Electra Lofts — Rental Market Data
Building Summary & Rental Market Overview
Rental market analytics and building profile as of August 31, 2026.
Electra Lofts at 1029 King St W in Toronto's West submarket is a 213-suite residential building completed in 2002 by Landmark Building Group. As of August 31, 2026, two units are actively listed for rent, representing a 0.9 percent availability rate. The building closed one lease in the trailing 30 days at an average of $3,150 per month with a 13-day marketing period, and four leases in the trailing 90 days averaging $3,038 per month with a 20-day average days on market.
The two active listings carry an average asking rent of $2,950 per month at an average rate of $3.87 per square foot across a 750-square-foot average footprint. Realized 90-day leases averaged $3,038 per month at $4.15 per square foot over 735 square feet, meaning current active inventory is priced at a lower rate per square foot while offering a slightly larger average suite. Against the Toronto West submarket asking benchmark of $4.72 per square foot, Electra Lofts' active listings sit 18 percent below the broader market rate, positioning the building as a value-oriented option within its neighborhood.
Marketing friction at Electra Lofts remains modest: the 15-day average days on market for active listings and the 13-day closed-lease DOM in the trailing 30 days both trail the submarket average of 23 days, indicating units are leasing at a competitive pace. Across all eight tracked historical leases, tenants secured an average concession of $6 per month, or 0.44 percent below asking, with 37.5 percent of closed deals landing under the initial list price. Active inventory is split evenly between one one-bedroom unit at $2,200 per month and one two-bedroom unit at $3,700 per month, so renters face single-unit scarcity in each layout tier with no multi-option depth in either bedroom category.

Active Market Insights & Questions
How has rental availability changed at Electra Lofts recently?
Electra Lofts has two units actively listed as of August 31, 2026, with asking rents ranging from $2,200 to $3,700 per month, an average of $2,950 per month, and a median of $2,950 per month. The average active suite measures 750 square feet at an asking rate of $3.87 per square foot. Inventory is evenly split between a one-bedroom and a two-bedroom listing, so the building currently offers one entry-level option and one multi-bedroom executive layout with no additional depth in either tier.
What floor plans and unit layouts are currently available at Electra Lofts?
The dominant active layout at Electra Lofts is the one-bedroom, with one unit representing 50 percent of available inventory at an average asking rent of $2,200 per month, 650 square feet, and a rate of $3.38 per square foot. The two-bedroom tier also holds one unit at 50 percent share, listed at $3,700 per month across 850 square feet at $4.35 per square foot. Both tiers are single-listing samples, so each bedroom category reflects an individual deal rather than a broader market signal.
What is the average asking rent and $/SF by suite size at Electra Lofts?
Electra Lofts shows a minimum entry rent of $2,200 per month and a peak asking rent of $3,700 per month, producing a dollar spread of $1,500 and a percentage spread of 68.2 percent. The median asking rent sits at $2,950 per month. The entry-level suite is a one-bedroom at 650 square feet priced at $3.38 per square foot, while the peak listing is a two-bedroom at 850 square feet carrying a rate of $4.35 per square foot, reflecting both a larger footprint and a premium layout tier.
How much extra do parking spaces and dens cost at Electra Lofts?
Electra Lofts does not currently have quantified den premium data, as no active listings include a den configuration to isolate the marginal cost per square foot of additional den space. Parking stall premiums also cannot be reliably isolated from the available paired sample, so no specific monthly parking fee can be quoted for active tenants. Renters should request individual parking and den pricing directly from the leasing office for any specific unit of interest.
How do asking rents at Electra Lofts compare to local and municipal benchmarks?
Electra Lofts' active asking rent of $2,950 per month at $3.87 per square foot sits below the Toronto West submarket average asking rent of $3,051 per month and well under the submarket asking rate of $4.72 per square foot. The 18 percent discount on rate per square foot versus the submarket benchmark reflects both the building's 2002 construction era and the slightly larger average suite footprint of 750 square feet compared to the submarket norm. Electra Lofts accounts for 2 out of 50 available listings in the Toronto West submarket, representing a 4 percent share of total active inventory.

Leased Transaction Insights & Questions
How many suites were leased at Electra Lofts last month, and how fast did they rent?
Electra Lofts at 1029 King St W closed one lease in the trailing 30 days with a 13-day DOM, compared to a 20-day DOM across the 90-day window and a 23-day submarket benchmark. The building logged four closings in the 90-day period and eight over the full trailing year, indicating leasing cadence accelerated into summer after a quieter spring. Lifetime volume sits at eight closed leases, confirming a steady but modest turnover pace for a 213-suite property.
What is the negotiation spread between asking rents and closed lease prices at Electra Lofts?
Electra Lofts tenants negotiated an average discount of $6 per month (0.44% below asking), translating to $72 in annual savings per lease. Across the eight tracked transactions, 37.5% of leases closed under the listed asking price, reflecting modest but consistent tenant leverage in a market where landlords conceded small concessions to close deals. The net negotiation spread of -$6 per month confirms a tenant-favorable dynamic rather than any landlord pricing premium.
What are typical executed lease prices across different layouts at Electra Lofts?
One-bedroom suites anchor Electra Lofts' lease volume with four closings averaging $2,675 per month and a 10-day DOM, while two-bedroom units account for three leases at an average of $3,500 per month with an 18-day DOM. The one-bedroom tier (small sample of four) shows a median of $2,550, a P25–P75 range of $2,488 to $2,738, an average footprint of 736 square feet, and a rate of $3.65 per square foot. The two-bedroom tier (small sample of three) carries a median of $3,600, a P25–P75 range of $3,200 to $3,850, an average size of 725 square feet, and a rate of $4.45 per square foot. The single one-bedroom-plus-den lease at $2,900 per month represents an individual transaction rather than a broad statistical benchmark, with a 750-square-foot footprint and a 27-day DOM.
What measurable rent premium did suites with parking achieve in closed leases at Electra Lofts?
Electra Lofts does not have sufficient paired lease data to isolate a reliable parking premium, and the realized parking value remains inconclusive. Active listings similarly show unreliable or outlier parking figures that cannot be quoted as a meaningful market signal. Tenants should treat any parking add-on in this building as a case-by-case negotiation rather than a standardized fee structure.
How does the lease-to-listing ratio at Electra Lofts reflect current tenant demand?
Electra Lofts shows a volatile but broadly stable rent trajectory across the May-to-August 2026 window, with averages ranging from $2,700 to $3,600 per month. In May, four leases closed at an average of $2,988 per month and $3.59 per square foot with an 11-day DOM. June saw two closings at $2,700 per month and $4.07 per square foot over 31 days on market; the lower nominal rent reflects compact suite footprints rather than property devaluation, as the per-square-foot rate actually rose. July produced a single lease at $3,600 per month and $4.24 per square foot with just a 4-day DOM. August closed one lease at $3,150 per month and $4.23 per square foot over 13 days, settling near the trailing-year average.

De-Listed Market Analysis & Questions
How many listings de-listed at Electra Lofts, and what was their re-listing price compared to previous asking?
Electra Lofts recorded one delisted listing in the tracked period, representing a 100% delisted-to-leased ratio against the single 30-day closing and a 12.5% ratio against lifetime volume. The breakdown shows one terminated listing with zero expired or suspended entries. This single delisting functions as a directional friction indicator rather than a systemic vacancy signal, given the building's 0.9% availability rate.
How do asking prices on de-listed suites compare to executed leases and active listings at Electra Lofts?
The one delisted unit at Electra Lofts asked an average of $3,800 per month, which is $650 per month (20.6%) above the realized lease average of $3,150 per month. The delisted listing carried a rate of $4.47 per square foot versus the $3.91 per square foot realized across closed leases, confirming direct overpricing relative to market-clearing levels. This spread signals that the asking price exceeded what tenants were willing to pay in the current Toronto West submarket.
What market friction causes rental listings to stall or de-list at Electra Lofts?
The delisted listing at Electra Lofts sat on market for an average of 14 days, compared to a 15-day lifetime realized lease DOM and a 13-day 30-day DOM. The 1-day excess over the 30-day benchmark translates to roughly $127 in lost rent at the $3,800 asking level, plus ongoing condo maintenance fees during that additional day. Against the lifetime average, the delisted unit actually cleared one day faster, indicating the friction was minimal and largely a pricing mismatch rather than a prolonged marketing failure.

12-Month Market Dynamics & Trend Trajectory
Electra Lofts realizes an average lease rent of $3,013 per month and a rate of $3.91 per square foot, positioning the building 11.6% above the Toronto West submarket average lease rent of $2,696 while running 3.3% below the submarket's $4.29 per square foot benchmark. The building's 15-day average DOM also undercuts the submarket's 23-day benchmark, suggesting tenants accept the rent premium in exchange for faster lease-up and a competitive per-square-foot rate relative to nearby inventory. On pricing discipline, 37.5% of the eight tracked leases closed below asking, with tenants securing an average $6 per month (0.44%) discount that equates to $72 in annual savings per lease. The net negotiation spread of -$6 per month confirms a tenant-favorable dynamic where landlords made small concessions to close deals rather than holding firm at listed prices. No leases closed at a premium above asking, reinforcing that Electra Lofts' asking prices sit at or slightly above what the market will bear.

Nearby Building Rental Comparables & Price Spreads
Direct rental rate comparisons against residential properties in the immediate vicinity.
Electra Lofts at 1029 King St W sits in a tight cluster of four nearby comparables within 1.1 kilometres, but only one of those peers generated active lease volume over the trailing 180 days. 1371 King Street W, located 0.81 kilometres to the east and scheduled for completion in 2026, closed two lease transactions in that window, making it the sole active pricing benchmark in the immediate pocket. The remaining three buildings—Willard Apartments at 1 Triller Avenue (0.06 km, built in 1914), 60 Triller Avenue (0.27 km, estimated completion 2025), and Brock Lofts at 27 Brock Ave (1.09 km, built in 2003)—each recorded zero closed leases over the same period and therefore function as architectural and amenity references rather than live pricing comparables. The structural spread across this micro-market is wide: Willard Apartments represents early-20th-century stock, Electra Lofts and Brock Lofts occupy the early-2000s generation, and 60 Triller Avenue and 1371 King Street W belong to the current 2025–2026 delivery wave. The overall comp benchmark across all four buildings averages $1,250 per month in realized rent, $3.13 per square foot, and 400 square feet of interior space, though those figures are anchored entirely by the two closed leases at 1371 King Street W. Electra Lofts' all-time leased average of $3,013 per month and $3.91 per square foot across 735 square feet of suite area places the subject well above that single-comp benchmark on both rate and footprint dimensions. Against the broader Toronto West submarket, where the average leased rate runs $2,696 per month at $4.29 per square foot, Electra Lofts trades at a modest $0.38 per square foot discount while offering roughly 735 square feet of interior space—nearly double the comp average suite size. The building's 2002 construction date and 213-suite scale give it a mid-market positioning: newer than the century-old Willard Apartments, comparable in era to Brock Lofts, but a full generation ahead of the 2025–2026 deliveries that have not yet produced meaningful lease volume.

The remaining three nearby buildings—Willard Apartments at 1 Triller Avenue (0.06 km, built in 1914), 60 Triller Avenue (0.27 km, estimated completion 2025), and Brock Lofts at 27 Brock Ave (1.09 km, built in 2003)—each recorded zero closed leases over the same 180-day window and therefore carry no realized rent benchmark against which to compare. Because 1371 King Street W's two-lease sample is a limited data set, the $1,763 monthly premium Electra Lofts commands should be read in context of the subject's substantially larger suite footprint rather than as a pure rate differential on identical product.
Does Electra Lofts offer a competitive price-per-square-foot ($/SF) against local comparables?
Electra Lofts commands a $0.78 per square foot (24.9%) premium over the sole active competitor, 1371 King Street W, while simultaneously providing 335 more interior square feet per suite (735 versus 400), meaning the subject's higher monthly rent is driven by both a larger physical footprint and a higher rate per square foot rather than a trade-off between space and pricing. Against the Toronto West submarket average of $4.29 per square foot, Electra Lofts' $3.91 per square foot leased rate represents a 3.3% discount, positioning the building as a value-oriented option for renters who prioritize interior volume over peak per-square-foot pricing. The three zero-transaction reference buildings—Willard Apartments, 60 Triller Avenue, and Brock Lofts—recorded no closed leases over the trailing 180 days and cannot serve as active pricing benchmarks; they function only as architectural and amenity context for the pocket. Tenants at Electra Lofts are therefore paying a premium over the one active comp but capturing nearly double the interior square footage, a trade-off that favours renters seeking spacious one- and two-bedroom layouts over compact, high-density product.
How do building age, amenities, and developer reputation impact rent spreads?
Electra Lofts offers a seven-feature amenity suite—including a gym and fitness centre, party and lounge room, meeting room, media and theatre room, EV charging station, secure parcel lockers, and change rooms with bathrooms—that is substantially broader than any competitor in the immediate 1.1-kilometre radius. The sole active pricing peer, 1371 King Street W, provides only a shared laundry room; Willard Apartments at 1 Triller Avenue offers no common lifestyle or recreational facilities whatsoever; 60 Triller Avenue adds concierge and security plus a shared laundry room; and Brock Lofts at 27 Brock Ave includes a BBQ area, concierge and security, and a rooftop terrace. No competitor in this set matches Electra Lofts' combination of fitness, remote-work (meeting room), entertainment (media and theatre room), and EV charging infrastructure, giving the building a clear lifestyle edge for professionals who work from home, entertain guests on-site, or require vehicle charging. The primary demographic best served by this package is the cost-conscious young professional or small household seeking a full-service residential experience—gym, meeting space, social lounge, and EV access—without paying the premium associated with luxury high-rise towers in the broader Toronto West submarket.

Calculation Formulations
- Average Asking Rent: Weighted average of active asking prices across available suites in the reporting period.
- Price Per Square Foot ($/SF): Calculated by dividing rent by square footage only for listings that provide unit dimensions (suites without stated square footage are excluded from $/SF calculations).
- Days on Market (DOM): Measures elapsed calendar days between the date a suite is first listed and either the benchmark snapshot date (for active listings) or the finalized date leased.
- Parking & Den Differentials: Average asking rent differences between suites with vs. without parking, and suites with vs. without a den.
Data Limitations & Scope
- Exclusively Public Records: Statistics are derived exclusively from publicly available rental listings and completed lease records. Private direct-to-landlord arrangements, unadvertised tenant renewals, and off-market rental agreements are not captured.
- Agreed Contract Amounts: Reported lease amounts reflect agreed contract rents and do not account for private move-in allowances or individual unit renovations that may influence pricing spreads.
