The Lanes Residences — Rental Market Data
Building Summary & Rental Market Overview
Rental market analytics and building profile as of August 31, 2026.
The Lanes Residences at 1401 O'Connor Drive in East York is a 142-suite residential building completed in 2021 by Edzar Group of Companies, currently showing one active listing out of 84 available units across the broader East York submarket. With an availability rate of just 0.7 percent, the tower is effectively fully occupied, and leasing velocity has slowed: three leases closed in the trailing 90 days at an average of $2,433 per month with a 37-day average time on market, while no new leases signed in the most recent 30-day window.
The single active suite asks $2,400 per month on 650 square feet, translating to $3.69 per square foot—higher than the $3.52 per square foot realized across the building's 90-day closed leases. That rate premium exists despite a nominal monthly figure slightly below the 90-day lease average, because the current listing's 650-square-foot footprint is more compact than the 700-square-foot average seen in historical transactions. Against the East York submarket asking benchmark of $3.27 per square foot, The Lanes Residences trades at a 12.8 percent rate premium, reflecting its positioning within a tighter, higher-density product class.
Marketing friction is moderate: the active listing has sat for 47 days, well above the submarket average of 30 days, signaling leasing deceleration even though no units have expired or been suspended. Tenants who did close leases across all tracked transactions negotiated an average concession of $75 per month, or roughly 3 percent below asking, with 75 percent of deals landing under the initial list price. Inventory depth is minimal—only one bedroom tier (1-Bedroom + Den) carries an active listing, leaving no multi-bedroom or two-bedroom options for renters seeking larger footprints at this address.

Active Market Insights & Questions
How has rental availability changed at The Lanes Residences recently?
The Lanes Residences has one active listing as of August 31, 2026, asking $2,400 per month with both the minimum and maximum rent at that single figure. The suite spans 650 square feet at $3.69 per square foot, and the 1-Bedroom + Den configuration represents 100 percent of current available inventory. With only one unit on the market, the building offers no tiered choice between compact entry-level studios and multi-bedroom executive layouts; renters must either take this specific den-equipped unit or look to the broader East York submarket's 83 other active listings.
What floor plans and unit layouts are currently available at The Lanes Residences?
The sole active layout at The Lanes Residences is a 1-Bedroom + Den, representing 100 percent of the building's one available listing. That single unit asks $2,400 per month on 650 square feet, equating to $3.69 per square foot, with no two-bedroom, three-bedroom, or studio alternatives currently on the market. Because this is a single-listing sample, the tier cannot be characterized as a broader inventory trend; it reflects one specific unit's availability rather than a building-wide layout distribution.
What is the average asking rent and $/SF by suite size at The Lanes Residences?
The Lanes Residences carries a single active asking rent of $2,400 per month, meaning the minimum entry price, peak asking price, and median all converge at that figure with a zero-dollar and zero-percent spread. The entry-level suite is a 1-Bedroom + Den measuring 650 square feet at $3.69 per square foot, and because no second listing exists, there is no peak-tier contrast to draw. Renters evaluating this unit should note that the $2,400 ask sits $33 per month below the building's 90-day realized lease average of $2,433, a gap attributable to the compact 650-square-foot footprint versus the 700-square-foot historical average.
How much extra do parking spaces and dens cost at The Lanes Residences?
The Lanes Residences does not currently have a quantified den premium or square-footage delta, as the single active listing already includes the den within its 650-square-foot measurement, making a marginal cost-per-square-foot calculation for extra den space inapplicable. Parking stall costs also cannot be reliably isolated from the available transaction data; the paired sample is insufficient to separate a verified monthly parking add-on from the base rent, so no specific dollar figure should be assumed. Renters interested in parking availability should contact the building's leasing office directly for current stall allocation and pricing.
How do asking rents at The Lanes Residences compare to local and municipal benchmarks?
The Lanes Residences asks $2,400 per month at $3.69 per square foot, compared to the East York submarket average asking rent of $2,343 per month and $3.27 per square foot—a 12.8 percent rate premium on a per-square-foot basis. The nominal monthly rent is only $57 above the submarket average, but that gap narrows when accounting for suite size: the building's 650-square-foot active unit is 67 square feet smaller than the submarket implied average of 717 square feet, meaning the higher per-square-foot rate partially offsets the compact footprint. The Lanes Residences holds one out of 84 active listings in the East York submarket, representing roughly 1.2 percent of total available inventory.

De-Listed Market Analysis & Questions
How many listings de-listed at The Lanes Residences, and what was their re-listing price compared to previous asking?
The Lanes Residences logged one delisted unit, representing a 25% delisted-to-lifetime-leased ratio (1 delisted against 4 lifetime leases). The single delisting was a terminated listing; no expired or suspended listings appeared in the tracked window. With zero 30-day lease volume, the ratio is measured against lifetime closings. One unrented listing against four realized leases signals mild vacancy carry but not a systemic absorption problem.
How do asking prices on de-listed suites compare to executed leases and active listings at The Lanes Residences?
The Lanes Residences delisted unit asked an average of $2,400 per month, which is $33 per month below the realized lease benchmark of $2,433. Nominally lower, this asking rate reflects a compact suite footprint rather than landlord desperation. The delisted unit carried a rate of $3.69 per square foot versus the $3.53 per square foot realized average, demonstrating tenant resistance to high-density per-square-foot pricing in the East York submarket.
What market friction causes rental listings to stall or de-list at The Lanes Residences?
The Lanes Residences delisted unit sat on market for an average of 13 days, which is 18 days fewer than the 31-day realized lease DOM. Because the delisted unit cleared faster than the average closed lease, there is no excess marketing carry to convert into lost rent or condo fee drag. The single terminated listing did not generate a measurable vacancy carry event for this building.

12-Month Market Dynamics & Trend Trajectory
The Lanes Residences realizes an average rent of $2,405 per month at $3.53 per square foot, sitting essentially at parity with the East York submarket leased average of $2,415 per month and $3.54 per square foot. The building's active asking rate of $2,400 per month at $3.69 per square foot runs 12.8% above the submarket asking per-square-foot benchmark of $3.27, a gap driven by the building's smaller average suite size of 650 square feet versus the submarket implied 717 square feet. Pricing discipline at The Lanes Residences leans tenant-favorable, with 75% of tracked leases closing below asking and an average concession of $75 per month (2.98%). Landlords are absorbing a net $75 monthly discount to secure occupancy, equating to $900 in annualized tenant savings per unit. This pattern indicates that asking prices at this building carry a small premium over what the East York market will actually clear, and tenants are successfully pushing back on price during lease negotiations.

Nearby Building Rental Comparables & Price Spreads
Direct rental rate comparisons against residential properties in the immediate vicinity.
The Lanes Residences at 1401 O'Connor Drive sits within a tight competitive radius of four registered buildings in East York, but only one peer recorded active lease volume over the trailing 180 days. 45 Sunrise Condos at 45 Sunrise Avenue, 0.71 kilometres away and completed in 1980, closed two lease transactions and serves as the sole active pricing benchmark in this pocket. The remaining three competitors—994 O'Connor Drive (0.49 km, built 1965), Garden Terrace at 939–953 O'Connor Drive (0.58 km, built 1991), and Concordia at 25 Sunrise Avenue (0.81 km, built 1979)—each recorded zero closed leases in the same window, functioning purely as architectural and amenity references rather than live pricing comparables. The structural spread across this cluster spans five decades, from the 1965 mid-rise at 994 O'Connor to The Lanes Residences' 2021 delivery, creating a clear generational divide in unit configuration, building systems, and lifestyle programming. Against the single active benchmark of 45 Sunrise Condos—averaging $2,850 per month, $2.77 per square foot, and 1,038 square feet of interior space—the Lanes Residences positions itself as a compact-footprint, higher-rate product. The subject's realized lease average of $2,405 per month and 700 square feet of interior area places it well below the comp on total suite size while commanding a materially higher per-square-foot rate. The submarket-wide leased benchmark of $2,415 per month and $3.54 per square foot confirms that The Lanes Residences is pricing in line with East York's broader rental market, with its lower nominal rent driven entirely by the 338-square-foot reduction in interior footprint relative to 45 Sunrise Condos rather than any discount in asset valuation.
Comparable Analysis & Questions
How do rental rates at The Lanes Residences compare to neighbouring buildings within East York?
The Lanes Residences realized an average lease rent of $2,405 per month over the trailing year, sitting $445 below the overall comp benchmark of $2,850 set by 45 Sunrise Condos at 45 Sunrise Avenue (0.71 km, two closed leases, $2.77 per square foot, 1,038 square feet average). The three remaining nearby competitors—994 O'Connor Drive (0.49 km, built 1965), Garden Terrace at 939–953 O'Connor Drive (0.58 km, built 1991), and Concordia at 25 Sunrise Avenue (0.81 km, built 1979)—each recorded zero closed leases over the past 180 days and therefore carry no realized rent benchmark against which to measure the subject. The $445 monthly gap between The Lanes Residences and 45 Sunrise Condos is not a valuation discount; it reflects the subject's 338-square-foot smaller interior footprint, which compresses the total monthly figure even as the per-square-foot rate runs higher.
Does The Lanes Residences offer a competitive price-per-square-foot ($/SF) against local comparables?
The Lanes Residences trades at $3.53 per square foot on a 700-square-foot average suite, a 27.4 percent premium over 45 Sunrise Condos' $2.77 per square foot, while providing 338 fewer interior square feet than that competitor's 1,038-square-foot average. For a renter comparing the two, the trade-off is straightforward: 45 Sunrise Condos delivers roughly 340 additional square feet of living space for $445 more per month, making it the larger-footprint option at a lower per-square-foot rate, whereas The Lanes Residences offers a tighter, more efficient layout at a higher rate per square foot. The subject's nominal rent of $2,405 per month is lower than 45 Sunrise Condos' $2,850, but that variance is driven entirely by the compact 700-square-foot footprint rather than a weaker asset position. Tenants at The Lanes Residences also negotiated an average discount of $75 per month (2.98 percent below asking), with 75 percent of leases closing under the listed rate, saving roughly $900 per year—a tenant-favorable dynamic that effectively narrows the gap with the larger Sunrise Avenue product.
How do building age, amenities, and developer reputation impact rent spreads?
The Lanes Residences offers a ten-feature lifestyle package that includes a rooftop terrace, BBQ area, bowling alley, yoga studio, media and theatre room, dining room and kitchen, gym and fitness centre, party and lounge room, games and billiards room, and concierge with security—distinguishing it sharply from the older peer set on the O'Connor and Sunrise corridors. Against 45 Sunrise Condos (0.71 km), the subject adds a rooftop terrace, BBQ area, bowling alley, yoga studio, media and theatre room, and a full dining room and kitchen, while 45 Sunrise retains an outdoor pool, sauna and steam room, tennis and pickleball court, and shared laundry that The Lanes Residences does not provide. Garden Terrace (0.58 km) and Concordia (0.81 km) both list sauna and steam rooms plus meeting rooms absent from the subject, while 994 O'Connor Drive (0.49 km) offers only a shared laundry room. The Lanes Residences' emphasis on social dining, active recreation (bowling, yoga, rooftop BBQ), and media entertainment targets young professionals and small households who prioritize communal lifestyle programming and indoor social spaces over aquatic or court-sport facilities, making it the strongest fit for renters who value a turnkey social environment within a compact, efficiently priced East York suite.

Data Methodology & Analytical Standards
How FastScreen aggregates public listing records, tracks active inventory, and calculates rental market metrics for The Lanes Residences.
Snapshot Dates & Benchmark Cadence
- Standardized Snapshot: Market metrics reflect a standardized monthly snapshot locked as of August 31, 2026.
- Benchmark Comparison Cadence: Month-over-month comparisons evaluate changes across standardized month-end reporting windows (August 2026 vs July 2026), ensuring consistent baseline periods and eliminating intra-month reporting volatility.
- Point-in-Time Daily History: Daily charts capture point-in-time active listings available on any given calendar day.
Public Data Aggregation & Thresholds
- Public Data Aggregation: FastScreen aggregates residential rental listing and completed lease transaction records from publicly available sources.
- Threshold Filtering: All listings are subject to a minimum monthly rental threshold of $1,000 to filter out standalone storage lockers, private parking spaces, and misclassified commercial entries from condominium statistics.
Calculation Formulations
- Average Asking Rent: Weighted average of active asking prices across available suites in the reporting period.
- Price Per Square Foot ($/SF): Calculated by dividing rent by square footage only for listings that provide unit dimensions (suites without stated square footage are excluded from $/SF calculations).
- Days on Market (DOM): Measures elapsed calendar days between the date a suite is first listed and either the benchmark snapshot date (for active listings) or the finalized date leased.
- Parking & Den Differentials: Average asking rent differences between suites with vs. without parking, and suites with vs. without a den.
Data Limitations & Scope
- Exclusively Public Records: Statistics are derived exclusively from publicly available rental listings and completed lease records. Private direct-to-landlord arrangements, unadvertised tenant renewals, and off-market rental agreements are not captured.
- Agreed Contract Amounts: Reported lease amounts reflect agreed contract rents and do not account for private move-in allowances or individual unit renovations that may influence pricing spreads.
