Cosmo I — Rental Market Data
Building Summary & Rental Market Overview
Rental market analytics and building profile as of August 31, 2026.
Cosmo I at 35 Bales Ave in North York City Centre is a 282-suite residential tower completed in 2006 by Menkes Developments. As of August 31, 2026, the building carries four active listings against a 1.4 percent availability rate. Leasing activity over the trailing 90 days produced eight closed leases at an average of $2,185 per month with a 24-day average days-on-market, while no new leases closed in the most recent 30-day window.
Current asking rents average $2,725 per month at $4.18 per square foot across an average suite size of 688 square feet, compared to the 90-day realized lease average of $2,185 per month at $3.80 per square foot. The higher asking rate per square foot reflects that active inventory skews toward larger two-bedroom layouts averaging 850 square feet, whereas historical leases were dominated by compact one-bedroom suites near 563 square feet. Against the North York City Centre submarket asking benchmark of $3.84 per square foot, Cosmo I's $4.18 per square foot represents an 8.9 percent premium on unit pricing.
Marketing friction at Cosmo I is moderate: delisted units averaged 88 days on market, a 66-day excess over the building's lifetime leasing pace of 22 days, and unrented listings asked at parity with realized lease levels. On the negotiation side, 63.6 percent of recent leases closed at or below asking, with tenants securing an average discount of $52 per month. Active inventory depth is thin: the two-bedroom tier offers a small selection of two units, while the one-bedroom and one-bedroom-plus-den tiers each carry a single listing, leaving renters with limited choice across layout categories.

Active Market Insights & Questions
How has rental availability changed at Cosmo I recently?
Cosmo I holds four active listings as of August 31, 2026, spanning an asking range of $2,200 to $3,200 per month with an average of $2,725 and a median of $2,750. Average suite size across active inventory is 688 square feet at an asking rate of $4.18 per square foot. The two-bedroom layout commands a 50 percent share of available units, indicating that current inventory leans toward multi-bedroom executive suites rather than compact entry-level one-bedrooms.
What floor plans and unit layouts are currently available at Cosmo I?
The dominant active layout at Cosmo I is the two-bedroom, with two units representing 50 percent of available inventory at an average asking rent of $3,100 per month across 850 square feet and $3.68 per square foot. The one-bedroom tier holds a single listing at $2,200 per month for 400 square feet at $5.50 per square foot, while the one-bedroom-plus-den tier also carries one unit at $2,500 per month for 650 square feet at $3.85 per square foot. No zero-bedroom or studio units are currently available in the building.
What is the average asking rent and $/SF by suite size at Cosmo I?
Cosmo I's active asking rents range from a minimum of $2,200 to a peak of $3,200 per month, producing a dollar spread of $1,000 and a percentage spread of 45.5 percent. The median asking rent sits at $2,750 per month. The entry-level suite is a one-bedroom of 400 square feet priced at $5.50 per square foot, while the peak listing is a two-bedroom of 950 square feet at $3.37 per square foot, illustrating how the larger footprint compresses the unit rate despite the higher absolute rent.
How much extra do parking spaces and dens cost at Cosmo I?
Cosmo I's active den premium is $300 per month for an additional 250 square feet of space, translating to a marginal cost of $1.20 per square foot for the extra den area. Active parking premiums cannot be reliably isolated from current listings due to insufficient paired sample data, and no verified historical parking benchmark exists in the building's lease records.
How do asking rents at Cosmo I compare to local and municipal benchmarks?
Cosmo I's average asking rent of $2,725 per month sits slightly below the North York City Centre submarket asking average of $2,753 per month, yet the building's $4.18 per square foot exceeds the submarket asking benchmark of $3.84 per square foot by 8.9 percent. The lower nominal monthly outlay is driven by the mix of active inventory, which includes compact 400-square-foot one-bedrooms pulling the average rent down, rather than cheaper unit pricing. Cosmo I's four active listings represent approximately 1.9 percent of the submarket's 216 total active listings.

De-Listed Market Analysis & Questions
How many listings de-listed at Cosmo I, and what was their re-listing price compared to previous asking?
Cosmo I logged 2 delisted units over the tracked period, both classified as expired listings, representing an 18.2% ratio against the building's lifetime lease volume of 11. No terminated or suspended listings were recorded. With zero leases closing in the trailing 30 days, the delisted-to-30-day ratio is not computable, but the lifetime figure signals a moderate level of unrented-listing friction relative to total leasing activity.
How do asking prices on de-listed suites compare to executed leases and active listings at Cosmo I?
Cosmo I's 2 delisted units asked an average of $2,125 per month at $3.86 per square foot, landing at parity with realized lease averages of $2,179 per month and $3.87 per square foot. The nominal dollar spread between delisted asking and realized leases is effectively zero, indicating landlords priced unrented units in line with what tenants were actually paying. This parity suggests the delisted listings were not overpriced relative to the market but simply failed to find a match within their marketing window.
What market friction causes rental listings to stall or de-list at Cosmo I?
Cosmo I's delisted units sat on market for an average of 88 days, compared to a realized lease DOM of 22 days, producing 66 excess marketing days. At the average delisted asking rent of $2,125 per month, those 66 days represent roughly 2.2 months of lost rent, or approximately $4,675 in vacancy carry per unit, before accounting for ongoing condo maintenance fees. This friction cost underscores the financial penalty of prolonged unrented periods in a market where active leases close in under three weeks.

Nearby Building Rental Comparables & Price Spreads
Direct rental rate comparisons against residential properties in the immediate vicinity.
Cosmo I at 35 Bales Ave competes directly against four stabilized buildings within 80 metres in the North York City Centre submarket. Savvy Condominiums (17 Anndale Dr, completed 2013) recorded 20 closed leases over the trailing 180 days at a distance of 0.01 km; Cosmo II (31 Bales Ave, completed 2006) logged 11 closed leases at 0.05 km; Centre (2 Anndale Dr / 5 Sheppard Ave E, completed 2014) closed 23 leases at 0.06 km; and Spring at Gardens (23 Sheppard Ave E, completed 2010) recorded 13 closed leases at 0.08 km. The competitive set spans two distinct construction eras—Cosmo I and Cosmo II share a 2006 completion, while Savvy, Centre, and Spring at Gardens represent a newer generation built between 2010 and 2014 with correspondingly larger suite footprints and expanded amenity decks. Across the four comparables, the micro-market averages $2,701 in monthly lease rent, $3.79 per square foot, and 725 square feet of interior space. Cosmo I's all-time realized lease average of $2,179 per month on 563 square feet places it below the comp mean on both headline rent and suite scale, yet its $3.87 per-square-foot rate sits marginally above the $3.79 comp average. The building therefore occupies a value position defined by compact layouts and a modest per-square-foot premium relative to its two closest peers (Savvy and Cosmo II), while trading at a slight discount to Centre and Spring at Gardens on a rate-per-foot basis. For renters prioritizing proximity to Sheppard Avenue transit over maximum interior square footage, Cosmo I's 2006-era construction and tighter floor plans deliver a lower absolute monthly outlay than the submarket's $2,640 average lease benchmark.

Savvy Condominiums at 17 Anndale Dr (0.01 km) leases at $2,961 per month on 833 square feet at $3.58 per square foot; Cosmo II at 31 Bales Ave (0.05 km) averages $2,511 on 691 square feet at $3.70 per square foot; Centre at 2 Anndale Dr / 5 Sheppard Ave E (0.06 km) commands $2,789 on 729 square feet at $3.88 per square foot; and Spring at Gardens at 23 Sheppard Ave E (0.08 km) leases at $2,542 on 648 square feet at $3.99 per square foot. Cosmo I's 563-square-foot average suite is the smallest in this set, which explains the lower absolute rent despite a competitive per-square-foot rate.
Does Cosmo I offer a competitive price-per-square-foot ($/SF) against local comparables?
Cosmo I leases at $3.87 per square foot on an average 563-square-foot suite, positioning it at a $0.29-per-square-foot premium over Savvy Condominiums ($3.58/SF) and a $0.17 premium over Cosmo II ($3.70/SF), while trading at a slight $0.01 discount to Centre ($3.88/SF) and a $0.12 discount to Spring at Gardens ($3.99/SF). Tenants choosing Cosmo I accept 270 fewer square feet than Savvy's 833, 128 fewer than Cosmo II's 691, 166 fewer than Centre's 729, and 85 fewer than Spring at Gardens' 648, in exchange for a lower absolute monthly rent of $2,179 versus the comp range of $2,511 to $2,961. The trade-off is straightforward: renters gain a more affordable entry point and a quieter, compact living environment, while those needing maximum interior space or premium per-foot value should weigh Centre and Spring at Gardens, which offer larger footprints at comparable or slightly higher per-square-foot rates.
How do building age, amenities, and developer reputation impact rent spreads?
Cosmo I's amenity package emphasizes quiet, wellness-oriented programming—indoor pool, sauna and steam room, gym, library and reading room, games and billiards, party lounge, meeting room, concierge security, and a garden courtyard—setting it apart from the more socially oriented decks at its nearest competitors. Where Savvy Condominiums offers a dedicated business centre, media and theatre room, and a full dining room and kitchen, Cosmo I instead provides a library and reading room absent from all four comparables, catering to tenants who prefer focused study or reading space over communal dining. Centre at 2 Anndale Dr features an outdoor pool, rooftop terrace, EV charging, yoga studio, and refrigerated grocery delivery storage; Cosmo I counters with an indoor pool usable year-round and a garden courtyard for private outdoor time. Spring at Gardens includes a hot tub and jacuzzi, BBQ area, and dining room that Cosmo I does not replicate, but Cosmo I's indoor pool and sauna/steam combination deliver a comparable wellness circuit without the social-dining emphasis. The building best serves young professionals and graduate students who value a quiet, wellness-forward lifestyle with indoor aquatic access and a dedicated reading environment over large-format social amenities and dining facilities.

Data Methodology & Analytical Standards
How FastScreen aggregates public listing records, tracks active inventory, and calculates rental market metrics for Cosmo I.
Snapshot Dates & Benchmark Cadence
- Standardized Snapshot: Market metrics reflect a standardized monthly snapshot locked as of August 31, 2026.
- Benchmark Comparison Cadence: Month-over-month comparisons evaluate changes across standardized month-end reporting windows (August 2026 vs July 2026), ensuring consistent baseline periods and eliminating intra-month reporting volatility.
- Point-in-Time Daily History: Daily charts capture point-in-time active listings available on any given calendar day.
Public Data Aggregation & Thresholds
- Public Data Aggregation: FastScreen aggregates residential rental listing and completed lease transaction records from publicly available sources.
- Threshold Filtering: All listings are subject to a minimum monthly rental threshold of $1,000 to filter out standalone storage lockers, private parking spaces, and misclassified commercial entries from condominium statistics.
Calculation Formulations
- Average Asking Rent: Weighted average of active asking prices across available suites in the reporting period.
- Price Per Square Foot ($/SF): Calculated by dividing rent by square footage only for listings that provide unit dimensions (suites without stated square footage are excluded from $/SF calculations).
- Days on Market (DOM): Measures elapsed calendar days between the date a suite is first listed and either the benchmark snapshot date (for active listings) or the finalized date leased.
- Parking & Den Differentials: Average asking rent differences between suites with vs. without parking, and suites with vs. without a den.
Data Limitations & Scope
- Exclusively Public Records: Statistics are derived exclusively from publicly available rental listings and completed lease records. Private direct-to-landlord arrangements, unadvertised tenant renewals, and off-market rental agreements are not captured.
- Agreed Contract Amounts: Reported lease amounts reflect agreed contract rents and do not account for private move-in allowances or individual unit renovations that may influence pricing spreads.
