Papillon Place II — Rental Market Data
Building Summary & Rental Market Overview
Rental market analytics and building profile as of August 31, 2026.
Papillon Place II at 4889 Kimbermount Ave in Mississauga West is a 207-suite residential building completed in 2004 by Pemberton Group, currently showing two active listings against a 1 percent availability rate. Leasing activity remains modest but present: one lease closed in the trailing 30 days with a five-day average time on market, and two additional leases sealed over the broader 90-day window at an average of 25 days on market.
The two active suites carry an average asking rent of $2,100 per month at a blended rate of $2.22 per square foot, compared to the 90-day realized lease average of $2,600 per month at $3.27 per square foot. Current listings average 948 square feet, a notably larger footprint than the 850-square-foot suites that closed in historical leases, which explains why the per-square-foot asking rate sits below the realized benchmark despite the wider rent range. Against the Mississauga West submarket asking benchmark of $2,685 per month at $3.63 per square foot, Papillon Place II trades 38.8 percent below the area rate on a per-square-foot basis.
Active listings have averaged 17 days on market, comfortably under the submarket benchmark of 22 days, and the zero-delisting record confirms no units have been pulled or expired. Across all three tracked closed leases, tenants secured an average concession of $50 per month, or 1.93 percent below asking, with two-thirds of deals closing under the listed price. Inventory depth is thin: one one-bedroom unit and one two-bedroom unit each represent a single-listing tier, so renters face no multi-unit choice within either layout category at this address.

Active Market Insights & Questions
How has rental availability changed at Papillon Place II recently?
Papillon Place II lists two active units as of August 31, 2026, spanning a price range of $1,300 to $2,900 per month with an average and median asking rent of $2,100 per month. The two suites average 948 square feet at a blended asking rate of $2.22 per square foot, and the inventory splits evenly between one one-bedroom and one two-bedroom unit, meaning neither tier offers a multi-unit selection. Because both listings sit at the single-transaction level, the current mix reflects individual deal pricing rather than a broad layout distribution, and the larger-than-average footprints (948 sq ft versus the submarket implied 740 sq ft) push nominal rents toward the upper end of entry-level pricing despite the lower per-square-foot rate.
What floor plans and unit layouts are currently available at Papillon Place II?
The dominant active layout at Papillon Place II is the one-bedroom tier, holding one listing and a 50 percent share of available inventory, though the two-bedroom tier mirrors it at an identical single-unit count. The one-bedroom suite asks $1,300 per month for 950 square feet at $1.37 per square foot, while the two-bedroom unit lists at $2,900 per month for 945 square feet at $3.07 per square foot. Both tiers are single-listing samples, so neither provides a reliable median or range within its bedroom category, and prospective renters should treat each figure as an individual transaction rather than a market-clearing price.
What is the average asking rent and $/SF by suite size at Papillon Place II?
Papillon Place II's two active listings span a $1,600 dollar spread from a $1,300 entry point to a $2,900 peak, representing a 123.1 percent range between the lowest and highest asking rents. The median asking rent of $2,100 per month sits at the midpoint of that spread, and the entry-level one-bedroom suite at 950 square feet carries a rate of $1.37 per square foot, while the peak two-bedroom unit at 945 square feet commands $3.07 per square foot. The wide percentage spread is driven by the single-unit-per-tier structure rather than a deep inventory gradient, so the dollar gap reflects two distinct product types rather than a continuum of pricing within one layout.
How much extra do parking spaces and dens cost at Papillon Place II?
Papillon Place II does not have a quantified den premium or square-footage delta for its two active listings, as neither unit carries a recorded den configuration that would allow a marginal-cost calculation. Parking stall costs likewise cannot be reliably isolated from the available data, and no verified monthly parking fee should be attributed to either suite. Renters interested in either amenity should request itemized add-on pricing directly from the leasing office, as the current sample does not support a defensible premium estimate.
How do asking rents at Papillon Place II compare to local and municipal benchmarks?
Papillon Place II's average asking rent of $2,100 per month at $2.22 per square foot sits below the Mississauga West submarket asking benchmark of $2,685 per month at $3.63 per square foot, a 38.8 percent discount on the per-square-foot rate. The lower nominal rent is not a sign of compact suites; in fact, the active listings average 948 square feet, which is 208 square feet larger than the submarket implied average of 740 square feet, so the building's pricing advantage is rate-driven rather than size-driven. Papillon Place II accounts for two out of 47 available listings in the Mississauga West submarket, a 4.3 percent share of current inventory.

Leased Transaction Insights & Questions
How many suites were leased at Papillon Place II last month, and how fast did they rent?
Papillon Place II closed one lease in the trailing 30 days at a 5-day DOM, compared to a 25-day DOM across the 90-day window and a submarket benchmark of 22 days. The 30-day pace shows a single closing, while the 90-day window captured two leases and the full-year total stands at three. Leasing turnover at this 207-suite building has moderated sharply, with the most recent close clearing in just five days against a lifetime average of 39 days.
What is the negotiation spread between asking rents and closed lease prices at Papillon Place II?
Papillon Place II tenants negotiated an average discount of $50 per month (1.93% below asking), translating to $600 in annual savings per lease. Two of three tracked leases—66.7%—closed under the listed asking price, confirming measurable tenant leverage and landlord concession across this small sample. The remaining lease settled at or near asking, but the net direction across all three transactions favours the tenant side of the negotiation table.
What are typical executed lease prices across different layouts at Papillon Place II?
The 2-Bedroom tier dominates Papillon Place II's lease volume with two closings averaging $2,850 per month and a 37-day DOM, while the 1-Bedroom tier recorded one closing at $2,200 per month with a 44-day DOM. The 2-Bedroom sample (two leases) is a limited directional indicator only: average rent $2,850, median $2,850, P25–P75 range $2,775 to $2,925, average size 950 square feet at $3.00 per square foot. The 1-Bedroom entry is an individual single transaction, not a broad statistical benchmark: $2,200 per month on 650 square feet at $3.38 per square foot, closed in 44 days.
What measurable rent premium did suites with parking achieve in closed leases at Papillon Place II?
Papillon Place II does not have sufficient paired lease data to isolate a reliable parking premium, and the active listing sample likewise cannot support a verified parking rate. Parking fees at this building remain bundled into suite asking rents or fall outside the tracked dataset, so no defensible monthly parking value can be quoted. Prospective tenants should request itemized parking charges directly from the leasing office before signing.
How does the lease-to-listing ratio at Papillon Place II reflect current tenant demand?
Papillon Place II shows a volatile but ultimately upward rent trajectory across its three tracked closings from May through August 2026. In May, one lease closed at $2,700 per month ($2.84 per square foot) after 68 days on market. June brought a single 1-Bedroom closing at $2,200 per month ($3.38 per square foot) in 44 days; the nominal drop reflects the compact 650-square-foot footprint rather than any property devaluation. August closed one lease at $3,000 per month ($3.16 per square foot) in just 5 days, the fastest clearance in the tracked window.

12-Month Market Dynamics & Trend Trajectory
Papillon Place II's average realized rent of $2,633 per month sits marginally above the Mississauga West submarket average of $2,605, while its $3.13 per square foot rate trades 4.9% below the submarket's $3.44 per square foot benchmark. The building's larger average suite size (850 square feet) explains the rent premium on a nominal basis, but on a density-adjusted basis the property clears slightly under the local per-square-foot norm, positioning it as a value-oriented option within Mississauga West. Pricing discipline at Papillon Place II leans tenant-favourable: 66.7% of tracked leases closed below asking, with an average concession of $50 per month (1.93%) and $600 in annualized tenant savings per lease. The net negotiation spread of -$50 per month confirms that landlords at this building are absorbing modest price pushback rather than holding firm at listed rates, a pattern consistent with a submarket where 47 active listings compete for a limited tenant pool.

Nearby Building Rental Comparables & Price Spreads
Direct rental rate comparisons against residential properties in the immediate vicinity.
Papillon Place II at 4889 Kimbermount Ave sits within a tight cluster of four nearby competitors in Mississauga West, all recording active lease volume over the trailing 180 days. The closest peer, Papillon Place III at 4850 Glen Erin Dr (0.06 km, built in 2009), closed 8 leases; Papillon Place I at 4879 Kimbermount Ave (0.08 km, built in 2004) recorded 3; Miracle in Mississauga at 4900 Glen Erin Dr (0.14 km, built in 2013) logged 6; and Downtown Erin Mills at 4633 Glen Erin Dr (0.27 km, built in 2018) led the group with 15 closed leases. The four buildings span a 14-year construction window from 2004 to 2018, placing Papillon Place II in the same generation as its immediate neighbour Papillon Place I while trailing the newer Miracle and Downtown Erin Mills by roughly a decade. Across the four active comparables, the blended benchmark averages $2,552 per month in realized rent, $3.36 per square foot, and 764 square feet of interior space. Papillon Place II's all-time realized lease profile of $2,633 per month, $3.13 per square foot, and 850 square feet positions it above the comp set on total monthly rent and suite size while trading at a meaningful per-square-foot discount. The building's 207-suite scale and 2004 construction date give it a cost-per-foot advantage over the 2018-era Downtown Erin Mills, yet its larger interior footprint relative to every nearby competitor means the nominal rent premium is a function of square footage rather than a rate premium.

Against Papillon Place III, the subject trades at a $0.30 per square foot (8.7%) discount while providing 119 more interior square feet; against Papillon Place I, the discount widens to $0.20 per square foot (6.0%) with 100 additional square feet; against Miracle in Mississauga, the gap narrows to $0.12 per square foot (3.7%) with 76 more square feet; and against Downtown Erin Mills, the subject offers a $0.29 per square foot (8.5%) discount with 50 more square feet. In every active comparison, the higher nominal monthly rent at Papillon Place II relative to the three older peers is a direct function of its larger interior footprint, not a per-square-foot rate premium, while the single exception—Downtown Erin Mills' $99 higher rent—reflects that building's 2018 construction and slightly smaller 800-square-foot suites.
How do building age, amenities, and developer reputation impact rent spreads?
Papillon Place II fields a 14-amenity lifestyle package that includes an EV charging station, yoga studio, and dedicated dining room and kitchen—features absent from at least one named competitor in the immediate cluster. Papillon Place III (4850 Glen Erin Dr) matches most of the subject's offerings but lacks the EV charging station, while adding a media and theatre room the subject does not carry; Papillon Place I (4879 Kimbermount Ave) mirrors the subject's EV charging and pool suite but omits the yoga studio in favour of its own media and theatre room; Miracle in Mississauga (4900 Glen Erin Dr) drops the hot tub and jacuzzi, dining room, and EV charging station that define the subject's wellness and convenience profile; and Downtown Erin Mills (4633 Glen Erin Dr) forgoes the yoga studio, golf simulator, hot tub, and dining room in exchange for an outdoor garden courtyard and children's playground. The subject's combination of aquatic wellness (indoor pool, hot tub, sauna), active recreation (gym, yoga, golf simulator), and social infrastructure (dining room, party lounge, rooftop terrace) best serves the 30-to-50 professional renter who prioritizes a full-service residential experience over a compact, amenity-light unit.

How FastScreen aggregates public listing records, tracks active inventory, and calculates rental market metrics for Papillon Place II.
Snapshot Dates & Benchmark Cadence
- Standardized Snapshot: Market metrics reflect a standardized monthly snapshot locked as of August 31, 2026.
- Benchmark Comparison Cadence: Month-over-month comparisons evaluate changes across standardized month-end reporting windows (August 2026 vs July 2026), ensuring consistent baseline periods and eliminating intra-month reporting volatility.
- Point-in-Time Daily History: Daily charts capture point-in-time active listings available on any given calendar day.
Public Data Aggregation & Thresholds
- Public Data Aggregation: FastScreen aggregates residential rental listing and completed lease transaction records from publicly available sources.
- Threshold Filtering: All listings are subject to a minimum monthly rental threshold of $1,000 to filter out standalone storage lockers, private parking spaces, and misclassified commercial entries from condominium statistics.
Calculation Formulations
- Average Asking Rent: Weighted average of active asking prices across available suites in the reporting period.
- Price Per Square Foot ($/SF): Calculated by dividing rent by square footage only for listings that provide unit dimensions (suites without stated square footage are excluded from $/SF calculations).
- Days on Market (DOM): Measures elapsed calendar days between the date a suite is first listed and either the benchmark snapshot date (for active listings) or the finalized date leased.
- Parking & Den Differentials: Average asking rent differences between suites with vs. without parking, and suites with vs. without a den.
Data Limitations & Scope
- Exclusively Public Records: Statistics are derived exclusively from publicly available rental listings and completed lease records. Private direct-to-landlord arrangements, unadvertised tenant renewals, and off-market rental agreements are not captured.
- Agreed Contract Amounts: Reported lease amounts reflect agreed contract rents and do not account for private move-in allowances or individual unit renovations that may influence pricing spreads.
