The Mansions of Humberwood II — Rental Market Data
Building Summary & Rental Market Overview
Rental market analytics and building profile as of August 31, 2026.
The Mansions of Humberwood II at 700 Humberwood Blvd in Etobicoke North is a 470-suite Tridel development completed in 2008, currently showing four active listings against a 0.9 percent availability rate. Leasing momentum remains steady: three leases closed in the past 30 days at an average of $2,817 per month with 30 days on market, while seven leases signed over the trailing 90 days averaged $2,671 per month and 25 days on market.
Active asking rents average $2,288 per month at $3.55 per square foot across 645 square feet of average suite size, compared to realized 90-day lease averages of $2,671 per month at $3.17 per square foot. The lower nominal asking rent reflects the current inventory's compact one-bedroom footprints rather than a cheaper per-square-foot rate; historical leases averaged 850 square feet, meaning today's available suites are roughly 200 square feet smaller than what recently signed. Against the Etobicoke North submarket asking benchmark of $3.35 per square foot, the building trades at a six percent premium on a per-square-foot basis.
Marketing friction is modest: the single delisted unit sat 38 days on market, eight days longer than the 30-day average for closed leases, and asked $2,300 per month—$517 below realized lease averages, consistent with a smaller suite footprint rather than overpricing. Half of recent leases closed at or below asking, with tenants negotiating an average $23 per month discount. Active inventory depth is thin: three one-bedroom units offer a small selection, while the lone one-bedroom-plus-den listing represents a single-unit scarcity with no comparable alternative currently on the market.

With four active listings out of 16 total in the submarket, the building represents 25 percent of current Etobicoke North rental availability.

Leased Transaction Insights & Questions
How many suites were leased at The Mansions of Humberwood II last month, and how fast did they rent?
The Mansions of Humberwood II closed 3 leases in the trailing 30 days at an average of 30 days on market, compared to 7 leases over 90 days at 25 DOM and 8 lifetime leases at 23 DOM. The Etobicoke North submarket benchmark sits at 23 DOM, so the building's recent 30-day pace runs slightly above the local norm. Leasing turnover accelerated modestly into August, with the 90-day window capturing nearly double the 30-day volume, suggesting a steady summer cadence rather than a single spike.
What is the negotiation spread between asking rents and closed lease prices at The Mansions of Humberwood II?
The Mansions of Humberwood II tenants negotiated an average discount of $23 per month (0.77% below asking), translating to $276 in annual savings per unit. Exactly 50.0% of the 8 tracked leases closed under the listed asking price, confirming tenant-favorable leverage in this submarket. Landlords at this building are conceding on price rather than holding firm, and prospective renters should expect a small but consistent pushback window during negotiations.
What are typical executed lease prices across different layouts at The Mansions of Humberwood II?
The Mansions of Humberwood II's two highest-volume anchor layouts are the 2-Bedroom (4 leases, $2,593 average, 18 DOM) and the 2-Bedroom + Den (3 leases, $2,817 average, 22 DOM). The 2-Bedroom tier shows a median of $2,550 with a P25-P75 range of $2,530 to $2,612, averaging 825 square feet at $3.15 per square foot. This is a directional reference only given the small sample size of 4 closed leases. The 2-Bedroom + Den tier carries a median of $2,800 with a P25-P75 range of $2,775 to $2,850, averaging 950 square feet at $2.96 per square foot. This is likewise a limited sample of 3 closed leases and should be treated as a directional indicator. The 1-Bedroom tier reflects a single transaction at $2,350 for 650 square feet ($3.62 per square foot) with 47 DOM. This represents an individual single deal, not a broad statistical benchmark.
What measurable rent premium did suites with parking achieve in closed leases at The Mansions of Humberwood II?
The Mansions of Humberwood II does not have a reliably isolable parking premium from the current lease data. Paired lease records linking specific suites to dedicated parking assignments are insufficient to calculate a defensible monthly parking value. Active listings at the building also show unreliable or outlier parking figures, so no concrete parking surcharge can be quoted. Prospective tenants should confirm whether parking is bundled into the suite rent or billed separately before signing.
How does the lease-to-listing ratio at The Mansions of Humberwood II reflect current tenant demand?
The Mansions of Humberwood II shows a clear upward rent trajectory across the tracked spring-to-summer timeline, climbing from $2,470 in May to $2,817 by August. In May 2026, one lease closed at an average of $2,470 per month ($2.91 per square foot) with just 9 DOM. In July 2026, four leases closed at an average of $2,563 per month ($3.24 per square foot) with 22 DOM. In August 2026, three leases closed at an average of $2,817 per month ($3.08 per square foot) with 30 DOM. The dollar-per-square-foot rate peaked in July before easing slightly in August, while absolute rents continued to climb on larger suite mix.

De-Listed Market Analysis & Questions
How many listings de-listed at The Mansions of Humberwood II, and what was their re-listing price compared to previous asking?
The Mansions of Humberwood II recorded 1 delisted unit in the tracking window, representing a 33.3% delisted-to-leased ratio against 3 recent leases in the trailing 30 days. The single delisting was a terminated listing; no expired or suspended listings appeared in the dataset. At one pulled listing relative to three closed leases, this is a modest friction signal rather than a systemic pricing problem, but it warrants monitoring if the pattern repeats in subsequent months.
How do asking prices on de-listed suites compare to executed leases and active listings at The Mansions of Humberwood II?
The Mansions of Humberwood II's unrented unit asked an average of $2,300 per month, which is $517 per month below realized lease averages nominally, driven by a smaller suite footprint. Despite the lower absolute asking rent, the delisted unit commanded $3.54 per square foot versus the 30-day realized average of $3.08 per square foot, a rate-per-square-foot gap of roughly $0.46. Prospective tenants effectively pushed back on high-density dollar-per-square-foot pricing, and the landlord ultimately pulled the listing rather than concede on the per-foot rate.
What market friction causes rental listings to stall or de-list at The Mansions of Humberwood II?
The Mansions of Humberwood II's delisted unit sat on market for an average of 38 days, compared to the 30-day realized lease DOM of 30 days and the lifetime average of 23 days. That represents 8 excess marketing days versus the recent 30-day pace and 15 excess days versus the building's lifetime norm. At the delisted asking rent of $2,300 per month, those 8 extra days translate to roughly $610 in lost rent plus ongoing condo maintenance fees during the vacancy carry period.

Data Methodology & Analytical Standards
How FastScreen aggregates public listing records, tracks active inventory, and calculates rental market metrics for The Mansions of Humberwood II.
Snapshot Dates & Benchmark Cadence
- Standardized Snapshot: Market metrics reflect a standardized monthly snapshot locked as of August 31, 2026.
- Benchmark Comparison Cadence: Month-over-month comparisons evaluate changes across standardized month-end reporting windows (August 2026 vs July 2026), ensuring consistent baseline periods and eliminating intra-month reporting volatility.
- Point-in-Time Daily History: Daily charts capture point-in-time active listings available on any given calendar day.
Public Data Aggregation & Thresholds
- Public Data Aggregation: FastScreen aggregates residential rental listing and completed lease transaction records from publicly available sources.
- Threshold Filtering: All listings are subject to a minimum monthly rental threshold of $1,000 to filter out standalone storage lockers, private parking spaces, and misclassified commercial entries from condominium statistics.
Calculation Formulations
- Average Asking Rent: Weighted average of active asking prices across available suites in the reporting period.
- Price Per Square Foot ($/SF): Calculated by dividing rent by square footage only for listings that provide unit dimensions (suites without stated square footage are excluded from $/SF calculations).
- Days on Market (DOM): Measures elapsed calendar days between the date a suite is first listed and either the benchmark snapshot date (for active listings) or the finalized date leased.
- Parking & Den Differentials: Average asking rent differences between suites with vs. without parking, and suites with vs. without a den.
Data Limitations & Scope
- Exclusively Public Records: Statistics are derived exclusively from publicly available rental listings and completed lease records. Private direct-to-landlord arrangements, unadvertised tenant renewals, and off-market rental agreements are not captured.
- Agreed Contract Amounts: Reported lease amounts reflect agreed contract rents and do not account for private move-in allowances or individual unit renovations that may influence pricing spreads.
