How much extra do parking spaces and dens cost at The Saint?

How do asking rents at The Saint compare to local and municipal benchmarks?
The Saint commands an average asking rent of $3,028 per month at $4.35 per square foot, comparing to the St. Lawrence submarket asking benchmark of $2,934 per month at $4.51 per square foot. The higher nominal monthly rent is driven by more expansive suite sizing rather than inflated unit pricing, as the building's asking rate per square foot sits 3.5% below the submarket average while capturing 7.8% of submarket active inventory.

Closed lease counts tracked 7 units in the 30-day window, 37 units in the 90-day window, and 50 units across the lifetime dataset, demonstrating a sharp acceleration in summer leasing activity as occupancy ramped up.

What measurable rent premium did suites with parking achieve in closed leases at The Saint?

Suite lease agreements bundled parking or recorded it inconsistently without separate line-item values. Consequently, active asking parking rates cannot be reliably quantified from the available dataset.
How does the lease-to-listing ratio at The Saint reflect current tenant demand?
At The Saint, monthly average rents moved dynamically across the tracked timeline, starting at $3,030 per month in April before shifting through spring and summer demand cycles. De-Listed Market Analysis & Questions
How many listings de-listed at The Saint, and what was their re-listing price compared to previous asking?
At The Saint, a total of 1 delisted unit was recorded, representing a delisted-to-leased ratio of 14.3% relative to the 50 closed leases. This single unrented listing consisted entirely of a terminated listing, with zero expired or suspended records. This translates to a healthy market ratio of roughly 1 pulled listing for every 7 successful leases.
How do asking prices on de-listed suites compare to executed leases and active listings at The Saint?
At The Saint, unrented units asked an average of $4,300 per month, which is $1,507 per month above realized lease averages of $2,793 per month, reflecting an unrented rate of $5.06 per square foot compared to the realized $4.18 per square foot. Unrented units were overpriced relative to realized leases, signaling clear pushback on price from prospective tenants.
What market friction causes rental listings to stall or de-list at The Saint?
At The Saint, delisted units averaged 63 days on market compared to 21 days for realized leases. This 35-day surplus in vacancy carry translates directly to over a month of lost rental income plus ongoing condo maintenance fees, illustrating the financial penalty of aggressive pricing.
