The Dylan at 556 Marlee Ave in North York's Yorkdale submarket is a 218-suite residential building completed in 2025 by Chestnut Hill Developments, currently showing four active listings against a 1.8 percent availability rate. Leasing velocity remains healthy: ten closed leases in the trailing 30 days at an average of $2,350 per month and 47 days on market, with twenty-one additional transactions over the broader 90-day window averaging $2,405 per month and 39 days on market.

Active asking rents average $2,985 per month at $3.33 per square foot across an average footprint of 895 square feet, compared to realized 90-day lease averages of $2,405 per month at $3.53 per square foot. The current listing inventory skews toward larger multi-bedroom and den-equipped layouts, whereas historical leases were anchored by compact one-bedroom-plus-den suites averaging 681 square feet. Against the Yorkdale submarket asking benchmark of $4.12 per square foot, The Dylan's active rate sits 19.2 percent below the broader market, offering a more competitive per-square-foot entry point despite the higher nominal monthly rent driven by expanded suite sizing.

Marketing friction is moderate: active listings average 37 days on market versus the submarket benchmark of 31 days, and the trailing 30-day closed-lease cohort required 47 days to convert, indicating a measurable deceleration relative to the surrounding market. Across all twenty-eight tracked historical leases, tenants secured an average concession of $40 per month (1.69 percent below asking), with 42.9 percent of deals closing under the initial list price. Active inventory is thin and evenly distributed—one unit each in the one-bedroom-plus-den, two-bedroom, two-bedroom-plus-den, and three-bedroom-plus tiers—meaning renters face single-listing scarcity at every bedroom level rather than a deep selection pool.

Active Market Insights & Questions

How has rental availability changed at The Dylan recently?

The Dylan has four active listings as of August 31, 2026, spanning $2,450 to $4,000 per month with an average asking rent of $2,985 and a median of $2,745. The average available suite measures 895 square feet at $3.33 per square foot, and the inventory is evenly split across four layout tiers at 25 percent each, with no single dominant configuration. Current listings lean toward expanded two- and three-bedroom footprints rather than the compact one-bedroom-plus-den suites that dominated historical leasing activity.

What floor plans and unit layouts are currently available at The Dylan?

No single layout commands a majority of The Dylan's four active listings; each tier—1-Bedroom + Den, 2-Bedroom, 2-Bedroom + Den, and 3-Bedroom+—holds exactly one unit at 25 percent share. The 1-Bedroom + Den asks $2,500 per month across 726 square feet at $3.44 per square foot, the 2-Bedroom lists at $2,450 for 761 square feet at $3.22 per square foot, the 2-Bedroom + Den commands $2,990 for 917 square feet at $3.26 per square foot, and the 3-Bedroom+ peaks at $4,000 for 1,174 square feet at $3.41 per square foot. Every tier represents a single listing, so renters should act quickly on any preferred configuration.

What is the average asking rent and $/SF by suite size at The Dylan?

The Dylan's four active listings span a $1,550 spread (63.3 percent) from a $2,450 entry point to a $4,000 peak. The median asking rent sits at $2,745 per month, anchoring the mid-range between the two-bedroom and two-bedroom-plus-den tiers. The entry-level 2-Bedroom at 761 square feet and $3.22 per square foot offers the most accessible per-square-foot rate, while the peak 3-Bedroom+ at 1,174 square feet and $3.41 per square foot commands a premium for executive-scale living space.

How much extra do parking spaces and dens cost at The Dylan?

The Dylan's active den premium and marginal cost per additional square foot of den space cannot be reliably quantified from the current four-listing sample. Active parking stall premiums are likewise inconclusive due to an insufficient paired sample, and no verified dollar figure can be quoted for the current inventory. Historical lease data does confirm a verified parking add-on of $185 per month, which serves as a reasonable reference point for renters budgeting for a stall.

How do asking rents at The Dylan compare to local and municipal benchmarks?

The Dylan's active asking rate of $3.33 per square foot sits 19.2 percent below the Yorkdale submarket asking benchmark of $4.12 per square foot, positioning the building as a value-oriented option despite its higher nominal monthly rent. The $2,985 average asking rent exceeds the submarket average of $2,554 by roughly $431 per month, a variance fully explained by The Dylan's 895-square-foot average suite versus the submarket's smaller typical footprint. The building currently holds four out of thirty-nine available listings in the Yorkdale submarket, representing approximately 10.3 percent of total active inventory in the area.

Leased Transaction Insights & Questions

How many suites were leased at The Dylan last month, and how fast did they rent?

The Dylan at 556 Marlee Ave closed 10 leases in the trailing 30 days at an average 47 days on market, compared to a 90-day average of 39 DOM across 21 closings and a Yorkdale submarket benchmark of 31 DOM. Lifetime volume stands at 28 closed leases with a 36-day average DOM, indicating the building has moved from early-occupancy velocity into a steady-state leasing cadence. The 30-day DOM of 47 days exceeds both the 90-day and lifetime averages, suggesting a modest slowdown in absorption as the available inventory thins toward full occupancy.

What is the negotiation spread between asking rents and closed lease prices at The Dylan?

The Dylan's tenants negotiated an average discount of $40 per month (1.69% below asking) across tracked leases, translating to $480 in annual savings per unit. Forty-two point nine percent of all closed leases settled under the listed asking price, confirming consistent tenant leverage in this submarket. Landlords at The Dylan are conceding roughly 1.7% off list to close deals, a pattern that signals competitive pressure from the 39 active Yorkdale listings rather than any structural weakness in the building's positioning.

What are typical executed lease prices across different layouts at The Dylan?

The Dylan's two highest-volume anchor layouts are the 1-Bedroom + Den (16 leases, $2,268 average, 39 DOM) and the 1-Bedroom (5 leases, $1,975 average, 32 DOM), together accounting for 75% of all closed transactions. The 1-Bedroom + Den tier represents a statistically robust benchmark at $3.48 per square foot across an average 656 square feet, with rents spanning $2,150 to $2,371 (P25–P75) and a median of $2,300. The 1-Bedroom tier is a moderate sample of five leases averaging $3.59 per square foot on 550 square feet, with a tight $1925–$2,000 interquartile range and a median of $1,950. The 2-Bedroom tier (4 leases) is a limited sample and directional indicator only, averaging $2,626 per month at $3.51 per square foot on 748 square feet with a 51-day DOM. The 2-Bedroom + Den tier (2 leases) is likewise a small sample, averaging $3,075 per month at $3.55 per square foot on 868 square feet with a notably fast 12-day DOM. The single 3-Bedroom+ closing at $3,300 per month ($3.00 per square foot, 1,100 square feet) is an individual transaction and should not be treated as a statistical benchmark.

What measurable rent premium did suites with parking achieve in closed leases at The Dylan?

The Dylan carries a verified leased parking premium of $185 per month, confirmed across paired lease records. This bundled rate reflects the building's standard practice of attaching one parking stall to each suite rather than selling stalls à la carte. Active asking parking data for The Dylan is inconclusive due to an unreliable outlier or insufficient paired sample, so no separate market-rate comparison can be drawn from current listings.

How does the lease-to-listing ratio at The Dylan reflect current tenant demand?

The Dylan's rent trajectory across the April-to-August 2026 window shows a mid-cycle dip followed by a summer peak and a modest August pullback. April opened with 2 closings at $2,275 average ($3.01 per square foot, 9 DOM), reflecting early-occupancy pricing on larger suites. May brought 5 closings at $2,215 average ($3.50 per square foot, 36 DOM); the nominal drop from April reflects a shift toward compact 1-Bedroom footprints rather than any property devaluation. June held steady at $2,400 average across 4 deals ($3.43 per square foot, 36 DOM). July peaked at $2,486 average over 7 closings ($3.54 per square foot, 29 DOM), the strongest month for both volume and rate. August recorded the highest volume at 10 closings but saw the average settle to $2,350 ($3.57 per square foot, 47 DOM); the nominal decline from July again mirrors a higher share of smaller 1-Bedroom and 1-Bed+Den suites entering the mix, while the per-square-foot rate actually ticked up.

De-Listed Market Analysis & Questions

How many listings de-listed at The Dylan, and what was their re-listing price compared to previous asking?

The Dylan logged 1 delisted listing in the tracked period, representing a 10% ratio against trailing 30-day lease volume and a 3.6% ratio against lifetime closings. The single delisting was an expired listing; no terminated or suspended listings appeared in the dataset. At a 1-to-28 delisted-to-leased ratio, this is a negligible friction signal and does not indicate a pattern of pushback on price or unrented inventory accumulation.

How do asking prices on de-listed suites compare to executed leases and active listings at The Dylan?

The Dylan's single delisted listing asked $2,200 per month, which is $150 per month below the 30-day realized lease average of $2,350. The delisted unit carried a rate of $2.89 per square foot versus the 30-day realized average of $3.57 per square foot, indicating a smaller or differently configured suite that failed to attract a tenant even at a below-market nominal price. This single data point is directional only and does not establish a systematic overpricing or underpricing pattern at The Dylan.

What market friction causes rental listings to stall or de-list at The Dylan?

The Dylan's delisted listing sat on market for 98 days, compared to a 30-day realized lease average of 47 DOM and a lifetime average of 36 DOM. That 51-day excess over the 30-day benchmark (or 62 days over the lifetime benchmark) translates to roughly 1.7 months of lost rent at the $2,200 asking level—approximately $3,740 in foregone revenue—plus ongoing condo maintenance fees for the duration. Because this reflects a single expired listing rather than a cohort, the carrying-cost impact is isolated and does not signal a building-wide vacancy carry problem.

12-Month Market Dynamics & Trend Trajectory

The Dylan's lifetime realized average of $2,362 per month and $3.49 per square foot sits $22 below the Yorkdale submarket lease average of $2,384 and 8.8% under the submarket's $3.87 per square foot benchmark. Against the submarket's active asking average of $2,554 and $4.12 per square foot, The Dylan's realized pricing is 7.1% below asking rent and 19.2% below the asking rate per square foot, positioning the building as a value-oriented option within a premium submarket. The 681-square-foot average suite size further explains the per-square-foot discount: tenants are paying for a slightly more compact footprint than the Yorkdale norm while still accessing a 218-suite Chestnut Hill Developments property. Pricing discipline at The Dylan skews tenant-favorable. Across 28 tracked leases, 42.9% closed below asking, and the net negotiation spread averaged $40 per month (1.69%) in the tenant's favour, equating to $480 in annual savings per unit. No leases closed at a premium above asking, confirming that landlords are consistently conceding on price to maintain occupancy velocity. This concession pattern is consistent with a building in its final leasing phase, where remaining inventory carries a modest pushback on price as the 1.8% availability rate signals near-full occupancy.

The Shermount at 650 Lawrence Ave W (0.95 km, built in 2003) closed 6 leases; Treviso at 800 Lawrence Ave W (0.98 km, built in 2015) closed 9; Treviso II at 830 Lawrence Ave W (1.06 km, built in 2017) closed 19; and Treviso III – Residenze Pallazzo at 3091 Dufferin St (1.13 km, built in 2019) closed 15. The subject, completed in 2025, is the newest asset in this group by a full six years over its closest peer and twenty-two years ahead of The Shermount, giving it a distinct structural-generation advantage in finishes, unit layouts, and building systems. Across the four active comparables, the blended benchmark averages $2,346 per month in realized rent, $3.83 per square foot, and 626 square feet of interior space. The Dylan's all-time leased profile of $2,362 per month and 681 square feet places it modestly above the comp set on both total rent and footprint, while its $3.49 per square foot rate sits roughly 9 percent below the comp average of $3.83 per square foot. That combination—larger suites at a lower per-foot rate—positions the building as a space-efficient value play within the Yorkdale submarket, where the broader leased benchmark runs $2,384 per month at $3.87 per square foot.

Comparable Analysis & Questions

How do rental rates at The Dylan compare to neighbouring buildings within Yorkdale?

The Dylan's average realized lease rent of $2,362 per month sits $16 above the four-comp blended benchmark of $2,346 and just under the Yorkdale submarket average of $2,384. Against individual peers, The Shermount at 650 Lawrence Ave W (0.95 km, 6 closed leases) averages $2,283 per month, meaning the subject commands a $79-per-month higher rent; Treviso at 800 Lawrence Ave W (0.98 km, 9 closed leases) averages $2,372, placing the subject $10 lower; Treviso II at 830 Lawrence Ave W (1.06 km, 19 closed leases) averages $2,471, so the subject trades at a $109-per-month lower rent; and Treviso III – Residenze Pallazzo at 3091 Dufferin St (1.13 km, 15 closed leases) averages $2,258, where the subject realizes $104 more per month. All four comparables recorded closed lease transactions over the trailing 180 days, so each provides a realized pricing benchmark rather than a listing-only reference.

Does The Dylan offer a competitive price-per-square-foot ($/SF) against local comparables?

The Dylan leases at $3.49 per square foot across an average 681-square-foot suite, a rate that undercuts the comp-set average of $3.83 per square foot and the submarket leased benchmark of $3.87 per square foot while delivering more interior space than three of four nearby alternatives. Against The Shermount (691 sq ft, $3.32/sq ft), the subject commands a $0.17-per-square-foot premium (5.1 percent higher) but provides 10 fewer interior square feet, so the higher per-foot rate is offset by a marginally tighter footprint. Versus Treviso (639 sq ft, $3.75/sq ft), the subject trades at a $0.26-per-square-foot discount (6.9 percent lower) while offering 42 more square feet—a clear space-for-value trade-off where the nominal rent is only $10 lower despite the larger unit. Against Treviso II (640 sq ft, $3.95/sq ft), the subject offers a $0.46-per-square-foot discount (11.6 percent lower) with 41 additional square feet, and the $109-per-month lower rent is driven by the larger interior footprint rather than a weaker asset valuation. Treviso III – Residenze Pallazzo (532 sq ft, $4.30/sq ft) presents the sharpest contrast: the subject trades at a $0.81-per-square-foot discount (18.8 percent lower) yet provides 149 more square feet, and the $104-per-month higher nominal rent reflects the substantially larger suite rather than a per-foot premium.

How do building age, amenities, and developer reputation impact rent spreads?

The Dylan's amenity package—Concierge & Security, Gym & Fitness Centre, Party & Lounge Room, Meeting Room, Games & Billiards Room, BBQ Area, Rooftop Terrace, Kids' Play Room (Indoor), Pet Wash Station, and Study Area—positions it as a family- and remote-work-oriented building that differentiates on child-focused and productivity spaces absent from every nearby competitor. The Shermount (2003) offers no rooftop terrace, no BBQ area, no kids' play room, no pet wash station, and no dedicated study area; Treviso and Treviso II (2015 and 2017) layer in aquatic and wellness features (indoor/outdoor pools, hot tub, sauna) that the subject does not carry, yet neither provides an indoor kids' play room or a study area; Treviso III – Residenze Pallazzo (2019) adds a media/theatre room and EV charging but still lacks the subject's dedicated kids' play room and study area. The building's lifestyle package—pairing a pet wash station with an indoor play room, a study area alongside a meeting room, and a rooftop terrace with BBQ access—best serves young professional families and remote workers who prioritize child-friendly common space, flexible work-from-home infrastructure, and pet convenience over resort-style aquatic amenities.
