Thornhill City Centre II — Rental Market Data
Building Summary & Rental Market Overview
Rental market analytics and building profile as of August 31, 2026.
Thornhill City Centre II at 50 Disera Dr in Vaughan's Thornhill submarket is a 134-suite residential building completed in 2006 by Liberty Development Corp. As of August 31, 2026, two units are actively listed for rent, representing a 1.5 percent availability rate. The building recorded two closed leases in the trailing 30 days at an average of $2,400 per month with a nine-day average time to lease, and six leases over the past 90 days averaging $2,333 per month with a 21-day average days on market.
Active asking rents at Thornhill City Centre II average $2,500 per month at $3.89 per square foot across a 650-square-foot average footprint, which is more compact than the 700-square-foot average suite size seen in historical closed leases. The realized 90-day lease rate of $3.37 per square foot is lower than the current asking rate, meaning tenants are being asked to pay a higher per-square-foot price despite the smaller suite sizes on the market. Against the Thornhill submarket asking benchmark of $3.66 per square foot, the building's active inventory commands a 6.3 percent premium on a rate basis.
Marketing friction at Thornhill City Centre II is moderate: the 15-day average days on market for active listings sits well below the submarket benchmark of 27 days, and the zero-delisting record confirms no units have lapsed or been pulled from the market. Across all six tracked closed leases, tenants negotiated an average concession of $42 per month, or 1.59 percent below asking, with one-third of deals closing under the listed price. Active inventory is split evenly between a single one-bedroom at 550 square feet and a single one-bedroom-plus-den at 750 square feet, so renters face single-unit scarcity in both layout tiers with no multi-option depth in any bedroom category.

Active Market Insights & Questions
How has rental availability changed at Thornhill City Centre II recently?
Thornhill City Centre II has two active listings as of August 31, 2026, with asking rents ranging from $2,300 to $2,700 per month, an average of $2,500, and a median of $2,500. The average suite size is 650 square feet at an asking rate of $3.89 per square foot. Inventory is evenly split between a one-bedroom and a one-bedroom-plus-den, meaning the building currently offers no two-bedroom or larger executive layouts and no sub-550-square-foot studio options.
What floor plans and unit layouts are currently available at Thornhill City Centre II?
The dominant active layout at Thornhill City Centre II is the one-bedroom, with one listing representing 50 percent of available inventory at an average asking rent of $2,300 per month across 550 square feet at $4.18 per square foot. The one-bedroom-plus-den tier also holds one listing at 50 percent share, asking $2,700 per month for 750 square feet at $3.60 per square foot. Both tiers are single-listing samples, so neither layout offers a comparative spread for renters to benchmark within the building.
What is the average asking rent and $/SF by suite size at Thornhill City Centre II?
Thornhill City Centre II shows a minimum entry rent of $2,300 per month and a peak asking rent of $2,700 per month, producing a $400 spread or 17.4 percent range across its two active listings. The median asking rent is $2,500 per month. The entry-level suite is a one-bedroom at 550 square feet priced at $4.18 per square foot, while the peak suite is a one-bedroom-plus-den at 750 square feet priced at $3.60 per square foot, illustrating that the larger den layout carries a lower per-square-foot rate despite the higher nominal rent.
How much extra do parking spaces and dens cost at Thornhill City Centre II?
Thornhill City Centre II carries an active den premium of $400 per month for an additional 200 square feet of space, equating to a marginal cost of $2.00 per square foot for the den addition. Active parking stall premiums cannot be reliably isolated due to insufficient paired data or anomalous outliers in the sample, so no verified monthly parking fee can be quoted for current listings.
How do asking rents at Thornhill City Centre II compare to local and municipal benchmarks?
Thornhill City Centre II's active asking rate of $3.89 per square foot sits 6.3 percent above the Thornhill submarket asking benchmark of $3.66 per square foot, while the building's average asking rent of $2,500 per month is $226 below the submarket average of $2,726. The lower nominal rent reflects the building's 650-square-foot average suite size, which is 95 square feet smaller than the submarket implied average of 745 square feet, so the per-square-foot premium is the more accurate comparison metric. Thornhill City Centre II accounts for two out of 63 available listings in the Thornhill submarket, representing roughly 3.2 percent of total active inventory.

Leased Transaction Insights & Questions
How many suites were leased at Thornhill City Centre II last month, and how fast did they rent?
Thornhill City Centre II closed two leases in the trailing 30 days with an average of 9 days on market, compared to a 21-day average over the prior 90 days and a 27-day Thornhill submarket benchmark. The building recorded six total closed leases over the trailing year, all of which fell within the 90-day window, meaning leasing activity concentrated in the spring-to-summer 2026 period. With only two closings in the most recent month against a 134-suite inventory, turnover remains modest but is moving faster than the surrounding Thornhill market.
What is the negotiation spread between asking rents and closed lease prices at Thornhill City Centre II?
Thornhill City Centre II tenants negotiated an average discount of $42 per month (1.59% below asking), translating to $504 in annual savings per unit. Two of six tracked leases—33.3%—closed under the listed asking price, confirming tenant leverage in this small but consistent sample. The remaining leases settled at or near asking, indicating landlords at 50 Disera Dr are conceding modestly rather than holding rigid pricing lines.
What are typical executed lease prices across different layouts at Thornhill City Centre II?
The 1-Bedroom + Den layout anchors Thornhill City Centre II's leasing volume with three closed leases averaging $2,366 per month and 27 days on market. The 1-Bedroom tier recorded two closings at an average of $2,050 per month (median $2,050, P25–P75 range $2,025–$2,075) across 550 square feet, pricing at $3.73 per square foot with a 16-day average DOM. This is a limited sample of two transactions and should be treated as a directional indicator only. The 2-Bedroom tier reflects a single individual transaction at $2,800 per month across 850 square feet ($3.29 per square foot) with 14 days on market; this represents one deal and is not a broad statistical benchmark.
What measurable rent premium did suites with parking achieve in closed leases at Thornhill City Centre II?
Thornhill City Centre II does not have sufficient paired lease data to isolate a reliable parking premium, and the figure remains inconclusive. Active listings at the building also show unreliable or outlier parking charges that cannot be cleanly separated from suite rent. Tenants should confirm whether parking is bundled into the monthly figure or billed separately before signing, as the platform cannot verify a consistent market rate for a stall at this address.
How does the lease-to-listing ratio at Thornhill City Centre II reflect current tenant demand?
Thornhill City Centre II rents trended upward from June through August 2026, climbing from $2,300 to $2,400 per month while days on market compressed from 31 to 9. In June, two leases closed at an average of $2,300 per month ($3.07 per square foot) with 31 days on market. July saw two more closings at $2,299 per month but a higher rate of $3.57 per square foot over 24 days; the nominal dollar dip reflects compact suite footprints rather than any devaluation of the building. August closed two leases at $2,400 per month ($3.47 per square foot) in just 9 days, marking the strongest pricing and fastest absorption of the three-month window.

12-Month Market Dynamics & Trend Trajectory
Thornhill City Centre II realized an average lease rent of $2,333 per month and $3.37 per square foot across six tracked transactions, positioning the building roughly 10% below the Thornhill submarket average lease rent of $2,594 and 5.9% below the submarket rate of $3.58 per square foot. The building's 21-day average DOM also undercuts the 27-day submarket benchmark, suggesting that while rents trade at a modest discount to surrounding Thornhill inventory, units still lease at a competitive pace. On pricing discipline, 33.3% of tracked leases closed below asking, with tenants capturing an average $42 per month (1.59%) concession that annualizes to $504 in savings per unit. The remaining leases settled at or near the listed price, indicating landlords at 50 Disera Dr are offering modest, targeted concessions rather than broad markdowns. This pattern points to a tenant-favorable negotiation environment where a third of transacting renters successfully pushed back on the initial asking figure.

Nearby Building Rental Comparables & Price Spreads
Direct rental rate comparisons against residential properties in the immediate vicinity.
Thornhill City Centre II at 50 Disera Dr sits in a tightly clustered Thornhill pocket where all four nearby comparables recorded active lease volume over the trailing 180 days. The Fountains - 1 (75 North Park Rd, 0.03 km, completed 2014) closed 6 leases, The Fountains - 2H (85 North Park Rd, 0.05 km, completed 2014) closed 8 leases, The Fountains - 2K (95 North Park Rd, 0.07 km, completed 2014) closed 2 leases, and Thornhill City Centre I (60 Disera Dr, 0.07 km, completed 2006) closed 2 leases. The three Fountains towers represent a 2014 generation of product roughly eight years newer than the subject and its sister building, while Thornhill City Centre I shares the same 2006 completion year and developer lineage, making it the closest architectural twin in the set. Against the four-comp benchmark of $2,538 average rent, $3.69 per square foot, and 699 average square feet, Thornhill City Centre II's realized lease metrics of $2,333 per month, $3.37 per square foot, and 700 square feet position the subject as a value-oriented offering in this immediate pocket. The subject's 700-square-foot average footprint is essentially in line with the comp mean, yet its per-square-foot rate runs $0.32 below the benchmark, reflecting the building's 2006 construction era and a pricing strategy that undercuts the newer 2014 Fountains towers while matching or exceeding their interior square footage in three of four comparisons.
Comparable Analysis & Questions
How do rental rates at Thornhill City Centre II compare to neighbouring buildings within Thornhill?
Thornhill City Centre II's average realized lease rent of $2,333 per month sits $205 below the four-comp benchmark of $2,538, with the primary gap driven by the three 2014 Fountains towers that all priced above the subject. The Fountains - 1 at 75 North Park Rd (0.03 km, 6 closed leases) averaged $2,625 per month at $3.93 per square foot across 691 square feet; The Fountains - 2H at 85 North Park Rd (0.05 km, 8 closed leases) averaged $2,578 per month at $3.67 per square foot across 713 square feet; The Fountains - 2K at 95 North Park Rd (0.07 km, 2 closed leases) averaged $2,675 per month at $3.90 per square foot across 690 square feet; and Thornhill City Centre I at 60 Disera Dr (0.07 km, 2 closed leases) averaged $2,275 per month at $3.26 per square foot across 700 square feet. All four comparables recorded closed lease transactions over the trailing 180 days, so each provides a realized rent benchmark rather than a speculative asking figure.
Does Thornhill City Centre II offer a competitive price-per-square-foot ($/SF) against local comparables?
Thornhill City Centre II leases at $3.37 per square foot across an average 700-square-foot suite, trading at a discount below all three 2014 Fountains towers while commanding a modest premium over its 2006-era sister building Thornhill City Centre I. Against The Fountains - 1, the subject trades at a $0.56 per square foot (14.2%) discount yet provides 9 more interior square feet, meaning the $292-per-month lower nominal rent is partly a function of the larger footprint priced at a cheaper rate rather than a pure asset-valuation gap. The Fountains - 2H presents a tighter spread: the subject trades at a $0.30 per square foot (8.2%) discount while providing 13 fewer interior square feet, so the $245-per-month lower rent reflects both a smaller suite and a lower per-square-foot rate. The Fountains - 2K shows the widest gap at $0.53 per square foot (13.6%) below the comp, with the subject offering 10 more square feet, reinforcing that the $342-per-month differential is amplified by the newer tower's premium pricing per unit of space. Thornhill City Centre I, the only comp where the subject commands a higher rate, shows a $0.11 per square foot (3.4%) premium with identical 700-square-foot footprints, confirming that the subject's value edge over the 2014 cohort is structural and age-driven rather than a space deficiency.
How do building age, amenities, and developer reputation impact rent spreads?
Thornhill City Centre II differentiates itself in this pocket with a 12-item amenity suite that includes a Tennis & Pickleball Court, a Squash & Racquetball Court, and a Solarium—three lifestyle features absent from every one of the four nearby comparables. The Fountains - 1 (75 North Park Rd) offers a Media & Theatre Room the subject lacks but omits the subject's racquet sports courts, hot tub, rooftop terrace, and solarium; The Fountains - 2H (85 North Park Rd) adds a Yoga Studio and Media & Theatre Room but similarly has no tennis, pickleball, squash, or solarium; The Fountains - 2K (95 North Park Rd) includes a BBQ Area and Rooftop Terrace yet still lacks the subject's dedicated racquet-sport facilities and solarium; and Thornhill City Centre I (60 Disera Dr), the closest architectural match, provides no meeting room, no tennis or pickleball court, no squash court, and no solarium. The subject's aquatic and wellness package (indoor pool, hot tub, sauna/steam) is broadly matched across the peer set, so the true lifestyle differentiator is the on-site racquet-sport and solarium offering, positioning the building for active, multi-sport-oriented professionals and families who want resort-style recreation without leaving the property.

How FastScreen aggregates public listing records, tracks active inventory, and calculates rental market metrics for Thornhill City Centre II.
Snapshot Dates & Benchmark Cadence
- Standardized Snapshot: Market metrics reflect a standardized monthly snapshot locked as of August 31, 2026.
- Benchmark Comparison Cadence: Month-over-month comparisons evaluate changes across standardized month-end reporting windows (August 2026 vs July 2026), ensuring consistent baseline periods and eliminating intra-month reporting volatility.
- Point-in-Time Daily History: Daily charts capture point-in-time active listings available on any given calendar day.
Public Data Aggregation & Thresholds
- Public Data Aggregation: FastScreen aggregates residential rental listing and completed lease transaction records from publicly available sources.

Calculation Formulations
- Average Asking Rent: Weighted average of active asking prices across available suites in the reporting period.
- Price Per Square Foot ($/SF): Calculated by dividing rent by square footage only for listings that provide unit dimensions (suites without stated square footage are excluded from $/SF calculations).
- Days on Market (DOM): Measures elapsed calendar days between the date a suite is first listed and either the benchmark snapshot date (for active listings) or the finalized date leased.
- Parking & Den Differentials: Average asking rent differences between suites with vs. without parking, and suites with vs. without a den.
Data Limitations & Scope
- Exclusively Public Records: Statistics are derived exclusively from publicly available rental listings and completed lease records. Private direct-to-landlord arrangements, unadvertised tenant renewals, and off-market rental agreements are not captured.
- Agreed Contract Amounts: Reported lease amounts reflect agreed contract rents and do not account for private move-in allowances or individual unit renovations that may influence pricing spreads.
