Across this immediate micro-market, the overall comparable benchmark averages $3,256 per month at $4.93 per square foot across an average suite size of 682 square feet. Within this competitive landscape, Musee maintains a strong value position, operating at a rate of $4.20 per square foot across an average footprint of 655 square feet. Does Musee offer a competitive price-per-square-foot ($/SF) against local comparables?
Musee establishes its value proposition by trading at $4.20 per square foot across an average layout of 655 square feet, offering a competitive economic alternative to newer and more densely priced local inventory. Renters at Musee evaluate trade-offs between modern building age and layout efficiency, frequently securing lower square-foot rates than those found at the adjacent oneeleven, which prices at $6.57 per square foot across 630 square feet, and Kingly Condos, which asks $4.58 per square foot across larger 840-square-foot footprints. While older alternatives like Six50 King West - Bathurst Building trade slightly lower at $4.05 per square foot across 700 square feet, Musee balances its 2017 construction era with a central Downtown West position that undercuts the submarket's active asking average of $4.81 per square foot.
How do building age, amenities, and developer reputation impact rent spreads?
Musee delivers a comprehensive wellness and lifestyle amenity package that outpaces many immediate peers in the Downtown West submarket. Residents enjoy an extensive suite selection featuring an outdoor pool, a yoga studio, a sauna and steam room, cabanas, and a rooftop terrace, contrasting sharply with the more limited social configurations found at Six50 King West - King Building, which restricts its offering to a gym, garden, and rooftop terrace. Furthermore, while oneeleven offers a rooftop terrace, party room, and dining room, it lacks the dedicated water features and wellness facilities embedded at Musee. This amenity profile particularly serves urban professionals and fitness-oriented residents seeking resort-style common spaces within walking distance of King West.

- Days on Market (DOM): Measures elapsed calendar days between the date a suite is first listed and either the benchmark snapshot date (for active listings) or the finalized date leased.
- Parking & Den Differentials: Average asking rent differences between suites with vs. without parking, and suites with vs. without a den.
Data Limitations & Scope
- Exclusively Public Records: Statistics are derived exclusively from publicly available rental listings and completed lease records. Private direct-to-landlord arrangements, unadvertised tenant renewals, and off-market rental agreements are not captured.
- Agreed Contract Amounts: Reported lease amounts reflect agreed contract rents and do not account for private move-in allowances or individual unit renovations that may influence pricing spreads.
