Universal — Rental Market Data
Building Summary & Rental Market Overview
Rental market analytics and building profile as of August 31, 2026.
Universal at 335 Rathburn Rd W in Mississauga City Centre is a 263-suite residential building completed in 2008 by Conservatory Group, currently showing two active listings for an availability rate of 0.8 percent. The building has closed one lease in the trailing 30 days at an average of $2,900 per month with a 27-day marketing period, and five leases over the past 90 days averaging $2,508 per month with a 23-day average days on market.
The two active suites ask an average of $2,893 per month at $3.00 per square foot across 975 square feet of average footprint, compared to the 90-day realized lease average of $2,508 per month at $3.29 per square foot. Current listings carry a larger suite footprint than historical leases, which averaged 835 square feet, so the higher nominal rent reflects expanded square footage rather than a rate premium. Against the Mississauga City Centre submarket asking benchmark of $3.64 per square foot, Universal's active inventory trades 17.6 percent below the area rate, positioning it as a value-oriented option for two-bedroom seekers.
Marketing friction at Universal remains low: the 11-day average days on market for active listings sits well under the submarket benchmark of 23 days, and the zero-delisting record confirms no units have stalled or expired. Tenant negotiation leverage is modest but present, with tracked closed transactions showing an average concession of $14 per month, or 0.73 percent below asking, across all 11 recorded leases. Inventory depth is limited to two two-bedroom units, meaning renters face a small selection rather than a broad layout menu, and no one-bedroom or three-bedroom options are currently available.

Active Market Insights & Questions
How has rental availability changed at Universal recently?
Universal at 335 Rathburn Rd W has two active listings as of August 31, 2026, with asking rents ranging from $2,785 to $3,000 per month, an average of $2,893 per month, and a median of $2,892 per month. Both available suites are two-bedroom layouts averaging 975 square feet at $3.00 per square foot, placing the current inventory squarely in the mid-range two-bedroom tier rather than compact entry-level or multi-bedroom executive formats. The 100 percent concentration in two-bedroom units reflects a small selection of two listings, and no one-bedroom or three-bedroom options are on the market.
What floor plans and unit layouts are currently available at Universal?
The dominant and sole active layout at Universal is the two-bedroom, with both available units representing 100 percent of current inventory. The two two-bedroom suites average $2,893 per month across 975 square feet at $3.00 per square foot, with the entry unit at 850 square feet asking $2,785 per month ($3.28 per square foot) and the peak unit at 1,100 square feet asking $3,000 per month ($2.73 per square foot). No one-bedroom or three-bedroom tiers are currently listed, so renters seeking alternative bedroom counts must look to the broader Mississauga City Centre submarket.
What is the average asking rent and $/SF by suite size at Universal?
Universal's two active listings span a $215 spread from a minimum entry rent of $2,785 per month to a peak asking rent of $3,000 per month, a 7.7 percent range. The median asking rent sits at $2,892 per month, splitting the spread nearly in half. The entry-level suite is a two-bedroom at 850 square feet priced at $3.28 per square foot, while the peak offering is a two-bedroom at 1,100 square feet priced at $2.73 per square foot, meaning the larger unit delivers a lower rate per square foot despite the higher absolute rent.
How much extra do parking spaces and dens cost at Universal?
Den premium data for Universal cannot be quantified at this time, as no paired den versus non-den listings exist in the active inventory to isolate a marginal cost per square foot. Parking stall premiums also cannot be reliably isolated from the current two-listing sample, and no verified monthly parking fee should be assumed. Renters interested in either add-on should request itemized pricing directly from the leasing office.
How do asking rents at Universal compare to local and municipal benchmarks?
Universal's active asking rent of $2,893 per month exceeds the Mississauga City Centre submarket average asking rent of $2,771 per month, but the $3.00 per square foot rate sits 17.6 percent below the submarket asking benchmark of $3.64 per square foot. The nominal rent premium is fully explained by suite size: Universal's active units average 975 square feet, which is 214 square feet larger than the submarket implied average of 761 square feet, so renters are paying for additional space rather than a rate markup. Universal's two active listings represent a small share of the broader market, accounting for 2 out of 242 available listings in the Mississauga City Centre submarket.

Leased Transaction Insights & Questions
How many suites were leased at Universal last month, and how fast did they rent?
Universal at 335 Rathburn Rd W recorded a 27-day average DOM in the trailing 30 days, compared to a 23-day 90-day average and a 23-day Mississauga City Centre submarket benchmark. The building closed one lease in the last 30 days, five in the last 90 days, and eleven over the full trailing year, indicating leasing cadence has moderated sharply from a May peak of five closings to a single-unit pace in July and August. Lifetime volume of 11 leases against a 263-suite inventory confirms Universal remains a low-turnover, long-tenure property rather than a high-churn rental.
What is the negotiation spread between asking rents and closed lease prices at Universal?
Universal tenants negotiated an average discount of $14 per month (0.73% below asking), translating to $168 in annual savings per lease across the tracked sample. Only 27.3% of the eleven closed leases settled under the listed asking price, meaning roughly three in four transactions held at or above the landlord's initial number. This modest concession pattern signals mild tenant leverage in a market where Mississauga City Centre asking rents average $2,771 per month, but the discount magnitude is too small to indicate broad landlord distress or aggressive pushback on price.
What are typical executed lease prices across different layouts at Universal?
The 2-Bedroom layout anchors Universal's leasing mix with five closed leases averaging $2,780 per month and a 21-day DOM, representing a statistically robust benchmark. The 1-Bedroom tier closed four leases at an average of $2,088 per month (median $2,100, P25–P75 range $2,088–$2,100), averaging 643 square feet at $3.25 per square foot with a 14-day DOM; this is a limited sample and serves as a directional indicator only. The 1-Bedroom + Den layout recorded a single transaction at $2,290 per month for 650 square feet ($3.52 per square foot, 18-day DOM), representing an individual deal rather than a broad statistical benchmark. The 3-Bedroom+ tier also closed one lease at $3,300 per month for 1,250 square feet ($2.64 per square foot, 8-day DOM), likewise an individual single transaction.
What measurable rent premium did suites with parking achieve in closed leases at Universal?
Universal's realized leased parking premium cannot be reliably isolated due to insufficient paired lease-and-parking data in the tracked sample. Active asking listings at the building also show unreliable or outlier parking figures that do not support a defensible premium estimate. Tenants and landlords at Universal should treat parking as a separately negotiated line item rather than a bundled amenity, and FastScreen does not quote a verified parking surcharge for this property.
How does the lease-to-listing ratio at Universal reflect current tenant demand?
Universal's monthly lease trajectory from April through August 2026 shows a volatile, low-volume pattern with rents ranging from $2,050 to $2,900 per month across eleven total closings. April opened with one deal at $2,050 per month ($3.15 per square foot, 2-day DOM). May surged to five closings averaging $2,650 per month at $2.90 per square foot over 14 days; the lower rate per square foot reflects larger suite footprints in that batch rather than property devaluation. June closed three leases at $2,513 per month ($3.28 per square foot, 19-day DOM). July slowed to a single deal at $2,100 per month ($3.23 per square foot, 29-day DOM), where the nominal drop again mirrors a compact suite footprint. August's lone closing hit $2,900 per month ($3.41 per square foot, 27-day DOM), the highest rate per square foot in the tracked window.

12-Month Market Dynamics & Trend Trajectory
Universal's realized average rent of $2,531 per month sits just $9 above the Mississauga City Centre submarket average of $2,522, while its rate of $3.10 per square foot trades 7.3% below the submarket leased benchmark of $3.55 per square foot. Active asking inventory at Universal averages $2,893 per month for 975 square feet ($3.00 per square foot), which is 17.6% below the submarket asking rate of $3.64 per square foot; the higher nominal rent is driven by suite sizes running 214 square feet larger than the submarket implied average of 761 square feet, not by a per-foot premium. On pricing discipline, 27.3% of Universal's eleven tracked leases closed under asking, with tenants capturing an average $14 per month (0.73%) concession worth $168 in annual savings per lease. The remaining 72.7% of transactions settled at or above the landlord's listed number, indicating that while a meaningful minority of tenants exercised negotiation leverage, the majority of deals held firm. This pattern reflects mild tenant-favorable conditions in a submarket where 242 active listings compete for a steady but modest flow of move-in demand, rather than a broad landlord concession cycle.

Nearby Building Rental Comparables & Price Spreads
Direct rental rate comparisons against residential properties in the immediate vicinity.
Universal at 335 Rathburn Rd W sits in a tight cluster of four nearby competitors along Rathburn Road West in Mississauga City Centre. Three of those peers recorded active lease volume over the trailing 180 days: Grande Mirage at 349 Rathburn Rd W (0.01 km, completed 2022, 17 closed leases), Mirage at 339 Rathburn Rd W (0.06 km, completed 2017, 13 closed leases), and Centre at Square One I at 350 Rathburn Rd W (0.2 km, completed 1990, 3 closed leases). Centre at Square One II at 330 Rathburn Rd W (0.21 km, also completed 1990) logged zero closed leases in the same window and functions solely as an architectural and amenity reference rather than a live pricing benchmark. The competitive set therefore spans three distinct structural generations: the 2022 Grande Mirage, the 2017 Mirage, and the two 1990 Centre at Square One towers, with Universal's 2008 build placing it squarely in the middle cohort. The overall comp benchmark across all four buildings averages $2,707 per month in realized rent, $3.12 per square foot, and 903 square feet of interior space. Universal's all-time leased average of $2,531 per month and $3.10 per square foot on 835 square feet positions the subject slightly below the comp set on both nominal rent and per-square-foot rate while offering a modestly smaller suite footprint. Against the submarket-wide leased benchmark of $2,522 per month and $3.55 per square foot, Universal's realized $3.10 per square foot sits roughly 13 percent below the broader Mississauga City Centre rate, a gap that reflects the building's 2008 build date and its larger-than-average suite sizes relative to the submarket implied 761-square-foot norm.

Grande Mirage recorded 17 closed leases over the past 180 days at an average of $2,550 per month, $3.43 per square foot, and 748 square feet; Universal trades at a $19-per-month lower nominal rent than that 2022-built peer. Mirage logged 13 closed leases at $2,554 per month, $3.37 per square foot, and 765 square feet, with Universal again at a $23-per-month lower rent. Centre at Square One I (350 Rathburn Rd W, 0.2 km) closed 3 leases at $3,017 per month, $2.55 per square foot, and 1,197 square feet, placing Universal $486 below that 1990-built tower on a monthly basis. Centre at Square One II (330 Rathburn Rd W, 0.21 km) recorded zero closed leases in the trailing 180 days and therefore carries no realized rent benchmark for direct comparison.
Does Universal offer a competitive price-per-square-foot ($/SF) against local comparables?
Universal's leased rate of $3.10 per square foot on an average 835-square-foot suite undercuts the overall comp average of $3.12 per square foot and 903 square feet, while its $2,531 monthly rent trails the comp set's $2,707 benchmark. Against Grande Mirage, Universal trades at a $0.33-per-square-foot (9.6 percent) discount while providing 87 more interior square feet, meaning the $19-per-month lower nominal rent is driven by the larger suite footprint priced at a lower per-square-foot rate rather than a weaker asset valuation. The same dynamic holds against Mirage, where Universal offers a $0.27-per-square-foot (8.0 percent) discount and 70 additional square feet, keeping the $23-per-month rent gap rooted in space allocation. Centre at Square One I inverts the relationship: Universal commands a $0.55-per-square-foot (21.6 percent) premium over that 1990 tower yet provides 362 fewer interior square feet, so the $486-per-month lower nominal rent reflects the substantially smaller suite size rather than a rate disadvantage. Centre at Square One II, with zero recent lease transactions, offers no square-footage or rate benchmark and serves only as an architectural reference point.
How do building age, amenities, and developer reputation impact rent spreads?
Universal's 17-amenity package—including a bowling alley, outdoor children's playground, music room, library and reading room, and garden courtyard—gives it a broader lifestyle spread than any single nearby competitor. Grande Mirage (349 Rathburn Rd W) and Mirage (339 Rathburn Rd W) both omit the music room, library, garden courtyard, and (in Grande Mirage's case) the outdoor playground, while Centre at Square One I (350 Rathburn Rd W) lacks the bowling alley, children's playground, music room, library, and garden but adds a squash and racquetball court. Centre at Square One II (330 Rathburn Rd W), though a zero-transaction reference, similarly carries the squash court and library but no bowling alley, playground, music room, or garden. The combination of aquatic facilities (indoor pool, hot tub, sauna), a full fitness centre, remote-work infrastructure (meeting room, media and theatre room), pet-friendly outdoor space (garden courtyard, BBQ area), and family-oriented amenities (outdoor playground, games and billiards room) positions Universal as the most rounded lifestyle offering in this immediate Rathburn Road cluster. The primary tenant demographic best served by this package is young professional families and dual-income households in their late twenties to mid-thirties who want resort-style recreation, dedicated children's space, and flexible work-from-home facilities without stepping outside the Mississauga City Centre corridor.

Data Methodology & Analytical Standards
How FastScreen aggregates public listing records, tracks active inventory, and calculates rental market metrics for Universal.
Snapshot Dates & Benchmark Cadence
- Standardized Snapshot: Market metrics reflect a standardized monthly snapshot locked as of August 31, 2026.
- Benchmark Comparison Cadence: Month-over-month comparisons evaluate changes across standardized month-end reporting windows (August 2026 vs July 2026), ensuring consistent baseline periods and eliminating intra-month reporting volatility.
- Point-in-Time Daily History: Daily charts capture point-in-time active listings available on any given calendar day.
Public Data Aggregation & Thresholds
- Public Data Aggregation: FastScreen aggregates residential rental listing and completed lease transaction records from publicly available sources.
- Threshold Filtering: All listings are subject to a minimum monthly rental threshold of $1,000 to filter out standalone storage lockers, private parking spaces, and misclassified commercial entries from condominium statistics.
Calculation Formulations
- Average Asking Rent: Weighted average of active asking prices across available suites in the reporting period.
- Price Per Square Foot ($/SF): Calculated by dividing rent by square footage only for listings that provide unit dimensions (suites without stated square footage are excluded from $/SF calculations).
- Days on Market (DOM): Measures elapsed calendar days between the date a suite is first listed and either the benchmark snapshot date (for active listings) or the finalized date leased.
- Parking & Den Differentials: Average asking rent differences between suites with vs. without parking, and suites with vs. without a den.
Data Limitations & Scope
- Exclusively Public Records: Statistics are derived exclusively from publicly available rental listings and completed lease records. Private direct-to-landlord arrangements, unadvertised tenant renewals, and off-market rental agreements are not captured.
- Agreed Contract Amounts: Reported lease amounts reflect agreed contract rents and do not account for private move-in allowances or individual unit renovations that may influence pricing spreads.
