Art on Main — Rental Market Data
Building Summary & Rental Market Overview
Rental market analytics and building profile as of August 31, 2026.
Art on Main at 1050 Main St E in Milton's L9T 9M3 postal zone is a 242-suite residential building completed in 2021 by Fernbrook Homes. As of August 31, 2026, one unit is actively listed for rent, representing a 0.4 percent availability rate across the tower. Leasing activity has been modest: one lease closed in the trailing 30 days at an average of $2,000 per month with a 23-day time on market, while five leases closed over the past 90 days averaging $2,590 per month and a 22-day DOM. Across all nine tracked transactions, the building has averaged $2,450 per month at 3.31 dollars per square foot with a 27-day average DOM.
The single active listing asks $2,350 per month for 650 square feet, translating to 3.62 dollars per square foot. That rate per square foot sits above the building's all-time realized lease average of 3.31 dollars per square foot, even though the nominal monthly figure is lower than the 90-day lease average of $2,590. The current listing's 650-square-foot footprint is notably more compact than the 750-square-foot average seen across historical leases, which explains part of the nominal rent gap. Against the Milton submarket asking benchmark of 3.57 dollars per square foot, Art on Main's active rate runs 1.4 percent higher.
Marketing friction at Art on Main warrants attention: the active listing has sat on market for 54 days, more than double the submarket average DOM of 22 days, despite zero delistings or expirations in the tracked period. This stagnation signals a leasing deceleration rather than a clean, fast-turning inventory. On the negotiation front, tenants across all tracked closed transactions have secured an average concession of $67 per month, or 2.31 percent below asking, with 77.8 percent of leases closing under the initial list price. Inventory depth is extremely thin at one available unit, a single 1-bedroom listing, leaving renters with no tiered alternatives within this building and directing them toward the broader Milton submarket's 44 active listings.

Active Market Insights & Questions
How has rental availability changed at Art on Main recently?
Art on Main has one unit actively listed as of August 31, 2026, asking $2,350 per month with both the average and median rent at that same figure. The available suite spans 650 square feet at an asking rate of 3.62 dollars per square foot. This single listing is a 1-bedroom unit, meaning 100 percent of current inventory sits in the entry-level tier with no two- or three-bedroom options on the market.
What floor plans and unit layouts are currently available at Art on Main?
The sole active listing at Art on Main is a 1-bedroom unit, representing 100 percent of available inventory as a single transaction. That one suite asks $2,350 per month for 650 square feet at 3.62 dollars per square foot. No other bedroom tiers are currently listed, so renters seeking larger layouts must look to the wider Milton submarket.
What is the average asking rent and $/SF by suite size at Art on Main?
Art on Main's single active listing sets both the minimum and maximum asking rent at $2,350 per month, producing a dollar spread of zero and a percentage spread of zero. The entry-level and peak suite are the same unit: a 1-bedroom at 650 square feet priced at 3.62 dollars per square foot. With only one listing on the market, no internal price gradient exists to compare against.
How much extra do parking spaces and dens cost at Art on Main?
Den premium data for Art on Main cannot be quantified from the current active inventory, as the single listed unit does not provide a paired den-versus-no-den comparison to isolate marginal cost per square foot. Parking stall premiums are likewise unconfirmed; the available sample is too small or contains anomalous outliers to reliably isolate a per-month parking add-on, so no specific dollar figure can be quoted to prospective renters.
How do asking rents at Art on Main compare to local and municipal benchmarks?
Art on Main's active asking rent of $2,350 per month sits below the Milton submarket average asking rent of $2,483, while its rate of 3.62 dollars per square foot runs 1.4 percent above the submarket asking benchmark of 3.57 dollars per square foot. The lower nominal rent reflects the building's more compact 650-square-foot suite compared to the larger average unit in the submarket, so the per-square-foot comparison is the more meaningful measure of relative pricing. Art on Main currently holds one out of 44 active listings in the Milton submarket, a share of roughly 2.3 percent.

Leased Transaction Insights & Questions
How many suites were leased at Art on Main last month, and how fast did they rent?
Art on Main at 1050 Main St E in Milton closed one lease in the trailing 30 days with a 23-day DOM, matching the 90-day average of 22 days and sitting one day above the Milton submarket benchmark of 22 days. Over the past 90 days the building recorded five closed leases, and the full trailing year produced nine total transactions. Leasing cadence has moderated from a mid-summer peak of three closings in May and July down to a single deal each in April, June, and August, indicating a seasonal cooling rather than a structural stall.
What is the negotiation spread between asking rents and closed lease prices at Art on Main?
Art on Main tenants negotiated an average discount of $67 per month (2.31% below asking), translating to $804 in annual savings per lease across the tracked sample. Seventy-seven point eight percent of all nine closed leases settled under the landlord's original asking price, confirming consistent tenant leverage in Milton's rental market. This concession pattern reflects landlord willingness to move on price rather than hold units vacant, giving renters a reliable negotiation window at this property.
What are typical executed lease prices across different layouts at Art on Main?
The two highest-volume anchor layouts at Art on Main are the 1-Bedroom (3 leases, $1,967 average, 28-day DOM) and the 1-Bedroom + Den (2 leases, $2,300 average, 8-day DOM). The 2-Bedroom tier closed two leases at an average of $2,850 per month (median $2,850, P25–P75 range $2,825–$2,875) across 900 square feet at $3.17 per square foot with a 29-day DOM. The 2-Bedroom + Den tier also closed two leases at an average of $2,925 per month (median $2,925, P25–P75 range $2,912–$2,938) across 950 square feet at $3.08 per square foot with a 45-day DOM. Each tier represents a limited sample of two to three transactions and should be treated as a directional indicator only, not a broad statistical benchmark.
What measurable rent premium did suites with parking achieve in closed leases at Art on Main?
Art on Main does not have sufficient paired lease data to isolate a reliable parking premium, and the single active listing's parking figure is flagged as an unreliable outlier. Parking pricing at this building remains inconclusive based on current transaction volume. Tenants should request itemized parking costs directly from the leasing office rather than relying on market averages for this property.
How does the lease-to-listing ratio at Art on Main reflect current tenant demand?
Art on Main shows a volatile but broadly stable rent trajectory across the April-to-August 2026 timeline, with monthly averages ranging from $2,000 to $2,950. April closed one deal at $2,000 per month ($3.08 per square foot, 22-day DOM). May saw three closings averaging $2,367 per month ($3.35 per square foot, 38-day DOM). June recorded one lease at $2,950 per month ($3.11 per square foot, 22-day DOM). July closed three deals at $2,667 per month ($3.30 per square foot, 21-day DOM). August returned to a single closing at $2,000 per month ($3.64 per square foot, 23-day DOM), where the lower nominal rent reflects a compact suite footprint rather than any property devaluation.

12-Month Market Dynamics & Trend Trajectory
Art on Main's lifetime average realized rent of $2,450 per month sits approximately 3% above the Milton submarket average of $2,374, while the building's $3.31 per square foot rate is essentially at parity with the submarket's $3.30 per square foot benchmark. This positioning suggests the building commands a modest rent premium driven by suite mix and location on Main Street East rather than a structural per-square-foot advantage over competing Milton rentals. Pricing discipline at Art on Main leans decisively toward tenants. Seventy-seven point eight percent of the nine tracked leases closed below asking, with an average concession of $67 per month (2.31%) that compounds to $804 in annual tenant savings per lease. This consistent landlord discount pattern indicates that asking prices at the building are set slightly above market-clearing levels, and renters who negotiate can reliably extract a meaningful monthly reduction without extended vacancy risk to the landlord.

Nearby Building Rental Comparables & Price Spreads
Direct rental rate comparisons against residential properties in the immediate vicinity.
Art on Main at 1050 Main St E in Milton sits within a tight competitive corridor of four nearby buildings along Main Street East, spanning completion eras from 2013 to 2021. Three of the four comparables recorded active lease transactions over the trailing 180 days: Bristol on Main – Building IV at 1350 Main St E (0.76 km, completed 2013) closed three leases, Jasper Condos at 716 Main St E (0.76 km, completed 2020) closed five leases, and Bristol on Main – Building V at 1370 Main St E (0.81 km, completed 2013) closed one lease. Bristol on Main – Building III at 1340 Main St E (0.74 km, completed 2013) recorded zero closed leases in the same window and therefore functions as an architectural and amenity reference rather than an active pricing benchmark. The three Bristol buildings share a 2013 completion date, placing them roughly eight years older than Art on Main's 2021 build, while Jasper Condos (2020) represents the closest generational peer in construction era. The four-comparable set posts an overall average realized rent of $2,385 per month, an average rate of $2.84 per square foot, and an average suite size of 884 square feet. Art on Main's one-year realized lease average of $2,450 per month and $3.31 per square foot on a 750-square-foot footprint positions the subject above the comp set on both nominal rent and rate per square foot, while delivering a meaningfully smaller interior footprint than the Bristol IV and Jasper Condos averages. Against the submarket-wide benchmark of $2,374 per month and $3.30 per square foot, Art on Main trades at a modest premium on both metrics, reflecting its newer construction, expanded amenity suite, and the tenant-favorable negotiation environment that shaved an average $67 per month off asking rents across nine closed leases in the trailing year.

Against Bristol on Main – Building IV (1,200 sq ft, $2.40/SF), the subject trades at a $0.91 per square foot premium (37.9% higher) but provides 450 fewer interior square feet; the $400 lower nominal rent is entirely a function of the reduced footprint rather than a discount in asset valuation. Versus Jasper Condos (803 sq ft, $2.89/SF), Art on Main commands a $0.42 per square foot premium (14.5% higher) on 53 fewer square feet, and the $245 higher monthly rent reflects both the tighter rate and the slightly smaller unit. Against Bristol on Main – Building V (650 sq ft, $3.23/SF), the subject carries a modest $0.08 per square foot premium (2.5% higher) while providing 100 more interior square feet, yielding a $350 higher monthly rent that is justified by the additional space. In every active comparison, the nominal rent variance is driven by the interior footprint differential as much as—or more than—by per-square-foot valuation.
How do building age, amenities, and developer reputation impact rent spreads?
Art on Main offers a 13-feature amenity program that materially outpaces every nearby competitor, adding aquatic, wellness, and remote-work facilities that none of the three active comparables or the zero-volume reference building provide. The subject's outdoor pool, hot tub and jacuzzi, sauna and steam room, and dedicated yoga studio create an aquatic-and-wellness cluster entirely absent from Bristol on Main – Building IV, Building V, and Jasper Condos, each of which tops out at a gym, party room, BBQ area, and a handful of shared spaces. Art on Main further differentiates with a media and theatre room, a library and reading room, and a pet wash station—features no competitor in this set lists. The primary tenant demographic best served by this package is the young professional or small household seeking resort-style recreation, structured fitness, and pet-friendly convenience within a walkable Milton corridor without the larger-suite price point of the 2013-era Bristol buildings.

Data Methodology & Analytical Standards
How FastScreen aggregates public listing records, tracks active inventory, and calculates rental market metrics for Art on Main.
Snapshot Dates & Benchmark Cadence
- Standardized Snapshot: Market metrics reflect a standardized monthly snapshot locked as of August 31, 2026.
- Benchmark Comparison Cadence: Month-over-month comparisons evaluate changes across standardized month-end reporting windows (August 2026 vs July 2026), ensuring consistent baseline periods and eliminating intra-month reporting volatility.
- Point-in-Time Daily History: Daily charts capture point-in-time active listings available on any given calendar day.
Public Data Aggregation & Thresholds
- Public Data Aggregation: FastScreen aggregates residential rental listing and completed lease transaction records from publicly available sources.
- Threshold Filtering: All listings are subject to a minimum monthly rental threshold of $1,000 to filter out standalone storage lockers, private parking spaces, and misclassified commercial entries from condominium statistics.
Calculation Formulations
- Average Asking Rent: Weighted average of active asking prices across available suites in the reporting period.
- Price Per Square Foot ($/SF): Calculated by dividing rent by square footage only for listings that provide unit dimensions (suites without stated square footage are excluded from $/SF calculations).
- Days on Market (DOM): Measures elapsed calendar days between the date a suite is first listed and either the benchmark snapshot date (for active listings) or the finalized date leased.
- Parking & Den Differentials: Average asking rent differences between suites with vs. without parking, and suites with vs. without a den.
Data Limitations & Scope
- Exclusively Public Records: Statistics are derived exclusively from publicly available rental listings and completed lease records. Private direct-to-landlord arrangements, unadvertised tenant renewals, and off-market rental agreements are not captured.
- Agreed Contract Amounts: Reported lease amounts reflect agreed contract rents and do not account for private move-in allowances or individual unit renovations that may influence pricing spreads.
