trails the submarket leased average of $3.75 per square foot by 6.9%, meaning tenants at The Majestic I are paying a higher total rent for a larger average footprint (800 square feet) rather than a higher density charge. Pricing discipline at The Majestic I leans tenant-favorable: 50.0% of the six tracked leases closed below asking, with an average concession of $42 per month (1.42%). The annualized impact of this landlord discount is $504 per unit per year in tenant savings. This pattern indicates that while The Majestic I's asking rents position above submarket averages, landlords are willing to move on price to close leases, particularly as the 30-day DOM of 41 days signals slowing absorption relative to the 25-day submarket norm.

Nearby Building Rental Comparables & Price Spreads
Direct rental rate comparisons against residential properties in the immediate vicinity.
The Majestic I at 28 Empress Ave sits in a dense cluster of four active competitors within 160 metres, all of which recorded closed lease transactions over the trailing 180 days. Empress Plaza I (35 Empress Ave, 0.08 km, built in 1995) logged 14 closed leases, Royal Pinnacle (33 Empress Ave, 0.08 km, built in 2000) also closed 14 leases, Kingsdale (238 Doris Ave, 0.11 km, built in 1997) recorded 10 closed leases, and Gibson Square – North Tower (5168 Yonge St, 0.16 km, built in 2015) led the group with 18 closed leases. The first three competitors belong to the mid-1990s-to-2000 construction wave that defines the Empress Avenue corridor, while Gibson Square represents a distinctly newer generation of product roughly 15 years younger than The Majestic I and its immediate Empress Avenue neighbours. Across these four active peers, the overall comp benchmark averages $2,876 per month in realized rent at $3.42 per square foot across an average suite of 864 square feet. The Majestic I's all-time realized lease profile sits at $2,750 per month and $3.46 per square foot over an average 800-square-foot footprint, placing the building modestly below the comp set in nominal rent while carrying a slightly higher rate per square foot. The 64-square-foot deficit in average suite size relative to the comp mean is the primary driver of the lower headline rent, not a weaker asset valuation. At 269 suites, The Majestic I also operates at a smaller total inventory scale than the surrounding high-rises, reinforcing its positioning as a mid-size, walkable residential option anchored to the Yonge–Empress intersection rather than a large-format tower product.
Comparable Analysis & Questions
How do rental rates at The Majestic I compare to neighbouring buildings within North York City Centre?
The Majestic I's all-time average realized lease rent of $2,750 per month trades $126 below the four-comp benchmark of $2,876, yet the subject commands a higher nominal rent than every individual competitor in this pocket. Empress Plaza I at 35 Empress Ave (0.08 km, 14 closed leases) averaged $2,804 per month at $3.10 per square foot over 918 square feet, meaning The Majestic I's realized rent runs $54 higher despite the smaller suite. Royal Pinnacle at 33 Empress Ave (0.08 km, 14 closed leases) averaged $2,882 per month at $3.36 per square foot over 881 square feet, with The Majestic I's rent $132 above that figure. Kingsdale at 238 Doris Ave (0.11 km, 10 closed leases) posted the highest comp rent at $2,963 per month, $3.39 per square foot, and 889 square feet, placing The Majestic I $213 below in nominal terms but the subject's smaller footprint compresses the per-square-foot gap to just $0.07. Gibson Square – North Tower at 5168 Yonge St (0.16 km, 18 closed leases) averaged $2,856 per month at $3.81 per square foot over 768 square feet, with The Majestic I's rent $106 higher while offering 32 more interior square feet.
Does The Majestic I offer a competitive price-per-square-foot ($/SF) against local comparables?
The Majestic I leases at $3.46 per square foot over an average 800-square-foot suite, a rate that sits above the three Empress Avenue and Doris Avenue peers but below the newer Gibson Square – North Tower, while the subject's smaller footprint than three of four competitors explains why the nominal monthly rent reads lower despite the higher per-square-foot charge. Against Empress Plaza I, The Majestic I trades at a $0.36 per square foot (11.6%) premium while providing 118 fewer interior square feet, so a renter pays more per unit of space for a more compact layout. Royal Pinnacle shows a tighter spread: the subject commands a $0.10 per square foot (3.0%) premium with 81 fewer square feet, making the total rent delta of $132 almost entirely a function of the smaller interior. Kingsdale follows the same pattern at a $0.07 per square foot (2.1%) premium and 89 fewer square feet. Gibson Square – North Tower inverts the relationship: The Majestic I trades at a $0.35 per square foot (9.2%) discount below that 2015-built tower while delivering 32 more interior square feet, giving renters a larger unit at a lower rate per square foot in exchange for an older building and a different amenity mix.
How do building age, amenities, and developer reputation impact rent spreads?
The Majestic I offers a seven-feature lifestyle package—Concierge & Security, Gym & Fitness Centre, Sauna & Steam Room, Party & Lounge Room, Meeting Room, Library & Reading Room, and Pet Wash Station—that is leaner than its Empress Avenue neighbours but distinguishes itself with two amenities absent from every nearby competitor: a dedicated Library & Reading Room and a Pet Wash Station. Empress Plaza I counters with a Yoga Studio, Squash & Racquetball Court, Media & Theatre Room, and Games & Billiards Room that The Majestic I does not provide, while Royal Pinnacle adds a Hot Tub & Jacuzzi and Games & Billiards Room, and Kingsdale includes an outdoor Children's Playground. Gibson Square – North Tower, the newest building in the set, layers on an Indoor Pool, Rooftop Terrace, Dining Room & Kitchen, and Media & Theatre Room that no other competitor in this radius matches. The Majestic I's signature differentiators—the quiet reading environment and on-site pet grooming—target cost-conscious professionals and pet-owning tenants who prioritize a low-maintenance, walkable Yonge–Empress location and practical daily conveniences over the resort-style aquatic or entertainment facilities that define the larger, newer towers nearby.

Data Methodology & Analytical Standards
How FastScreen aggregates public listing records, tracks active inventory, and calculates rental market metrics for The Majestic I.
Snapshot Dates & Benchmark Cadence
- Standardized Snapshot: Market metrics reflect a standardized monthly snapshot locked as of August 31, 2026.
- Benchmark Comparison Cadence: Month-over-month comparisons evaluate changes across standardized month-end reporting windows (August 2026 vs July 2026), ensuring consistent baseline periods and eliminating intra-month reporting volatility.
- Point-in-Time Daily History: Daily charts capture point-in-time active listings available on any given calendar day.
Public Data Aggregation & Thresholds
- Public Data Aggregation: FastScreen aggregates residential rental listing and completed lease transaction records from publicly available sources.
- Threshold Filtering: All listings are subject to a minimum monthly rental threshold of $1,000 to filter out standalone storage lockers, private parking spaces, and misclassified commercial entries from condominium statistics.
Calculation Formulations
- Average Asking Rent: Weighted average of active asking prices across available suites in the reporting period.
- Price Per Square Foot ($/SF): Calculated by dividing rent by square footage only for listings that provide unit dimensions (suites without stated square footage are excluded from $/SF calculations).
- Days on Market (DOM): Measures elapsed calendar days between the date a suite is first listed and either the benchmark snapshot date (for active listings) or the finalized date leased.
- Parking & Den Differentials: Average asking rent differences between suites with vs. without parking, and suites with vs. without a den.
Data Limitations & Scope
- Exclusively Public Records: Statistics are derived exclusively from publicly available rental listings and completed lease records. Private direct-to-landlord arrangements, unadvertised tenant renewals, and off-market rental agreements are not captured.
- Agreed Contract Amounts: Reported lease amounts reflect agreed contract rents and do not account for private move-in allowances or individual unit renovations that may influence pricing spreads.
