Theatre Park — Rental Market Data
Building Summary & Rental Market Overview
Rental market analytics and building profile as of August 31, 2026.
Theatre Park at 224 King St W in Toronto's Entertainment District is a 234-suite residential building completed in 2015 by Lamb Development Corp., Niche Dev, and Harhay Developments. As of August 31, 2026, two units are actively listed for rent, representing a 0.9 percent availability rate. Leasing activity remains modest: two leases closed in the past 30 days at an average of $2,875 per month with a nine-day average time on market, while eight leases closed over the trailing 90 days at an average of $2,900 per month and a ten-day average DOM.
The two active listings carry an average asking rent of $12,325 per month at 950 square feet, translating to $4.89 per square foot. That rate per square foot sits 11.6 percent below the Entertainment District asking benchmark of $5.53 per square foot, yet the nominal monthly outlay is dramatically higher than the submarket average asking rent of $3,542 because current inventory consists of substantially larger two-bedroom suites compared to the 671-square-foot average footprint seen in historical leases. Realized 90-day leases at Theatre Park averaged $2,900 per month at $4.56 per square foot, confirming that the building's established pricing tracks well with submarket fundamentals when suite sizes are comparable.
Marketing friction is minimal given the thin sample: two leases closed in the last 30 days with a nine-day average DOM, and tenants negotiated an average discount of $63 per month, or 1.21 percent below asking, with 26.7 percent of recent leases closing under the listed price. No units were delisted, expired, or suspended during the tracking period, indicating that every unit that entered the market ultimately leased at or near its asking price. Active inventory is concentrated entirely in the two-bedroom tier with two available units, leaving zero options in the studio and one-bedroom categories that historically dominated leasing activity at this address.

Active Market Insights & Questions
How has rental availability changed at Theatre Park recently?
Theatre Park at 224 King St W holds two active listings as of August 31, 2026, with asking rents ranging from $4,650 to $20,000 per month, an average of $12,325, and a median of $12,325. Both suites average 950 square feet at $4.89 per square foot, and the entire active inventory is composed of two-bedroom layouts representing 100 percent of available units. This is a stark departure from the building's historical leasing profile, where one-bedroom suites of roughly 671 square feet were the dominant transaction type, meaning current availability leans heavily toward larger, higher-priced executive layouts rather than compact entry-level options.
What floor plans and unit layouts are currently available at Theatre Park?
The two-bedroom tier is the sole active layout at Theatre Park, accounting for both listings and 100 percent of current inventory. The two available two-bedroom suites average $12,325 per month at 950 square feet, equating to $4.89 per square foot. No studio or one-bedroom units are currently on the market, so renters seeking smaller footprints at this address have zero options in those tiers.
What is the average asking rent and $/SF by suite size at Theatre Park?
Theatre Park's two active listings span a dollar spread of $15,350, from a minimum entry rent of $4,650 to a peak asking rent of $20,000 per month, a 330.1 percent spread. The median asking rent is $12,325 per month. The entry-level suite is a two-bedroom unit at 950 square feet and $4.89 per square foot, while the peak listing is also a two-bedroom unit whose exact square footage and per-square-foot rate are not specified in the current data set.
How much extra do parking spaces and dens cost at Theatre Park?
Theatre Park's active den premium cannot be quantified from current listings, as no paired den versus non-den comparison exists in the two available units. Marginal cost per square foot for additional den space is therefore unmeasurable at this time. Parking stall premiums also cannot be reliably isolated from the current sample; the data set flags insufficient paired observations to produce a credible figure, and no verified historical parking benchmark exists in the leasing record either.
How do asking rents at Theatre Park compare to local and municipal benchmarks?
Theatre Park's active asking rent of $12,325 per month and $4.89 per square foot compare against Entertainment District benchmarks of $3,542 per month and $5.53 per square foot. The building's rate per square foot is 11.6 percent below the submarket asking benchmark, meaning the higher nominal monthly rent is driven entirely by the substantially larger 950-square-foot suite footprints rather than a premium per-unit pricing. Theatre Park's two active listings represent a small slice of the broader market, accounting for 2 out of 153 total active listings in the Entertainment District submarket.

Leased Transaction Insights & Questions
How many suites were leased at Theatre Park last month, and how fast did they rent?
Theatre Park at 224 King St W closed leases in a median 9 days over the trailing 30 days and 10 days over the trailing 90 days, both well under the Entertainment District submarket benchmark of 20 days. The building recorded 2 closed leases in the last 30 days, 8 in the last 90 days, and 15 over the full tracked year. Leasing turnover accelerated sharply from April's 2 deals to May's 5, then moderated to 3 in June and July before settling at 2 in August, indicating a mid-summer plateau after a strong spring push.
What is the negotiation spread between asking rents and closed lease prices at Theatre Park?
Theatre Park tenants negotiated an average discount of $63 per month (1.21% below asking), translating to $756 in annual savings per unit. 26.7% of all 15 tracked leases closed under the listed asking price, confirming measurable tenant leverage in this submarket. The net negotiation spread of -$63 per month reflects landlord concessions rather than premium pricing, with the remaining 73.3% of deals settling at or very near asking.
What are typical executed lease prices across different layouts at Theatre Park?
Theatre Park's two highest-volume anchor layouts are the 1-Bedroom and 2-Bedroom tiers, each accounting for 5 closed leases (33.3% share). The 1-Bedroom averaged $2,440 per month with a median of $2,300, a P25-P75 range of $2,200 to $2,850, an average size of 514 square feet at $4.84 per square foot, and a 13-day DOM. The 2-Bedroom averaged $4,100 per month with a median of $4,000, a P25-P75 range of $3,600 to $4,000, an average size of 913 square feet at $4.47 per square foot, and a 16-day DOM. The 1-Bedroom + Den tier (3 leases, 20% share) is a small sample and directional reference only; it averaged $2,867 per month with a median of $2,900, a P25-P75 range of $2,850 to $2,900, an average size of 712 square feet at $4.06 per square foot, and an 8-day DOM. The Studio tier (2 leases, 13.3% share) is also a small sample and directional reference only; it averaged $1,950 per month with a median of $1,950, a P25-P75 range of $1,950 to $1,950, an average size of 400 square feet at $4.88 per square foot, and a 26-day DOM.
What measurable rent premium did suites with parking achieve in closed leases at Theatre Park?
Theatre Park's realized leased parking premium cannot be reliably isolated due to insufficient paired data between bundled and unbundled suites. Active asking parking rates are similarly inconclusive, flagged as unreliable due to anomalous outliers or an insufficient sample. No defensible monthly parking premium can be quoted for this building at this time.
How does the lease-to-listing ratio at Theatre Park reflect current tenant demand?
Theatre Park rents followed a volatile trajectory across the tracked April-to-August 2026 window, peaking in April and settling into the high-$2,800s by August. April saw 2 closed deals averaging $3,675 per month at $5.14 per square foot with a 41-day DOM. May brought 5 closed deals averaging $2,930 per month at $4.35 per square foot with a 12-day DOM. Across the four comparables, the average closed-lease rent lands at $2,757 per month with an average rate of $4.45 per square foot and a mean suite size of 643 square feet. Theatre Park's all-time leased average of $3,013 per month and $4.57 per square foot places it modestly above the comp median on both rent and rate, while its 671-square-foot average suite is the largest in the set. The building's 2015 completion gives it a structural edge over the 2010–2011 Boutique Condos towers and the 1991 Symphony Place, yet it trades at an 8.4% per-square-foot discount to the 2017 Studio 2, positioning Theatre Park as the mid-tier value play in a micro-market where newer stock commands a clear rate premium.
Comparable Analysis & Questions

Does Theatre Park offer a competitive price-per-square-foot ($/SF) against local comparables?
Theatre Park leases at $4.57 per square foot for an average 671-square-foot suite, a rate that is 9.3% above Boutique Condos II ($4.18/SF), 9.1% above Boutique Condos I ($4.19/SF), and 8.4% below Studio 2 ($4.99/SF) in the Entertainment District. Tenants at Theatre Park receive 19 more square feet than the 652-square-foot average at Boutique Condos II, 45 more than the 626-square-foot average at Boutique Condos I, and 21 more than the 650-square-foot average at Studio 2, yet pay $0.42 per square foot less than Studio 2's rate. The practical trade-off is that renters gain meaningful interior space over every nearby competitor while accepting a per-square-foot premium over the two Boutique Condos towers; against Studio 2, they trade a slightly lower rate for a comparable footprint, making Theatre Park the best value-for-space option in the 0.15–0.18 km radius.
How do building age, amenities, and developer reputation impact rent spreads?
Theatre Park differentiates itself in the Entertainment District through a lifestyle package anchored by an on-site restaurant-bar and dedicated change rooms—two amenities absent from every nearby competitor. Where Boutique Condos I and Boutique Condos II both offer indoor pools, sauna and steam rooms, and business centres, Theatre Park counters with an outdoor pool, a rooftop terrace with BBQ area, and a yoga studio that together create a more social, open-air wellness experience. The building also provides a party and lounge room and concierge security on par with its peers, but it forgoes the games and billiards rooms found at Studio 2 and the private cabanas at Boutique Condos I. This amenity mix—centered on casual dining, outdoor recreation, and fitness—best serves young professionals in their late twenties to mid-thirties who prioritize social convenience and wellness over formal business infrastructure.

- Parking & Den Differentials: Average asking rent differences between suites with vs. without parking, and suites with vs. without a den.
Data Limitations & Scope
- Exclusively Public Records: Statistics are derived exclusively from publicly available rental listings and completed lease records. Private direct-to-landlord arrangements, unadvertised tenant renewals, and off-market rental agreements are not captured.
- Agreed Contract Amounts: Reported lease amounts reflect agreed contract rents and do not account for private move-in allowances or individual unit renovations that may influence pricing spreads.
