How much extra do parking spaces and dens cost at The Dupont?
Active den premium data for The Dupont cannot be reliably isolated due to identical or unquantified square footage deltas across available floor plans. Parking premium data is similarly inconclusive due to an insufficient paired sample, meaning parking stall costs cannot be reliably isolated from current listings.
How do asking rents at The Dupont compare to local and municipal benchmarks?
The Dupont asks an average of $4.50 per square foot across its active inventory, sitting 4.7% below the Toronto West submarket asking benchmark of $4.72 per square foot. Nominal asking rents average $4,354 per month compared to the submarket asking average of $3,051 per month, a variance driven by the building's larger average suite footprints rather than higher unit pricing. De-Listed Market Analysis & Questions
How many listings de-listed at The Dupont, and what was their re-listing price compared to previous asking?
At The Dupont, exactly 1 unit was delisted, representing a delisted-to-lifetime-leased ratio of 1.1% and a delisted-to-30-day-leased ratio of 7.1%. This single unrented listing consisted entirely of a terminated marketing attempt. This minimal removal rate reflects exceptional marketing health, with only 1 listing pulled for every 95 successful leases.
How do asking prices on de-listed suites compare to executed leases and active listings at The Dupont?
At The Dupont, unrented units asked an average of $4,500 per month, which is $1,372 per month above realized lease averages of $3,128 per month. This unrented tier was overpriced relative to realized leases, as prospective tenants rejected an asking rate of $4.09 per square foot on oversized floor plans.
What market friction causes rental listings to stall or de-list at The Dupont?
At The Dupont, delisted unrented units sat on the market for an average of 37 days, representing 18 excess days compared to the lifetime leasing average of 19 days. This marketing delay generated roughly half a month of lost rental income plus ongoing condo maintenance fees, highlighting the direct financial penalty of overpricing above achievable market rates.
