Love Condominiums — Rental Market Data
Building Summary & Rental Market Overview
Rental market analytics and building profile as of August 31, 2026.
Love Condominiums at 185 Bonis Ave in Scarborough North is a 296-suite residential tower built in 2015 by Gemterra Development Corp. As of August 31, 2026, three units are actively listed for rent, representing a 1 percent availability rate across the building. The trailing 30-day window recorded zero closed leases, while the 90-day cohort captured nine transactions at an average realized rent of $2,322 per month and an average days-on-market of 26.
Active asking rents average $2,200 per month at a rate of $4.01 per square foot across a 567-square-foot average footprint. That per-square-foot rate sits above the 90-day realized lease benchmark of $3.31 per square foot, even though the current listing footprints are more compact than the 695-square-foot average seen in historical closed leases. Against the broader Scarborough North asking benchmark of $3.38 per square foot, Love Condominiums commands an 18.6 percent premium on a rate-per-square-foot basis, reflecting the building's smaller suite sizes rather than a wholesale rent increase.
Marketing friction appears moderate: active listings average 18 days on market, well under the submarket benchmark of 28 days, and the 90-day closed cohort averaged 26 days. Across all tracked historical leases, tenants negotiated an average concession of $32 per month, or 1.45 percent below asking, with 36.4 percent of deals closing under the initial list price. Inventory depth is thin at three total units; the one-bedroom-plus-den tier offers two options while the standard one-bedroom tier is limited to a single listing, leaving renters with minimal choice within this building.

Active Market Insights & Questions
How has rental availability changed at Love Condominiums recently?
Love Condominiums has three active rental listings as of August 31, 2026, spanning a price range of $1,950 to $2,450 per month with an average asking rent of $2,200 and a median of $2,200. The average suite size across these listings is 567 square feet at an asking rate of $4.01 per square foot. Inventory skews toward the one-bedroom-plus-den tier, which accounts for 66.7 percent of available units, while the remaining 33.3 percent is a single compact one-bedroom, meaning current availability leans toward slightly larger executive-style layouts rather than entry-level studios.
What floor plans and unit layouts are currently available at Love Condominiums?
The dominant active layout at Love Condominiums is the one-bedroom-plus-den, with two listings representing 66.7 percent of available inventory at an average asking rent of $2,325 per month across 650 square feet and a rate of $3.58 per square foot. The standard one-bedroom tier holds one listing at 33.3 percent share, asking $1,950 per month for 400 square feet at $4.88 per square foot. Renters seeking a den or flexible workspace have a small but workable selection, while those targeting a pure one-bedroom face a single-listing constraint.
What is the average asking rent and $/SF by suite size at Love Condominiums?
Love Condominiums shows an active asking spread of $500, from a minimum entry rent of $1,950 to a peak asking rent of $2,450 per month, a 25.6 percent range. The median asking rent sits at $2,200 per month, anchoring the mid-point of the spread. The entry-level suite is a 400-square-foot one-bedroom priced at $4.88 per square foot, while the peak listing is a 650-square-foot one-bedroom-plus-den at $3.77 per square foot, illustrating how the larger footprint compresses the per-square-foot rate despite the higher nominal rent.
How much extra do parking spaces and dens cost at Love Condominiums?
At Love Condominiums, the active den premium is quantified at $375 per month for an additional 250 square feet of flexible space, equating to a marginal cost of $1.50 per square foot for the extra den area. Parking stall premiums cannot be reliably isolated from the current dataset due to insufficient paired samples and anomalous outliers, so renters should confirm parking availability and pricing directly with the leasing office before signing a lease.
How do asking rents at Love Condominiums compare to local and municipal benchmarks?
Love Condominiums asks an average of $2,200 per month at $4.01 per square foot, compared to the Scarborough North submarket asking benchmark of $2,553 per month and $3.38 per square foot. The building's nominal rent is lower than the submarket average, but that gap is explained by its more compact 567-square-foot average suite size versus the broader market; on a rate-per-square-foot basis, Love Condominiums actually commands an 18.6 percent premium over the submarket asking rate. The building currently holds three out of 75 active listings in Scarborough North, representing a 4 percent share of total submarket inventory.

De-Listed Market Analysis & Questions
How many listings de-listed at Love Condominiums, and what was their re-listing price compared to previous asking?
Love Condominiums logged one delisted unit in the tracked period, representing a 9.1% ratio against lifetime lease volume since 30-day lease volume was zero. The single delisting was a suspended listing, with no terminated or expired entries in the record. At a 1-in-11 ratio, this is a minimal friction signal and does not indicate a pattern of landlords pulling units off market. The suspension status suggests a temporary administrative hold rather than a pricing failure or tenant rejection.
How do asking prices on de-listed suites compare to executed leases and active listings at Love Condominiums?
Love Condominiums' single delisted unit asked $2,700 per month at $3.23 per square foot, sitting at parity with realized lease levels on a per-square-foot basis. The nominal dollar figure is higher than the building's $2,286 average lease rent, but the lower rate per square foot ($3.23 versus $3.30) confirms the spread reflects a larger suite footprint rather than overpricing. No meaningful premium or discount exists between the delisted asking and market-clearing rents at 185 Bonis Ave. This parity positioning suggests the landlord's asking was aligned with what tenants were actually paying in comparable layouts.
What market friction causes rental listings to stall or de-list at Love Condominiums?
Love Condominiums' delisted unit spent an average of 6 days on market, compared to the 26-day realized lease DOM across all tracked transactions. The delisted listing actually cleared 20 days faster than the average lease, meaning no excess marketing time or lost rent carry is attributable to this single delisting. Because the excess DOM is negative, there is no additional condo fee drag or vacancy carry to quantify beyond the standard 6-day marketing window. This single suspended listing does not create a measurable economic friction signal for the building's rental pipeline.

Love Condominiums at 185 Bonis Ave sits in a tight competitive cluster along Bonis Avenue in Scarborough North, with four registered comparables within 200 metres. Joy Condos (195 Bonis Ave, 0.09 km, completed 2018) recorded 12 closed leases over the trailing 180 days and represents the most liquid peer in the pocket. Legends at Tam O'Shanter (238 Bonis Ave, 0.2 km, completed 2007) closed 6 leases in the same window. The two Greens towers—Greens at Tam O'Shanter I (168 Bonis Ave, 0.17 km, completed 1992) with 2 closed leases and Greens at Tam O'Shanter II (138 Bonis Ave, 0.16 km, completed 1998) with 1 closed lease—carry minimal transaction volume but remain active pricing references. All four competitors posted at least one closed lease, so none qualify as zero-transaction architectural references; the pocket is fully transacting. The four-comparable benchmark averages $2,767 per month in realized rent, $2.52 per square foot, and 1,185 square feet of interior space. Love Condominiums' realized lease data—$2,286 per month at $3.30 per square foot across 695 square feet—positions the building as a compact-suite product that trades at a meaningful discount on total monthly outlay yet commands a premium rate per square foot relative to the Greens towers and Legends. The 10-year age gap between Love Condominiums (built in 2015) and the Greens pair (1992–1998) explains the footprint differential: the older towers deliver 1,500-square-foot layouts at roughly $2.07–$2.08 per square foot, while Love Condominiums packages 695 square feet at a higher unit rate. Against Joy Condos, the closest peer in both age and scale, Love Condominiums offers 12 additional square feet at a lower per-square-foot rate, making it the more space-efficient option in the immediate cluster.

Love Condominiums' average realized lease rent of $2,286 per month sits $481 below the four-comparable benchmark of $2,767, driven primarily by the two Greens towers pulling the average upward with their large-format suites. Joy Condos at 195 Bonis Ave (0.09 km, 12 closed leases) averaged $2,397 per month at $3.53 per square foot across 683 square feet, placing Love Condominiums $111 lower on a monthly basis. Legends at Tam O'Shanter at 238 Bonis Ave (0.2 km, 6 closed leases) realized $2,496 per month at $2.41 per square foot over 1,058 square feet, a $210 gap above the subject. Greens at Tam O'Shanter I at 168 Bonis Ave (0.17 km, 2 closed leases) and Greens at Tam O'Shanter II at 138 Bonis Ave (0.16 km, 1 closed lease) both cleared near $3,075–$3,100 per month at roughly $2.07–$2.08 per square foot across 1,500-square-foot layouts, putting the subject $789 and $814 lower respectively. All four comparables posted closed lease transactions in the trailing 180-day window, so every figure above reflects realized pricing rather than asking or listing data.
Does Love Condominiums offer a competitive price-per-square-foot ($/SF) against local comparables?
Love Condominiums leases at $3.30 per square foot across 695 square feet, a rate that commands a premium over the Greens towers and Legends while trading at a discount below Joy Condos, and the lower nominal rent versus every competitor is driven by the building's compact interior footprint rather than a weaker asset valuation. Against Joy Condos (683 sq ft, $3.53/sq ft), Love Condominiums offers 12 more square feet at a $0.23 per square foot (6.5%) discount, making it the more cost-efficient choice for renters prioritizing space per dollar in the newest generation of the cluster. Against Greens at Tam O'Shanter II (1,500 sq ft, $2.07/sq ft) and Greens at Tam O'Shanter I (1,500 sq ft, $2.08/sq ft), the subject commands a $1.23 per square foot (59.4%) and $1.22 per square foot (58.7%) premium respectively while providing 805 fewer interior square feet; the $814 and $789 monthly savings reflect the 54% smaller layout, not a lower per-unit valuation. Legends at Tam O'Shanter (1,058 sq ft, $2.41/sq ft) shows the same pattern: Love Condominiums carries a $0.89 per square foot (36.9%) premium over 363 fewer square feet, and the $210 monthly difference is a footprint trade-off rather than a rate concession. In short, a renter choosing Love Condominiums over the Greens or Legends towers is trading roughly 35–54% of the interior space for a newer building (built in 2015 versus 1992–2007) at a higher unit rate.
How do building age, amenities, and developer reputation impact rent spreads?
Love Condominiums fields an 11-item amenity suite anchored by an indoor pool, hot tub and jacuzzi, sauna and steam room, rooftop terrace, BBQ area, garden and courtyard, and a dedicated outdoor tai chi area—a wellness-and-outdoor-living package that distinguishes it from the more sport-and-recreation-oriented Greens towers. The outdoor tai chi area is unique to Love Condominiums within this four-building cluster; no competitor offers a structured outdoor movement or martial-arts space. Joy Condos, the closest peer at 90 metres, mirrors most of the subject's indoor amenities (pool, gym, hot tub, sauna, rooftop terrace, BBQ, party room, games room) and adds a yoga studio that Love Condominiums lacks. The Greens I and II towers lean heavily into court-sport and golf facilities—squash and racquetball courts, basketball courts, indoor golf driving range or golf simulator, car wash bays, and outdoor pools—none of which appear in Love Condominiums' package. Legends at Tam O'Shanter adds a meeting room and a dedicated dining room and kitchen that the subject does not provide. Love Condominiums' lifestyle package, combining aquatic wellness (indoor pool, hot tub, sauna), a rooftop terrace with BBQ, a garden courtyard, and the tai chi area, is best suited to health-conscious professionals and active retirees who value low-impact outdoor movement, aquatic recovery, and communal outdoor living over competitive court sports or golf simulation.

Snapshot Dates & Benchmark Cadence
- Standardized Snapshot: Market metrics reflect a standardized monthly snapshot locked as of August 31, 2026.
- Benchmark Comparison Cadence: Month-over-month comparisons evaluate changes across standardized month-end reporting windows (August 2026 vs July 2026), ensuring consistent baseline periods and eliminating intra-month reporting volatility.

Public Data Aggregation & Thresholds
- Public Data Aggregation: FastScreen aggregates residential rental listing and completed lease transaction records from publicly available sources.
- Threshold Filtering: All listings are subject to a minimum monthly rental threshold of $1,000 to filter out standalone storage lockers, private parking spaces, and misclassified commercial entries from condominium statistics.
Calculation Formulations
- Average Asking Rent: Weighted average of active asking prices across available suites in the reporting period.
- Price Per Square Foot ($/SF): Calculated by dividing rent by square footage only for listings that provide unit dimensions (suites without stated square footage are excluded from $/SF calculations).
- Days on Market (DOM): Measures elapsed calendar days between the date a suite is first listed and either the benchmark snapshot date (for active listings) or the finalized date leased.
- Parking & Den Differentials: Average asking rent differences between suites with vs. without parking, and suites with vs. without a den.
Data Limitations & Scope
- Exclusively Public Records: Statistics are derived exclusively from publicly available rental listings and completed lease records. Private direct-to-landlord arrangements, unadvertised tenant renewals, and off-market rental agreements are not captured.
- Agreed Contract Amounts: Reported lease amounts reflect agreed contract rents and do not account for private move-in allowances or individual unit renovations that may influence pricing spreads.
