Fontana - Building D — Rental Market Data
Building Summary & Rental Market Overview
Rental market analytics and building profile as of August 31, 2026.
Fontana – Building D at 33 Clegg Road in Markham's City Centre submarket is a 159-suite residential tower completed in 2017 by H & R Developments. As of August 31, 2026, one unit is actively listed for rent, representing a 0.6 percent availability rate across the building. Leasing activity has been modest: one lease closed in the trailing 30 days at an average of $2,975 per month with a 32-day marketing period, while five leases closed over the past 90 days averaging $2,395 per month and a 25-day average days-on-market.
The single active listing asks $3,200 per month for a 990-square-foot two-bedroom-plus-den suite, translating to $3.23 per square foot. That rate sits below the 90-day realized lease average of $3.41 per square foot, even though the nominal monthly rent is higher than the $2,395 historical average because the active suite is 280 square feet larger than the 710-square-foot average footprint in tracked closed leases. Against the Markham City Centre submarket asking benchmark of $3.58 per square foot, Fontana – Building D's active rate trades 9.8 percent below the broader market.
Marketing friction warrants attention: the active listing has been on market for 33 days, exceeding the submarket average of 27 days, and the 30-day closed lease cohort also ran at 32 days versus the 25-day 90-day average, signaling a modest leasing deceleration despite zero delisted or expired listings in the tracking window. Across all five tracked closed transactions, tenants secured an average concession of $55 per month, or 2.06 percent below asking, with 60 percent of leases closing under the initial list price. Inventory depth is extremely thin at one available unit, and that single listing occupies the two-bedroom-plus-den tier, leaving no active options in one-bedroom or studio categories for renters seeking smaller footprints.

Active Market Insights & Questions
How has rental availability changed at Fontana - Building D recently?
Fontana – Building D has exactly one unit actively listed as of August 31, 2026, asking $3,200 per month with a median and average rent of $3,200. The available suite spans 990 square feet at $3.23 per square foot and is configured as a two-bedroom-plus-den layout, representing 100 percent of current active inventory. With only this single executive-tier listing on the market, there is no active entry-level or one-bedroom supply for renters to compare against.
What floor plans and unit layouts are currently available at Fontana - Building D?
The sole active listing at Fontana – Building D is a two-bedroom-plus-den suite, accounting for 100 percent of available inventory at one unit. That listing asks $3,200 per month across 990 square feet, equating to $3.23 per square foot. No one-bedroom, studio, or other bedroom-tier units are currently on the market, making this a single-listing sample with no cross-tier comparison possible.
What is the average asking rent and $/SF by suite size at Fontana - Building D?
Fontana – Building D's active pricing spread is $0, as the single listed unit sets both the minimum and maximum asking rent at $3,200 per month. The entry-level and peak suite are the same 990-square-foot two-bedroom-plus-den layout priced at $3,23 per square foot. With only one active listing, a meaningful price distribution cannot be established, and renters should reference the 90-day closed lease average of $2,395 per month for broader context.
How much extra do parking spaces and dens cost at Fontana - Building D?
Active den premium and square-footage delta figures cannot be reliably quantified at Fontana – Building D due to insufficient paired sample data. The single active listing is a two-bedroom-plus-den configuration, but no comparable two-bedroom-without-den unit is simultaneously listed to isolate the marginal cost of den space. Verified parking data from closed leases indicates a $350-per-month stall premium, though the active parking premium cannot be independently confirmed for the current listing.
How do asking rents at Fontana - Building D compare to local and municipal benchmarks?
Fontana – Building D's active asking rate of $3.23 per square foot sits 9.8 percent below the Markham City Centre submarket asking benchmark of $3.58 per square foot, despite the nominal rent of $3,200 per month exceeding the submarket average asking rent of $2,711. That higher headline price is driven entirely by the 990-square-foot suite footprint, which is 233 square feet larger than the submarket implied average of 757 square feet. The building's one active listing represents 1 out of 96 available units across the Markham City Centre submarket, a 1.0 percent share of total active inventory.

Leased Transaction Insights & Questions
How many suites were leased at Fontana - Building D last month, and how fast did they rent?
Fontana - Building D closed one lease in the trailing 30 days at a 32-day DOM, compared to a 25-day average across the 90-day window and a 27-day submarket benchmark in Markham City Centre. The building recorded five closed leases over the past 90 days and the same five over the full trailing year, meaning all activity clustered within the most recent quarter. Leasing cadence accelerated sharply in the last 30 days relative to the prior two months, though the single-transaction volume keeps this a directional signal rather than a sustained trend.
What is the negotiation spread between asking rents and closed lease prices at Fontana - Building D?
Fontana - Building D tenants negotiated an average discount of $55 per month (2.06% below asking) across tracked leases, translating to $660 in annual savings per unit. Sixty percent of closed leases settled under the listed asking price, confirming tenant leverage in a submarket where 96 active listings compete for a limited renter pool. Landlords absorbed this concession as a pricing adjustment rather than holding firm at list, signaling that asking prices at this building carry modest room for negotiation.
What are typical executed lease prices across different layouts at Fontana - Building D?
The two highest-volume anchor layouts at Fontana - Building D are the 1-Bedroom (two leases, $2,175 average, 16-day DOM) and the 1-Bedroom + Den (two leases, $2,325 average, 31-day DOM). The 1-Bedroom tier spans a P25-P75 range of $2,088 to $2,262 across an average 600 square foot footprint at $3.63 per square foot. This is a small sample of two closed leases and serves as a directional reference only. The 1-Bedroom + Den tier shows a tight P25-P75 band of $2,312 to $2,338 across an average 700 square foot suite at $3.34 per square foot, also a small sample of two leases. The 2-Bedroom + Den recorded one individual transaction at $2,975 for 950 square feet ($3.13 per square foot) with a 32-day DOM; this is a single deal and not a broad statistical benchmark.
What measurable rent premium did suites with parking achieve in closed leases at Fontana - Building D?
Fontana - Building D carries a verified leased parking premium of $350 per month, confirmed across the building's closed lease records. This bundling is consistent: the $350 figure appears as a flat add-on to suite rents rather than a variable market rate. Active asking parking data for the one currently listed unit is inconclusive due to an unreliable outlier or insufficient paired sample, so no active-market parking comparison can be drawn with confidence.
How does the lease-to-listing ratio at Fontana - Building D reflect current tenant demand?
Fontana - Building D shows a volatile rent trajectory across its three-month tracked timeline, swinging from $2,333 in June to $2,975 in August. In June, three leases closed at an average of $2,333 ($3.43 per square foot) with a 22-day DOM. July saw one lease close at $2,000 ($3.64 per square foot) over 28 days; the lower nominal rent reflects a compact suite footprint rather than property devaluation, as the per-square-foot rate actually climbed. August closed one lease at $2,975 ($3.13 per square foot) over 32 days, where the higher nominal figure is driven by the larger 950 square foot 2-Bedroom + Den layout rather than a rate increase.

12-Month Market Dynamics & Trend Trajectory
Fontana - Building D realized an average rent of $2,395 per month and $3.41 per square foot across five tracked leases, positioning the building $105 (4.2%) below the Markham City Centre submarket average of $2,500 and 4.5% under the submarket's $3.57 per square foot benchmark. The 710 square foot average suite size sits below the submarket implied asking average of 757 square feet, meaning the building trades at a modest rent discount partly because its leased inventory skews toward smaller one-bedroom footprints rather than the larger two-bedroom units dominating active submarket listings. On pricing discipline, 60 percent of Fontana - Building D's closed leases settled below asking, with tenants capturing an average $55 per month (2.06%) concession that annualizes to $660 in savings per unit. This tenant-favorable spread indicates landlords at this building are willing to move off list price to close deals, particularly in a submarket where 96 competing active listings give renters meaningful alternatives. The net negotiation direction is a discount, not a premium, and the pattern holds across both the 1-Bedroom and 1-Bedroom + Den tiers.

Nearby Building Rental Comparables & Price Spreads
Direct rental rate comparisons against residential properties in the immediate vicinity.
Fontana - Building D at 33 Clegg Rd sits in a tightly clustered competitive pocket on Markham City Centre's Clegg Road corridor, flanked by four nearby buildings all recording active lease volume over the trailing 180 days. Eko Markham Centre - Noa 3 (30 Clegg Rd, 0.04 km, completed 2009) closed 7 leases, while the three sister Fontana towers—Building A at 89 South Town Centre Blvd (0.04 km, completed 2016, 10 closed leases), Building B at 99 South Town Centre Blvd (0.08 km, completed 2016, 6 closed leases), and Building C at 38 Cedarland Dr (0.08 km, completed 2017, 11 closed leases)—collectively logged 27 additional transactions. The peer set spans a nine-year construction window from 2009 to 2017, with Fontana - Building D sharing the same 2017 completion year as Building C and sitting one year behind the 2016 A and B towers, placing it in the newest structural generation alongside its direct sister property. Across all four comparables, the blended benchmark averages $2,485 per month, $3.32 per square foot, and 757 square feet of interior space. Fontana - Building D's realized lease metrics of $2,395 per month, $3.41 per square foot, and 710 square feet position the subject slightly below the comp average on total rent and suite size while carrying a modest per-square-foot premium over the pooled rate. The 47-square-foot deficit relative to the comp mean reflects the building's leaner unit mix, yet the higher $/sq. ft. signals that tenants are paying more for each interior foot of space than the blended competitor rate, a dynamic driven by the subject's smaller average footprint rather than a weaker asset valuation.

Fontana - Building C at 38 Cedarland Dr (0.08 km, 11 closed leases) averaged $2,577 per month at $3.16 per square foot over 816 square feet, leaving the subject $182 lower. All four competitors recorded active lease transactions, so each provides a realized pricing benchmark rather than a reference-only data point.
Does Fontana - Building D offer a competitive price-per-square-foot ($/SF) against local comparables?
Fontana - Building D leases at $3.41 per square foot across an average 710-square-foot suite, trading at a premium over three of four nearby competitors while offering fewer interior square feet than each of them. Against Fontana - Building A (855 sq ft), the subject commands a $0.21 per square foot (6.6%) premium yet provides 145 fewer square feet, so the $318 lower monthly rent is a footprint effect, not a discount in asset value. Versus Fontana - Building B (732 sq ft), the subject carries a $0.02 per square foot (0.6%) premium with 22 fewer square feet, producing a modest $63 rent gap. Against Fontana - Building C (816 sq ft), the subject trades at a $0.25 per square foot (7.9%) premium while delivering 106 fewer square feet, accounting for the $182 lower nominal rent. The one exception is Eko Markham Centre - Noa 3 (623 sq ft), where the subject trades at a $0.13 per square foot (3.7%) discount but provides 87 more square feet; here the $202 higher monthly rent is entirely a function of the larger interior footprint rather than a per-foot valuation advantage.
How do building age, amenities, and developer reputation impact rent spreads?
Fontana - Building D fields a 13-item amenity suite that spans aquatic, fitness, remote-work, and social-recreation themes, giving it a broader lifestyle package than any single competitor in this pocket. The subject's EV Charging Station, Car Wash Bay, Shared Laundry Room, and Games & Billiards Room are absent from all four comparables, while its Yoga Studio and Sauna & Steam Room pair are missing from Fontana - Building B, which offers only a gym, pool, basketball court, party room, and BBQ area. Eko Markham Centre - Noa 3 counters with a Hot Tub & Jacuzzi, Media & Theatre Room, Rooftop Terrace, and Rock Climbing Wall that the subject does not carry, but it lacks the subject's EV infrastructure, car wash, and dedicated games room. Fontana - Building A and C share the subject's core aquatic and fitness stack but omit the EV Charging Station, Car Wash Bay, Shared Laundry Room, and Games & Billiards Room. This amenity breadth—particularly the combination of EV-ready parking, on-site vehicle care, and a full wellness circuit—best serves young professional renters in the Markham City Centre submarket who prioritize convenience, active living, and tech-forward daily routines over a single signature lifestyle feature.

How FastScreen aggregates public listing records, tracks active inventory, and calculates rental market metrics for Fontana - Building D.
Snapshot Dates & Benchmark Cadence
- Standardized Snapshot: Market metrics reflect a standardized monthly snapshot locked as of August 31, 2026.
- Benchmark Comparison Cadence: Month-over-month comparisons evaluate changes across standardized month-end reporting windows (August 2026 vs July 2026), ensuring consistent baseline periods and eliminating intra-month reporting volatility.
- Point-in-Time Daily History: Daily charts capture point-in-time active listings available on any given calendar day.
Public Data Aggregation & Thresholds
- Public Data Aggregation: FastScreen aggregates residential rental listing and completed lease transaction records from publicly available sources.

Calculation Formulations
- Average Asking Rent: Weighted average of active asking prices across available suites in the reporting period.
- Price Per Square Foot ($/SF): Calculated by dividing rent by square footage only for listings that provide unit dimensions (suites without stated square footage are excluded from $/SF calculations).
- Days on Market (DOM): Measures elapsed calendar days between the date a suite is first listed and either the benchmark snapshot date (for active listings) or the finalized date leased.
- Parking & Den Differentials: Average asking rent differences between suites with vs. without parking, and suites with vs. without a den.
Data Limitations & Scope
- Exclusively Public Records: Statistics are derived exclusively from publicly available rental listings and completed lease records. Private direct-to-landlord arrangements, unadvertised tenant renewals, and off-market rental agreements are not captured.
- Agreed Contract Amounts: Reported lease amounts reflect agreed contract rents and do not account for private move-in allowances or individual unit renovations that may influence pricing spreads.
