University Towns — Rental Market Data
Building Summary & Rental Market Overview
Rental market analytics and building profile as of August 31, 2026.
University Towns at 1800 Simcoe Street in Oshawa is an established residential building of 308 suites, developed by Podium Development and completed in 2020. As of August 31, 2026, two units are actively listed for rent, representing a 0.6 percent availability rate across the full inventory. Leasing activity has been modest: one lease closed in the trailing 30 days with a two-day time-to-lease, while three leases closed over the past 90 days at an average of 41 days on market.
The two active studio listings carry an average asking rent of $1,488 per month at $3.72 per square foot across 400 square feet of space. That rate per square foot sits above the building's historical realized lease average of $3.02 per square foot, even though the nominal monthly rent is lower than the $1,700 per month average seen in past closed transactions. The footprint difference explains the divergence: current listings offer 400 square feet of studio space compared to the 583 square feet average in historical leases, making the active inventory notably more compact. Against the broader Oshawa submarket asking benchmark of $3.29 per square foot, University Towns is priced 13.1 percent higher on a per-square-foot basis.
Active listings have sat on market for an average of 45 days, well above the Oshawa submarket average of 25 days, signaling leasing deceleration despite the building's zero-delisting record. Across all tracked closed transactions, tenants negotiated an average concession of $17 per month, or 1.28 percent below asking, placing the building in a tenant-favorable negotiation posture. Both available units are studios, meaning renters seeking one-bedroom or multi-bedroom layouts at this address currently have no active options and must look to the wider Oshawa submarket, which holds 50 available listings in total.

Active Market Insights & Questions
How has rental availability changed at University Towns recently?
University Towns has two active rental listings as of August 31, 2026, with asking rents ranging from $1,375 to $1,600 per month, an average of $1,488 per month, and a median of $1,488 per month. Both units are 400-square-foot studios carrying an average asking rate of $3.72 per square foot. The entire active inventory consists of entry-level studio layouts, with no one-bedroom, two-bedroom, or multi-bedroom units currently available for rent at this address.
What floor plans and unit layouts are currently available at University Towns?
The sole active layout at University Towns is the studio, accounting for both available units and a 100 percent share of current inventory. The two studio listings average $1,488 per month in asking rent across 400 square feet, translating to $3.72 per square foot. No other bedroom tiers are represented in the active listing pool as of the reporting date.
What is the average asking rent and $/SF by suite size at University Towns?
University Towns shows a minimum entry asking rent of $1,375 per month and a peak asking rent of $1,600 per month, producing a dollar spread of $225 and a percentage spread of 16.4 percent. The median asking rent across the two active units is $1,488 per month. The entry-level suite is a 400-square-foot studio at $3.44 per square foot, while the peak suite is also a 400-square-foot studio priced at $4.00 per square foot, meaning the spread reflects unit-specific pricing rather than a layout or size differential.
How much extra do parking spaces and dens cost at University Towns?
Active den premiums and square-footage deltas at University Towns cannot be quantified from the current two-unit sample, as no den-equipped listings are present in the active inventory. Parking stall costs likewise cannot be reliably isolated; the available paired data is flagged as an anomalous outlier or insufficient sample, so no specific monthly parking fee can be quoted for prospective tenants.
How do asking rents at University Towns compare to local and municipal benchmarks?
University Towns asks an average of $1,488 per month at $3.72 per square foot, compared to the Oshawa submarket asking benchmark of $2,004 per month at $3.29 per square foot. The building's nominal rent is lower than the submarket average, but that gap is driven entirely by the 400-square-foot studio footprint versus the larger suites dominating submarket listings; on a per-square-foot basis, University Towns commands a 13.1 percent premium over the submarket asking rate. The two active units represent 2 out of 50 available listings in the Oshawa submarket, or 4 percent of total active inventory.

Leased Transaction Insights & Questions
How many suites were leased at University Towns last month, and how fast did they rent?
University Towns recorded 1 closed lease in the trailing 30 days at a 2-day DOM, compared to a 41-day average over the 90-day window and a submarket benchmark of 25 days. The 90-day and 1-year windows each show 3 total closed leases, matching the lifetime volume of 3 transactions. Leasing turnover accelerated sharply in August (2-day DOM) after a slower July pace (61-day DOM), though absolute volume remains minimal at this point.
What is the negotiation spread between asking rents and closed lease prices at University Towns?
University Towns tenants negotiated an average discount of $17 per month (1.28% below asking), saving $204 per year across tracked leases. One of three closed leases (33.3%) settled under the listed asking price, reflecting modest tenant leverage in a low-volume market. The remaining two transactions closed at or near asking, indicating landlords held firm on pricing for most units.
What are typical executed lease prices across different layouts at University Towns?
Studios dominate University Towns leasing at 66.7% of closed volume, averaging $1,275 per month with a 43-day DOM. The studio tier (2 leases) shows a tight P25-P75 range of $1,262 to $1,288 across 400 square foot suites at $3.19 per square foot. This is a limited sample size and serves as a directional indicator only. The 3-bedroom+ tier represents a single individual transaction at $2,550 per month for 950 square feet at $2.68 per square foot with a 38-day DOM. This is an individual single deal, not a broad statistical benchmark.
What measurable rent premium did suites with parking achieve in closed leases at University Towns?
University Towns parking premium data is inconclusive due to insufficient paired lease records, and no verified surcharge can be isolated from the available transaction set. Active listings also show unreliable parking pricing, preventing any meaningful comparison between realized and asking parking values. Treat any parking cost as bundled into the base rent until further paired data emerges.
How does the lease-to-listing ratio at University Towns reflect current tenant demand?
University Towns shows a sharp nominal rent decline from July to August 2026, dropping from $1,900 to $1,300 per month. July closed 2 deals at $2.90 per square foot with a 61-day DOM. August closed 1 deal at $3.25 per square foot with a 2-day DOM. The nominal rent drop in August reflects compact studio footprints (400 square feet) rather than property devaluation, as the rate per square foot actually increased from July to August.

12-Month Market Dynamics & Trend Trajectory
University Towns realized an average rent of $1,700 per month at $3.02 per square foot, sitting 12.9% below the Oshawa submarket average lease rent of $1,951 and 8.5% below the submarket rate of $3.30 per square foot. The building's 583-square-foot average suite size positions it as a value-oriented offering relative to local benchmarks. Active asking rates at $3.72 per square foot run 13.1% above the submarket asking average of $3.29 per square foot, suggesting landlords are testing higher pricing on the two remaining studio listings. Across three tracked leases, tenants captured an average concession of $17 per month (1.28% below asking), with one-third of transactions closing under the listed price. This represents tenant-favorable leverage, saving an annualized $204 per unit. The modest discount magnitude and low transaction volume indicate landlords maintained relatively firm pricing discipline despite the small sample, with no evidence of aggressive pushback on price.

Nearby Building Rental Comparables & Price Spreads
Direct rental rate comparisons against residential properties in the immediate vicinity.
University Towns at 1800 Simcoe Street in Oshawa, a 308-suite building completed in 2020 by Podium Development, sits within a tight competitive cluster of four nearby properties. The most direct active competitor is University Studios at 1900 Simcoe St N, just 0.18 kilometres away and built in 2019, which recorded 28 closed leases over the trailing 180 days. Tomlin Tower at 131 Taunton Rd E, a 1977-era building 1.5 kilometres to the east, logged a single closed lease in the same window. Two additional properties serve as architectural references only: U.C. Tower Condominiums at 2250 Simcoe Street (1.25 km, completed 2022) and 97 Nonquon Road (1.84 km, scheduled for 2026 delivery) both recorded zero lease transactions over the past 180 days and therefore offer no realized pricing benchmark. The active peer set spans a 43-year completion gap, from Tomlin Tower's 1977 construction to University Studios' 2019 delivery, while the two zero-volume buildings represent the newest and oldest structural generations in the immediate pocket. The four-building comp set posts an overall average realized rent of $1,804 per month, an average rate of $2.82 per square foot, and an average suite size of 700 square feet. University Towns' all-time leased average of $1,700 per month and $3.02 per square foot across 583 square feet positions the subject below the comp-set rent midpoint but above the comp-set rate-per-square-foot average, a spread driven entirely by its smaller interior footprint relative to the 700-square-foot comp mean. Against the Oshawa submarket benchmark of $1,951 per month and $3.30 per square foot, the subject trades at a modest discount on both metrics, reflecting its mid-rise, studio-dominant product mix and 2020 build date in a market where both older high-rises and newer purpose-built student assets compete for the same tenant pool.

How do rental rates at University Towns compare to neighbouring buildings within Oshawa?
University Towns' all-time average realized lease rent of $1,700 per month sits $104 below the four-building comp-set average of $1,804, with University Studios at 1900 Simcoe St N (0.18 km, 28 closed leases) and Tomlin Tower at 131 Taunton Rd E (1.5 km, 1 closed lease) as the only active pricing benchmarks. University Studios closed leases averaging $1,357 per month at $3.39 per square foot across 400 square feet, meaning the subject commands a $343-per-month higher realized rent than that nearest competitor. Tomlin Tower's single closed lease averaged $2,250 per month at $2.25 per square foot across 1,000 square feet, placing the subject $550 per month below that 1977-era high-rise. U.C. Tower Condominiums at 2250 Simcoe Street (1.25 km, completed 2022) and 97 Nonquon Road (1.84 km, scheduled 2026) each recorded zero closed leases over the trailing 180 days, so neither provides a realized rent figure against which to benchmark University Towns.
Does University Towns offer a competitive price-per-square-foot ($/SF) against local comparables?
University Towns leases at an all-time average of $3.02 per square foot across 583 square feet, a rate that sits above the comp-set average of $2.82 per square foot but below the Oshawa submarket leased benchmark of $3.30 per square foot, while its interior footprint is 117 square feet smaller than the 700-square-foot comp mean. Against University Studios (0.18 km, 28 closed leases), the subject trades at a $0.37-per-square-foot (10.9%) discount, offering 183 more interior square feet for a $343 higher monthly rent; the nominal rent gap is driven by the larger footprint rather than a per-unit valuation premium. Against Tomlin Tower (1.5 km, 1 closed lease), the subject commands a $0.77-per-square-foot (34.2%) premium over the 1977 building's $2.25 rate, yet provides 417 fewer interior square feet, meaning the $550 lower monthly rent reflects the substantially larger suite size in Tomlin Tower rather than a weaker asset valuation at University Towns. U.C. Tower Condominiums and 97 Nonquon Road recorded zero lease transactions in the trailing 180 days and function solely as architectural and amenity references, not active pricing benchmarks.
How do building age, amenities, and developer reputation impact rent spreads?
University Towns offers a seven-feature lifestyle package—concierge and security, shared laundry, gym and fitness centre, party and lounge room, meeting room, BBQ area, and rooftop terrace—that overlaps substantially with its nearest active peer while differentiating on outdoor and communal space. Compared with University Studios (1900 Simcoe St N), the subject adds a rooftop terrace and shared laundry room that University Studios lacks, while University Studios counters with a media and theatre room, a dedicated dining room and kitchen, and parcel lockers absent from University Towns. Against Tomlin Tower (131 Taunton Rd E), the subject provides a BBQ area and rooftop terrace that the 1977 building does not, though Tomlin Tower includes a games and billiards room that University Towns omits. The zero-volume references—U.C. Tower Condominiums with its pet wash station, business centre, outdoor fireplaces, and dining room, and 97 Nonquon Road with a shared laundry room only—illustrate the amenity range renters in this pocket expect from newer or forthcoming stock. University Towns' package best serves cost-conscious young professionals and graduate students who prioritize a functional fitness centre, flexible meeting space, and outdoor social areas over the specialized media, dining, or pet facilities found in adjacent buildings.

Public Data Aggregation & Thresholds
- Public Data Aggregation: FastScreen aggregates residential rental listing and completed lease transaction records from publicly available sources.

Calculation Formulations
- Average Asking Rent: Weighted average of active asking prices across available suites in the reporting period.
- Price Per Square Foot ($/SF): Calculated by dividing rent by square footage only for listings that provide unit dimensions (suites without stated square footage are excluded from $/SF calculations).
- Days on Market (DOM): Measures elapsed calendar days between the date a suite is first listed and either the benchmark snapshot date (for active listings) or the finalized date leased.
- Parking & Den Differentials: Average asking rent differences between suites with vs. without parking, and suites with vs. without a den.
Data Limitations & Scope
- Exclusively Public Records: Statistics are derived exclusively from publicly available rental listings and completed lease records. Private direct-to-landlord arrangements, unadvertised tenant renewals, and off-market rental agreements are not captured.
- Agreed Contract Amounts: Reported lease amounts reflect agreed contract rents and do not account for private move-in allowances or individual unit renovations that may influence pricing spreads.
