The Royalton — Rental Market Data
Building Summary & Rental Market Overview
Rental market analytics and building profile as of August 31, 2026.
The Royalton at 801 Bay Street in Toronto's Downtown Core is a 128-suite residential building completed in 2000 by Diamante Development & Stirling, currently showing one active listing and a 0.8 percent availability rate. Recent leasing activity includes two closed leases in the trailing 30 days at an average seven-day time-to-lease and ten closed leases over the past 90 days averaging 14 days on market. The building's single available unit represents just one of 224 active listings across the broader Downtown Core submarket.
The sole active listing asks $1,100 per month for a 750-square-foot one-bedroom-plus-den, translating to $1.47 per square foot, which sits dramatically below the building's realized 90-day lease average of $2,940 per month at $3.70 per square foot across 805-square-foot suites. The active suite's footprint is 55 square feet more compact than the historical lease average, though it closely tracks the submarket implied asking footprint of 761 square feet. Against the Downtown Core asking benchmark of $3,471 per month at $4.56 per square foot, The Royalton's active rate is 67.8 percent below the submarket per-square-foot asking level.
Active listing days on market stand at 17, four days faster than the submarket average of 21, while the 30-day closed-lease cohort cleared in just seven days, signaling healthy absorption for units that do hit the market. Across all tracked historical leases, landlords captured an average premium of $10 per month, or 0.52 percent above asking, reflecting landlord-favorable negotiation dynamics rather than tenant concessions. Inventory depth is extremely thin: the single available unit is a one-bedroom-plus-den, with zero two-bedroom or studio options currently listed, making this effectively a one-unit market for renters targeting The Royalton.

Active Market Insights & Questions
How has rental availability changed at The Royalton recently?
The Royalton has one active listing as of August 31, 2026, asking $1,100 per month with both the average and median rent at $1,100. The available suite spans 750 square feet at an asking rate of $1.47 per square foot, and the 100 percent layout share is a one-bedroom-plus-den. With only a single unit on the market, inventory is neither leaning compact entry-level nor multi-bedroom executive; it is a singular mid-size offering in an otherwise fully occupied building.
What floor plans and unit layouts are currently available at The Royalton?
The Royalton's sole active listing is a one-bedroom-plus-den, representing 100 percent of available inventory as a single unit. That tier carries an average asking rent of $1,100 per month across 750 square feet at $1.47 per square foot. No studio, two-bedroom, or three-bedroom units are currently listed, leaving renters with exactly one layout option in this building.
What is the average asking rent and $/SF by suite size at The Royalton?
The Royalton's active pricing spread is zero dollars and zero percent, as the single listing at 801 Bay Street asks a flat $1,100 per month for both the minimum and maximum. The median asking rent is likewise $1,100, and the entry-level suite is a one-bedroom-plus-den at 750 square feet and $1.47 per square foot. Because only one unit is listed, the peak suite is identical to the entry suite, and no spread analysis beyond this single data point is possible.
How much extra do parking spaces and dens cost at The Royalton?
The Royalton's active den premium and square-footage delta are unquantified due to insufficient paired sample data. Marginal cost per square foot for additional den space cannot be calculated from the current single-listing inventory. Active parking stall premiums also cannot be reliably isolated from the available data, though verified historical lease records show a $267-per-month parking add-on.
How do asking rents at The Royalton compare to local and municipal benchmarks?
The Royalton's active asking rent of $1,100 per month at $1.47 per square foot sits 68.3 percent below the Downtown Core submarket average asking rent of $3,471 and 67.8 percent below the submarket asking rate of $4.56 per square foot. The nominal rent gap is partially explained by suite sizing, as the active 750-square-foot unit is only 11 square feet below the submarket implied average of 761 square feet, meaning the per-square-foot discount is the primary driver rather than a compact footprint. The Royalton's one listing represents one out of 224 active listings in the Downtown Core submarket.

Leased Transaction Insights & Questions
How many suites were leased at The Royalton last month, and how fast did they rent?
The Royalton at 801 Bay Street closed two leases in the trailing 30 days with an average DOM of 7, compared to a submarket benchmark of 21 days. Over the trailing 90 days, all 10 tracked leases cleared in an average of 14 days, and the lifetime record mirrors that same 10-lease, 14-day profile. Leasing turnover accelerated sharply from June (2 deals, 34-day DOM) through July (6 deals, 10-day DOM) before moderating in August (2 deals, 7-day DOM), indicating a mid-summer leasing surge rather than a sustained pipeline.
What is the negotiation spread between asking rents and closed lease prices at The Royalton?
The Royalton's landlords captured an average premium of $10 per month (0.52% above asking) across all 10 tracked leases, generating $120 per year in additional rental revenue per unit. This is a landlord-favorable outcome where tenants paid at or above the listed rate, reflecting tight inventory and limited tenant leverage in the Downtown Core. The net negotiation spread of 0.52% confirms that pricing discipline held firm across the full sample, with no concessions below asking recorded.
What are typical executed lease prices across different layouts at The Royalton?
The Royalton's dominant leased layout is the 2-Bedroom, accounting for 6 of 10 leases (60%) at an average of $3,183 per month with a 7-day DOM. The 1-Bedroom tier closed 2 leases at an average of $2,398 per month (median $2,398, P25–P75 range $2,396–$2,399) across 600 square feet at $4.02 per square foot with a 10-day DOM; this is a small sample of two deals and serves as a directional reference only. The 1-Bedroom + Den tier also closed 2 leases at an average of $2,750 per month (median $2,750, P25–P75 range $2,725–$2,775) across 750 square feet at $3.67 per square foot with a 37-day DOM; this is likewise a small sample of two deals and a directional indicator only.
What measurable rent premium did suites with parking achieve in closed leases at The Royalton?
The Royalton's verified leased parking premium stands at $267 per month, confirmed across the tracked lease sample. This figure is bundled into suite rents rather than listed as a standalone line item, meaning tenants absorbed the parking cost within their total monthly obligation. Active asking parking data is inconclusive due to an unreliable outlier in the current listing pool, so no comparable active-market parking benchmark can be quoted with confidence.
How does the lease-to-listing ratio at The Royalton reflect current tenant demand?
The Royalton's tracked monthly timeline shows rents holding steady at $2,975 per month through June and July before dipping to $2,798 in August, while DOM compressed from 34 days to 7 days over the same window. In June 2026, two leases closed at an average of $2,975 per month and $3.71 per square foot with a 34-day DOM. July 2026 saw six leases close at $2,975 per month and $3.75 per square foot with a 10-day DOM, marking the peak absorption month. August 2026 recorded two leases at $2,798 per month and $3.53 per square foot with a 7-day DOM; the nominal rent decline alongside the lower per-square-foot rate reflects a shift toward smaller suite footprints in the August closings rather than property devaluation.

12-Month Market Dynamics & Trend Trajectory
The Royalton's average realized rent of $2,940 per month sits $9 above the Downtown Core submarket average of $2,931, while its rate of $3.70 per square foot trades 17.4% below the submarket leased benchmark of $4.48 per square foot. This gap reflects the building's larger average suite footprint of 805 square feet, which dilutes the per-square-foot rate even as absolute rents hold at or slightly above the local median. Pricing discipline at The Royalton is landlord-favorable: all 10 tracked leases closed at or above asking, with an average premium of $10 per month (0.52%) generating $120 per year in incremental revenue per unit. No leases settled below the listed rate, indicating that tenants in the Downtown Core accepted the building's asking prices without meaningful concession pressure, a pattern consistent with limited comparable inventory at this price point.

Nearby Building Rental Comparables & Price Spreads
Direct rental rate comparisons against residential properties in the immediate vicinity.
The Royalton at 801 Bay Street sits in a dense cluster of four direct competitors within 110 metres, all recording active lease volume over the trailing 180 days. Murano – South Tower (38 Grenville St, 0.1 km, completed 2009) closed 30 leases; Lumiere (770 Bay St, 0.11 km, completed 2011) closed 38; Residences of College Park I (763 Bay St, 0.11 km, completed 2007) closed 33; and The Gallery (25 Grenville St, 0.11 km, completed 1990) closed 4. The subject, built in 2000, occupies the middle of this structural generation spread—newer than The Gallery by a decade but older than the 2007-to-2011 cohort that dominates the immediate Bay Street and Grenville Street corridor. Against the four-comp benchmark of $2,931 average rent, $4.08 per square foot, and 736 square feet of average suite size, The Royalton's realized lease metrics of $2,940 per month, $3.70 per square foot, and 805 square feet position it as a larger-footprint, lower-rate-per-square-foot asset within this pocket. The subject's 805-square-foot average suite exceeds the comp mean by roughly 69 square feet, while its $3.70 per-square-foot rate trails the comp average by $0.38. This combination means The Royalton delivers materially more interior space at a below-benchmark unit rate, a value profile that distinguishes it from the tighter, higher-rate-per-square-foot suites at Murano, Lumiere, and College Park I.

Lumiere (770 Bay St, 0.11 km) closed 38 leases averaging $2,956 per month ($4.17 per square foot, 714 sq ft), with The Royalton $16 lower. Residences of College Park I (763 Bay St, 0.11 km) logged 33 closed leases at $2,878 per month ($4.27 per square foot, 701 sq ft), where The Royalton commands a $62-per-month higher rent. The Gallery (25 Grenville St, 0.11 km) recorded 4 closed leases at $2,866 per month ($3.45 per square foot, 838 sq ft), with The Royalton $74 higher. All four competitors posted active lease transactions, so each provides a realized pricing benchmark rather than a reference-only data point.
Does The Royalton offer a competitive price-per-square-foot ($/SF) against local comparables?
The Royalton leases at $3.70 per square foot across an average 805-square-foot suite, a rate that sits below the comp average of $4.08 per square foot and well under the submarket leased benchmark of $4.48 per square foot, while delivering more interior space than three of four nearby alternatives. Against Murano – South Tower, The Royalton trades at a $0.71-per-square-foot (16.1%) discount and provides 114 more interior square feet, so the $85 lower monthly rent reflects a larger footprint at a lower unit rate rather than weaker asset valuation. Lumiere shows the same pattern: The Royalton offers a $0.47-per-square-foot (11.3%) discount and 91 additional square feet, with the $16 rent gap driven by the expanded footprint. Residences of College Park I presents the inverse trade-off—The Royalton commands a $62 higher monthly rent yet still trades at a $0.57-per-square-foot (13.3%) discount, because its 104 extra square feet more than offset the lower unit rate. The Gallery is the outlier: The Royalton commands a $0.25-per-square-foot (7.2%) premium over this 1990-era building while providing 33 fewer interior square feet, meaning the higher rent here reflects a genuine per-square-foot valuation advantage over the oldest comp in the set.
How do building age, amenities, and developer reputation impact rent spreads?
The Royalton offers an eight-feature lifestyle package—Concierge & Security, Gym & Fitness Centre, Sauna & Steam Room, Hot Tub & Jacuzzi, Rooftop Terrace, BBQ Area, Party & Lounge Room, and Meeting Room—that is the leanest in its immediate peer set. Every one of the four competitors layers on additional facilities the subject lacks: Murano – South Tower adds an Indoor Pool, Media & Theatre Room, Games & Billiards Room, Library & Reading Room, Garden & Courtyard, and Running Track; Lumiere contributes an Indoor Pool, Yoga Studio, Squash & Racquetball Court, and Games & Billiards Room; Residences of College Park I includes a Golf Simulator, Business Centre, Yoga Studio, and Indoor Pool; and The Gallery provides a Dining Room & Kitchen, Library & Reading Room, and Squash & Racquetball Court. The subject's Hot Tub & Jacuzzi and Rooftop Terrace are shared with Murano and Lumiere respectively, but no indoor aquatic facility, dedicated wellness studio, or entertainment room appears in The Royalton's offering. This no-frills, low-maintenance profile—concierge security, a gym, sauna, hot tub, rooftop BBQ, and a meeting room—serves cost-conscious professionals and small households who prioritize a central Bay Street address and predictable carrying costs over resort-style recreational programming.

Data Methodology & Analytical Standards
How FastScreen aggregates public listing records, tracks active inventory, and calculates rental market metrics for The Royalton.
Snapshot Dates & Benchmark Cadence
- Standardized Snapshot: Market metrics reflect a standardized monthly snapshot locked as of August 31, 2026.
- Benchmark Comparison Cadence: Month-over-month comparisons evaluate changes across standardized month-end reporting windows (August 2026 vs July 2026), ensuring consistent baseline periods and eliminating intra-month reporting volatility.
- Point-in-Time Daily History: Daily charts capture point-in-time active listings available on any given calendar day.
Public Data Aggregation & Thresholds
- Public Data Aggregation: FastScreen aggregates residential rental listing and completed lease transaction records from publicly available sources.
- Threshold Filtering: All listings are subject to a minimum monthly rental threshold of $1,000 to filter out standalone storage lockers, private parking spaces, and misclassified commercial entries from condominium statistics.
Calculation Formulations
- Average Asking Rent: Weighted average of active asking prices across available suites in the reporting period.
- Price Per Square Foot ($/SF): Calculated by dividing rent by square footage only for listings that provide unit dimensions (suites without stated square footage are excluded from $/SF calculations).
- Days on Market (DOM): Measures elapsed calendar days between the date a suite is first listed and either the benchmark snapshot date (for active listings) or the finalized date leased.
- Parking & Den Differentials: Average asking rent differences between suites with vs. without parking, and suites with vs. without a den.
Data Limitations & Scope
- Exclusively Public Records: Statistics are derived exclusively from publicly available rental listings and completed lease records. Private direct-to-landlord arrangements, unadvertised tenant renewals, and off-market rental agreements are not captured.
- Agreed Contract Amounts: Reported lease amounts reflect agreed contract rents and do not account for private move-in allowances or individual unit renovations that may influence pricing spreads.
