Solstice Condominiums — Rental Market Data
Building Summary & Rental Market Overview
Rental market analytics and building profile as of August 31, 2026.
Solstice Condominiums at 225 Webb Dr in Mississauga City Centre is a 375-suite residential tower completed in 2008 by Davies Smith Developments Inc., and it currently sits at full occupancy with zero units listed for rent as of August 31, 2026. The building's leasing velocity remains steady, with three closed leases in the trailing 30 days averaging $2,517 per month and a 22-day time-to-lease, and seven leases signed over the past 90 days at an average of $2,557 per month with a 28-day average days on market.
With no active asking rents to benchmark, the building's realized lease data provides the clearest pricing signal. The all-time average lease rate of $3.22 per square foot across 784-square-foot suites trades 8.2 percent below the Mississauga City Centre submarket lease benchmark of $3.55 per square foot, while the submarket asking rate sits at $3.64 per square foot. The dominant leased layout is the one-bedroom-plus-den configuration, accounting for 66.7 percent of tracked closed transactions, which positions the building's inventory squarely in the mid-market entry-to-mid tier rather than the multi-bedroom executive segment.
Marketing friction at Solstice Condominiums is effectively absent on the active-listing side because no units are currently on the market, and the zero-delisting record confirms no stalled or withdrawn listings. Closed-lease days on market of 22 to 28 days track in line with the submarket average of 23 days, indicating a healthy absorption pace. Tenants negotiating across all tracked leases secured an average concession of $10 per month, or 0.22 percent below asking, a modest but consistent tenant-favorable tilt. Prospective renters should monitor the broader Mississauga City Centre pool of 242 active listings for comparable one-bedroom-plus-den and two-bedroom options while awaiting any future openings at this address.

Leased Transaction Insights & Questions
How many suites were leased at Solstice Condominiums last month, and how fast did they rent?
Solstice Condominiums closed 3 leases in the trailing 30 days at a 22-day DOM, compared to 7 leases over the prior 90 days at a 28-day DOM, against a Mississauga City Centre submarket benchmark of 23 days. Lifetime volume stands at 12 closed leases, all recorded within the past year. Leasing cadence accelerated into the most recent 30-day window, with per-month closings rising from the 90-day average of roughly 2.3 units to a sustained pace of 3 units per month in July and August.
What is the negotiation spread between asking rents and closed lease prices at Solstice Condominiums?
Solstice Condominiums tenants negotiated an average discount of $10 per month (0.22% below asking), saving $120 per year in annualized landlord concessions. Exactly 16.7% of the 12 tracked leases closed under the listed asking price. This pattern reflects modest tenant leverage and small but consistent landlord concessions rather than any pricing premium or revenue gain for the building.
What are typical executed lease prices across different layouts at Solstice Condominiums?
The 1-Bedroom + Den layout anchors Solstice Condominiums at 8 closed leases (66.7% of volume), averaging $2,384 per month with a 23-day DOM. The 2-Bedroom tier recorded 2 leases at an average of $2,800 per month ($3.11 per square foot, 900 square feet, 24-day DOM), a limited sample serving as a directional indicator only. The 1-Bedroom tier reflects a single individual transaction at $2,400 per month ($3.20 per square foot, 750 square feet, 27-day DOM), not a broad statistical benchmark. The 2-Bedroom + Den also represents one individual deal at $2,900 per month ($3.05 per square foot, 950 square feet, 26-day DOM).
What measurable rent premium did suites with parking achieve in closed leases at Solstice Condominiums?
Solstice Condominiums carries a verified leased parking premium of $325 per month, consistently bundled into the total lease rate. Active asking parking data is inconclusive due to insufficient paired samples and cannot be reliably isolated. The verified $325 figure represents the realized bundling pattern observed across closed leases and should be treated as the operative market reference.
How does the lease-to-listing ratio at Solstice Condominiums reflect current tenant demand?
Solstice Condominiums rents trended upward from spring into early summer before moderating in August 2026. April saw 3 closings at $2,392 per month ($3.22 per square foot, 21-day DOM). May recorded 2 deals at $2,450 per month ($3.07 per square foot, 12-day DOM). June produced a single lease at $2,700 per month ($3.18 per square foot, 37-day DOM). July closed 3 units at $2,550 per month ($3.45 per square foot, 32-day DOM); the nominal drop from June reflects compact suite footprints rather than property devaluation, as the rate per square foot actually rose. August settled at $2,517 per month across 3 deals ($3.09 per square foot, 22-day DOM).

Nearby Building Rental Comparables & Price Spreads
Direct rental rate comparisons against residential properties in the immediate vicinity.
Solstice Condominiums at 225 Webb Dr sits in a dense cluster of four nearby rental buildings, all recording active lease volume over the trailing 180 days. Ovation at City Centre I (3880 Duke of York Blvd, 0.04 km, completed 2004) closed 19 leases; ONYX Condominiums & Lofts (223 Webb Dr, 0.07 km, completed 2011) closed 16; The Odyssey (250 Webb Dr, 0.07 km, completed 1990) closed 7; and Citygate I (3939 Duke of York Blvd, 0.08 km, completed 2005) closed 5. The peer set spans three structural generations—from the 1990-era Odyssey through the mid-2000s Ovation and Citygate to the 2011 ONYX—while Solstice's 2008 completion places it squarely in the middle cohort. No competitor in this pocket recorded zero transactions, so every building serves as an active pricing benchmark rather than a static architectural reference. Against the four-comp benchmark of $2,588 average rent, $3.12 per square foot, and 854 average square feet, Solstice's realized lease profile of $2,498 per month at $3.22 per square foot across 784 square feet positions the building as a mid-size, rate-above-average asset. The subject's interior footprint trails the comp average by roughly 70 square feet, yet its per-square-foot rate runs about 3.2 percent above the peer mean, indicating that the lower nominal rent is a function of compact suite sizing rather than a discount in asset valuation. At 784 square feet, Solstice also sits below the submarket asking benchmark of 761 square feet implied by current listings, reinforcing its identity as a space-efficient, amenity-dense product in the Mississauga City Centre pocket.

Does Solstice Condominiums offer a competitive price-per-square-foot ($/SF) against local comparables?
Solstice Condominiums leases at $3.22 per square foot across an average 784-square-foot suite, a rate that sits above the comp average of $3.12 per square foot but below the submarket leased benchmark of $3.55 per square foot, while its footprint is roughly 70 square feet smaller than the peer mean of 854. Against Ovation at City Centre I, the subject trades at a $0.05 per square foot (1.6 percent) premium yet provides 53 fewer interior square feet, so the $78 lower nominal rent reflects the tighter footprint rather than a weaker rate. The Odyssey presents the sharpest contrast: Solstice commands a $0.50 per square foot (18.4 percent) premium over that 1990-era building while delivering 245 fewer square feet, meaning the $263 rent gap is entirely a function of the Odyssey's 1,029-square-foot suites rather than any discount in Solstice's per-unit valuation. ONYX Condominiums & Lofts is the one comp where the subject trades at a $0.16 per square foot (4.7 percent) discount, yet Solstice provides 61 more interior square feet—here the $84 higher absolute rent is driven by the larger footprint, not a rate premium. Citygate I shows the tightest spread, with Solstice at a marginal $0.02 per square foot (0.6 percent) premium and 42 fewer square feet, producing a $102 lower nominal rent that again traces back to suite size.
How do building age, amenities, and developer reputation impact rent spreads?
Solstice Condominiums fields an 18-item amenity suite that includes both an indoor and outdoor pool, a squash and racquetball court, massage treatment rooms, and an indoor kids' play room—features that collectively set it apart from every nearby competitor. The outdoor pool is unique in this cluster; Ovation at City Centre I, The Odyssey, ONYX Condominiums & Lofts, and Citygate I each offer only an indoor pool. Massage treatment rooms appear nowhere in the peer set, and the dedicated indoor kids' play room distinguishes Solstice from Citygate I's outdoor children's playground and the other three buildings, none of which list a children's facility at all. In the other direction, Ovation at City Centre I offers a golf simulator, bowling alley, winter garden room, and rooftop terrace that Solstice does not, while ONYX and Citygate I each include a rooftop terrace and car wash bay absent from the subject. The Odyssey adds a tennis and pickleball court not found at Solstice. The lifestyle package here—dual aquatic facilities, racquet sports, on-site massage, and a purpose-built indoor play space—serves families and wellness-oriented professionals who want resort-style recreation steps from their unit without the single-sport or rooftop-terrace focus of its immediate neighbours.

Data Methodology & Analytical Standards
How FastScreen aggregates public listing records, tracks active inventory, and calculates rental market metrics for Solstice Condominiums.
Snapshot Dates & Benchmark Cadence
- Standardized Snapshot: Market metrics reflect a standardized monthly snapshot locked as of August 31, 2026.
- Benchmark Comparison Cadence: Month-over-month comparisons evaluate changes across standardized month-end reporting windows (August 2026 vs July 2026), ensuring consistent baseline periods and eliminating intra-month reporting volatility.
- Point-in-Time Daily History: Daily charts capture point-in-time active listings available on any given calendar day.
Public Data Aggregation & Thresholds
- Public Data Aggregation: FastScreen aggregates residential rental listing and completed lease transaction records from publicly available sources.
- Threshold Filtering: All listings are subject to a minimum monthly rental threshold of $1,000 to filter out standalone storage lockers, private parking spaces, and misclassified commercial entries from condominium statistics.
Calculation Formulations
- Average Asking Rent: Weighted average of active asking prices across available suites in the reporting period.
- Price Per Square Foot ($/SF): Calculated by dividing rent by square footage only for listings that provide unit dimensions (suites without stated square footage are excluded from $/SF calculations).
- Days on Market (DOM): Measures elapsed calendar days between the date a suite is first listed and either the benchmark snapshot date (for active listings) or the finalized date leased.
- Parking & Den Differentials: Average asking rent differences between suites with vs. without parking, and suites with vs. without a den.
Data Limitations & Scope
- Exclusively Public Records: Statistics are derived exclusively from publicly available rental listings and completed lease records. Private direct-to-landlord arrangements, unadvertised tenant renewals, and off-market rental agreements are not captured.
- Agreed Contract Amounts: Reported lease amounts reflect agreed contract rents and do not account for private move-in allowances or individual unit renovations that may influence pricing spreads.
