Building Summary & Rental Market Overview
Rental market analytics and building profile as of August 31, 2026.
South District Condos at 681 Yonge Street in the Bloor-Yorkville neighbourhood of Toronto is an established residential building completed in 2022 by Brixen Developments & Queensgate Homes, offering 176 suites. As of August 31, 2026, five units are actively listed for rent, representing a 2.8 percent availability rate. Leasing activity remains modest but steady: one lease closed in the trailing 30 days at an average of $2,100 per month with a 17-day marketing period, while six leases signed over the past 90 days averaged $2,033 per month and took 22 days on market.
Active asking rents average $2,100 per month at $3.08 per square foot across suites averaging 690 square feet. Realized 90-day leases came in at $2,033 per month and $3.13 per square foot, indicating current listings are priced roughly 3.3 percent above recent closed deals on a monthly basis while running slightly below on a per-square-foot basis. The current active inventory skews toward compact one-bedroom layouts averaging 650 square feet, whereas the 90-day lease cohort included larger one-bedroom-plus-den and two-bedroom suites that pushed average square footage higher. Against the Bloor-Yorkville submarket asking benchmark of $4,743 per month and $5.83 per square foot, South District Condos undercuts the neighbourhood on both nominal rent and unit pricing by a wide margin.
Marketing friction is minimal: the single 30-day lease closed in 17 days, and no units were delisted without a signed tenancy during the tracking window. Tenant negotiation leverage is modest but present, with an average concession of $13 per month (0.6 percent below asking) and 16.7 percent of leases closing under the listed price, translating to roughly $156 in annual savings for the renter. On inventory depth, the three one-bedroom listings provide a small selection for entry-level renters, while the one-bedroom-plus-den and two-bedroom tiers each carry a single listing, meaning those layouts offer no comparative shopping within the building.

The dominant layout is the one-bedroom, accounting for 60 percent of active inventory, and the overall mix leans toward compact entry-level suites rather than multi-bedroom executive configurations.
What floor plans and unit layouts are currently available at South District Condos?
The one-bedroom layout leads active availability with three listings, representing 60 percent of the building's current inventory at an average asking rent of $2,083 per month across 650 square feet and $3.24 per square foot. The one-bedroom-plus-den tier holds a single listing at $2,100 per month for 750 square feet at $2.80 per square foot, while the two-bedroom tier also carries one listing at $2,150 per month for 750 square feet at $2.87 per square foot. Both upper tiers are single-listing positions, limiting in-building comparison for renters seeking additional bedrooms.
What is the average asking rent and $/SF by suite size at South District Condos?
South District Condos shows an active asking spread of $250 per month, or 12.8 percent, between the entry rent of $1,950 and the peak asking rent of $2,200. The median asking rent sits at $2,100 per month. The entry-level suite is a 550-square-foot one-bedroom priced at $3.55 per square foot, while the peak listing is a 750-square-foot one-bedroom at $2.93 per square foot, meaning the higher absolute rent reflects a substantially larger footprint rather than a premium unit rate.
How much extra do parking spaces and dens cost at South District Condos?
South District Condos carries an active den premium of $17 per month for an additional 100 square feet of space, equating to a marginal cost of $0.17 per square foot for the extra den area. Parking stall premiums cannot be reliably isolated from current listings due to insufficient paired data, and no verified historical parking benchmark exists in the lease record to quote a confirmed monthly add-on.
How do asking rents at South District Condos compare to local and municipal benchmarks?
South District Condos asks an average of $2,100 per month at $3.08 per square foot, compared to the Bloor-Yorkville submarket asking benchmark of $4,743 per month and $5.83 per square foot. The building's per-square-foot rate runs 47.2 percent below the submarket asking average, and the lower nominal monthly outlay is consistent with this pricing gap rather than being driven solely by compact suite sizing. South District Condos represents five of the 100 active listings tracked across the Bloor-Yorkville submarket, a 5 percent share of total neighbourhood inventory.

The building recorded 1 closed lease in the last 30 days, 6 in the last 90 days, and 12 over its full lifetime. Leasing turnover accelerated through spring and early summer before moderating into August, with the 30-day DOM sitting well below both the 90-day and submarket averages.

What are typical executed lease prices across different layouts at South District Condos?

The Studio tier represents an individual single transaction (1 closed lease), not a broad statistical benchmark, with a realized rent of $1,800 per month, a suite size of 400 sq. ft., a rate of $4.50 per square foot, and 34 days on market.
What measurable rent premium did suites with parking achieve in closed leases at South District Condos?
South District Condos does not have sufficient paired lease data to isolate a reliable parking premium, and the realized parking value remains inconclusive. Active listings also show unreliable parking pricing due to anomalous outliers or insufficient paired samples, so no defensible parking surcharge can be quoted. Tenants should treat any parking fee as a separate negotiation item rather than a standardized building add-on.
How does the lease-to-listing ratio at South District Condos reflect current tenant demand?
South District Condos rents peaked in May at $2,265 per month before settling into the $2,000 to $2,100 range through August. The subject building, completed in 2022, is the newest structure in this group by five to twelve years, placing it at the leading edge of the local stock while its peers span a broader range of construction eras from 2010 through 2017. Across the four comparables, the average closed-lease rent stands at $3,175 per month with an average rate of $4.36 per square foot and a mean suite size of 760 square feet. South District Condos' realized lease average of $2,115 per month at $3.01 per square foot over 725 square feet positions it at a meaningful discount to the micro-market benchmark on both absolute rent and per-square-foot pricing. The building's 2022 completion gives tenants a modernized interior and systems package that older competitors cannot match, while its mid-range suite footprint—smaller than One Bloor's 789 sq ft and Crystal Blu's 981 sq ft but larger than Casa's 655 sq ft and Nicholas Residences' 616 sq ft—keeps monthly obligations accessible without sacrificing livability.
Comparable Analysis & Questions
How do rental rates at South District Condos compare to neighbouring buildings within Bloor-Yorkville?
South District Condos' average closed-lease rent of $2,115 per month undercuts the four-comparable average of $3,175 by roughly $1,060, a gap driven by the building's lower per-square-foot rate and mid-range suite sizing. One Bloor at 1 Bloor St E (0.1 km) closed leases averaging $3,409 per month at $4.38 per square foot over 789 square feet; Casa - Condominio Residenza at 33 Charles St E (0.12 km) recorded $2,655 per month at $4.19 per square foot across 655 square feet; Crystal Blu at 21 Balmuto St (0.12 km) achieved $3,872 per month at $4.34 per square foot over 981 square feet; and Nicholas Residences at 75 St Nicholas St (0.13 km) closed at $2,763 per month at $4.51 per square foot across 616 square feet. In every case the subject building's realized rent sits below the competitor's, reflecting both a smaller or comparable footprint and a more competitive per-square-foot rate.
Does South District Condos offer a competitive price-per-square-foot ($/SF) against local comparables?
South District Condos leases at $3.01 per square foot over an average 725 square feet, trading at a clear discount to all four nearby comparables and well below the Bloor-Yorkville submarket leased benchmark of $4.92 per square foot. Against One Bloor (789 sq ft at $4.38/sq ft) and Crystal Blu (981 sq ft at $4.34/sq ft), the subject building offers 64 and 256 fewer square feet respectively, so tenants are not surrendering space but rather selecting a more compact layout at a proportionally lower rate. Conversely, compared with Casa - Condominio Residenza (655 sq ft at $4.19/sq ft) and Nicholas Residences (616 sq ft at $4.51/sq ft), the subject provides 70 and 109 additional square feet while still charging less per square foot, meaning renters gain interior volume without a corresponding rent increase. The net effect is a value proposition where the 2022-built building delivers newer finishes and systems at a per-square-foot rate roughly 30% below every direct competitor.
How do building age, amenities, and developer reputation impact rent spreads?
South District Condos pairs a full-service lifestyle amenity deck with several signature features absent from its immediate competitors, giving tenants a broader recreational and professional toolkit than the surrounding stock. The building's dedicated Business Centre distinguishes it from One Bloor, Crystal Blu, and Nicholas Residences, none of which offer a comparable workspace (Casa provides only a basic Meeting Room). A Library & Reading Room is unique to the subject among all four comparables, as is a Lawn Games Court that no competitor replicates. The Garden & Courtyard at South District Condos also sets it apart from One Bloor, Crystal Blu, and Nicholas Residences, which lack an equivalent outdoor green space. Together with the Yoga Studio, Rooftop Terrace, BBQ Area, and Dining Room & Kitchen shared across the set, these differentiators best serve young professionals and small families seeking a turnkey urban lifestyle that blends productive workspace, quiet reading areas, and active outdoor recreation without requiring a second membership or off-site facility.
