Cosmopolitan — Rental Market Data
Building Summary & Rental Market Overview
Rental market analytics and building profile as of August 31, 2026.
Cosmopolitan at 8 Colborne Street in Toronto's Downtown Core is a 96-suite residential building completed in 2005 by Skyline International Development Inc. As of August 31, 2026, three units are actively listed for rent, representing a 3.1 percent availability rate across the tower. Leasing activity remains minimal, with a single closed lease recorded in both the trailing 30-day and 90-day windows at an average of $2,000 per month and a 96-day time-to-lease.
The active asking portfolio carries an average rent of $13,000 per month and a median of $17,800 per month, driven by two large-format three-bedroom-plus suites. The average asking rate of $5.92 per square foot sits meaningfully above the single realized lease rate of $5.00 per square foot, and the active inventory's average footprint of 2,133 square feet is substantially larger than the 400-square-foot unit that closed in the recent leasing cycle. Against the Downtown Core submarket asking benchmark of $4.56 per square foot, Cosmopolitan's active listings price 29.8 percent above the broader market rate.
Marketing friction warrants attention: active listings have averaged 28 days on market, exceeding the submarket benchmark of 21 days, even though the building shows zero delisted or expired units in the tracking period. The one tracked lease closed exactly at asking with no recorded concession, indicating balanced negotiation leverage. Inventory depth is thin and concentrated in the upper tier, with two three-bedroom-plus options and a single compact one-bedroom, leaving no two-bedroom or standard one-bedroom alternatives currently available to renters.

Active Market Insights & Questions
How has rental availability changed at Cosmopolitan recently?
Cosmopolitan at 8 Colborne Street has three active listings as of August 31, 2026, spanning a price range of $2,200 to $19,000 per month with an average asking rent of $13,000 and a median of $17,800. The active portfolio averages 2,133 square feet at $5.92 per square foot, and the dominant layout is the three-bedroom-plus tier at 66.7 percent of available inventory. Current listings lean decisively toward large multi-bedroom executive suites rather than compact entry-level units, with only a single 400-square-foot one-bedroom anchoring the lower end.
What floor plans and unit layouts are currently available at Cosmopolitan?
The three-bedroom-plus layout dominates Cosmopolitan's active inventory with two listings representing 66.7 percent of available units, averaging $18,400 per month across 3,000 square feet at $6.13 per square foot. The one-bedroom tier holds a single listing at 33.3 percent share, asking $2,200 per month for 400 square feet at $5.50 per square foot. No two-bedroom units are currently on the market, creating a gap between the compact entry-level option and the large-format executive suites.
What is the average asking rent and $/SF by suite size at Cosmopolitan?
Cosmopolitan's active asking rents range from a minimum of $2,200 per month to a peak of $19,000 per month, producing a dollar spread of $16,800 and a percentage spread of 763.6 percent. The median asking rent sits at $17,800 per month, reflecting the heavy weighting toward large suites. The entry-level one-bedroom offers 400 square feet at $5.50 per square foot, while the peak three-bedroom-plus suite provides 3,000 square feet at $6.33 per square foot.
How much extra do parking spaces and dens cost at Cosmopolitan?
Cosmopolitan's active den premium and associated square-footage delta cannot be quantified from the current listing sample, as no paired den versus non-den comparisons exist in the active inventory. Parking stall premiums also cannot be reliably isolated, given the insufficient paired sample and anomalous data points in the tracking period. Renters should request individual parking and den pricing directly from the leasing office for any specific unit of interest.
How do asking rents at Cosmopolitan compare to local and municipal benchmarks?
Cosmopolitan's active asking rate of $5.92 per square foot prices 29.8 percent above the Downtown Core submarket asking benchmark of $4.56 per square foot, while the building's average asking rent of $13,000 per month exceeds the submarket average of $3,471 per month. The nominal rent gap is explained by suite size: Cosmopolitan's active listings average 2,133 square feet, far larger than the typical submarket unit, which compresses the per-square-foot comparison to a more moderate 11.6 percent premium over realized submarket lease rates. The building currently holds three out of 224 available listings in the Downtown Core submarket, representing a 1.3 percent share of total active inventory.

Leased Transaction Insights & Questions
How many suites were leased at Cosmopolitan last month, and how fast did they rent?
Cosmopolitan at 8 Colborne Street recorded one closed lease in the trailing 30 days with a 96-day DOM, compared to a Downtown Core submarket benchmark of 21 days. The 90-day and lifetime figures are identical at one lease each, meaning leasing turnover has not accelerated, moderated, or paused—it has simply remained at a single transaction across every tracked window. With only one closing in the past year, volume is effectively flat and does not yet support any directional read on absorption.
What is the negotiation spread between asking rents and closed lease prices at Cosmopolitan?
Cosmopolitan's single tracked lease at 8 Colborne Street closed at exactly 100% of asking price, with zero dollar variance and no annualized tenant savings or landlord revenue gain. The transaction settled on average at precisely the listed rate, indicating a balanced negotiation environment where neither party extracted a measurable concession. Because this reflects an individual single transaction rather than a broad statistical benchmark, the at-asking result should be treated as a directional data point, not a market-wide pricing signal.
What are typical executed lease prices across different layouts at Cosmopolitan?
Cosmopolitan's sole closed lease was a 1-Bedroom suite averaging $2,000 per month over a 96-day DOM, representing an individual single transaction rather than a broad statistical benchmark. That one deal accounts for 100% of tracked lease volume, with a median of $2,000, a P25-P75 range of $2,000 to $2,000, an average footprint of 400 square feet, and a realized rate of $5.00 per square foot. No other bedroom tiers recorded closings in the tracked period, so layout-level pricing depth is limited to this single data point.
What measurable rent premium did suites with parking achieve in closed leases at Cosmopolitan?
Cosmopolitan at 8 Colborne Street does not have a reliably isolated leased parking premium, as paired lease-and-parking data is insufficient to calculate a verified monthly figure. The single tracked lease does not include a separately stated parking component, so no bundling pattern can be confirmed. Active-listing parking data is similarly inconclusive due to outlier values and an insufficient paired sample, meaning no defensible parking premium can be quoted for this building.
How does the lease-to-listing ratio at Cosmopolitan reflect current tenant demand?
Cosmopolitan recorded a flat rent trajectory across its single tracked month in August 2026, with one lease closing at $2,000 per month. That August deal carried a $5.00 per square foot rate and a 96-day DOM, representing an individual single transaction rather than a seasonal trend. With no prior months in the tracked window, there is no spring-to-summer progression to evaluate, and the data confidence rating is low given the one-deal sample.

12-Month Market Dynamics & Trend Trajectory
Cosmopolitan's single realized lease of $2,000 per month at $5.00 per square foot sits below the Downtown Core submarket average lease rent of $2,931 but above the submarket average rate of $4.48 per square foot, reflecting a compact 400-square-foot footprint that compresses the nominal rent while pushing the per-square-foot rate roughly 12% above the local benchmark. The building's 96-day DOM is nearly five times the submarket average of 21 days, a gap that likely reflects the limited lease volume rather than structural demand weakness. Pricing discipline at Cosmopolitan is neutral: the one tracked lease closed at exactly 100% of asking with zero dollar variance and no annualized concession or premium. The transaction distribution shows 0% of leases closing under asking and 0% closing above, indicating a perfectly balanced negotiation environment. Because this is an individual single transaction rather than an established statistical benchmark, the at-asking result should be read as a directional data point rather than evidence of a broader landlord or tenant leverage pattern.

Cosmopolitan commands a premium rate per square foot over every active competitor—$5.00 per square foot versus the comp average of $3.96 per square foot—while providing materially fewer interior square feet (400 square feet versus the comp average of 892 square feet), meaning the lower total monthly rent reflects a compact footprint rather than a weaker asset valuation. Against Metropole, the subject trades at a $1.10 per square foot (28.2%) premium while providing 419 fewer interior square feet; against 88 Scott, the subject commands a $0.65 per square foot (14.9%) premium with 297 fewer interior square feet; against 1 King West, the subject carries a $0.23 per square foot (4.8%) premium with 84 fewer interior square feet; and against The Wellington, the subject trades at a $2.18 per square foot (77.3%) premium with 1,167 fewer interior square feet. In each pairing, the nominal rent gap is driven by the subject's smaller interior footprint rather than a discount in per-square-foot value, making Cosmopolitan a higher-intensity space product suited to renters prioritizing location density over square footage.
How do building age, amenities, and developer reputation impact rent spreads?
Cosmopolitan differentiates itself in this peer set with a Full Service Spa—a wellness facility absent from all four nearby competitors—alongside a Hot Tub & Jacuzzi, Gym & Fitness Centre, Party & Lounge Room, Meeting Room, and Concierge & Security. Metropole at 7 King St E offers an Indoor Pool, Squash & Racquetball Court, Rooftop Terrace, and BBQ Area that Cosmopolitan does not carry, while 88 Scott at 88 Scott St layers on a Spin Studio, Yoga Studio, Pet Wash Station, and Dining Room & Kitchen beyond the subject's package. 1 King West Hotel and Residences at 1 King St W shares the Hot Tub & Jacuzzi but adds a Daily Ritual Cafe, Bar, and Historic Bank Vault, whereas The Wellington at 30 Wellington St E provides an Indoor Pool, Squash & Racquetball Court, Library & Reading Room, and Media & Theatre Room. Cosmopolitan's Full Service Spa and Hot Tub & Jacuzzi combination targets the wellness-oriented professional renter who values on-site spa access and hydrotherapy over resort-style pools or recreational courts, positioning the building as a compact, spa-forward lifestyle option in the Downtown Core.

Data Methodology & Analytical Standards
How FastScreen aggregates public listing records, tracks active inventory, and calculates rental market metrics for Cosmopolitan.
Snapshot Dates & Benchmark Cadence
- Standardized Snapshot: Market metrics reflect a standardized monthly snapshot locked as of August 31, 2026.
- Benchmark Comparison Cadence: Month-over-month comparisons evaluate changes across standardized month-end reporting windows (August 2026 vs July 2026), ensuring consistent baseline periods and eliminating intra-month reporting volatility.
- Point-in-Time Daily History: Daily charts capture point-in-time active listings available on any given calendar day.
Public Data Aggregation & Thresholds
- Public Data Aggregation: FastScreen aggregates residential rental listing and completed lease transaction records from publicly available sources.
- Threshold Filtering: All listings are subject to a minimum monthly rental threshold of $1,000 to filter out standalone storage lockers, private parking spaces, and misclassified commercial entries from condominium statistics.
Calculation Formulations
- Average Asking Rent: Weighted average of active asking prices across available suites in the reporting period.
- Price Per Square Foot ($/SF): Calculated by dividing rent by square footage only for listings that provide unit dimensions (suites without stated square footage are excluded from $/SF calculations).
- Days on Market (DOM): Measures elapsed calendar days between the date a suite is first listed and either the benchmark snapshot date (for active listings) or the finalized date leased.
- Parking & Den Differentials: Average asking rent differences between suites with vs. without parking, and suites with vs. without a den.
Data Limitations & Scope
- Exclusively Public Records: Statistics are derived exclusively from publicly available rental listings and completed lease records. Private direct-to-landlord arrangements, unadvertised tenant renewals, and off-market rental agreements are not captured.
- Agreed Contract Amounts: Reported lease amounts reflect agreed contract rents and do not account for private move-in allowances or individual unit renovations that may influence pricing spreads.
