The Way Urban Towns — Rental Market Data
Building Summary & Rental Market Overview
Rental market analytics and building profile as of August 31, 2026.
The Way Urban Towns at 3401 Ridgeway Drive / 3473 Widdicombe Way in Mississauga West is a 144-suite residential building completed in 2021 by Greybrook Realty Partners, Metropia, and Sorbara Group of Companies. As of August 31, 2026, one unit is actively listed for rent, representing a 0.7 percent availability rate across the full inventory. The building has closed two leases in the trailing 30 days at an average of $2,050 per month with a seven-day average time to lease, and five leases over the past 90 days averaging $2,100 per month with a 16-day average on-market period.
The single active listing asks $2,450 per month for a 650-square-foot two-bedroom suite, translating to $3.77 per square foot. That per-square-foot rate sits below the 90-day realized lease average of $3.97 per square foot, even though the nominal monthly rent is higher than the $2,100 average closed over the same window. The active suite's 650-square-foot footprint is notably larger than the 536-square-foot average across all eight tracked historical leases, which explains the higher headline rent despite the lower unit rate. Against the Mississauga West submarket asking benchmark of $3.63 per square foot, The Way Urban Towns trades 3.9 percent above the area average on a rate basis.
Marketing friction at The Way Urban Towns remains modest: the active listing has been on market for 20 days, slightly under the submarket average of 22 days, while closed leases in the trailing 30 days averaged just seven days to lease. Across all eight tracked historical transactions, tenants negotiated an average concession of $25 per month, or 1.23 percent below asking, with 37.5 percent of deals closing under the initial list price and an annualized savings of $300 per unit. Inventory depth is extremely thin at one available two-bedroom suite; no one-bedroom or studio units are currently listed, so renters seeking smaller footprints must look to the broader Mississauga West pool of 47 active listings.

Active Market Insights & Questions
How has rental availability changed at The Way Urban Towns recently?
The Way Urban Towns has one active rental listing as of August 31, 2026, asking $2,450 per month with both the average and median rent at that same figure. The available suite spans 650 square feet at a rate of $3.77 per square foot, and the 100 percent layout share belongs to a two-bedroom configuration. With only a single unit on the market, inventory is neither skewed toward compact entry-level studios nor toward multi-bedroom executive layouts; it is a single mid-size two-bedroom offering in an otherwise fully occupied building.
What floor plans and unit layouts are currently available at The Way Urban Towns?
The sole active listing at The Way Urban Towns is a two-bedroom suite representing 100 percent of current inventory, asking $2,450 per month for 650 square feet at $3.77 per square foot. No one-bedroom, studio, or three-plus bedroom units are available, making this a single-listing tier with no cross-layout comparison possible. Renters seeking alternative bedroom counts must turn to the 46 other active listings across the Mississauga West submarket.
What is the average asking rent and $/SF by suite size at The Way Urban Towns?
The Way Urban Towns carries a single active listing at $2,450 per month, so the minimum entry rent, peak asking rent, dollar spread, and percentage spread all resolve to $2,450 with zero variance. The entry-level and peak suite are the same unit: a 650-square-foot two-bedroom at $3.77 per square foot. With no second listing to anchor a range, the pricing spread is effectively uncalculable in any meaningful comparative sense, and renters should evaluate this figure against the Mississauga West submarket asking average of $2,685 per month.
How much extra do parking spaces and dens cost at The Way Urban Towns?
The Way Urban Towns does not carry a quantified den premium or square-footage delta for active listings, as the single available unit is a standard two-bedroom configuration with no den variant to compare. Marginal cost per square foot for additional den space therefore cannot be isolated from current data. Parking stall premiums also cannot be reliably quoted; the paired sample of active and leased transactions is insufficient to separate a consistent parking add-on from anomalous outliers, so renters should confirm parking availability and cost directly with the leasing office.
How do asking rents at The Way Urban Towns compare to local and municipal benchmarks?
The Way Urban Towns asks $2,450 per month and $3.77 per square foot for its active two-bedroom suite, compared to the Mississauga West submarket asking averages of $2,685 per month and $3.63 per square foot. The building's nominal rent is $235 below the submarket asking average, but that gap reflects a 90-square-foot smaller footprint (650 versus the submarket implied 740 square feet) rather than a rate discount; on a per-square-foot basis, The Way Urban Towns actually commands a 3.9 percent premium over the area asking benchmark. The building's one active listing represents 1 out of 47 available units in the Mississauga West submarket, or roughly 2.1 percent of total active inventory.

Leased Transaction Insights & Questions
How many suites were leased at The Way Urban Towns last month, and how fast did they rent?
The Way Urban Towns closed two leases in the trailing 30 days at a 7-day average DOM, compared to a 16-day average over the prior 90 days and a 22-day submarket benchmark. The 90-day window captured five closings, while the full one-year and lifetime records each total eight leases. Leasing cadence accelerated sharply in August, with the two most recent deals clearing in just 7 days versus 23 days in July and 20 days in May, indicating a meaningful pickup in tenant absorption after a slower spring.
What is the negotiation spread between asking rents and closed lease prices at The Way Urban Towns?
The Way Urban Towns tenants negotiated an average discount of $25 per month (1.23% below asking), translating to $300 in annual savings per unit across the eight tracked leases. Exactly 37.5% of closed leases (3 of 8) settled under the listed asking price, confirming measurable tenant leverage in this Mississauga West submarket. The remaining leases closed at or near asking, but the net direction is unambiguously tenant-favorable, with landlords conceding on price to secure occupancy.
What are typical executed lease prices across different layouts at The Way Urban Towns?
The 1-Bedroom layout dominates The Way Urban Towns lease book with five closings at an average of $2,000 per month and a 16-day average DOM, forming a statistically robust benchmark. The 2-Bedroom tier recorded three closings at an average of $2,467 per month (median $2,400, P25–P75 range $2,300–$2,600), averaging 650 square feet at $3.54 per square foot with a 20-day DOM. The 2-Bedroom figure is a limited sample of three transactions and should be treated as a directional indicator only, not a broad statistical benchmark.
What measurable rent premium did suites with parking achieve in closed leases at The Way Urban Towns?
The Way Urban Towns does not have sufficient paired lease data to isolate a verified parking premium, and the single active listing's parking figure is flagged as an unreliable outlier. Parking pricing at this building remains inconclusive based on current transaction volume. Tenants should request itemized parking charges directly from the leasing office rather than relying on a market-derived premium figure.
How does the lease-to-listing ratio at The Way Urban Towns reflect current tenant demand?
The Way Urban Towns shows a volatile but ultimately accelerating rent trajectory across the May-to-August 2026 window, with DOM compressing from 20 days to 7 days. May closed three deals at $2,300 per month ($4.07 per square foot, 20-day DOM). June saw one deal at $2,000 per month ($3.64 per square foot, 18-day DOM). July recorded two closings at $2,200 per month ($3.66 per square foot, 23-day DOM). August closed two deals at $2,050 per month but at $4.44 per square foot with a 7-day DOM; the lower nominal rent reflects compact suite footprints rather than property devaluation, as the rate per square foot actually rose.

12-Month Market Dynamics & Trend Trajectory
The Way Urban Towns realized an average lease of $2,175 per month at $4.00 per square foot, sitting $430 below the Mississauga West submarket average of $2,605 but commanding a 15.4% premium on rate per square foot over the submarket's $3.44 benchmark. This gap reflects the building's compact suite footprints (536 square feet average) relative to the submarket implied 740-square-foot average, meaning tenants pay a higher per-square-foot rate for smaller spaces while the nominal dollar figure stays below the local norm. Pricing discipline at The Way Urban Towns skews tenant-favorable: 37.5% of the eight tracked leases closed below asking, with an average concession of $25 per month (1.23%) and $300 in annualized savings per unit. The net negotiation spread of -$25 confirms landlords are absorbing modest price pressure to close deals, particularly in the 1-Bedroom tier where all five transactions settled at a flat $2,000. This pattern indicates a submarket where tenant leverage is real but modest, and landlords are willing to trade a small discount for faster occupancy rather than extend vacancy carry.

Nearby Building Rental Comparables & Price Spreads
Direct rental rate comparisons against residential properties in the immediate vicinity.
The Way Urban Towns at 3401 Ridgeway Drive / 3473 Widdicombe Way sits in a Mississauga West pocket where four nearby buildings recorded closed lease transactions over the trailing 180 days, giving a full active pricing set rather than a thin reference pool. Nevada at Eagle Ridge (2177 Burnhamthorpe Rd W, 2.88 km, built in 1991) closed six leases; Eagle Ridge (2155 Burnhamthorpe Rd W, 2.95 km, built in 1990) closed five; Condos II (5035 Harvard Rd, 2.9 km, built in 2015) closed two; and Amica Erin Mills (4640 Kimbermount Avenue, 2.95 km, built in 2002) closed one. The two Burnhamthorpe properties represent a 1990s-era structural generation roughly three decades older than the subject, while Condos II and Amica Erin Mills occupy the 2002–2015 middle tier. The Way Urban Towns, completed in 2021, is the newest asset in this immediate cluster and the only one without a concierge desk, fitness centre, or aquatic facility. Against the four-comp benchmark of $2,513 average rent, $3.01 per square foot, and 851 square feet of average suite size, The Way Urban Towns leases at $2,175 per month, $4.00 per square foot, and 536 square feet. The subject's total monthly outlay runs roughly $338 below the comp average, yet its per-square-foot rate sits 33 percent above the benchmark—a direct consequence of delivering 315 fewer interior square feet than the typical competitor suite. In practical terms, a renter at The Way Urban Towns pays a steeper rate for each square foot but a meaningfully smaller total bill, a profile that positions the building as a compact, lower-maintenance option in a submarket where the average asking rent is $2,685 and the average asking rate is $3.63 per square foot.

Amica Erin Mills (4640 Kimbermount Avenue, 2.95 km, one closed lease) averaged $2,100 per month at $3.23 per square foot over 650 square feet, making it the only comp where the subject commands a higher monthly rent—$75 more—despite offering 114 fewer square feet.
Does The Way Urban Towns offer a competitive price-per-square-foot ($/SF) against local comparables?
The Way Urban Towns leases at $4.00 per square foot on an average 536-square-foot suite, a rate that commands a premium over every active competitor in the set while delivering materially fewer interior square feet than each one. Against Nevada at Eagle Ridge, the subject trades at a $0.86 per square foot (27.4 percent) premium yet provides 347 fewer square feet, so the $567 lower monthly rent reflects the compact footprint rather than weaker asset positioning. Versus Condos II, the subject carries a $1.09 per square foot (37.5 percent) premium with 264 fewer square feet, producing a $125 lower total rent. Eagle Ridge shows the widest spread: the subject commands a $1.24 per square foot (44.9 percent) premium while delivering 534 fewer square feet, which explains the $735 lower nominal rent. Amica Erin Mills is the closest match in scale; the subject still trades at a $0.77 per square foot (23.8 percent) premium with 114 fewer square feet, yet the total rent lands $75 higher, indicating that even at a smaller footprint the subject's per-square-foot rate outpaces this particular competitor. Across the board, the lower total rent relative to three of four peers is a function of suite size, not a discount in the building's underlying value.
How do building age, amenities, and developer reputation impact rent spreads?
The Way Urban Towns offers an outdoor children's playground and a garden courtyard as its only common facilities, a deliberately lean lifestyle package that stands in sharp contrast to the amenity-rich profiles of every nearby competitor. Nevada at Eagle Ridge and Eagle Ridge each provide indoor pools, saunas, squash courts, gyms, concierge desks, and party lounges; Condos II adds a rooftop terrace, BBQ area, and dining room; Amica Erin Mills layers on a hair salon, café, general store, business centre, and media theatre. None of those buildings replicate the subject's no-frills, low-maintenance operating model, where residents forgo concierge staffing, fitness equipment, and aquatic facilities in exchange for a lower total monthly outlay and reduced common-area overhead. The primary renter demographic served by this package is cost-conscious young professionals and small families who prioritize a compact, quiet two-bedroom or one-bedroom layout with direct outdoor access over resort-style amenities, and who view the absence of a gym or pool as an acceptable trade-off for a smaller bill and a simpler building to maintain.

Data Limitations & Scope
- Exclusively Public Records: Statistics are derived exclusively from publicly available rental listings and completed lease records. Private direct-to-landlord arrangements, unadvertised tenant renewals, and off-market rental agreements are not captured.
- Agreed Contract Amounts: Reported lease amounts reflect agreed contract rents and do not account for private move-in allowances or individual unit renovations that may influence pricing spreads.
