The Bronte — Rental Market Data
Building Summary & Rental Market Overview
Rental market analytics and building profile as of August 31, 2026.
The Bronte at 3005 Pine Glen Rd in Oakville's Bronte neighborhood is a 129-suite residential building completed in 2023 by Brixton Real Estate & Queensgate Homes. As of August 31, 2026, one unit is actively listed for rent, placing availability at 0.8 percent of total inventory. Recent leasing activity shows four closed leases in the trailing 30 days with an average 57 days on market, and ten closed leases over the past 90 days averaging 50 days on market.
The single active listing asks $1,900 per month at $3.45 per square foot across 550 square feet, a rate per square foot that is higher than the 90-day realized lease average of $3.39 per square foot despite the nominal monthly rent sitting below the 90-day closed average of $2,145. This gap reflects a more compact footprint in the current listing compared to the 620-square-foot average seen across all tracked historical leases. Against the broader Bronte submarket asking benchmark of $3,760 per month at $3.76 per square foot, The Bronte's active asking rate runs 8.2 percent below the submarket per-square-foot standard.
Marketing friction presents a mixed picture: the lone active listing has been on market just two days, yet the 30-day closed-lease cohort averaged 57 days to lease, well above the submarket benchmark of 27 days, signaling meaningful leasing deceleration in recent closed transactions. Across all tracked leases, tenants secured an average discount of $73 per month, or 3.5 percent below asking, with 60 percent of deals closing under the initial list price. Inventory depth is extremely limited at this moment, with the sole available unit a one-bedroom and no two- or three-bedroom options currently on the market.

Active Market Insights & Questions
How has rental availability changed at The Bronte recently?
The Bronte has one unit actively listed as of August 31, 2026, asking $1,900 per month with both the average and median rent at $1,900. The available suite spans 550 square feet at an asking rate of $3.45 per square foot, and the 100 percent layout share is a one-bedroom configuration. With only a single listing in inventory, the building offers no multi-bedroom executive options and the available unit sits at the compact entry-level end of the building's typical 620-square-foot lease footprint.
What floor plans and unit layouts are currently available at The Bronte?
The Bronte's sole active listing is a one-bedroom unit representing 100 percent of current available inventory. That single one-bedroom asks $1,900 per month across 550 square feet at $3.45 per square foot, and no two-bedroom or three-bedroom tiers are currently on the market. Renter choice at this building is effectively limited to this one compact one-bedroom option.
What is the average asking rent and $/SF by suite size at The Bronte?
The Bronte's active pricing spread is $0, with both the minimum and maximum asking rent at $1,900 per month, reflecting a single-listing inventory with zero percentage spread. The entry-level and peak suite are the same unit: a one-bedroom at 550 square feet priced at $3.45 per square foot. With only one active listing, there is no internal price gradient for renters to navigate within the building.
How much extra do parking spaces and dens cost at The Bronte?
The Bronte's active den premium and square-footage delta cannot be quantified from the current single-listing sample, so no marginal cost per square foot for additional den space can be reliably stated. Active parking premium data is inconclusive due to an insufficient paired sample, and no verified parking add-on fee can be quoted for the currently listed unit. Historical lease data does confirm a verified parking premium of $219 per month, but this figure applies to past closed transactions rather than the active listing.
How do asking rents at The Bronte compare to local and municipal benchmarks?
The Bronte's active asking rent of $1,900 per month at $3.45 per square foot sits well below the Bronte submarket asking benchmark of $3,042 per month at $3.76 per square foot, a per-square-foot discount of 8.2 percent. The lower nominal rent is partly explained by the 550-square-foot footprint of the available suite, which is more compact than the submarket's typical lease size, but the building still delivers a meaningfully competitive rate per square foot. The Bronte represents one out of 48 active listings in the Bronte submarket, or roughly 2 percent of total available inventory.

Leased Transaction Insights & Questions
How many suites were leased at The Bronte last month, and how fast did they rent?
The Bronte at 3005 Pine Glen Rd in Oakville's Bronte submarket closed 4 leases in the trailing 30 days with an average DOM of 57, compared to a 90-day average DOM of 50 and a submarket benchmark of just 27 days. Over the full 12-month window, the building logged 15 closed leases, meaning the 30-day pace (4 closings) represents roughly a quarter of annual volume concentrated in the most recent month. The 90-day count of 10 leases against the lifetime total of 15 shows leasing cadence has accelerated noticeably in the last quarter, with turnover picking up rather than pausing as the building moves deeper into its occupancy curve.
What is the negotiation spread between asking rents and closed lease prices at The Bronte?
The Bronte's tenants negotiated an average discount of $73 per month (3.5% below asking), translating to $876 in annual savings per unit across tracked leases. Sixty percent of all 15 closed leases settled below the landlord's listed price, confirming consistent tenant leverage in this submarket. This pattern reflects genuine landlord concession rather than a pricing premium, as units closed at or under asking in the majority of transactions, giving renters a measurable edge at the negotiating table.
What are typical executed lease prices across different layouts at The Bronte?
The Bronte's two highest-volume anchor layouts are the 1-Bedroom (8 leases, $1,938 average, 46-day DOM) and the 2-Bedroom (4 leases, $2,600 average, 32-day DOM). The 1-Bedroom tier, a statistically robust benchmark of 8 closed leases, averaged $1,938 per month with a median of $1,900, a P25–P75 range of $1,875 to $1,962, an average size of 553 square feet at $3.50 per square foot, and a 46-day DOM. The 2-Bedroom tier is a limited sample of 4 closed leases (directional reference only), averaging $2,600 per month with a median of $2,600, a P25–P75 range of $2,500 to $2,700, an average size of 771 square feet at $3.38 per square foot, and a 32-day DOM. The 1-Bedroom + Den tier, also a limited sample of 3 closed leases (directional reference only), averaged $2,033 per month with a median of $2,150, a P25–P75 range of $1,975 to $2,150, an average size of 598 square feet at $3.40 per square foot, and a 49-day DOM.
What measurable rent premium did suites with parking achieve in closed leases at The Bronte?
The Bronte's verified leased parking premium is $219 per month, confirmed through paired lease data. This figure is bundled into the suite rent in most transactions rather than listed as a standalone line item, meaning the $219 represents the incremental cost of a parking spot layered onto the base rent. Active asking parking data is inconclusive due to insufficient paired samples, so the $219 verified lease premium remains the only reliable reference point for parking value at this building.
How does the lease-to-listing ratio at The Bronte reflect current tenant demand?
The Bronte's tracked monthly timeline from April through August 2026 shows a volatile but ultimately upward rent trajectory, with the 30-day average of $2,238 exceeding the 90-day average of $2,145. April opened with a single lease at $1,900 per month ($3.45 per square foot, 11-day DOM). May saw volume jump to 4 closings at $2,163 per month ($3.58 per square foot, 34-day DOM). June held steady at 4 closings, $2,225 per month ($3.37 per square foot, 36-day DOM). July dipped to 2 closings at $1,800 per month ($3.30 per square foot, 64-day DOM), a nominal drop that reflects compact suite footprints rather than property devaluation, as the rate per square foot also softened modestly. August rebounded to 4 closings at $2,238 per month ($3.45 per square foot, 57-day DOM), restoring the building to its mid-range pricing band.

De-Listed Market Analysis & Questions
How many listings de-listed at The Bronte, and what was their re-listing price compared to previous asking?
The Bronte recorded 1 delisted unit over the tracked period, representing a 25% delisted-to-leased ratio against trailing 30-day volume (1 delisted vs. 4 closed leases) and 6.7% against lifetime volume. The single delisting was an expired listing, with zero terminated or suspended entries in the record. At this low absolute count, the ratio functions as a directional friction indicator rather than a systemic signal, but it does flag that at least one unit failed to clear the market within its initial marketing window.
How do asking prices on de-listed suites compare to executed leases and active listings at The Bronte?
The Bronte's single delisted unit asked $2,700 per month, which is $462 per month (20.6%) ABOVE the realized 30-day lease average of $2,238 per month. The delisted listing carried a rate of $3.18 per square foot versus the 30-day realized average of $3.45 per square foot, meaning the nominal dollar overpricing was driven by a larger suite footprint rather than a higher density charge. This spread confirms the unit was overpriced relative to market-clearing levels, as tenants in the same building were transacting at a materially lower monthly figure.
What market friction causes rental listings to stall or de-list at The Bronte?
The Bronte's delisted unit sat on the market for an average of 91 days, compared to a realized lease DOM of 57 days in the trailing 30 days and 43 days lifetime. That 34-day excess (91 minus 57) translates to roughly 1.1 months of lost rent at the $2,700 asking rate—approximately $3,060 in vacancy carry—plus ongoing condo maintenance fees for the duration. Against the lifetime DOM benchmark of 43 days, the excess stretches to 48 days, compounding the carrying cost and underscoring that the overpriced listing consumed nearly three months of potential revenue before expiring.

12-Month Market Dynamics & Trend Trajectory
The Bronte's lifetime average lease rent of $2,133 per month and $3.45 per square foot both sit below the Bronte submarket averages of $2,465 per month and $3.61 per square foot, placing the building at a 6.1% discount on rate per square foot relative to local leasing benchmarks. This positioning suggests The Bronte undercuts its immediate neighbourhood on both absolute rent and density pricing, likely reflecting its 2023 completion profile and Brixton/Queensgate product mix rather than a structural devaluation. On pricing discipline, 60% of the 15 tracked leases closed below asking, with tenants capturing an average $73 per month (3.5%) discount that annualizes to $876 in savings per unit. The net negotiation spread of -$73 confirms tenant-favorable leverage across the board, with landlords conceding at the table rather than holding firm at list price. This concession pattern is consistent across bedroom tiers and indicates that The Bronte's asking prices carry a built-in buffer that renters are actively exploiting.

Data Methodology & Analytical Standards
How FastScreen aggregates public listing records, tracks active inventory, and calculates rental market metrics for The Bronte.
Snapshot Dates & Benchmark Cadence
- Standardized Snapshot: Market metrics reflect a standardized monthly snapshot locked as of August 31, 2026.
- Benchmark Comparison Cadence: Month-over-month comparisons evaluate changes across standardized month-end reporting windows (August 2026 vs July 2026), ensuring consistent baseline periods and eliminating intra-month reporting volatility.
- Point-in-Time Daily History: Daily charts capture point-in-time active listings available on any given calendar day.
Public Data Aggregation & Thresholds
- Public Data Aggregation: FastScreen aggregates residential rental listing and completed lease transaction records from publicly available sources.
- Threshold Filtering: All listings are subject to a minimum monthly rental threshold of $1,000 to filter out standalone storage lockers, private parking spaces, and misclassified commercial entries from condominium statistics.
Calculation Formulations
- Average Asking Rent: Weighted average of active asking prices across available suites in the reporting period.
- Price Per Square Foot ($/SF): Calculated by dividing rent by square footage only for listings that provide unit dimensions (suites without stated square footage are excluded from $/SF calculations).
- Days on Market (DOM): Measures elapsed calendar days between the date a suite is first listed and either the benchmark snapshot date (for active listings) or the finalized date leased.
- Parking & Den Differentials: Average asking rent differences between suites with vs. without parking, and suites with vs. without a den.
Data Limitations & Scope
- Exclusively Public Records: Statistics are derived exclusively from publicly available rental listings and completed lease records. Private direct-to-landlord arrangements, unadvertised tenant renewals, and off-market rental agreements are not captured.
- Agreed Contract Amounts: Reported lease amounts reflect agreed contract rents and do not account for private move-in allowances or individual unit renovations that may influence pricing spreads.
