DuPont Loft Residences — Rental Market Data
Building Summary & Rental Market Overview
Rental market analytics and building profile as of August 31, 2026.
DuPont Loft Residences at 1401-1407 Dupont Street in Toronto's Dovercourt neighbourhood is a 535-suite tower built in 2000 by Ridgevest Developments. As of August 31, 2026, the building carries just two active listings, representing a 0.4 percent availability rate across its full inventory. Leasing activity remains steady: three closed leases in the trailing 30 days and seven over the past 90 days, with average days on market of 20 and 21 respectively.
The two current asking rents average $1,625 per month at a blended rate of $3.48 per square foot across an average 475-square-foot footprint. That per-square-foot asking rate sits above the $2.87 per square foot realized in 90-day closed leases, even though the nominal monthly rent is lower than the $1,729 per month average lease rent. The gap reflects a more compact suite profile in current listings compared to the 607-square-foot average of historically leased units. Against the Dovercourt submarket asking benchmark of $3.89 per square foot, DuPont Loft Residences trades at a 10.5 percent discount on a rate-per-area basis.
Marketing friction is modest: active listings have averaged 17 days on market versus the submarket's 30-day norm, and closed leases in the trailing 30 days cleared in 20 days. Across all seven tracked historical leases, landlords captured an average premium of $7 per month, or 0.51 percent above asking, indicating balanced negotiation leverage rather than tenant concessions. Inventory depth is extremely thin at two units—one studio and one one-bedroom—so renters face single-listing scarcity in both tiers with no multi-unit choice within the building.

Active Market Insights & Questions
How has rental availability changed at DuPont Loft Residences recently?
DuPont Loft Residences lists two active units as of August 31, 2026, with asking rents ranging from $1,550 to $1,700 per month and an average and median of $1,625. The average asking suite measures 475 square feet at a blended rate of $3.48 per square foot. Both active listings are single-transaction tiers: one studio at 400 square feet and one one-bedroom at 550 square feet, meaning inventory is split evenly between compact entry-level and single-bedroom layouts rather than skewing toward multi-bedroom executive units.
What floor plans and unit layouts are currently available at DuPont Loft Residences?
The dominant active layout at DuPont Loft Residences is the one-bedroom, with one listing representing 50 percent of available inventory at an average asking rent of $1,700 per month across 550 square feet and a rate of $3.09 per square foot. The studio tier mirrors that share with one unit at $1,550 per month, 400 square feet, and $3.88 per square foot. Both tiers are single-listing samples, so neither offers a comparative spread within the building.
What is the average asking rent and $/SF by suite size at DuPont Loft Residences?
DuPont Loft Residences shows a minimum entry rent of $1,550 per month and a peak asking rent of $1,700 per month, producing a $150 spread or 9.7 percent range across its two active units. The median asking rent sits at $1,625 per month. The entry-level suite is a 400-square-foot studio priced at $3.88 per square foot, while the peak listing is a 550-square-foot one-bedroom at $3.09 per square foot, illustrating how the larger footprint dilutes the per-area rate despite the higher absolute rent.
How much extra do parking spaces and dens cost at DuPont Loft Residences?
DuPont Loft Residences does not have quantified den premium data, as no active listings include a separate den configuration to isolate marginal cost per square foot. Parking stall premiums also cannot be reliably isolated from the current sample; the paired data is either anomalous or too thin to produce a defensible monthly figure, so no parking add-on cost is quoted for active listings.
How do asking rents at DuPont Loft Residences compare to local and municipal benchmarks?
DuPont Loft Residences asks an average of $1,625 per month at $3.48 per square foot, compared to the Dovercourt submarket asking benchmark of $2,609 per month and $3.89 per square foot. The 10.5 percent discount on a per-square-foot basis is the primary driver of the lower nominal rent, as current active suites average 475 square feet versus the submarket's larger typical footprint. The building represents two out of 17 available listings in the Dovercourt submarket, or roughly 12 percent of total active inventory in the area.

DuPont Loft Residences closed 3 leases in the trailing 30 days at a 20-day DOM, compared to 7 leases over the 90-day window at a 21-day DOM, against a Dovercourt submarket benchmark of 30 days. Lifetime closed volume stands at 7 leases. Leasing turnover accelerated into the most recent month, with August matching July's pace of 3 closings and holding DOM steady at 20 days.
What is the negotiation spread between asking rents and closed lease prices at DuPont Loft Residences?
DuPont Loft Residences landlords achieved an average premium of $7 per month (0.51% above asking), generating $84 per year in additional rental revenue across the 7 tracked leases. All closed transactions settled at or above the listed asking price, indicating balanced pricing leverage where tenants paid at or above the stated rate with no landlord concessions required.
What are typical executed lease prices across different layouts at DuPont Loft Residences?
The 1-Bedroom layout anchors volume at 57.1% of tracked leases (4 closings) averaging $1,763 per month with a 27-day DOM. Studios represent 28.6% of volume (2 closings) at $1,575 per month average, 14-day DOM, 550 square feet, and $2.86 per square foot. The 1-Bedroom + Den tier records a single transaction at $1,900 per month, 750 square feet, $2.53 per square foot, and a 10-day DOM. The 1-Bedroom and Studio tiers are limited samples and serve as directional indicators only. The 1-Bedroom + Den figure represents an individual single transaction, not a broad statistical benchmark.
What measurable rent premium did suites with parking achieve in closed leases at DuPont Loft Residences?
DuPont Loft Residences parking premium data is inconclusive due to insufficient paired lease data in the current transaction set. Active listings also show unreliable parking pricing with anomalous outliers that prevent a clean bundle isolation. No verified parking value can be quoted from either the leased or active inventory.
How does the lease-to-listing ratio at DuPont Loft Residences reflect current tenant demand?
DuPont Loft Residences rents trended downward from June through August 2026, falling from $1,850 to $1,683 per month across 7 total closings. June closed 1 deal at $1,850, $3.36 per square foot, and a 20-day DOM. July closed 3 deals at $1,733, $2.69 per square foot, and a 21-day DOM. August closed 3 deals at $1,683, $2.88 per square foot, and a 20-day DOM. The nominal rent drop from July to August reflects compact suite footprints rather than property devaluation, as the rate per square foot actually increased from $2.69 to $2.88.

Nearby Building Rental Comparables & Price Spreads
Direct rental rate comparisons against residential properties in the immediate vicinity.
DuPont Loft Residences at 1401-1407 Dupont Street sits in a tightly clustered Dovercourt pocket where four nearby buildings generated 29 closed lease transactions over the trailing 180 days. Chelsea Lofts at 1375 Dupont Street (0.05 km, built in 2005) recorded 1 closed lease; Fuse at 1410 Dupont Street (0.1 km, built in 2017) closed 10 leases; UpsidedownCondos – I at 816 Lansdowne Avenue (0.1 km, built in 2014) closed 6 leases; and Fuse 2 at 1420 Dupont Street (0.14 km, built in 2017) closed 12 leases. All four competitors carry active transaction volume, giving the subject a fully populated pricing reference set rather than a thin or speculative benchmark. The structural generations span two decades: the subject, completed in 2000, predates Chelsea Lofts by five years and the 2017 Fuse pair by roughly seventeen, placing it in an older, more utilitarian tier of the Dupont Street corridor. Against the four-comp average of $2,296 per month, $3.67 per square foot, and 627 square feet of interior space, DuPont Loft Residences benchmarks at $1,729 per month, $2.87 per square foot, and 607 square feet. The subject therefore undercuts the immediate peer set by $567 in nominal rent and by $0.80 per square foot while delivering roughly 20 fewer square feet on average. In a Dovercourt submarket where the broader average lease rent reaches $2,456 and the per-square-foot rate climbs to $3.82, the subject's 2000-era construction and leaner suite footprints position it as a value-oriented alternative rather than a premium lifestyle product.

DuPont Loft Residences realized an average lease rent of $1,729 per month across seven closed transactions in the trailing year, which is $567 below the four-comp benchmark of $2,296 and well under the Dovercourt submarket average of $2,456. Chelsea Lofts at 1375 Dupont Street (0.05 km) closed 1 lease at an average of $2,375 per month ($3.65 per square foot, 650 square feet); Fuse at 1410 Dupont Street (0.1 km) closed 10 leases averaging $2,263 per month ($3.65 per square foot, 620 square feet); UpsidedownCondos – I at 816 Lansdowne Avenue (0.1 km) closed 6 leases at $2,384 per month ($3.59 per square foot, 665 square feet); and Fuse 2 at 1420 Dupont Street (0.14 km) closed 12 leases at $2,160 per month ($3.78 per square foot, 572 square feet). Every competitor posted a higher realized rent than the subject, with the spread ranging from $431 (Fuse 2) to $655 (UpsidedownCondos – I), confirming that the subject's 2000-era pricing sits at the lower end of this immediate cluster.
Does DuPont Loft Residences offer a competitive price-per-square-foot ($/SF) against local comparables?
DuPont Loft Residences leases at $2.87 per square foot with an average suite of 607 square feet, placing it at a discount below every active competitor in this Dupont Street micro-market and roughly $0.80 per square foot under the four-comp average of $3.67. Against Chelsea Lofts (0.05 km), the subject trades at a $0.78 per square foot discount while providing 43 fewer interior square feet, so the lower nominal rent of $646 per month reflects both a smaller footprint and a genuinely cheaper rate per unit of space. Fuse (0.1 km) shows the same pattern: the subject offers a $0.78 per square foot discount and 13 fewer square feet, with the $534 monthly savings driven by both the tighter layout and the lower per-foot pricing. UpsidedownCondos – I (0.1 km) widens the gap to a $0.72 per square foot discount and 58 fewer square feet, producing the largest nominal spread at $655 per month. Fuse 2 (0.14 km) presents the most favorable trade-off for the subject: despite a $0.91 per square foot discount, the subject actually delivers 35 more interior square feet than Fuse 2's 572-square-foot average, meaning a renter pays $431 less per month while gaining additional living area—a clear value advantage that no other comp in this set replicates.
How do building age, amenities, and developer reputation impact rent spreads?
DuPont Loft Residences offers a practical, service-oriented amenity package—concierge and security, a gym and fitness centre, a games and billiards room, a media and theatre room, on-site retail, and a shared laundry room—that contrasts sharply with the lifestyle-heavy profiles of its four nearby competitors. Chelsea Lofts (1375 Dupont Street) adds a rooftop terrace, BBQ area, garden and courtyard, party and lounge room, and meeting room that the subject does not provide; Fuse (1410 Dupont Street) layers on a yoga studio, rooftop terrace, BBQ area, library and reading room, and party and lounge room beyond what the subject offers; UpsidedownCondos – I (816 Lansdowne Avenue) differentiates with a sauna and steam room, basketball court, yoga studio, his-and-hers changing rooms, and BBQ area; and Fuse 2 (1420 Dupont Street) stands out with an indoor pool, sauna and steam room, rooftop terrace, yoga studio, and library. The subject's on-site retail and shared laundry room are the two amenities genuinely absent from Chelsea Lofts, Fuse, and UpsidedownCondos – I, giving it a day-to-day convenience edge for renters who prioritize grocery access and in-building laundry over rooftop social spaces or aquatic facilities. This package best serves cost-conscious professionals and young households in the Dovercourt area who want a secure, low-maintenance base with essential fitness and recreation access without paying the premium that rooftop terraces, pools, and wellness suites command at the 2014-to-2017 generation buildings across the street.
