The Bond — Rental Market Data
Building Summary & Rental Market Overview
Rental market analytics and building profile as of August 31, 2026.
The Bond at 290 Adelaide St W in Toronto's Entertainment District is a 393-suite residential tower completed in 2017 by Lifetime Developments. As of August 31, 2026, the building carries a single active listing, representing a 0.3 percent availability rate. Leasing activity remains steady, with seven closed leases in the trailing 30 days at an average of 21 days on market and twenty-one leases over the past 90 days averaging 27 days on market.
The one available studio asks $2,050 per month for 400 square feet, translating to a rate of $5.13 per square foot. That asking rate sits above the building's realized 90-day lease average of $4.79 per square foot, even though the nominal monthly rent is lower than the 90-day realized average of $2,543 per month. The active studio's 400-square-foot footprint is notably more compact than the 534-square-foot average across all 32 tracked historical leases, which explains the lower headline rent despite the higher per-square-foot rate. Against the broader Entertainment District asking benchmark of $5.53 per square foot, The Bond's active listing prices 7.2 percent below the submarket rate.
Marketing friction at The Bond is minimal, with the active listing sitting on market for just 3 days compared to the submarket average of 20 days. Across all 32 tracked closed transactions, landlords achieved an average premium of $5 per month, or 0.28 percent above asking, indicating limited tenant leverage to negotiate below list. Inventory depth is effectively nonexistent beyond the single studio; renters seeking one-bedroom or multi-bedroom layouts at this address will find zero available units and should look to the 152 other active listings across the Entertainment District submarket.

This single unit represents 100 percent of the building's active inventory and is a compact entry-level studio rather than a multi-bedroom executive layout.
What floor plans and unit layouts are currently available at The Bond?
The sole active listing at The Bond is a studio, accounting for 100 percent of available inventory. That one unit asks $2,050 per month across 400 square feet at $5.13 per square foot. No one-bedroom, two-bedroom, or larger layouts are currently listed, making this a single-listing sample with no cross-tier comparison possible.
What is the average asking rent and $/SF by suite size at The Bond?
The Bond's active pricing spread is $0, with both the minimum and maximum asking rent at $2,050 per month, reflecting a 0 percent spread across its single available unit. The entry-level and peak suite are the same 400-square-foot studio priced at $5.13 per square foot. With only one listing on market, there is no internal price gradient for renters to navigate.
How much extra do parking spaces and dens cost at The Bond?
Active den premiums at The Bond cannot be quantified, as the single available listing is a studio with no den configuration to compare. Active parking stall costs also cannot be reliably isolated from the current data due to an insufficient paired sample. For reference, verified historical lease data shows a parking premium of $154 per month, but this figure should not be assumed for the current active listing.
How do asking rents at The Bond compare to local and municipal benchmarks?
The Bond's active asking rent of $2,050 per month sits well below the Entertainment District submarket average asking rent of $3,542 per month, and its $5.13 per square foot rate is 7.2 percent below the submarket asking benchmark of $5.53 per square foot. The lower nominal rent is partly a function of the active studio's 400-square-foot footprint, which is more compact than the submarket's typical listing size, though the per-square-foot comparison confirms the building still offers a competitive rate. The Bond accounts for 1 out of 153 active listings in the Entertainment District, representing roughly 0.7 percent of total submarket inventory.

The Bond closed 7 leases in the trailing 30 days at a 21-day average DOM, compared to 21 closings over the 90-day window at 27 days on market, against an Entertainment District submarket benchmark of 20 days. Lifetime tracked volume stands at 32 closed leases. Leasing cadence accelerated sharply into the current period, with both July and August recording 7 closings each, outpacing the earlier spring months.
What is the negotiation spread between asking rents and closed lease prices at The Bond?
The Bond's 32 tracked leases closed at an average premium of $5 per month (0.28% above asking), generating $60 per year in additional landlord revenue. This reflects landlord pricing leverage where tenants paid at or above the listed rate across all tracked transactions. The net negotiation spread of 0.28% indicates minimal pushback on price from the tenant side, with units settling at or slightly above the asking figure.
What are typical executed lease prices across different layouts at The Bond?
The Bond's two highest-volume anchor layouts are the 1-Bedroom (11 leases, $2,323 average rent, 39-day DOM) and the 2-Bedroom (8 leases, $3,056 average rent, 21-day DOM). Studios accounted for 8 closings at $1,950 average rent, $4.94 per square foot across 394 square feet, clearing in a 16-day DOM. The 1-Bedroom + Den tier closed 5 leases at $2,790 average, $4.44 per square foot over 630 square feet, with a tight 11-day DOM. All four bedroom tiers represent moderate to robust statistical benchmarks, with no single-transaction outliers distorting the data.
What measurable rent premium did suites with parking achieve in closed leases at The Bond?
The Bond realized a verified parking premium of $154 per month on leased units, confirming actual tenant payments bundled into lease agreements. Active listing parking data is inconclusive due to insufficient paired samples, so no reliable asking-side comparison can be drawn. The verified $154 figure stands as the only confirmed parking recovery metric for this property.
How does the lease-to-listing ratio at The Bond reflect current tenant demand?
The Bond's monthly lease trajectory shows a clear upward rent progression from spring through late summer 2026. April closed 6 deals at $2,492 average, $4.61 per square foot, 15-day DOM. May recorded 5 closings at $2,240 average, $4.76 per square foot, 24-day DOM — the nominal rent drop reflects compact suite footprints rather than property devaluation. June brought 7 deals at $2,386 average, $4.85 per square foot, 11-day DOM. July closed 7 leases at $2,357 average, $5.00 per square foot, 50-day DOM — the lower nominal rent again signals smaller suites commanding a higher rate per square foot. August surged to $2,886 average across 7 closings at $4.52 per square foot with a 21-day DOM, indicating larger suites clearing at premium rents.

12-Month Market Dynamics & Trend Trajectory
The Bond's lifetime average realized rent of $2,486 per month sits $270 below the Entertainment District submarket average of $2,756, positioning the property at a modest rent discount to its immediate competitive set. On a rate-per-square-foot basis, however, The Bond commands $4.75 per square foot against the submarket's $4.52 per square foot, a 6% premium that reflects the property's suite mix skewing toward compact, higher-density layouts. The 30-day average of $2,886 per month at $4.52 per square foot shows recent closings aligning more closely with submarket rent levels while maintaining competitive density pricing. Pricing discipline at The Bond leans firmly in the landlord's favour. Across all 32 tracked leases, units closed at an average premium of $5 per month (0.28% above asking), translating to $60 per year in additional rental revenue per unit. This narrow but consistent premium indicates tenants accepted listed pricing with minimal pushback, and landlords did not need to concede below asking to close deals. The 0.28% spread is tight enough to confirm stable demand without suggesting aggressive overpricing or tenant leverage.

The Bond at 290 Adelaide St W sits in a dense cluster of four active competitors within 70 metres, all recording closed lease transactions over the trailing 180 days. on Adelaide (295 Adelaide St W, 0.06 km, built in 2014) logged 29 closed leases; Central Condos (38 Widmer St, 0.06 km, built in 2024) recorded 44; Cinema Tower (21 Widmer St, 0.07 km, built in 2013) closed 27; and Encore at Theatre District (28 Widmer St, 0.07 km, built in 2024) completed 21. The peer set spans two structural generations: the 2013–2014 cohort (Cinema Tower, on Adelaide) and the 2024 wave (Central Condos, Encore), with The Bond's 2017 completion placing it mid-cycle between the two eras. Against the four-comp benchmark of $2,994 average rent, $4.51 per square foot, and 679 average square feet, The Bond's realized lease data of $2,486 per month, $4.75 per square foot, and 534 average square feet reveals a distinct positioning. The subject's suites are roughly 145 square feet smaller than the comp average, yet the per-square-foot rate runs $0.24 above the peer mean. This footprint compression is the primary driver of the lower nominal rent: tenants at The Bond pay less in absolute monthly dollars while accepting a tighter interior envelope, a trade-off that positions the building as a value-oriented option in a pocket where larger 2024-era suites command $3,100-plus monthly rents.

Does The Bond offer a competitive price-per-square-foot ($/SF) against local comparables?
The Bond leases at $4.75 per square foot across an average 534-square-foot suite, a rate that commands a premium over three of four nearby competitors while the smaller footprint keeps absolute monthly rent below every peer. Against on Adelaide ($4.82/sf, 666 sq ft), The Bond trades at a $0.07 per square foot discount (1.5% lower) and provides 132 fewer interior square feet, making it the one comp where the subject's per-foot rate is actually more competitive. Versus Central Condos ($4.58/sf, 703 sq ft), The Bond commands a $0.17 per square foot premium (3.7% higher) while delivering 169 fewer square feet; the $677 lower nominal rent is driven entirely by the smaller interior footprint rather than a weaker asset valuation. Cinema Tower ($4.34/sf, 636 sq ft) sees The Bond at a $0.41 per square foot premium (9.4% higher) with 102 fewer square feet, and Encore at Theatre District ($4.29/sf, 710 sq ft) carries a $0.46 per square foot premium (10.7% higher) against 176 fewer square feet. How do building age, amenities, and developer reputation impact rent spreads?
The Bond offers an 11-feature lifestyle package anchored by an outdoor pool, golf simulator, and dedicated dining room and kitchen—amenities that distinguish it from two of its four immediate competitors. on Adelaide (295 Adelaide St W) provides an indoor pool and sauna/steam room but lacks the outdoor aquatic facility, golf simulator, and communal dining space found at The Bond; Cinema Tower (21 Widmer St) offers no pool of any kind, no golf simulator, and no dining room, relying instead on a basketball court and car-share program. Central Condos (38 Widmer St) and Encore at Theatre District (28 Widmer St) both match The Bond on outdoor pool and dining room, though neither carries the golf simulator that sets The Bond apart in this pocket. The combined aquatic, recreational, and social-dining package at The Bond best serves young professionals and small households in the Entertainment District who prioritize an active, social lifestyle—swimming, casual dining with friends, and low-commitment fitness—without the higher monthly rent associated with the larger 2024-era suites on Widmer Street.
