Lambton Square I — Rental Market Data
Building Summary & Rental Market Overview
Rental market analytics and building profile as of August 31, 2026.
Lambton Square I at 240 Scarlett Road in Weston, York, is a 256-suite residential building completed in 1976 with no developer of record. As of August 31, 2026, two units are actively listed for rent, representing an availability rate of just 0.8 percent and placing the building at 2 out of 12 available listings across the broader Weston submarket. One lease closed in both the trailing 30-day and 90-day windows, with an average days-on-market of 12 days for that single transaction.
Active asking rents average $3,250 per month at a rate of $2.85 per square foot, compared to the single realized lease at $2,900 per month and $2.32 per square foot. The current active inventory averages 1,138 square feet, a more compact footprint than the 1,249 square feet recorded in the historical lease, which means the higher asking rate per square foot reflects tighter suite sizing rather than a pure price escalation. Against the Weston submarket asking benchmark of $3.42 per square foot, Lambton Square I's active rate sits 16.7 percent below the neighbourhood norm.
Marketing friction is a genuine concern here: the two active listings have sat on market for an average of 76 days, more than double the submarket average of 30 days, even though zero units have been delisted or expired during the tracking period. Across the one tracked closed transaction, tenants negotiated an average discount of $100 per month, or 3.33 percent below asking, a concession that translates to roughly $1,200 in annual savings. Inventory depth is extremely thin, with a single two-bedroom unit and a single three-bedroom-plus unit available, meaning renters face zero redundancy in either layout tier.

Active Market Insights & Questions
How has rental availability changed at Lambton Square I recently?
Lambton Square I has 2 units actively listed as of August 31, 2026, with asking rents ranging from $3,000 to $3,500 per month, an average of $3,250, and a median of $3,250. The active inventory averages 1,138 square feet at an asking rate of $2.85 per square foot, split evenly between a two-bedroom and a three-bedroom-plus layout. Both tiers are single-listing samples, so the building offers no layout redundancy and skews toward mid-size multi-bedroom suites rather than compact entry-level one-bedrooms.
What floor plans and unit layouts are currently available at Lambton Square I?
The dominant active layout at Lambton Square I is the two-bedroom, with 1 unit representing 50 percent of available inventory at an average asking rent of $3,000 per month, 1,100 square feet, and $2.73 per square foot. The three-bedroom-plus tier holds the other 50 percent with 1 unit at $3,500 per month, 1,175 square feet, and $2.98 per square foot. Both tiers are single-listing samples, so neither layout offers a second option for renters comparing unit-to-unit variation.
What is the average asking rent and $/SF by suite size at Lambton Square I?
Lambton Square I's active asking rents span from a minimum of $3,000 to a peak of $3,500 per month, a dollar spread of $500 or 16.7 percent. The median asking rent sits at $3,250 per month, exactly midway between the two listings. The entry-level suite is a two-bedroom at 1,100 square feet and $2.73 per square foot, while the peak offering is a three-bedroom-plus at 1,175 square feet and $2.98 per square foot.
How much extra do parking spaces and dens cost at Lambton Square I?
Den premium data for Lambton Square I cannot be quantified from the current active sample, as no paired den versus non-den transactions exist to isolate the marginal cost per square foot of additional den space. Parking stall premiums are likewise inconclusive; the available data contains anomalous outliers or an insufficient paired sample, so no reliable monthly parking add-on figure can be quoted for active listings.
How do asking rents at Lambton Square I compare to local and municipal benchmarks?
Lambton Square I's active asking rate of $2.85 per square foot sits 16.7 percent below the Weston submarket asking benchmark of $3.42 per square foot, even though the building's nominal average rent of $3,250 per month exceeds the submarket asking average of $2,463. That nominal gap is explained by suite size: the building's active inventory averages 1,138 square feet, a larger footprint than what the submarket asking average implies at the lower per-square-foot rate. The building currently holds 2 out of 12 available listings in the Weston submarket, accounting for roughly 17 percent of all active inventory in the area.

Leased Transaction Insights & Questions
How many suites were leased at Lambton Square I last month, and how fast did they rent?
Lambton Square I at 240 Scarlett Rd closed one lease in the trailing 30 days with a 12-day DOM, compared to a 30-day submarket benchmark of 30 days. The 90-day and lifetime figures are identical: one closed lease at 12 days on market. Leasing turnover at this 256-suite building is effectively paused, with a single transaction representing the entire tracked volume across all timeframes.
What is the negotiation spread between asking rents and closed lease prices at Lambton Square I?
Lambton Square I closed its tracked lease $100 per month below asking, a 3.33% discount that translates to $1,200 in annual tenant savings. 100% of tracked leases settled under the listed asking price, confirming clear tenant leverage and a landlord concession on this individual transaction. This is a single-deal data point, not a broad statistical benchmark, but it signals that landlords at this address are willing to move off their initial asking to close a file.
What are typical executed lease prices across different layouts at Lambton Square I?
The sole tracked lease at Lambton Square I is a 2-Bedroom unit averaging $2,900 per month with a 12-day DOM. This represents an individual single transaction, not a broad statistical benchmark. The suite measured 1,249 square feet at a realized rate of $2.32 per square foot, with a median of $2,900 and a P25-P75 range of $2,900 to $2,900 given the single data point.
What measurable rent premium did suites with parking achieve in closed leases at Lambton Square I?
Lambton Square I has no verified leased parking premium to report; the paired data is insufficient to isolate a reliable monthly parking value. Active listings at the building also show an unreliable or outlier parking figure, so no concrete parking dollar amount can be quoted. Tenants should confirm whether parking is bundled into the suite rent or billed separately before signing.
How does the lease-to-listing ratio at Lambton Square I reflect current tenant demand?
Lambton Square I recorded one closed lease in August 2026 at $2,900 per month, 2.32 per square foot, and 12 days on market. With only a single monthly data point in the tracked timeline, no seasonal trajectory or month-over-month progression can be established. The August closing sits above the submarket average lease rent of $2,286 but well below the submarket rate per square foot of 3.22, reflecting the building's larger suite footprints rather than a pricing premium.

12-Month Market Dynamics & Trend Trajectory
Lambton Square I's realized rent of $2,900 per month sits roughly 27% above the Weston submarket average lease rent of $2,286, yet its rate of $2.32 per square foot runs 28% below the submarket average of 3.22 per square foot. The building's 1,249-square-foot suites deliver substantially more space per dollar than the typical Weston lease, positioning Lambton Square I as a large-format, lower-density option in a submarket where the average unit is tighter and pricier on a per-square-foot basis. Pricing discipline at Lambton Square I leans decisively toward the tenant. The single tracked lease closed $100 per month (3.33%) below asking, representing a landlord concession of $1,200 in annualized savings for the incoming tenant. 100% of tracked transactions settled under the listed price, and with only one deal in the dataset this is an individual transaction rather than a statistical pattern. Still, the direction is unambiguous: landlords at this address are conceding ground to close files rather than holding firm at asking.

Nearby Building Rental Comparables & Price Spreads
Direct rental rate comparisons against residential properties in the immediate vicinity.
Lambton Square I at 240 Scarlett Rd sits within a tight cluster of four comparables along the same arterial corridor in the Weston submarket. Two buildings recorded active lease volume over the trailing 180 days: Lambton Square II at 250 Scarlett Rd, 0.12 kilometres away and completed in 1975, closed one lease transaction; and Eglinton Park Place at 3559 Eglinton Ave W, 1.72 kilometres to the west and completed in 1988, also closed one lease. The remaining two peers—Lambton Square III at 260 Scarlett Rd (0.12 km, completed 1977) and Lambton Square IV at 270 Scarlett Rd (0.2 km, completed 1978)—each recorded zero closed leases in the same window, functioning as architectural and amenity references rather than active pricing benchmarks. The four buildings span a narrow 1975-to-1978 completion band for the Scarlett Road trio, while Eglinton Park Place represents a later 1988 generation roughly a decade newer. Against the four-comp aggregate benchmark of $2,350 average rent, $2.90 per square foot, and 817 average square feet, Lambton Square I's single realized lease at $2,900 per month and 1,249 square feet positions the building as a larger-footprint, lower-rate-per-square-foot product. The subject's $2.32 per square foot realized rate sits well below the comp average of $2.90 per square foot, a gap driven entirely by its 432-square-foot advantage in interior area over the benchmark suite. At 256 suites and a 1976 completion, the building offers a mid-century scale that the three adjacent Lambton Square towers share structurally, but its realized lease profile reflects a premium on total monthly cost offset by a materially more generous interior footprint.

Eglinton Park Place at 3559 Eglinton Ave W, 1.72 kilometres distant, closed one lease at $2,550 per month ($3.26 per square foot across 783 square feet), placing the subject $350 above that benchmark. Lambton Square III (260 Scarlett Rd) and Lambton Square IV (270 Scarlett Rd) each recorded zero closed leases over the trailing 180 days, so neither provides a realized rent figure against which to benchmark the subject's pricing.
Does Lambton Square I offer a competitive price-per-square-foot ($/SF) against local comparables?
Lambton Square I's realized rate of $2.32 per square foot across an average 1,249-square-foot suite undercuts both active nearby alternatives on a per-square-foot basis while delivering substantially more interior area. Against Lambton Square II, the subject trades at a $0.21 per square foot (8.3%) discount below that competitor's $2.53 per square foot rate, yet provides 399 more interior square feet—so the $750 higher nominal rent is a footprint effect, not a per-unit valuation premium. The same dynamic holds against Eglinton Park Place: the subject offers a $0.94 per square foot (28.8%) discount below that building's $3.26 per square foot while delivering 466 additional square feet, meaning the $350 rent differential is driven by the larger interior footprint rather than a higher asset valuation per unit of space. Tenants at Lambton Square I are paying more in total monthly cost but receiving a meaningfully larger living area at a lower cost per square foot than either active competitor.
How do building age, amenities, and developer reputation impact rent spreads?
Lambton Square I provides a nine-feature lifestyle package including an outdoor pool, gym and fitness centre, party and lounge room, meeting room, car wash bay, library and reading room, sauna and steam room, BBQ area, and shared laundry room—solid mid-century amenities that nonetheless trail several nearby peers on specific lifestyle offerings. Lambton Square II adds a concierge and security desk, a garden and courtyard, and a woodworking room that the subject lacks; Lambton Square III layers in concierge service, an EV charging station, and a garden courtyard; Lambton Square IV swaps the subject's outdoor pool for an indoor pool and adds concierge coverage. Eglinton Park Place differentiates with a games and billiards room, an outdoor children's playground, and a pet wash station, none of which appear in the subject's amenity list. The absence of concierge security, EV charging, and dedicated pet or family play facilities positions Lambton Square I as the value-oriented choice for cost-conscious families and professionals who prioritize a large interior footprint, a full wellness suite (pool, sauna, gym), and social gathering space over 24-hour staffing or niche lifestyle add-ons.

- Parking & Den Differentials: Average asking rent differences between suites with vs. without parking, and suites with vs. without a den.
Data Limitations & Scope
- Exclusively Public Records: Statistics are derived exclusively from publicly available rental listings and completed lease records. Private direct-to-landlord arrangements, unadvertised tenant renewals, and off-market rental agreements are not captured.
- Agreed Contract Amounts: Reported lease amounts reflect agreed contract rents and do not account for private move-in allowances or individual unit renovations that may influence pricing spreads.
