River's Edge — Rental Market Data
Building Summary & Rental Market Overview
Rental market analytics and building profile as of August 31, 2026.
River's Edge at 60 Ann St in Caledon is a 72-suite residential building completed in 2010 by Armour Heights Development. As of August 31, 2026, one unit is actively listed, representing a 1.4 percent availability rate across the building. The leasing pace has been modest, with one closed lease in the trailing 30 days and three over the past 90 days, each turning in an average of 12 days on market.
The single active listing asks $2,500 per month for a 750-square-foot one-bedroom, translating to $3.33 per square foot. That rate sits below the building's 90-day realized average of $3.45 per square foot, even though the active suite is roughly 33 square feet larger than the historical lease average of 717 square feet. Against the Caledon submarket asking benchmark of $3.33 per square foot, River's Edge trades at exact parity.
The active listing has been on market for 21 days, slightly above the submarket average of 19 days, while closed leases in the building consistently turned within 12 days. Negotiation data across all three tracked leases shows tenants closed at asking with zero dollar concessions, indicating balanced market leverage. With only one unit available and no multi-bedroom options on the market, renters seeking alternatives should look to the broader Caledon submarket, which currently carries just this single listing.

Active Market Insights & Questions
How has rental availability changed at River's Edge recently?
River's Edge at 60 Ann St has one active listing as of August 31, 2026, asking $2,500 per month with both the average and median rent at that same figure. The suite spans 750 square feet at an asking rate of $3.33 per square foot. The 100 percent layout share is a one-bedroom, placing the available inventory squarely in the compact entry-level tier rather than multi-bedroom executive space.
What floor plans and unit layouts are currently available at River's Edge?
The sole active listing at River's Edge is a one-bedroom unit, representing 100 percent of available inventory. That single suite asks $2,500 per month for 750 square feet, pricing out at $3.33 per square foot. No other bedroom tiers are currently on the market, making this a single-listing sample with no comparative depth across layout categories.
What is the average asking rent and $/SF by suite size at River's Edge?
River's Edge shows a minimum and maximum asking rent of $2,500 per month, producing a zero-dollar spread and zero percent variance across its single active listing. The entry-level suite is a one-bedroom at 750 square feet and $3.33 per square foot, which is also the peak offering since no larger or more expensive unit is currently available. With only one unit on the market, the pricing spread is effectively uncalculable in any meaningful comparative sense.
How much extra do parking spaces and dens cost at River's Edge?
Active den premiums and square footage deltas at River's Edge cannot be quantified due to insufficient paired sample data. The marginal cost per square foot for additional den space is therefore unreported. Parking stall costs also cannot be reliably isolated from the available transaction data, so no specific monthly figure can be quoted for an active parking add-on.
How do asking rents at River's Edge compare to local and municipal benchmarks?
River's Edge asks $2,500 per month at $3.33 per square foot, matching the Caledon submarket asking benchmark of $2,500 and $3.33 per square foot exactly. The building's asking rate per square foot sits 9.7 percent below the submarket realized lease average of $3.82 per square foot, reflecting a modest discount to closed transaction pricing. This single listing constitutes 1 out of 1 active listing in the Caledon submarket, meaning River's Edge is the entirety of current available inventory in that market.

Leased Transaction Insights & Questions
How many suites were leased at River's Edge last month, and how fast did they rent?
River's Edge at 60 Ann St closed one lease in the trailing 30 days with a 12-day DOM, matching its 90-day average of 12 days and beating the Caledon submarket benchmark of 19 days. Over 90 days the building recorded three closed leases, and the lifetime total also stands at three, meaning all tracked activity clustered within the most recent quarter. Leasing turnover accelerated sharply in the last 30 days relative to the prior 60, though the absolute volume remains a small-sample directional indicator rather than a broad statistical benchmark.
What is the negotiation spread between asking rents and closed lease prices at River's Edge?
River's Edge leases settled on average at exactly 100% of asking price, with zero dollar variance and no annualized tenant savings or landlord revenue gain across the three tracked transactions. Every closed lease in the dataset landed at the listed rent, indicating a balanced negotiation environment where neither side extracted measurable concessions. This at-asking outcome reflects a tight, low-volume market where landlords held firm and tenants accepted the stated rate without pushback on price.
What are typical executed lease prices across different layouts at River's Edge?
The 1-Bedroom + Den layout anchors River's Edge leasing activity with two closed leases averaging $2,225 per month and a 10-day DOM, representing a small sample size that serves as a directional reference only. The 2-Bedroom tier recorded one closed lease at $2,750 per month with a 16-day DOM; this is an individual single transaction and does not constitute a broad statistical benchmark. The 1-Bed + Den suites averaged 600 square feet at $3.73 per square foot, while the single 2-Bedroom unit spanned 950 square feet at $2.89 per square foot, confirming that the larger footprint dilutes the rate-per-square-foot metric rather than signalling a pricing premium.
What measurable rent premium did suites with parking achieve in closed leases at River's Edge?
River's Edge parking premium data is inconclusive, as the platform could not pair sufficient leased transactions with verified parking assignments to isolate a reliable monthly figure. Active listings at the building also show unreliable or insufficient paired samples for parking, so no defensible parking dollar value can be quoted. Tenants and landlords at 60 Ann St should treat any parking add-on as a case-by-case negotiation rather than a standardized market rate.
How does the lease-to-listing ratio at River's Edge reflect current tenant demand?
River's Edge rents moved from $2,500 in July to $2,200 in August across the tracked two-month window, with DOM holding steady at 12 days in both periods. July closed two leases at an average of $2,500 and $3.18 per square foot. August closed one lease at $2,200 but at a higher rate of $4.00 per square foot; the nominal rent drop reflects a compact suite footprint rather than property devaluation. The 12-day DOM in both months signals consistent absorption speed regardless of the layout mix closing each week.

De-Listed Market Analysis & Questions
How many listings de-listed at River's Edge, and what was their re-listing price compared to previous asking?
River's Edge logged one delisted listing against one 30-day lease, producing a 100% delisted-to-leased ratio for the trailing month, or 33.3% against the lifetime lease count of three. The single delisted unit was suspended rather than terminated or expired, suggesting a temporary withdrawal from the market. At this volume the ratio functions as a market friction indicator: one unrented unit sitting alongside one successful lease signals mild pricing tension rather than systemic oversupply.
How do asking prices on de-listed suites compare to executed leases and active listings at River's Edge?
River's Edge unrented units asked an average of $4,500 per month, which is $2,300 per month (104.5%) above the realized lease average of $2,200 per month, indicating direct overpricing relative to market-clearing levels. The delisted unit's rate of $3.46 per square foot sits only marginally above the realized $3.45 per square foot, confirming the gap is driven by a larger suite footprint rather than a true per-square-foot premium. Landlords pricing at $4,500 in this submarket face significant pushback on price, as no tenant in the tracked window cleared above $2,750.
What market friction causes rental listings to stall or de-list at River's Edge?
River's Edge delisted listings sat on market for an average of 49 days, compared to a 12-day realized lease DOM, producing 37 excess marketing days. Those 37 days translate to roughly 1.2 months of lost rent at the $2,200 realized average—approximately $2,706 in foregone revenue—plus ongoing condo maintenance fees accruing throughout the vacancy carry. The excess DOM underscores that overpriced units at 60 Ann St do not simply sit idle; they bleed carrying costs while the market clears at a materially lower rate.

12-Month Market Dynamics & Trend Trajectory
River's Edge realized an average lease rent of $2,400 per month and $3.45 per square foot across three tracked transactions, trading below the Caledon submarket averages of $2,678 per month and $3.82 per square foot. The building's 12-day average DOM also outpaces the submarket benchmark of 19 days, suggesting that River's Edge clears faster but at a modest rent discount to the broader Caledon rental pool. Pricing discipline at 60 Ann St shows zero negotiation movement: all three leases closed at exactly 100% of asking with no dollar variance and no annualized savings or gain. This balanced outcome means landlords did not concede below list and tenants did not extract discounts, a pattern consistent with a low-volume market where both sides accept the stated price rather than negotiate. The absence of either tenant leverage or landlord premium points to a thin but orderly transaction environment.
