Active Market Insights & Questions
How has rental availability changed at Waterfront Trails recently?
Waterfront Trails holds one active listing as of August 31, 2026, priced at $2,000 per month, which is simultaneously the minimum, maximum, average, and median asking rent. The suite measures 550 square feet at $3.64 per square foot. The sole available unit is a one-bedroom layout, meaning 100 percent of current inventory sits in the entry-level tier with no multi-bedroom or executive options on the market.
What floor plans and unit layouts are currently available at Waterfront Trails?
The one-bedroom tier accounts for 100 percent of Waterfront Trails' active inventory, with a single listing at $2,000 per month. That unit spans 550 square feet at $3.64 per square foot, and no other bedroom tier currently has available units. Renters seeking two-bedroom or larger layouts at this address will find zero options in the active dataset.
What is the average asking rent and $/SF by suite size at Waterfront Trails?
Waterfront Trails' active availability is concentrated in a single price point: the minimum and maximum asking rents are both $2,000 per month, producing a dollar spread of $0 and a percentage spread of 0 percent. The median asking rent is likewise $2,000. The entry-level and peak suite are the same unit—a one-bedroom at 550 square feet and $3.64 per square foot—so there is no tiered pricing ladder to navigate.
How much extra do parking spaces and dens cost at Waterfront Trails?
Waterfront Trails does not have a quantifiable den premium in its current active listings, as the single available unit is a one-bedroom without a den component to isolate. Parking premium data cannot be reliably isolated from the current listing sample, though historical leases at this building established a verified benchmark of $105 per month for a parking stall. Renters should confirm current parking availability and cost directly with the leasing office.
How do asking rents at Waterfront Trails compare to local and municipal benchmarks?
Waterfront Trails asks $2,000 per month at $3.64 per square foot, compared to the Stoney Creek submarket asking average of $2,180 per month at $3.01 per square foot. The building's lower nominal rent is driven by its more compact 550-square-foot suite rather than cheaper unit pricing, as the per-square-foot rate runs 20.9 percent above the submarket asking benchmark. Waterfront Trails represents one of 33 active listings across the broader Stoney Creek submarket.

Leased Transaction Insights & Questions
How many suites were leased at Waterfront Trails last month, and how fast did they rent?
Waterfront Trails at 35 Southshore Cres in Stoney Creek closed one lease in the trailing 30 days with a 13-day DOM, compared to a 24-day average over 90 days and a 38-day submarket benchmark. Over the past 90 days the building signed three leases, and lifetime volume stands at six closed transactions. The 30-day DOM of 13 days sits well under the submarket average of 38 days, suggesting leasing turnover accelerated into late summer rather than moderating.
What is the negotiation spread between asking rents and closed lease prices at Waterfront Trails?
Waterfront Trails tenants negotiated an average discount of $4 per month (0.19% below asking), saving roughly $48 per year in annualized concessions. One of six lifetime leases—16.7%—closed under the listed asking price, confirming modest but real tenant leverage at this property. The net negotiation spread of -$4 per month reflects landlord concessions rather than any pricing premium, and the overall direction remains tenant-favorable.
What are typical executed lease prices across different layouts at Waterfront Trails?
The two highest-volume anchor layouts at Waterfront Trails are the 1-Bedroom (four leases, $2,074 average, 41-day DOM) and the 1-Bedroom + Den (one lease, $2,225 average, 22-day DOM). The 1-Bedroom tier represents a small sample of four closed leases and serves as a directional reference only: median rent $2,050, P25–P75 range $1,999 to $2,125, average size 558 square feet at $3.74 per square foot. The 1-Bedroom + Den is an individual single transaction, not a broad statistical benchmark: 700 square feet at $3.18 per square foot, closed in 22 days. The 2-Bedroom tier is also an individual single deal: 750 square feet at $3.07 per square foot, $2,300 average rent, and a rapid 5-day DOM.
What measurable rent premium did suites with parking achieve in closed leases at Waterfront Trails?
Waterfront Trails carries a verified leased parking premium of $105 per month, confirmed across closed transactions. Active asking parking data is inconclusive due to an unreliable outlier or insufficient paired sample, so no additional premium can be quoted from the current listing. The $105 verified figure suggests parking is typically bundled or priced modestly relative to the suite rent, consistent with a mid-range Hamilton property.
How does the lease-to-listing ratio at Waterfront Trails reflect current tenant demand?
Waterfront Trails shows a modest downward rent trajectory across the tracked April-through-August 2026 timeline, with the August close at $1,995 marking the lowest point. April saw two leases close at an average of $2,150 per month, $3.76 per square foot, and a 47-day DOM. May produced one lease at $2,225 per month, $3.18 per square foot, and a 22-day DOM. June closed two leases averaging $2,150 per month, $3.35 per square foot, and a 30-day DOM. August's single lease came in at $1,995 per month, $3.80 per square foot, and a 13-day DOM—the fastest close of the period.

12-Month Market Dynamics & Trend Trajectory
Waterfront Trails has closed six lifetime leases since its 2016 registration, averaging $2,137 per month at $3.53 per square foot across an average suite size of 614 square feet. The lifetime average DOM stands at 32 days, and the building's 129-suite inventory shows a 0.8% availability rate, indicating a nearly full occupancy profile with limited tenant turnover. On pricing discipline, 16.7% of lifetime leases closed below asking price, producing a net negotiation spread of -$4 per month (0.19% discount). This tenant-favorable direction reflects modest landlord concessions rather than any premium pricing, and the annualized impact of $48 in savings per unit underscores that Waterfront Trails operates in a competitive Stoney Creek submarket where landlords must meet tenants near or slightly below list to close.

Nearby Building Rental Comparables & Price Spreads
Direct rental rate comparisons against residential properties in the immediate vicinity.
Waterfront Trails at 35 Southshore Cres sits within a tight competitive radius of four registered buildings in the Stoney Creek submarket, with two legacy towers—Shoreliner at 500 Green Rd and Bayliner at 301 Frances Ave—both completed in 1977 and located just 0.13 kilometres away, each recording zero closed lease transactions over the trailing 180 days. The two newer comparables, Sapphire Condos Building 1 at 125 Shoreview Pl (completed 2019, 0.23 km) with 14 closed leases and Muse at 461 Green Rd (completed 2025, 0.30 km) with 18 closed leases, represent the active transactional benchmark against which Waterfront Trails, built in 2016 with 129 suites, must compete on both rate and lifestyle positioning. Across the four-building comp set, the overall average lease rent stands at $2,024 per month with an average rate of $3.25 per square foot and a mean suite size of 628 square feet. Waterfront Trails leases at $2,137 per month and $3.53 per square foot on an average 614-square-foot unit, placing it at a measurable premium over the comp average in both absolute rent and per-square-foot pricing while offering slightly less interior space than the 628-square-foot mean. The building's mid-2010s construction gives it a modernity edge over the 1977-era Shoreliner and Bayliner towers, yet it trails Muse by roughly a decade in building age, meaning tenants weigh Waterfront Trails' established waterfront address and yoga-focused amenity suite against Muse's newer finishes and broader lifestyle programming.

Waterfront Trails leases at an average of $2,137 per month, which is $113 (5.6%) above the four-building comp average of $2,024 and positions the subject above both active-transaction competitors in the immediate area. Sapphire Condos Building 1 at 125 Shoreview Pl, completed in 2019 and located 0.23 kilometres away, recorded 14 closed leases over the past 180 days at an average rent of $2,064 per month, $3.22 per square foot, and 647 average square feet. Muse at 461 Green Rd, a 2025 completion 0.30 kilometres distant, logged 18 closed leases at an average of $1,983 per month, $3.28 per square foot, and 609 average square feet. The two 1977-era buildings—Shoreliner at 500 Green Rd and Bayliner at 301 Frances Ave, both 0.13 kilometres away—recorded no closed lease transactions in the trailing 180-day window, so no rent benchmark is available for direct comparison.
Does Waterfront Trails offer a competitive price-per-square-foot ($/SF) against local comparables?
Waterfront Trails trades at $3.53 per square foot on an average 614-square-foot suite, commanding a premium over both Sapphire Condos Building 1 at $3.22 per square foot (647 sq ft) and Muse at $3.28 per square foot (609 sq ft), while the submarket-wide leased benchmark sits at $3.08 per square foot. Against Sapphire Condos, the subject's $0.31-per-square-foot premium (9.6% higher) comes with 33 fewer interior square feet, meaning tenants pay more per unit of space for the 2016 building's waterfront positioning and dedicated yoga studio. Versus Muse, the subject's $0.25-per-square-foot premium (7.6% higher) is offset by 5 additional square feet of interior area, so the size penalty is minimal and the value conversation centres on Waterfront Trails' established address and meeting-room access rather than raw footprint. Tenants choosing Waterfront Trails over the 1977-era Shoreliner and Bayliner towers gain a modern building with a rooftop terrace and fitness programming, though they forgo the outdoor pools, saunas, and car wash bays those legacy properties still offer.
How do building age, amenities, and developer reputation impact rent spreads?
Waterfront Trails differentiates itself in the Stoney Creek waterfront cluster through a wellness-forward amenity stack that includes a dedicated Yoga Studio, a Rooftop Terrace, a Meeting Room, and a Games & Billiards Room—features that collectively set it apart from at least two of its four nearby competitors. The Yoga Studio is absent from all four comparables, giving Waterfront Trails a singular fitness offering that neither the 1977-era Shoreliner and Bayliner towers nor the newer Sapphire Condos and Muse buildings replicate. The Rooftop Terrace, shared with Sapphire Condos and Muse, is missing from both Shoreliner and Bayliner, which instead rely on outdoor pools and hot tubs for outdoor programming. The Meeting Room, present at Waterfront Trails and three of the four comps, is notably absent from Muse, whose 2025 build-out favours a Media & Theatre Room and Studio Space over a dedicated business meeting area. The Games & Billiards Room, found at Waterfront Trails and the three older or mid-era comps, is also missing from Muse. This combination of a private yoga studio, rooftop social space, and professional meeting room best serves active professionals and wellness-oriented renters in Hamilton who want a turnkey fitness and networking environment without the resort-style pools of the 1977 towers or the tech-heavy lifestyle programming of the 2025 Muse building.

- Standardized Snapshot: Market metrics reflect a standardized monthly snapshot locked as of August 31, 2026.
- Benchmark Comparison Cadence: Month-over-month comparisons evaluate changes across standardized month-end reporting windows (August 2026 vs July 2026), ensuring consistent baseline periods and eliminating intra-month reporting volatility.

Public Data Aggregation & Thresholds
- Public Data Aggregation: FastScreen aggregates residential rental listing and completed lease transaction records from publicly available sources.
- Threshold Filtering: All listings are subject to a minimum monthly rental threshold of $1,000 to filter out standalone storage lockers, private parking spaces, and misclassified commercial entries from condominium statistics.
Calculation Formulations
- Average Asking Rent: Weighted average of active asking prices across available suites in the reporting period.
- Price Per Square Foot ($/SF): Calculated by dividing rent by square footage only for listings that provide unit dimensions (suites without stated square footage are excluded from $/SF calculations).
- Days on Market (DOM): Measures elapsed calendar days between the date a suite is first listed and either the benchmark snapshot date (for active listings) or the finalized date leased.
- Parking & Den Differentials: Average asking rent differences between suites with vs. without parking, and suites with vs. without a den.
Data Limitations & Scope
- Exclusively Public Records: Statistics are derived exclusively from publicly available rental listings and completed lease records. Private direct-to-landlord arrangements, unadvertised tenant renewals, and off-market rental agreements are not captured.
- Agreed Contract Amounts: Reported lease amounts reflect agreed contract rents and do not account for private move-in allowances or individual unit renovations that may influence pricing spreads.
