Opus Pantages — Rental Market Data
Building Summary & Rental Market Overview
Rental market analytics and building profile as of August 31, 2026.
Opus Pantages at 220 Victoria Street in Toronto's Downtown Core was completed in 2004 by Intracorp and contains 150 residential suites. As of August 31, 2026, three units are actively listed, representing a 2 percent availability rate. The building closed one lease in the trailing 30 days at an average of $2,500 per month with a six-day marketing period, and seven leases in the trailing 90 days averaging $2,829 per month over 30 days on market.
Active asking rents average $2,998 per month at $3.59 per square foot across an average footprint of 836 square feet. That rate sits below the 90-day realized lease average of $3.81 per square foot, even though current listings carry a larger average suite size of 836 square feet compared to the 796-square-foot historical lease average. Against the Downtown Core asking benchmark of $4.56 per square foot, Opus Pantages trades at a 21.3 percent discount on a rate-per-square-foot basis, reflecting both the building's age and its more generous suite dimensions relative to the submarket implied average of 761 square feet.
Marketing friction is moderate: active listings average 14 days on market, under the submarket benchmark of 21 days, while the 90-day closed cohort averaged 30 days, signaling some leasing deceleration in recent transactions. Across all eight tracked leases, tenants negotiated an average concession of $13 per month, or 0.72 percent below asking, with 37.5 percent of deals closing under the initial ask. Inventory depth is thin at three units: two are 2-Bedroom + Den layouts at 850 square feet and one is a standalone 2-Bedroom at 809 square feet, leaving no single-bedroom or studio options currently available.

Active Market Insights & Questions
How has rental availability changed at Opus Pantages recently?
Opus Pantages lists three active units as of August 31, 2026, with asking rents ranging from $2,995 to $3,000 per month, an average of $2,998 and a median of $3,000. The average suite measures 836 square feet at an asking rate of $3.59 per square foot. Two of the three listings (66.7 percent) are 2-Bedroom + Den configurations, while the remaining unit is a 2-Bedroom, meaning current inventory leans toward multi-bedroom executive layouts rather than compact entry-level suites.
What floor plans and unit layouts are currently available at Opus Pantages?
The dominant active layout at Opus Pantages is the 2-Bedroom + Den, with two units representing 66.7 percent of available inventory at an average asking rent of $2,998 per month across 850 square feet and a rate of $3.53 per square foot. The single 2-Bedroom listing accounts for 33.3 percent of active stock, asking $3,000 per month for 809 square feet at $3.71 per square foot. No studio or one-bedroom units are currently on the market.
What is the average asking rent and $/SF by suite size at Opus Pantages?
Opus Pantages shows a remarkably tight active pricing spread of $5, or 0.2 percent, between the minimum entry rent of $2,995 and the peak asking rent of $3,000 per month. The median asking rent sits at $3,000. The entry-level suite is a 2-Bedroom + Den at 850 square feet priced at $3.52 per square foot, while the peak unit is also a 2-Bedroom + Den at 850 square feet asking $3.53 per square foot, confirming that all three active listings occupy nearly identical footprint and price bands.
How much extra do parking spaces and dens cost at Opus Pantages?
Opus Pantages does not have a quantified den premium or square-footage delta for its 2-Bedroom + Den configurations, as the active sample is too small to isolate a reliable marginal cost per additional square foot of den space. Parking stall premiums also cannot be reliably isolated from the current data, as the paired sample is insufficient to produce a defensible figure. Renters should request individual parking and den pricing directly from the leasing office.
How do asking rents at Opus Pantages compare to local and municipal benchmarks?
Opus Pantages asks an average of $2,998 per month at $3.59 per square foot, compared to the Downtown Core submarket asking benchmark of $3,471 per month at $4.56 per square foot. The building's rate per square foot runs 21.3 percent below the submarket asking average, a gap partly explained by its 836-square-foot average suite being 75 square feet larger than the submarket implied average of 761 square feet. Opus Pantages accounts for three out of 224 active listings in the Downtown Core, or roughly 1.3 percent of available submarket inventory.

Leased Transaction Insights & Questions
How many suites were leased at Opus Pantages last month, and how fast did they rent?
Opus Pantages closed one lease in the trailing 30 days at a 6-day DOM, compared to a 30-day average of 30 days across the 90-day window and a submarket benchmark of 21 days. Over the full 90-day window, seven leases closed, and the one-year and lifetime totals both sit at eight transactions. Leasing cadence accelerated sharply in July (four closings) before tapering to a single August deal, indicating a burst of absorption rather than a steady monthly drip.
What is the negotiation spread between asking rents and closed lease prices at Opus Pantages?
Opus Pantages tenants negotiated an average discount of $13 per month (0.72% below asking), translating to $156 in annual savings per unit across the eight tracked leases. 37.5% of all closed leases settled under the listed asking price, confirming modest but consistent tenant leverage in this building's Downtown Core micro-market. The remaining 62.5% closed at or near asking, so the concession pattern is narrow rather than systemic.
What are typical executed lease prices across different layouts at Opus Pantages?
The two highest-volume anchor layouts at Opus Pantages are the 2-Bedroom (three leases, average $3,333 per month, 35-day DOM) and the 1-Bedroom + Den (two leases, average $2,500 per month, 29-day DOM). The 2-Bedroom tier spans a P25-P75 range of $3,275 to $3,375 across an average 990-square-foot footprint at $3.38 per square foot. The 1-Bedroom + Den tier holds flat at $2,500 across both leases on 650 square feet at $3.85 per square foot. The 2-Bedroom + Den tier (two leases) averages $2,975 per month with a P25-P75 band of $2,962 to $2,988, on 850 square feet at $3.50 per square foot and a 13-day DOM. The single 1-Bedroom lease closed at $2,100 per month on 400 square feet at $5.25 per square foot with a 47-day DOM; this represents an individual single transaction, not a broad statistical benchmark. All multi-lease tiers carry a small-sample caveat and should be read as directional indicators only.
What measurable rent premium did suites with parking achieve in closed leases at Opus Pantages?
Opus Pantages does not have a reliably isolated parking premium in its leased data, as paired suite-and-parking transactions are insufficient to calculate a defensible monthly figure. Active asking listings also show an unreliable or outlier-driven parking signal, so no parking surcharge can be quoted with confidence. Tenants should treat any advertised parking add-on at this building as a case-by-case negotiation rather than a fixed market rate.
How does the lease-to-listing ratio at Opus Pantages reflect current tenant demand?
Opus Pantages shows a clear downward rent trajectory from spring into late summer 2026, with average realized rents falling from $3,250 in April to $2,500 in August. April recorded one closing at $3,250 per month, $3.42 per square foot, and 24 days on market. June brought two closings at $2,900 per month, $3.71 per square foot, and 59 days on market; the nominal rent drop from April reflects compact suite footprints rather than property devaluation, as the per-square-foot rate actually rose. July closed four leases at $2,875 per month, $3.85 per square foot, and 22 days on market, again showing a lower nominal figure paired with a higher density rate. August's single lease landed at $2,500 per month, $3.85 per square foot, and just 6 days on market, confirming that the steepest nominal decline tracks smaller suite sizes rather than a pricing correction.

12-Month Market Dynamics & Trend Trajectory
Opus Pantages realizes an average lease rent of $2,881 per month and $3.76 per square foot, placing it 1.7% below the Downtown Core submarket average of $2,931 per month and 15% below the submarket's $4.48 per square foot clearing rate. The building's active inventory averages 836 square feet, which is 75 square feet larger than the submarket implied average of 761 square feet, meaning the lower per-square-foot figure partly reflects expansive suite footprints rather than a pure rent discount. Against the submarket's $3,471 average asking rent, Opus Pantages' $2,998 asking level sits roughly 14% below, reinforcing its value positioning within the Downtown Core. Pricing discipline at Opus Pantages skews slightly tenant-favorable: 37.5% of the eight tracked leases closed below asking, with an average concession of $13 per month (0.72%) and $156 in annualized savings per unit. The net negotiation spread of -$13 per month indicates that landlords absorbed modest pushback on price rather than holding firm at list. Because the discount is narrow and affects fewer than half of transactions, the pattern reads as selective tenant leverage on specific units rather than a building-wide pricing correction.

Nearby Building Rental Comparables & Price Spreads
Direct rental rate comparisons against residential properties in the immediate vicinity.
Opus Pantages at 220 Victoria Street sits in a tightly clustered competitive pocket on the west edge of Toronto's Downtown Core, where three of its four direct comparables are within 150 metres. Pantages Tower (210 Victoria St, 0.02 km, built in 2004) recorded 24 closed leases over the trailing 180 days, and Pantages Hotel Condo Suites (200 Victoria St, 0.04 km, built in 2005) logged 4 closed leases in the same window; both are near-contemporaries sharing the same Victoria Street corridor. Slightly further out, Massey Tower (197 Yonge St, 0.14 km, built in 2019) closed 73 leases, and Two Fifty Two Church (252 Church St, 0.21 km, built in 2025) recorded 104 closed leases, representing the newest generation of product in this micro-market. All four competitors posted active lease volume, giving Opus Pantages a fully transacting peer set rather than a mix of speculative or pre-leasing references. Across the four comparables, the blended benchmark averages $2,337 per month in realized rent, $4.23 per square foot, and 578 square feet of interior space. Opus Pantages' all-time leased average of $2,881 per month and 796 square feet places it well above the comp set on both nominal rent and suite scale, while its $3.76 per square foot rate sits below the $4.23 comp average. The building's 2004 construction gives it a 15- to 21-year age advantage over Massey Tower and Two Fifty Two Church, yet its expansive 796-square-foot footprints—roughly 218 square feet larger than the comp mean—explain why the higher monthly figure is a function of interior volume rather than a per-square-foot premium. In practical terms, Opus Pantages competes on space efficiency and a full-service amenity suite rather than on rate-per-foot positioning.
Comparable Analysis & Questions
How do rental rates at Opus Pantages compare to neighbouring buildings within Downtown Core?
Opus Pantages' all-time average realized lease rent of $2,881 per month exceeds the four-comp blended benchmark of $2,337 by $544, a gap driven entirely by the subject's larger suite footprints rather than a higher per-square-foot rate. Pantages Tower at 210 Victoria Street (0.02 km, 24 closed leases) averaged $2,676 per month at $3.82 per square foot across 755 square feet, making Opus Pantages $205 higher on a monthly basis. Pantages Hotel Condo Suites at 200 Victoria Street (0.04 km, 4 closed leases) realized $1,938 per month at $4.28 per square foot over 463 square feet, leaving the subject $943 higher monthly. Massey Tower at 197 Yonge Street (0.14 km, 73 closed leases) averaged $2,431 per month at $4.23 per square foot across 584 square feet, a $450 monthly gap in the subject's favour. Two Fifty Two Church at 252 Church Street (0.21 km, 104 closed leases) posted $2,301 per month at $4.60 per square foot over 510 square feet, with Opus Pantages $580 higher on a nominal monthly basis. In every case the subject's higher rent reflects its 796-square-foot average suite, not a rate premium.
Does Opus Pantages offer a competitive price-per-square-foot ($/SF) against local comparables?
Opus Pantages trades at a discount below every active nearby competitor on a per-square-foot basis—$3.76 per square foot against comp rates ranging from $3.82 to $4.60—while delivering 796 square feet of interior space, 218 square feet more than the four-comp average of 578. Against Pantages Tower, the subject offers a $0.06 per square foot (1.6%) discount and 41 more square feet of living area; against Pantages Hotel Condo Suites, the discount widens to $0.52 per square foot (12.1%) with 333 additional square feet. Massey Tower carries a $0.47 per square foot (11.1%) premium over the subject with 212 fewer square feet, and Two Fifty Two Church commands an $0.84 per square foot (18.3%) premium while providing 286 fewer square feet. The consistent pattern is clear: a renter choosing Opus Pantages pays a higher monthly figure but receives materially more interior space at a lower cost per square foot, making the building the value play for tenants who prioritize footprint over per-foot rate.
How do building age, amenities, and developer reputation impact rent spreads?
Opus Pantages offers a ten-feature lifestyle package—including a rooftop terrace, BBQ area, dining room and kitchen, media and theatre room, games and billiards room, business centre, gym, party lounge, meeting room, and concierge security—that positions it as a full-service residential building within an amenity-rich peer set. Where the subject differentiates is in its media and theatre room, games and billiards room, BBQ area, and dedicated dining room and kitchen, none of which appear in Pantages Hotel Condo Suites' four-feature list (gym, business centre, meeting room, spa facilities). Against the newer Massey Tower, Opus Pantages trades its sauna and steam room, yoga and spin studios, rain room, and juice bar for its media theatre, billiards room, and business centre. Two Fifty Two Church's broader 16-feature set—including a golf simulator, dog run, pet wash station, tanning deck, and dedicated fitness studios—outpaces the subject on wellness and pet programming. The building's package best serves cost-conscious professionals and small households who want a social, full-service living environment with communal dining, entertainment, and remote-work facilities without paying the per-square-foot premiums of the 2019- and 2025-built towers nearby.

- Point-in-Time Daily History: Daily charts capture point-in-time active listings available on any given calendar day.
Public Data Aggregation & Thresholds
- Public Data Aggregation: FastScreen aggregates residential rental listing and completed lease transaction records from publicly available sources.

- Days on Market (DOM): Measures elapsed calendar days between the date a suite is first listed and either the benchmark snapshot date (for active listings) or the finalized date leased.
- Parking & Den Differentials: Average asking rent differences between suites with vs. without parking, and suites with vs. without a den.
Data Limitations & Scope
- Exclusively Public Records: Statistics are derived exclusively from publicly available rental listings and completed lease records. Private direct-to-landlord arrangements, unadvertised tenant renewals, and off-market rental agreements are not captured.
- Agreed Contract Amounts: Reported lease amounts reflect agreed contract rents and do not account for private move-in allowances or individual unit renovations that may influence pricing spreads.
