School Lofts — Rental Market Data
Building Summary & Rental Market Overview
Rental market analytics and building profile as of August 31, 2026.
School Lofts at 200 Stinson Street in Central Hamilton is a 66-suite residential building completed in 2014 by Stinson Developments. As of August 31, 2026, three units are actively listed for rent, representing a 4.5 percent availability rate across the building. Leasing activity has been minimal: one lease closed in the trailing 90-day window at an average of $2,200 per month with a 15-day time on market, while no leases closed in the most recent 30 days.
The three active listings carry an average asking rent of $2,050 per month at a blended rate of $1.99 per square foot across an average footprint of 1,112 square feet. By comparison, the single realized 90-day lease closed at $2,200 per month on 875 square feet, equating to $2.51 per square foot. Current inventory therefore offers substantially more living area than the historical lease cohort, and the per-square-foot asking rate sits below the realized benchmark. Against the broader Central Hamilton submarket asking average of $2.94 per square foot, School Lofts trades 32.3 percent below the neighborhood rate, a gap fully explained by the building's expansive suite sizes relative to the submarket implied average of 689 square feet.
Marketing friction at School Lofts is pronounced: active listings have sat on the market for an average of 145 days, more than three times the Central Hamilton submarket benchmark of 45 days, signaling meaningful leasing deceleration despite zero delisted or expired units in the current cycle. Negotiation data across all tracked closed transactions shows leases closed exactly at asking price with no recorded landlord concession. Inventory depth is thin, with each of the three available units occupying a distinct layout tier—one studio, one one-bedroom, and one one-bedroom plus den—meaning renters face single-unit scarcity across every bedroom category rather than multiple options within a tier.

Active Market Insights & Questions
How has rental availability changed at School Lofts recently?
School Lofts has three units actively listed as of August 31, 2026, with asking rents ranging from $1,750 to $2,200 per month, an average of $2,050, and a median of $2,200. The average active suite measures 1,112 square feet at a blended asking rate of $1.99 per square foot. No single layout dominates the active inventory; instead, the three listings split evenly across studio, one-bedroom, and one-bedroom-plus-den configurations, giving renters a spread from compact entry-level space to multi-room executive layouts.
What floor plans and unit layouts are currently available at School Lofts?
No single layout holds a majority of School Lofts' active inventory, as each of the three available units occupies its own bedroom tier at 33.3 percent share. The studio listing offers 650 square feet at $1,750 per month ($2.69 per square foot), the one-bedroom provides 1,387 square feet at $2,200 per month ($1.59 per square foot), and the one-bedroom-plus-den spans 1,300 square feet at $2,200 per month ($1.69 per square foot). Each tier represents a single listing, so renters evaluating any specific bedroom count face a one-unit choice with no comparable alternatives within the building.
What is the average asking rent and $/SF by suite size at School Lofts?
School Lofts active listings span a $450 monthly spread (25.7 percent), from a $1,750 entry point to a $2,200 peak asking rent. The median asking rent sits at $2,200 per month, reflecting that two of the three units cluster at the top of the range. The entry-level studio measures 650 square feet at $2.69 per square foot, while the peak one-bedroom offers 1,387 square feet at $1.59 per square foot, meaning the lower-priced unit actually commands a higher per-square-foot rate due to its compact footprint.
How much extra do parking spaces and dens cost at School Lofts?
School Lofts active den premium data shows a $0 dollar difference and an 87-square-foot reduction in footprint between the one-bedroom-plus-den and the standard one-bedroom, making the marginal cost per square foot for den space unquantifiable from the current sample. Active parking stall premiums cannot be reliably isolated from the available paired data, so no specific monthly parking figure can be quoted for the building's current listings.
How do asking rents at School Lofts compare to local and municipal benchmarks?
School Lofts active asking rents average $2,050 per month at $1.99 per square foot, compared to the Central Hamilton submarket asking benchmarks of $2,026 per month and $2.94 per square foot. The building's nominal rent is marginally above the submarket average, but its per-square-foot rate runs 32.3 percent below the neighborhood benchmark because active suites average 1,112 square feet versus the submarket implied average of 689 square feet. School Lofts accounts for 3 out of 197 available listings in the Central Hamilton submarket, a 1.5 percent share of total active inventory.

De-Listed Market Analysis & Questions
How many listings de-listed at School Lofts, and what was their re-listing price compared to previous asking?
School Lofts logged one delisted unit against one lifetime lease, producing a delisted-to-lifetime-leased ratio of 100%, with the listing expiring rather than being terminated or suspended. Because trailing 30-day lease volume is zero, the ratio is measured against lifetime volume rather than a 30-day window. This single expired listing functions as a market friction indicator: the unit sat unrented long enough to lapse, signaling a mismatch between asking price and realized tenant demand.
How do asking prices on de-listed suites compare to executed leases and active listings at School Lofts?
School Lofts' delisted unit asked an average of $3,600 per month, which is $1,400 per month (63.6%) above the realized lease average of $2,200 per month, indicating direct overpricing relative to market-clearing levels. The delisted listing carried a rate of $2.77 per square foot versus $2.51 per square foot on the realized lease, a gap of $0.26 per square foot that widened the nominal spread. This overpricing pattern suggests the landlord's asking price exceeded what Central Hamilton tenants were willing to pay at that suite size.
What market friction causes rental listings to stall or de-list at School Lofts?
School Lofts' delisted unit sat on market for an average of 67 days, compared to a 15-day realized lease DOM, producing 52 excess marketing days. Those 52 days translate to roughly 1.7 months of lost rent at $2,200 per month—approximately $3,740 in foregone revenue—plus ongoing condo maintenance fees during the vacancy carry. The friction is compounded by the 63.6% overpricing gap, which likely extended the time-to-lease well beyond the submarket benchmark of 45 days.

12-Month Market Dynamics & Trend Trajectory
School Lofts' realized rent of $2,200 per month sits $275 above the Central Hamilton submarket average of $1,925, a premium of roughly 14.3%. However, the building's rate of $2.51 per square foot trades 18.8% below the submarket leased benchmark of $3.09 per square foot, meaning the higher nominal rent is driven by the expansive 875-square-foot suite footprint rather than a per-unit-area premium. Against the municipal active-asking average of $2,026 per month and $2.94 per square foot, School Lofts' realized lease clears above the asking norm on rent while discounting on density pricing. Pricing discipline at School Lofts is neutral: the single tracked lease closed at exactly 100% of asking with zero dollar variance and no annualized concession or gain. No leases closed below asking in the tracked window, so there is no measurable tenant leverage or landlord discount pattern to evaluate. With one transaction on record, this at-asking result is an individual data point rather than an established statistical benchmark of negotiation behaviour in Central Hamilton.

Nearby Building Rental Comparables & Price Spreads
Direct rental rate comparisons against residential properties in the immediate vicinity.
School Lofts at 200 Stinson Street sits in a tight 200-metre radius of three active rental competitors and one legacy reference building. The nearest active peer, 96 Erie Avenue at 96 Erie Avenue (0.18 km, estimated completion 2026), closed one lease transaction over the trailing 180 days. Two Vista Condos buildings anchor the mid-range competition: Vista Condos on Charlton 3 at 479 Charlton Ave E (0.18 km, built in 2021) recorded four closed leases, and Vista Condos on Charlton 2 at 467 Charlton Ave E (0.20 km, built in 2020) also closed four leases in the same window. Claremount Court at 151 Stinson Street (0.21 km, built in 1951) logged zero lease transactions over the past 180 days and functions solely as an architectural reference rather than a pricing benchmark. Across the three active comparables, the blended benchmark averages $2,057 per month in realized rent, $2.74 per square foot, and 751 square feet of interior space. School Lofts' single closed lease at $2,200 per month and 875 square feet places the subject above the comp average on both total rent and footprint while sitting below the group on rate per square foot ($2.51 versus $2.74). Against the broader Central Hamilton submarket—where the average leased rate runs $3.09 per square foot—the subject's 875-square-foot suite delivers a materially larger interior than the submarket implied average of 689 square feet, meaning the nominal rent premium over the comp set is driven by expansive suite size rather than a per-unit valuation advantage.
Comparable Analysis & Questions
How do rental rates at School Lofts compare to neighbouring buildings within Central Hamilton?
School Lofts' average realized lease rent of $2,200 per month exceeds the three-active-comp benchmark of $2,057 per month by $143, with the primary drivers being 96 Erie Avenue and the two Vista Condos buildings within 200 metres. 96 Erie Avenue (96 Erie Avenue, 0.18 km, one closed lease) realized an average of $1,645 per month at $2.53 per square foot across 650 square feet, meaning the subject commands a $555 higher monthly rent—entirely attributable to its 225-square-foot larger interior rather than a rate premium. Vista Condos on Charlton 3 (479 Charlton Ave E, 0.18 km, four closed leases) matched the subject at $2,200 per month but at $2.90 per square foot over 769 square feet, so the subject delivers 106 additional square feet for the same nominal rent. Vista Condos on Charlton 2 (467 Charlton Ave E, 0.20 km, four closed leases) realized $2,325 per month at $2.80 per square foot across 835 square feet, placing the subject $125 lower in total rent while still providing 40 more square feet. Claremount Court (151 Stinson Street, 0.21 km) recorded zero closed leases in the trailing 180 days and therefore offers no realized rent benchmark for comparison.
Does School Lofts offer a competitive price-per-square-foot ($/SF) against local comparables?
School Lofts trades at $2.51 per square foot across an 875-square-foot average suite, a rate that sits below every active nearby competitor and well under the Central Hamilton submarket leased benchmark of $3.09 per square foot, while delivering the largest interior footprint in the immediate peer set. Against 96 Erie Avenue, the subject offers a $0.02 per square foot discount (0.8% below the comp's $2.53 rate) and 225 more square feet of living space, so the $555 higher monthly rent reflects a bigger home rather than a pricier asset. Versus Vista Condos on Charlton 3, the subject trades at a $0.39 per square foot discount (13.4% below the comp's $2.90 rate) and provides 106 additional square feet, meaning renters capture more interior area for the identical $2,200 monthly outlay. Against Vista Condos on Charlton 2, the subject offers a $0.29 per square foot discount (10.4% below the comp's $2.80 rate) with 40 more square feet, and the $125 lower nominal rent confirms the trade-off favours the renter on both total cost and space. Claremount Court, with zero closed leases in the past 180 days, cannot be used as a pricing reference and is excluded from this value comparison.
How do building age, amenities, and developer reputation impact rent spreads?
School Lofts provides a mid-tier lifestyle package—Concierge & Security, Gym & Fitness Centre, BBQ Area, Garden & Courtyard, and an outdoor Children's Playground—that differentiates it from the zero-amenity 96 Erie Avenue while trailing the two Vista Condos buildings on social and rooftop features. The subject's outdoor Children's Playground and dedicated Garden & Courtyard are absent from all three active competitors, giving families a rare ground-level play and green-space component in this pocket. Conversely, both Vista Condos buildings offer a Rooftop Terrace, Party & Lounge Room, Dining Room & Kitchen, and Fire Pit (Charlton 2 adds CarShare), none of which appear in School Lofts' amenity list, so renters seeking indoor social gathering or rooftop entertaining will find the Vista properties better suited. 96 Erie Avenue carries no common facilities whatsoever, making the subject's concierge, gym, and outdoor amenities a clear step up for cost-conscious renters who still want basic lifestyle infrastructure. This package best serves young families and dual-income professionals in Central Hamilton who prioritize secure, low-maintenance living with a children's play area and outdoor green space over the party-and-rooftop social scene of the Vista buildings.

Snapshot Dates & Benchmark Cadence
- Standardized Snapshot: Market metrics reflect a standardized monthly snapshot locked as of August 31, 2026.
- Benchmark Comparison Cadence: Month-over-month comparisons evaluate changes across standardized month-end reporting windows (August 2026 vs July 2026), ensuring consistent baseline periods and eliminating intra-month reporting volatility.

Public Data Aggregation & Thresholds
- Public Data Aggregation: FastScreen aggregates residential rental listing and completed lease transaction records from publicly available sources.

Calculation Formulations
- Average Asking Rent: Weighted average of active asking prices across available suites in the reporting period.
- Price Per Square Foot ($/SF): Calculated by dividing rent by square footage only for listings that provide unit dimensions (suites without stated square footage are excluded from $/SF calculations).
- Days on Market (DOM): Measures elapsed calendar days between the date a suite is first listed and either the benchmark snapshot date (for active listings) or the finalized date leased.
- Parking & Den Differentials: Average asking rent differences between suites with vs. without parking, and suites with vs. without a den.
Data Limitations & Scope
- Exclusively Public Records: Statistics are derived exclusively from publicly available rental listings and completed lease records. Private direct-to-landlord arrangements, unadvertised tenant renewals, and off-market rental agreements are not captured.
- Agreed Contract Amounts: Reported lease amounts reflect agreed contract rents and do not account for private move-in allowances or individual unit renovations that may influence pricing spreads.
