Leased Transaction Insights & Questions
How many suites were leased at Three Hundred last month, and how fast did they rent?
At Three Hundred, the 30-day average days on market is 64 days, the 90-day average is 42 days, and the submarket benchmark stands at 20 days. Closed lease counts shifted from 1 lease in the 30-day window to 3 leases across the 90-day window, while lifetime closed volume reached 6 total leases. Leasing turnover moderated through the late summer as inventory requirements lengthened.
What is the negotiation spread between asking rents and closed lease prices at Three Hundred?
At Three Hundred, landlords achieved an average premium of $90 per month, which represents a 4.16% increase above asking prices and generated $1,080 per year in additional rental revenue. This transaction pattern reflects landlord pricing leverage where properties cleared slightly above initial asking targets.
What are typical executed lease prices across different layouts at Three Hundred?
The highest-volume anchor layouts at Three Hundred are 1-Bedroom + Den suites, which recorded an average monthly rent of $2,963 with an average days on market of 15 days across a limited sample size. 1-Bedroom suites averaged $2,675 per month with a median of $2,675 per month, a P25-P75 range of $2,512 to $2,838 per month, an average size of 650 square feet, a rate of $4.12 per square foot, and 28 days on market across a limited sample size. 3-Bedroom+ suites recorded an average monthly rent of $9,000 per month with a median of $9,000 per month, a P25-P75 range of $9,000 to $9,000 per month, an average size of 1,700 square feet, a rate of $5.29 per square foot, and 64 days on market (note that this represents an individual transaction rather than a broad statistical benchmark).
What measurable rent premium did suites with parking achieve in closed leases at Three Hundred?
At Three Hundred, the realized leased parking premium is not separately itemized because parking premium data is inconclusive due to insufficient paired data. Suite bundling patterns indicate that parking was either included or unpriced in available transaction records. Active asking parking rates similarly lack sufficient paired data to isolate specific stall values.
How does the lease-to-listing ratio at Three Hundred reflect current tenant demand?
At Three Hundred, overall rent trajectories moved higher across the tracked monthly timeline driven by high-value transactions in late summer. De-Listed Market Analysis & Questions
How many listings de-listed at Three Hundred, and what was their re-listing price compared to previous asking?
At Three Hundred, total delisted units reached 1 property, representing a delisted-to-leased ratio of 100%, which breaks down into 1 terminated listing, 0 expired listings, and 0 suspended listings. This indicates that exactly 1 listing was pulled or removed for every successful lease closed during the tracking period.
How do asking prices on de-listed suites compare to executed leases and active listings at Three Hundred?
At Three Hundred, unrented units asked an average of $4,200 per month, which represented a nominal dollar spread of $4,800 per month below realized lease averages and a rate of $4.42 per square foot. Unrented units asked $4,800 per month less than realized leases nominally due to smaller average floor plans, but commanded a higher rate per square foot ($4.42 per square foot vs. $4.53 per square foot all-time realized), demonstrating that prospective tenants rejected high density rate-per-square-foot pricing.
What market friction causes rental listings to stall or de-list at Three Hundred?
At Three Hundred, delisted units recorded an average days on market of 20 days compared to a realized lease days on market of 27 days. Because delisted units actually marketed faster than the historical lease average, excess marketing days were negative, indicating zero negative carrying cost or vacancy holding penalties from unrented inventory.

Three Hundred commands an average leased footprint of 825 square feet at $4.53 per square foot, positioning the building at a higher structural tier and newer vintage (built in 2013) compared to its early-2000s neighbours.
