The Continental - North Building — Rental Market Data
Building Summary & Rental Market Overview
Rental market analytics and building profile as of August 31, 2026.
The Continental - North Building at 509 Beecroft Rd in North York City Centre is a 274-suite residential tower completed in 2007 by Empire Communities. As of August 31, 2026, three units are actively listed for rent, representing a 1.1 percent availability rate across the building. Leasing activity remains modest: one lease closed in the past 30 days at an average of $2,500 per month with a 47-day marketing period, while three leases signed over the trailing 90 days averaged $2,317 per month and took 37 days to close.
Current asking rents average $2,833 per month across the three active listings, with a median of $2,850. The blended asking rate of $3.68 per square foot sits above the 90-day realized lease average of $3.39 per square foot, a gap driven by the fact that active inventory skews toward larger footprints averaging 817 square feet compared to the 750-square-foot average of recently signed leases. Against the North York City Centre submarket asking benchmark of $3.84 per square foot, the building's current listings price at a 4.2 percent discount on a per-square-foot basis, even though the nominal monthly rent of $2,833 exceeds the submarket average asking rent of $2,753.
Marketing friction is minimal in this micro-sample: no units were delisted without leasing during the tracked period, and the single 30-day lease closed at a 47-day DOM versus the 37-day 90-day average. Negotiation data across five lifetime leases shows tenants secured an average discount of $60 per month, or 2.35 percent below asking, with 60 percent of deals closing under the listed price. Inventory depth is thin across every tier: one 1-Bedroom, one 2-Bedroom, and one 2-Bedroom + Den are each available as a single listing, meaning renters face no choice within any layout category at this address.

Active Market Insights & Questions
How has rental availability changed at The Continental - North Building recently?
The Continental - North Building carries three active listings as of August 31, 2026, with asking rents ranging from $2,750 to $2,900 per month, an average of $2,833 and a median of $2,850. The three suites average 817 square feet at a blended asking rate of $3.68 per square foot. Because each layout tier holds exactly one unit, inventory is evenly split across 1-Bedroom, 2-Bedroom, and 2-Bedroom + Den configurations, with no concentration in compact entry-level or multi-bedroom executive stock.
What floor plans and unit layouts are currently available at The Continental - North Building?
The Continental - North Building's active inventory is evenly distributed, with the 1-Bedroom tier holding one listing at a 33.3 percent share, alongside one 2-Bedroom and one 2-Bedroom + Den unit each at the same share. The 1-Bedroom asks $2,750 per month for 550 square feet at $5.00 per square foot, while the 2-Bedroom lists at $2,850 for 950 square feet at $3.00 per square foot and the 2-Bedroom + Den commands $2,900 for 950 square feet at $3.05 per square foot. Each tier represents a single listing, so no tier offers a comparative sample within the building.
What is the average asking rent and $/SF by suite size at The Continental - North Building?
The Continental - North Building's three active listings span a $150 spread from a $2,750 entry point to a $2,900 peak, a 5.5 percent range. The median asking rent of $2,850 per month sits near the upper half of that band. The entry-level suite is a 1-Bedroom at 550 square feet priced at $5.00 per square foot, while the peak offering is a 2-Bedroom + Den at 950 square feet priced at $3.05 per square foot, illustrating how the compact one-bedroom carries a materially higher per-square-foot cost than the larger two-bedroom configurations.
How much extra do parking spaces and dens cost at The Continental - North Building?
The Continental - North Building does not currently have a quantifiable den premium, as the active 2-Bedroom + Den listing and the standard 2-Bedroom listing share the same 950-square-foot footprint with no isolated square-footage delta to calculate a marginal cost per square foot. Parking premium data is inconclusive for both active listings and historical leases; the sample is too small or contains anomalous outliers to isolate a reliable monthly parking add-on, and no verified parking fee can be quoted from this dataset.
How do asking rents at The Continental - North Building compare to local and municipal benchmarks?
The Continental - North Building's active asking rent of $2,833 per month exceeds the North York City Centre submarket average of $2,753, yet its blended rate of $3.68 per square foot prices at a 4.2 percent discount to the submarket asking benchmark of $3.84 per square foot. The higher nominal rent is driven by larger suite footprints averaging 817 square feet rather than a premium per-square-foot rate. The building's three active listings represent approximately 1.4 percent of the 216 total active listings tracked across the North York City Centre submarket.

Leased Transaction Insights & Questions
How many suites were leased at The Continental - North Building last month, and how fast did they rent?
The Continental – North Building closed one lease in the trailing 30 days with an average DOM of 47, compared to a 90-day average of 37 days and a submarket benchmark of 25 days. Over the past 90 days the building recorded three closed leases, and lifetime volume stands at five transactions. Leasing turnover moderated through the summer: the 30-day DOM of 47 days sits well above the 90-day average of 37, suggesting a slight deceleration in closing speed heading into late August.
What is the negotiation spread between asking rents and closed lease prices at The Continental - North Building?
The Continental – North Building tenants negotiated an average discount of $60 per month (2.35% below asking), translating to $720 in annual savings per unit. Sixty percent of closed leases settled under the listed asking price, confirming tenant-favorable leverage in this submarket. Landlords at 509 Beecroft Rd are conceding on price rather than holding firm, a pattern consistent with the building's below-submarket rate per square foot.
What are typical executed lease prices across different layouts at The Continental - North Building?
The two highest-volume anchor layouts at The Continental – North Building are the 1-Bedroom and 2-Bedroom, each accounting for 40% of closed leases. The 1-Bedroom tier (2 leases, small sample) averaged $2,225 per month with a median of $2,225, a P25–P75 range of $2,188 to $2,262, an average size of 650 sq. ft., a rate of $3.42 per square foot, and a 32-day DOM. The 2-Bedroom tier (2 leases, small sample) averaged $3,025 per month with a median of $3,025, a P25–P75 range of $2,988 to $3,062, an average size of 850 sq. ft., a rate of $3.56 per square foot, and a 41-day DOM. The 1-Bedroom + Den tier represents an individual single transaction at $2,500 per month for 750 sq. ft. ($3.33 per square foot) with a 47-day DOM; this is one closed lease and should not be read as a broad statistical benchmark.
What measurable rent premium did suites with parking achieve in closed leases at The Continental - North Building?
The Continental – North Building does not have a reliably isolated parking premium, as paired lease data is insufficient to separate parking from suite rent. Active listings at the building also show unreliable or outlier parking figures, so no defensible monthly parking value can be quoted. Tenants should confirm whether parking is bundled into the suite rate or billed separately before signing.
How does the lease-to-listing ratio at The Continental - North Building reflect current tenant demand?
The Continental – North Building shows a declining rent trajectory across the tracked spring-to-summer timeline, moving from $3,100 in April to $2,500 by August. April closed one lease at $3,100 per month ($3.65 per square foot) with a 14-day DOM. May closed one lease at $2,950 per month ($3.47 per square foot) with a 68-day DOM. July closed two leases averaging $2,225 per month ($3.42 per square foot) with a 32-day DOM. August closed one lease at $2,500 per month ($3.33 per square foot) with a 47-day DOM.

Symphony Square at 23 Lorraine Dr (0.10 km) recorded $2,633 per month, $3.23 per square foot, and 817 square feet. Pulse Condominiums II at 5508 Yonge St (0.15 km) closed at $2,295 per month, $3.66 per square foot, and 636 square feet, the most affordable headline rent in the set but on a notably compact footprint.
Does The Continental - North Building offer a competitive price-per-square-foot ($/SF) against local comparables?
The Continental – North Building leases at $3.46 per square foot for an average 750 square feet, a rate that commands an 8.5% premium over Sonata ($3.19/sq ft) and a 7.1% premium over Symphony Square ($3.23/sq ft) while offering 50 and 67 fewer square feet respectively, meaning tenants pay more per unit of space for a smaller interior. Against C-Condominiums, the subject trades at a negligible $0.01 per square foot discount for identical 750-square-foot suites, essentially a wash on value. The sharpest value contrast appears with Pulse Condominiums II: the subject delivers 114 more square feet at a $0.20 per square foot discount ($3.46 vs. $3.66), giving renters meaningfully more living area for less per-unit cost. Tenants choosing the Continental over the Lorraine Drive pair accept a smaller footprint at a higher per-square-foot rate, while those comparing it to Pulse II gain substantial extra space at a lower unit cost.
How do building age, amenities, and developer reputation impact rent spreads?
The Continental – North Building currently lists no dedicated amenity suite, positioning it as a lean, efficiency-focused rental in a cluster where every nearby competitor carries a multi-feature lifestyle package. C-Condominiums offers an indoor pool, sauna and steam room, media theatre, and games room; Sonata adds a hot tub and jacuzzi to its gym and meeting room; Symphony Square layers in a hot tub, games room, and media theatre on top of its pool and sauna; and Pulse Condominiums II differentiates with a golf simulator, business centre, and garden courtyard. The subject's absence of these programmed spaces means renters forgo the indoor pool, sauna, hot tub, and recreational rooms available at all four competitors, but in return they access a larger average footprint (750 sq ft vs. 636 sq ft at Pulse II) at a lower per-square-foot rate than that building. This trade-off best serves budget-conscious professionals and young couples who prioritise interior living space and a straightforward lease over amenity-heavy lifestyle programming, and who are comfortable using off-site gyms, parks, and community facilities in the North York City Centre area.
