What are typical executed lease prices across different layouts at Residences of Royal Connaught?

The 1-Bedroom sample (7 deals) is a statistically robust benchmark: median rent $1,900, P25-P75 range $1,900 to $2,000, average size 640 sq ft at $3.05 per square foot. The 2-Bedroom tier (3 deals) is a limited sample and directional reference only: median $2,350, P25-P75 range $2,325 to $2,375, average size 870 sq ft at $2.71 per square foot. The 2-Bedroom + Den represents an individual single transaction (1 deal), not a broad statistical benchmark: $2,100 per month for 921 sq ft at $2.28 per square foot with a 20-day DOM.
What measurable rent premium did suites with parking achieve in closed leases at Residences of Royal Connaught?
Residences of Royal Connaught carries a verified leased parking premium of $192 per month above the base suite rent. This bundling pattern is consistent with standard inclusion in 2-Bedroom and larger units, where parking is typically packaged into the asking price rather than listed separately. Active asking-side parking data is inconclusive due to an unreliable outlier or insufficient paired sample, so no meaningful comparison can be drawn between realized and current asking parking rates.
How does the lease-to-listing ratio at Residences of Royal Connaught reflect current tenant demand?
Residences of Royal Connaught shows a modest upward-then-correcting rent trajectory across the May-to-August 2026 window, peaking in July before settling back in August. May closed 4 deals at an average of $1,869 per month, $2.82 per square foot, and a 31-day DOM. June saw a single lease at $2,100 per month, $3.23 per square foot, and a 43-day DOM. July recorded 3 deals averaging $2,250 per month, $2.97 per square foot, but with a stretched 75-day DOM. August closed 3 leases at $2,133 per month, $2.77 per square foot, and a 31-day DOM, bringing the pace back in line with the spring baseline.

Nearby Building Rental Comparables & Price Spreads
Direct rental rate comparisons against residential properties in the immediate vicinity.
Residences of Royal Connaught at 112 King St E sits in a tight competitive cluster along King Street East in Central Hamilton, where its closest rival—Residences of Royal Connaught Phase 2 at 118 King St E, completed in 2019—recorded 13 closed leases over the trailing 180 days. Just 80 metres east, Gore Park Lofts (121 King St E, completed 2024) logged 4 closed leases in the same window, while Film Work Lofts at 80 King William St (completed 2010) registered zero transactions and 63 John Street S (estimated completion 2026) closed just 1 lease. The subject building, completed in 2018 by Spallacci Homes & Valery Homes, occupies a mid-generation position: two years older than its Phase 2 sibling, five years ahead of Gore Park Lofts, but eight years behind the 2026 delivery at 63 John Street S, giving it a stabilized operational track record that the newest entrants have yet to establish. Across the four comparables, the micro-market averages $1,873 in closed lease rent, $2.57 per square foot, and 733 square feet of suite space. Residences of Royal Connaught leases at $2,066 per month and $2.89 per square foot on an average 729-square-foot unit, placing it above the comp average on both rent and rate while delivering slightly less interior area than the Phase 2 and Gore Park Lofts benchmarks. Against the broader Central Hamilton submarket—where average lease rent runs $1,925 and the per-square-foot rate reaches $3.09—the subject building actually trades at a 5.5% discount on a per-square-foot basis, suggesting its 2018 construction era and full-service amenity package deliver value that newer, smaller-footprint buildings in the area do not match.

Does Residences of Royal Connaught offer a competitive price-per-square-foot ($/SF) against local comparables?
Residences of Royal Connaught leases at $2.89 per square foot on an average 729-square-foot suite, commanding a premium over every transacting comparable while remaining 5.5% below the Central Hamilton submarket average of $3.09 per square foot. Against Phase 2 at 118 King St E, the subject trades at a $0.07 per square foot (2.5%) premium yet provides 71 fewer interior square feet, meaning renters gain access to a comparable amenity suite in a slightly more compact footprint. Compared with Gore Park Lofts at 121 King St E, the subject's $0.53 per square foot (22.5%) premium reflects a far richer lifestyle package—concierge, rooftop terrace, and dedicated studio spaces—versus a three-amenity offering, though the subject still delivers 21 fewer square feet than Gore Park's 750-square-foot average. Against 63 John Street S, the subject commands a $0.35 per square foot (13.8%) premium while actually providing 79 more interior square feet, making it the only comparison where renters gain both space and a full-service building experience over a single shared-laundry offering.
How do building age, amenities, and developer reputation impact rent spreads?
Residences of Royal Connaught fields a ten-amenity lifestyle program that substantially outpaces the three- to five-feature packages at its nearest King Street competitors. Where Gore Park Lofts at 121 King St E offers only a shared laundry room, dining kitchen, and gym, the subject building adds a dedicated concierge and security desk, a private yoga studio, a media and theatre room, a games and billiards lounge, and a rooftop terrace with garden courtyard—five signature features absent from Gore Park's minimal lineup. Phase 2 at 118 King St E mirrors most of the subject's amenities but includes a meeting room the subject lacks, while the subject differentiates with its dedicated dining room and kitchen pairing alongside the rooftop terrace in a 2018-built structure. Against Film Work Lofts (2010) and 63 John Street S (2026), which each offer a single shared amenity, the subject's concierge service, party and lounge room, and BBQ area represent a full-service residential experience unavailable within 150 metres. This lifestyle package best serves young professionals and small households in Central Hamilton who want hotel-style convenience, on-site fitness and wellness programming, and social gathering spaces without leaving the building.
