Papillon Place III — Rental Market Data
Building Summary & Rental Market Overview
Rental market analytics and building profile as of August 31, 2026.
Papillon Place III at 4850 Glen Erin Dr in Mississauga West is a 207-suite residential building completed in 2009 by the Pemberton Group. As of August 31, 2026, the building carries a single active listing, representing a 0.5 percent availability rate across its full inventory. Leasing activity over the trailing 90 days produced six closed leases at an average of $2,475 per month with a 27-day average time on market, while the most recent 30-day window recorded one lease at $2,100 per month after 35 days on market.
The lone active listing asks $2,950 per month for a 945-square-foot two-bedroom suite, translating to $3.12 per square foot. That rate sits below the 90-day realized lease average of $3.43 per square foot, even though the nominal monthly rent is higher than the $2,475 average closed lease, because the active suite's 945-square-foot footprint is substantially larger than the 731-square-foot average across all tracked historical leases. Against the Mississauga West submarket asking benchmark of $3.63 per square foot, Papillon Place III's active rate is 14 percent more competitive on a per-square-foot basis.
Marketing friction presents a mixed picture: the current active listing has been on market for just five days, well under the submarket average of 22 days, yet the most recent closed lease in the 30-day window required 35 days to convert, signaling some leasing deceleration in the latest transaction. Across all eight tracked closed leases, tenants secured an average concession of $6 per month, or 0.35 percent below asking, with 12.5 percent of deals closing under the listed price. Inventory depth is effectively nonexistent beyond the single two-bedroom unit; no one-bedroom, three-bedroom, or den configurations are currently available, leaving renters with a single option in this building.

Active Market Insights & Questions
How has rental availability changed at Papillon Place III recently?
Papillon Place III has one active listing as of August 31, 2026, asking $2,950 per month with both the minimum and maximum rent at that same figure. The available suite spans 945 square feet at $3.12 per square foot, and the 100 percent layout share belongs to a two-bedroom configuration. With only a single unit on the market, inventory is neither skewed toward compact entry-level suites nor multi-bedroom executive layouts; it represents one mid-range two-bedroom offering in an otherwise fully occupied building.
What floor plans and unit layouts are currently available at Papillon Place III?
The sole active layout at Papillon Place III is a two-bedroom suite, accounting for 100 percent of available inventory with one listing at $2,950 per month. That unit measures 945 square feet and carries a rate of $3.12 per square foot. No one-bedroom, three-bedroom, or den-included configurations are currently listed, so renters seeking alternative bedroom counts must look to other Mississauga West buildings.
What is the average asking rent and $/SF by suite size at Papillon Place III?
Papillon Place III's single active listing sets both the minimum and maximum asking rent at $2,950 per month, producing a dollar spread of zero and a percentage spread of zero. The entry-level and peak suite are the same unit: a 945-square-foot two-bedroom at $3.12 per square foot. With only one listing on the market, there is no internal price gradient to evaluate, and the median asking rent equals the sole asking price of $2,950 per month.
How much extra do parking spaces and dens cost at Papillon Place III?
Den premium data for Papillon Place III cannot be quantified, as no active den-included listings exist to isolate the marginal cost of additional den space. Parking stall premiums also cannot be reliably isolated from the current sample; the available paired data is insufficient to produce a defensible monthly figure, and no parking add-on cost should be assumed or quoted for this building's active inventory.
How do asking rents at Papillon Place III compare to local and municipal benchmarks?
Papillon Place III's active asking rate of $3.12 per square foot is 14 percent below the Mississauga West submarket asking benchmark of $3.63 per square foot, positioning the building as a more competitive per-square-foot option despite its higher nominal monthly rent. The $2,950 asking rent exceeds the submarket average asking rent of $2,685 per month, but that gap is explained by the active suite's 945-square-foot footprint versus the smaller average unit sizes driving the submarket average. Papillon Place III holds one out of 47 available listings in the Mississauga West submarket, representing roughly 2 percent of total active inventory in the area.

Leased Transaction Insights & Questions
How many suites were leased at Papillon Place III last month, and how fast did they rent?
Papillon Place III recorded 1 closed lease in the trailing 30 days at a 35-day DOM, compared to a 27-day DOM across 6 leases in the 90-day window and a Mississauga West submarket benchmark of 22 days. Lifetime volume stands at 8 leases. Leasing turnover moderated sharply from the 90-day pace of 6 deals to a single closing in the most recent 30 days, signalling a pause in absorption rather than acceleration.
What is the negotiation spread between asking rents and closed lease prices at Papillon Place III?
Papillon Place III tenants negotiated an average discount of $6 per month (0.35% below asking), translating to $72 in annual savings per lease. Only 12.5% of tracked leases (1 of 8) closed under asking, indicating a balanced market where landlords held firm on list pricing for the vast majority of transactions and tenant leverage remained minimal.
What are typical executed lease prices across different layouts at Papillon Place III?
The 1-Bedroom layout anchors Papillon Place III at 62.5% of lease volume (5 deals) with an average rent of $2,220 per month and a 36-day DOM. The 2-Bedroom tier accounts for the remaining 37.5% (3 deals) at an average of $2,967 per month with a 19-day DOM. For the 1-Bedroom: median $2,250, P25–P75 range $2,200–$2,250, average size 640 sq ft at $3.47 per square foot. This is a statistically robust benchmark of 5 closed leases. For the 2-Bedroom: median $2,950, P25–P75 range $2,950–$2,975, average size 883 sq ft at $3.37 per square foot. This is a limited sample of 3 leases and serves as a directional indicator only.
What measurable rent premium did suites with parking achieve in closed leases at Papillon Place III?
Papillon Place III parking premium data is inconclusive due to insufficient paired lease records, and no verified monthly parking figure can be isolated from the tracked dataset. The single active listing does not provide a reliable parking rate, and no bundled or unbundled parking pattern emerges from the 8 lifetime leases. Tenants should confirm parking terms and any associated fees directly with the property manager before signing a lease.
How does the lease-to-listing ratio at Papillon Place III reflect current tenant demand?
Papillon Place III rents fluctuated between $2,100 and $2,950 per month across the April-to-August 2026 tracking window. April saw 1 closing at $2,200 ($3.38 per square foot, 48-day DOM). May recorded 1 deal at $2,950 ($3.47 per square foot, 28-day DOM). June closed 2 leases averaging $2,625 ($3.31 per square foot, 21-day DOM). July was the busiest month with 3 deals at $2,500 ($3.49 per square foot, 27-day DOM). August returned to a single closing at $2,100 ($3.50 per square foot, 35-day DOM). The August nominal drop to $2,100 reflects a compact suite footprint rather than property devaluation, as the rate per square foot actually rose to $3.50.

12-Month Market Dynamics & Trend Trajectory
Papillon Place III realized an average rent of $2,500 per month and $3.43 per square foot across 8 lifetime leases, positioning it $105 below the Mississauga West submarket average of $2,605 and essentially at parity on a per-square-foot basis ($3.43 versus $3.44). The building's 29-day average DOM runs 7 days above the submarket benchmark of 22 days, suggesting slightly slower absorption despite competitive pricing. Pricing discipline at Papillon Place III is tight. Only 12.5% of tracked leases (1 of 8) closed below asking, and the average tenant discount was a mere $6 per month (0.35%), equating to $72 in annual savings. This minimal concession pattern indicates landlords held firm on list pricing, with negotiation leverage remaining balanced rather than tilted toward either party.

Nearby Building Rental Comparables & Price Spreads
Direct rental rate comparisons against residential properties in the immediate vicinity.
Papillon Place III at 4850 Glen Erin Dr sits in a tightly clustered micro-market of four nearby rental buildings within 210 metres, all recording active lease volume over the trailing 180 days. The closest competitor, Papillon Place II at 4889 Kimbermount Ave (0.06 km, built in 2004), closed three leases in the period, followed by Miracle in Mississauga at 4900 Glen Erin Dr (0.07 km, built in 2013) with six closed leases, Papillon Place I at 4879 Kimbermount Ave (0.14 km, built in 2004) with three closed leases, and Downtown Erin Mills at 4633 Glen Erin Dr (0.21 km, built in 2018) leading the group with fifteen closed leases. The peer set spans a 14-year construction window from 2004 to 2018, with the subject's 2009 build placing it in the middle generation—newer than the two Kimbermount Ave towers but a full decade older than the 2013 and 2018 arrivals on Glen Erin Drive. Against the four-comp benchmark of an average realized rent of $2,585 per month, $3.28 per square foot, and 794 square feet of interior space, Papillon Place III's 731-square-foot average suite footprint is the smallest in the cluster, trailing every competitor by 19 to 119 square feet. The subject's realized rate of $3.43 per square foot sits above the comp average of $3.28 per square foot and marginally below the broader Mississauga West submarket leased benchmark of $3.44 per square foot. This combination—smallest interior footprint paired with the highest per-square-foot rate in the immediate pocket—positions the 2009-built building as a compact, rate-dense option rather than a space-maximizing alternative, with its value proposition anchored in amenity density and location proximity to the Erin Mills corridor rather than raw square footage.

Against Downtown Erin Mills, the subject holds a marginal $0.01 per square foot (0.3%) premium over 69 fewer square feet, with the $232-per-month lower nominal rent attributable to the smaller interior area rather than a discount in per-unit pricing.
How do building age, amenities, and developer reputation impact rent spreads?
Papillon Place III offers a 14-feature lifestyle package that includes an indoor pool, hot tub and jacuzzi, golf simulator, media and theatre room, yoga studio, dining room and kitchen, rooftop terrace, sauna and steam room, and concierge security—placing it at or above the amenity density of every nearby competitor. The subject's media and theatre room is absent from Papillon Place II, its hot tub and jacuzzi plus dedicated dining room and kitchen are not offered at Miracle in Mississauga, its yoga studio is missing from Papillon Place I, and its golf simulator, hot tub and jacuzzi, media and theatre room, dining room and kitchen, and yoga studio are all absent from Downtown Erin Mills. The one notable gap is the lack of EV charging stations found at both Papillon Place II and Papillon Place I, as well as the outdoor garden courtyard and children's playground present at Downtown Erin Mills. This amenity profile—centred on aquatic recreation, fitness, remote-work meeting space, and social dining—best serves mid-career professionals and small households in the Erin Mills corridor who prioritize a full-service lifestyle building within walking distance of retail and transit over the outdoor family-oriented features of the 2018-built Downtown Erin Mills.

Data Methodology & Analytical Standards
How FastScreen aggregates public listing records, tracks active inventory, and calculates rental market metrics for Papillon Place III.
Snapshot Dates & Benchmark Cadence
- Standardized Snapshot: Market metrics reflect a standardized monthly snapshot locked as of August 31, 2026.
- Benchmark Comparison Cadence: Month-over-month comparisons evaluate changes across standardized month-end reporting windows (August 2026 vs July 2026), ensuring consistent baseline periods and eliminating intra-month reporting volatility.
- Point-in-Time Daily History: Daily charts capture point-in-time active listings available on any given calendar day.
Public Data Aggregation & Thresholds
- Public Data Aggregation: FastScreen aggregates residential rental listing and completed lease transaction records from publicly available sources.
- Threshold Filtering: All listings are subject to a minimum monthly rental threshold of $1,000 to filter out standalone storage lockers, private parking spaces, and misclassified commercial entries from condominium statistics.
Calculation Formulations
- Average Asking Rent: Weighted average of active asking prices across available suites in the reporting period.
- Price Per Square Foot ($/SF): Calculated by dividing rent by square footage only for listings that provide unit dimensions (suites without stated square footage are excluded from $/SF calculations).
- Days on Market (DOM): Measures elapsed calendar days between the date a suite is first listed and either the benchmark snapshot date (for active listings) or the finalized date leased.
- Parking & Den Differentials: Average asking rent differences between suites with vs. without parking, and suites with vs. without a den.
Data Limitations & Scope
- Exclusively Public Records: Statistics are derived exclusively from publicly available rental listings and completed lease records. Private direct-to-landlord arrangements, unadvertised tenant renewals, and off-market rental agreements are not captured.
- Agreed Contract Amounts: Reported lease amounts reflect agreed contract rents and do not account for private move-in allowances or individual unit renovations that may influence pricing spreads.
